It might be practical, of course, to decorate your home with neutral colors and muted earth tones. No need to worry about colors clashing if most every-thing is white, beige and light brown.

But what if you’re a fan of vivid orange, lime green or a luscious shade of lavender?

These colors can be tricky to use successfully in decor. But you don’t need to avoid them, says interior designer Brian Patrick Flynn, creator of the Flynnside Out design blog. Just use them carefully.

“It’s a game of balance,” Flynn says. “Once you get that right, just about any color can be spectacular.”

Here, Flynn and two other designers — Kyle Schuneman of Live Well Designs and Betsy Burnham of Burnham Design — share advice on decorating

successfully with even the most complicated colors.

Pick one wild shade For a client who loved lime

green, Schuneman covered one dining room wall with wallpaper that combined bright lime green with a muted sage green. He painted the other three walls in the neutral sage. That way, the client could enjoy a favorite color but the room didn’t feel overwhelm-ing.

“There can only be one star in a room,” Schuneman says. “If you want a bold color, then you already have your star.”

Understanding landscape disease

‘Everybody knows that” may be an advertising phrase you are famil-iar with. In some ways,

it is the feeling I get when I dis-cuss the fact that since last No-vember, North Central Florida

has received a great deal more rain than nor-mal.

The last time we experienced a wet winter, in 1997-98, it was followed by a period of drought that began in

March 1998 and lasted almost two years. With this in mind, it has been a relief to see the rains continue into summer, where by mid-June, we had already exceeded our normal average rainfall total for the entire month.

Weather is a signifi cant factor in managing landscapes, and wet weather, combined with warm temperatures, can lead to problems for plants. Plants that sit in water-logged soil long enough may display signs of wilt, might lack vigor, and can develop light green or pale yellow-green areas in leaves because of root oxygen defi -ciency. The majority of roots are in the top 24 inches of soil for a reason; oxygen-starved roots do not function properly and are unable to withdraw water and nutrients from the soil. If these conditions persist, certain plant cultivars become stressed and may die.

Stress also presents opportu-nities for disease. There are three types of microorganisms that cause plant disease: fungi, bacteria and viruses. Disease symptoms may be described as spots on leaves or browning of part of a leaf or, eventually, death of an entire segment of the plant.

Most diseases (up to 85 percent) are fungal. Usually, I think of these as a mushroom-type growth, which is the fruiting body of the disease. These may be seen as “conks” which grow on decaying limbs or trunks of trees. Some-times, mushrooms appear in yards and are the result of fungi feeding on organic matter, often old tree roots beneath the grass. Fungal pathogens often are dispersed by wind, which may carry spores for miles. Water splashing from rainfall or irrigation also is respon-sible for moving fungal spores from plant to plant. Fungi that live in the soil can move from plant to plant by growing along

intermingled roots or out from infested plant debris in the soil. Some fungi can live on their own for long periods of time without a host, surviving in plant debris or soil. Human activity, through move-ment of already diseased plants or the use of gardening tools, is another means by which fungal diseases are spread.

A second type of disease, seen much less often than fungal disease, is bacteria. These are extremely small, one-celled microor-ganisms. While it is possible for plant patho-genic bacteria to survive in the soil in decaying plant material for a time, they usually need a host to survive. Splashing water through wind-driven rain

or irrigation is the prima-ry means by which bacteria are spread, but pruning tools also can be responsible for bacterial disease movement.

Viruses are the smallest and least frequent of the three pathogens, and

usually are spread from diseased to healthy plants by insects, with aphids and whitefl ies the prime vectors.

An ounce of prevention is worth a pound of cure is another thing everybody knows. In regard to plant

disease, sanitation and prevention are key management tools. Right after pruning,

rake out cuttings and after the leaf drop that occurs in fall or winter, any old leaves that may overwinter; these can provide harborage for disease. This material may be buried in a properly constructed compost pile or, where available, placed in garbage that will be incinerated. Periodically, clean pruning shears

using a 30 percent solution of household bleach in water. This works well in a spritz bottle, and is especially important to do after trimming any material you suspect may be diseased. If buying any new plant material, look plants over carefully to ensure you are not bringing diseases onto your property. Avoid buying plants with leaf spotting, distorted growth, stunting or off-color leaves. Consider soil characteristics at the site, and match plants accordingly. Manage water carefully, watering only when necessary, based on recent and forecast weather condi-tions. When we are receiving abundant rains,

as of late, irrigation systems should be off. As we move into fall and the need to water returns, direct irrigation away from leaves to root systems. Water early in the morning so that plant leaves have time to dry before sunset. Enhance air movement by reducing dense plantings, and thin plants through infrequent pruning, where possible.

We are grateful for the rains, and this is certainly preferable to drought. During this period of greater-than-normal rainfall, manage land-scapes carefully to reduce stress on plants.

It's hard to believe but we are already halfway through 2014. The real estate market has been performing well and there area lot of positive factors contributing to the continued recovery of the Florida real estate economy. Banks seem to be lendingand homes and commercial properties are selling. We continue to see a steady stream of foreclosures enter the marketaccording to several of our associations REO agents and the prediction is that it will at least continue through the rest of theyear. Months supply of inventory of single family residential homes dropped to 7 months in May 2014 to the lowest levelwe have seen in several years and the volume of cash sales also dropped possibly indicating less investor activity and moreowner/occupant purchases. Economist state that 5.5 months of supply of single family homes are an indicator of a balancedmarket with near equal buyers and sellers in the market place.There is little doubt that the real estate industry, as a whole, is still in a very fragile state. A few weeks ago it was reportedin the Ocala Star Banner that the county was considering an increase in real property taxes back to almost 2007 levels andI have been very vocal about my concern regarding such a large increase and the effect it would have on, as previouslymentioned, our fragile real estate recovery. Those citizens that own commercial property, investment properties, secondhomes, etc… of course would be burdened with the increase the most and of course even homesteaded property ownerscould potentially face up to a 3% increase because of the protection that amendment 10 provides homesteaded propertyowners here in the state of Florida.I am very proud to serve as Ocala/Marion County Association of Realtors president and I am equally proud to work with the1500 plus members and those within the organization that take the time to get involved with local, state and national issuesthat can affect our market and protect the liberty we have as home and property owners in this Great nation. Q: We are thinking about installing a new toilet,

and I like the smooth look of a “skirted” toilet. My husband says that he wants to stay with a standard toilet because he is not sure a skirted toilet will fi t our water drain pipes. My question is can a skirted toilet replace a standard toilet?

A: Let’s bring everyone up to speed on skirted

toilets. Most of us are familiar with a “standard” type toilet. A tell-tale sign of a standard toilet is that you can actually see the shape of the bowl and trap if you look at the toilet from the side. A “skirted” toilet has smooth sides all the way around the bowl going right down to the fl oor. This can help make cleaning the toilet a little easier since the surface

does not have the usual nooks and cran-nies. Plus, many people like the trendy look of a skirted toilet. In

most cases you can replace a standard toilet with a skirted toilet. But, before you start jumping up and down with excite-ment you do have con-cerns to address. The big one can be the price. So, even though both toilets may be able to use the same rough-in piping, a skirted toilet usually requires “extra” labor since it mounts differently to the toilet fl ange. Plus, the fi xture itself can cost more than a standard toilet. Bottom line: While the skirt should fi t, like all

nice dresses they can be a little expensive.

about the twisted wire, but had not opened the paper. I usually read it at night. Not knowing the

A: I had no idea when I saw the photo of

what it could be, so I relied on the readers. They came through with the answer.

Q: I hope you can give me some

information on the cabinet in these photographs. It was purchased by my grandfather at an estate sale in New York. He died in June 1924, so as of this writing it is at least 90 years old. We think it may have been an antique when he bought it, as that was his hobby.

The cabinet is 49 inches tall by 23 inches wide, and the wood is bird’s eye

maple. The top section is attached to the bottom with wooden pegs. The drawers and dividers are

removable. Interestingly, 331/3 rpm records fi t perfectly in the bottom section, but the piece long predates its manufacture.

A: The bird’s eye maple veneer is beautiful.

The overall style is Oriental, and it was likely made in Europe. The 331/3 rpm record came on the market in 1948, so it is possible your attractive cabinet was made a bit earlier. Based on your photographs, I think it was made after World War I. Currently, potential dollar value is low due to a lack of interest in the style.

The same approach works for paler colors. Pastel pink used with pastel yellow and pastel blue creates an overload of sweetness. But Flynn has found that a light pastel pink can be gorgeous paired with a dark, calming navy blue.

Adjust your shade

When clients are considering a very bright color, Flynn often advises them to choose one “two shades lighter or less saturated than the one they’re iffy about.”

“Nine times out of 10,” he says, “they end up still getting the effect, but without the color becom-ing too saturated to live with.”

No matter what the color, all three designers recommend picking a shade that’s got some gray mixed in. For a living room done in shades of purple and lavender, Burnham chose a sofa fabric that was a mix of gray and purple, and used a white paint infused with a bit of gray on the walls.

“Gray has a way of calming a color down,”

Schuneman says, making it “feel velvety and more soothing.”

Accents instead of walls

“There are lots of ways to incorporate color without having to commit to a wall color,” Schune-man says. “Paint an old media cabinet in a bold purple to make it a hot conversation piece.”

Taxicab yellow walls would be awful, says Burnham, but one bright yellow throw or ceramic lamp could satisfy your desire for that shade with-out overpowering a room.

Embracethe blues

Rather than layering a room with creams and beiges, Schuneman suggests blues.

“I actually think of blue as a neutral,” he says. “I love it and always have it in my house, and have used shades from sky to royal to navy.”

Even vivid blues can have a calming effect.

Flynn says the payoff can be fabulous. “To make a splash with blue in a bold way, I suggest using Klein Blue, also referred to as electric blue,” he says. “It’s got a ton of purple mixed in, so it feels rather royal. And when you mix it with red, it’s magical.”

Chris Brown, the singer whose Hol-lywood Hills house once drew the ire of

neighbors for its graffi ti-like artwork, has sold his hillside residence for $1.69 million.

Although the exterior was repainted before the home went on the market, several interior walls in the four-story home still bore cartoon-esque characters in the listing photos.

An elevator and staircas-es connect the vertical house, which includes an art studio, a loft, three bedrooms, three bath-rooms and 3,000 square feet of living space. A quirky open-concept bedroom features a red stand-alone tub and a glass shower in full view of the sleeping area.

The home’s front, the saltwater pool and the spa are illuminated by colored LED lights.

There’s also an outdoor projection screen, stone waterfalls and fi re pits.

Brown bought the house, which was built in 2008, two years ago for $1.55 mil-lion. He had listed it at $1.92 million.

Brown, 25, has spent parts of this year in rehab and jail. The singer won a Grammy for his R&B album “F.A.M.E.” He is working on his sixth studio album, “X,” and planning a tour.

Q: I had a recent inspec-tion of my home, and

the buyer wants me to make the repairs. The fi rst is a vent pipe for a gas furnace. The inspector insists the pipe is too close to a window and that it has to be moved. If this is true, I would like to know why a professional contractor would do such a thing? There also is a corrugated stainless-steel tubing gas pipe to the same furnace that, according to the inspector, “is bent beyond standards and needs to be replaced.” I will make the repairs, but what can I do to get the contractor to reimburse me for the costs?

A: Why a contractor makes mistakes like

these is beyond my

under-standing, but I often think the work is being done by an inexperi-enced employee who either

is unaware of the dangers he has exposed your family to, or they simply are doing things the fastest and easiest way. However, the contractor is ultimately responsible for the actions of his or her employees. Call and write the contractor and, if you do not get satisfaction, hire an attorney and put the contractor’s license in jeopardy.

The PVC vent pipe is from a high-effi ciency gas

furnace and, according to the International Residen-tial Code, the vent must terminate no closer than 4 feet to the window. There is the possibility of fl ue gases entering the living area of the home through air leaks at the window. It is true that bending the corrugated steel pipe can put a strain on the outside portion of the bend and the pipe could crack or the fi ttings could fail.

Major manufacturers of CSST have requirements

for the minimum amount of bending allowed for their products. The charts I have seen recommend the pipe should not be bent more than 90 degrees. Excess bending could damage the tubing, and multiple tight bends can restrict the fl ow of gas leading to increased gas pressure to the fi ttings. An improperly installed CSST can lead to gas leaks at the fi tting to the appliance. Make sure you know where the gas shut-off valve is located for each appliance that uses CSST pipe.
