Brixton and his son, baby Griffi n, live in a gorgeous old heritage home. Although it has a lot of overall space, the house — like many other dwellings of yore — was challenged by a really choppy layout. Back in the day, all the cooking was done in

work spaces that were often segregated from the rest of the house. Heaven forbid that guests should see the inner work-ings of the kitchen!

Fast forward to 2013, and it’s a whole different story. Brixton wants an open-con-cept design, one that will allow him to cook dinner while keeping an eye on the baby, who is two rooms away. The solution? Well,

let’s just say it involves sledgehammers and a lot of elbow grease.

To open up the entire fi rst fl oor, we knocked down two walls, between the kitchen and dining room, and between the dining room and living room. Now, with old houses, you never know what you’re going to fi nd when the dust starts fl ying, and this was no exception. Brixton’s house is heated by hot-water radiators; and, unfortunately, we discovered that the pipes were actually routed through the wall separating the living and dining rooms. Moving those pipes wasn’t part of the plan, but I managed to tweak the design slightly by adding an elegant archway that con-cealed the lines, while still opening up the

sightline from kitchen right through to living room.

This was a massive project: A complete reno of the main fl oor. To make things even more challenging, it had to be done before Brixton’s mom returned from a trip to the Philippines. Let’s just say that Mom is very involved in Brixton’s life, and would have insisted on being in the thick of this reno, had she known about it in advance. As it was, we were on a very tight timeline with absolutely no time to waste.

After we opened up the walls, turning three separate rooms into one big space, it was time to rebuild. The kitchen is the crowning glory of this renovation, so I was very careful to select cabinetry, appliances

and fi nishes that are modern, yet pay homage to this home’s historical fl avor. Modern new white cabinets are fronted by opaque, antique glass that picks up on the diamond shape of the tile backsplash, while also providing contrast and a traditional touch.

I selected some functional yet stylish appliances for Brixton’s new kitchen: a spacious fridge with pull-out bottom freezer, both concealed behind cabinet doors; a professional-grade gas stove topped by a custom fume hood in a gorgeous oil-rubbed, hammered bronze fi nish; and a very cool microwave in a slide-out drawer.

fl owering tree that I see that has yellow fl owers that fade to a rose color? The tree is about 30 feet tall. I would love to buy one.

A: What you are seeing is one

of our showier landscape trees called the Golden rain tree, or Koelreuteria elegans. It is native to Taiwan, and although they are very

pretty, this tree also is very invasive.

Golden rain trees start bloom-ing in early October with bright clusters or panicles of yellow fl owers. The small fl owers rain down from the tree canopy and cover the ground beneath with a carpet of yellow. Rose-colored fruit capsules follow the fl owers, and they eventually fade to a beige hue. This is where the problem starts. The seeds from the fruit spread all around the tree and beyond. In our warm climate the seeds are quite viable and can germinate within six to eight days.

If you look under any estab-lished Golden rain tree, you can see hundreds of seedlings of various ages sprouting up.

The large compound leaves of the seedlings can be seen invading landscape beds, gardens and in natural areas.

Rococo Revival style of the 19th century, though it was made in the 20th century. The

words “Boane China” is not the maker. I was not able to fi nd any informa-tion about Boane. I

think it is a trade name used by some manufac-turer that makes repro-ductions. There is no specifi c collector interest. Dollar value is catch-as-catch-can.

the entire set of six plates for the “We are One” Bicentennial Series 6565 . Q: My elm tree is losing its leaves, but it isn’t

normal. Little twigs and stems with leaves are covering the ground under the trees, and the leaves on them are still green. What is happening? Is this some sort of twig girdler insect?

A: The pest that is doing this damage is not of

the six-legged variety. It is the pest that we love to hate: the Eastern gray squirrel. Some years, squirrels will go up into the canopy of certain trees — drake elm and winged elm are a common choice — and nibble the outer stems of the trees and get just a little bit of sap and moisture from the stem. The rest of the twig, usually about 3 to 4 inches long, falls to the ground with green leaves on it. It almost looks like a carpet of green leaves under the tree.

This will not do perma-nent damage to the tree since the tree is about to lose all of its leaves for winter in about a month or

so. Simply rake up the leaves and chalk one up in the squirrel column for aggravating gardeners and landscapers across North Central Florida.

Are New Mortgage Rules Reasonable?

Well, there is a new “white paper” issued by the Coalition for Sensible Housing Policy and they find that the

current proposed mortgage rules generally find a fair balance between protecting the U.S.economy without

making homeownership unavailable to many Americans - Simply put, it “effectively limits the risk of default

without excluding large members of creditworthy borrowers.” The coalition is made up of 51 consumer

organizations, civil rights groups, housing organizations, lenders, real estate professionals and insurers - a

group that includes National Association of Realtors®(NAR) - issued a white paper supporting the latest version

of Qualified Residential Mortgage(QRM) rules currently in place. The new rules were put in place following the

recent mortgage meltdown, lawmakers and federal agencies looked for ways to make sure toxic loans no longer

harmed the market. Their primary focus was the qualifications a potential homebuyer must have to get approved

for a mortgage. NAR and your local Realtors® fought to keep overly strict rules, such as 30% minimum down

payment, for fear of another real estate meltdown.

What does this all really mean? Further analysis by The Urban Institute found that under new proposed QRM the

reduced risk would be more than half of the default and delinquencies. The revised rule will encourage safe and

financially prudent mortgage lending, while also creating more opportunities for private capital to reestablish

itself and more importantly ensure creditworthy homebuyers have access to safe mortgage financing with lower

risk of default.

The color gray has gotten a bad rap.

It’s time to toss out all your dreary

images of gray because the sun is shining on this

multidimen-sional color, and it is absolutely hot in the world of interior design. Pick a shade of gray, from dove to

charcoal . Here are some tips for weaving gray into your home. WASH A WALL IN GRAY: If you want a rich, saturated color on your walls that will bring a room alive without competing with artwork and upholstered furnishings, paint your room gray. I’ve found that when you use gray as a backdrop for a space, every color and texture in the room explodes with energy. Gray lends lots of power without competing with the room’s focal points, like lovely artwork or knockout furnishings. GIVE GRAY A GO IN YOUR FURNISHINGS: Because it comes in so many great shades that pair well with just about any color, is a timeless classic and suits every style of home, gray is an ideal color for upholstered furnishings. When I work with young families at Nell Hill’s, I often recommend gray upholstery fabric on the pieces they use daily so the furniture won’t show the wear and tear of kids and pets. With the rich

backdrop of a gray sofa, you can go a million different directions with accent pillows, threading in white, yellow, orange, teal, coral, pink, citron, emerald … you name it!

Gray lends itself well to contemporary and transitional style homes, especially when you bring it into the interior land-scape through pieces covered in bold geometric patterns. It’s fun to mix modern patterns with upholstered furnishings and trims that pull in revitalized traditional patterns like chevrons and fl orals.

When it comes to wood furnishings, I’m a fan of just about every fi nish known to man, including

painted wood. You can fi nd gray fi nishes in dining tables and chairs, side tables and bookcases. TUCK GRAY INTO YOUR BED: Stitch together bedding elements that feature gray, yellow and white in a wide range of fabric patterns and textures. CREATE A MOOD WITH GRAY ACCENTS: If you’d like just a pop of gray in your interior, try an accent lamp or a temple jar.

Life is less stressful when you pick accent rugs in colors and patterns that camoufl age the signs of daily use. What could be a better pick than gray?

And fi nally, we move into the living room, where the old fi replace was treated to a stylish new face-lift and fl anked by built-in book-cases. A fl at-panel TV is mounted on the wall above the fi replace, and a comfortable sofa and two retro-inspired armchairs offer plenty of seating. An upright piano calls one corner of the living room home; and, once again, radiators are concealed behind more cabinetry. Custom draperies adorn the room’s two windows. Neutral colors and soft whites feature strongly throughout this space, but bolder color makes an appearance, too, in the

wall color of the living room, the table and piano’s wood tones, in the chairs’ upholstery, and in draper-ies and throw pillows.

Brixton got the design he wanted, and Griffi n can run free while remaining under Dad’s watchful eye. Best of all, when Mom came home and got over the shock, she loved it, too. In fact, she loved it so much that she told Brixton she wanted to move in. Hmmm. Now, that wasn’t part of the plan. But, as any designer will tell you, you have to be prepared for any contingency during a project of this scope. I wonder if Brixton needs my help with an in-law suite?
