At this time of year with the greenery becoming brown it’s hard to photograph some properties at their best and for homeowners hard to keep on top of outside maintenance. Many sellers voice concerns about marketing and viewing their property effectively this time of year. Don’t’ be put off showing your home this time of year, as the buyers that don’t hold off their property search until after Christmas and do view in these months, tend to be serious buyers. You could bag yourself a solid sale! Here are a few tips for the Autumn and Winter months…

SELLERS:

- Don’t get so stressed about leaf fall or the lawn being pristinely trimmed. It is hard fighting a loosing battle with a daily leaf fall from the tress and bushes or the ground being too damp to keep the lawns cut as much as you’d like. Any sensible buyer will look past that, so as long as your outside space is tidy and not badly overgrown potential buyers will be forgiving on a slightly untrimmed appearance. But I would advise you keep pathways clear and try to not have them slippery - nothing worse that an agent or buyer viewing and slipping over!

- Think about kerb appeal. A couple of seasonal planted hanging baskets or pots either side of the front door with colourful flowers in will give a more welcoming and cared for impression to a potential buyer.

- Spiders! This time of year the spiders are coming indoors. Be mindful of a cobweb sweep, so that any potential buyers aren’t put off by the extra house guests or getting an impression of a lack of housekeeping.

- Think tasteful Christmas decorations & not Santa’s grotto. If you are serious about showing your home over Christmas, then perhaps consider keeping your decorations to a sensible level. Remember any potential buyer visiting your home needs to be able to appreciate what your property itself offers and the size and layout of the rooms. Most buyers who view this time of year are mindful of looking past some decorations and a spare room used for storing presents or extra supplies and guest beds.

- Be prepared for frost. Particularly for empty properties. Ideally have heating on a ‘frost proof’ setting to avoid burst pipes and damp issues creeping in. Or if you have to consider having the system drained down to avoid water freezing in the pipes. You don’t want the risk of those issues or costs on your property. This also assists with viewings on an empty property. A cold property gives a cold impression and may be less likely to feel like a ‘home’. There is nothing worse on a cold day to try to show a potential buyer round a house that is colder inside than what it is outside. A buyer is more likely to rush round and not get a welcome feeling if they are too cold so will not view the property properly.

BUYERS:

- Avoid looking in the dark. It is impossible to see a property properly in darkness and you may overlook vital elements of the properties condition which could be an important factor in your decision to offer and what you would be prepared to pay.

- Consider seasonal natural lighting conditions. Remember with the sun at a lower level and the nights drawing in, it is harder to view a property in it’s best light. Especially if you are looking on a dull day. Just because a room seems dull that day, doesn’t mean it will always feel like that. Even the lightest rooms can feel dark on the wrong day. Consider the fact that if you like a property on the dullest day you are likely to love it more on a sunny one!

- Think garden size not grooming. At this time of year it is very hard for anyone to keep their lawn pristinely trimmed or to keep on top of leaf fall. So

look past those points when assessing a properties garden and consider how different the garden would look when that

isn’t the case.

- Look past the Crimbo preparations. Yes this time of year most people get preoccupied with their pending Christmas celebrations. So properties on the market that are lived in are likely to be presented differently and unintentionally more cluttered than normal. Be mindful to look past the decorations, extra supplies and presents that are stored this time of year and be forgiving of that as it is often unavoidable. Also bear in mind that people entertain more guests and have extended family and friends to stay, so a home may be more occupied than normal.

Francis was more than delighted to take this honorary position mostly because he likes to support this type of local initiative. Some members of the Society recently escorted Francis around the town’s Conservation area and listed buildings, also taking in out of town sites including Sneath’s Mill and Common Pit. UPDATE ON COMMON PIT The Chairman and others met with artist Robyn Woolston to discuss her ideas for the pit. Further consultations are to take place on the art work with members and the wider community. There is a most colourful history at this site and it’s hoped that any art instillation will portray this history. It’s been a very exciting start to the school year here at Cinder Ash Pre School, with lots to celebrate; starting with us welcoming our new manager

Sarah Melton Sarah joins our team having many years’ experience in childcare and a glowing array of qualifications. She brings with her new ideas to help us in our quest to keep moving forward and pursue our belief that all children deserve the best start in life.

We have also been overwhelmed by the generosity of people from our local community. We received words of support and kind donations whilst outside the Long Sutton co-op last month, helping us raise £143.70 towards buying a wig wam for the pre-school outdoor reading area. There was also a fantastic turn out and great support for our sponsored bug hunt, Halloween craft day and our Halloween party. But the good news doesn’t stop there! It is with great pride the staff and committee would like to announce our long awaited “GOOD” Ofsted rating, which now allows us to offer 2 year old funding to eligible 2 year olds. A recent poll declared moving house more stressful than bankruptcy divorce and even bereavement. But it doesn’t have to be. Getting organised before you put your property on the market is a good way to start. Whilst it is tempting to throw away old papers when decluttering ready to move it is important to hang on to anything relating to renovation or improvements to a property. These documents may be needed by purchaser if duplicates are needed during the conveyancing process then delays are to be expected. Engage a good agent, speak to them and make sure that you are working towards the same goal. A good agent will be honest with you about the market and where your property fits within the market. They will make suggestions and answer any questions you have as well as giving you tips and honest feedback. It’s a good idea to instruct your Conveyancer as soon as you put your property on the market rather than waiting until you have accepted an offer. This will give you time to go through the relevant forms from your Conveyancer carefully and put together a package of all the documents your solicitor needs including:

Your identity documents

Title Deeds if there are any

Mortgage Account details

Drainage and Water accounts

Latest central heating certificates

Details of any works done to the property including any Planning Permissions and Building Regulation Certificates and FENSA certificates for any new windows.

Getting this information to your Conveyancer early will allow them the opportunity to run through the information you have provided and ensure that a fully detailed package of information is available to provide to your buyer when you find one. It also means any potential problems can be ironed out early on; any missing documents can be located or duplicates obtained. This will help avoid last minute enquiries and hitches which can be very frustrating when you feel you want to be working towards a completion date. It is inevitable that there will be some queries that arise from a buyer and it is important that you answer these as fully and quickly as you can with your Conveyancer so that the replies can be returned to the buyer allowing the matter to progress.
