Having been persuaded (press ganged would be more accurate) to contribute a piece on insurance I would like to begin with something relatively light-hearted. Not easy when talking about insurance. But here goes with some actual(allegedly) extracts from insurance claim forms; “I started to slow down but the traffic was more stationary than I thought” “No one was to blame for the accident but it would never have happened if the other driver had been more alert” “ I had been driving for forty years when I fell asleep at the wheel and had an accident” They say the old one’s are the best but I’m not too sure. On a more serious note I would like to say a few words about Protection. What do we mean by protection? The Dictionary definition is… “Protect-to defend from trouble, harm etc… The act of Protection will however mean something different to each of us as individuals as we go about our every-day lives. This is especially so when it comes to insurance protection. Whilst of course we all have different priorities, I think it is fair to say that most of us would consider that there are certain things that must be insured with-out question for example our houses, contents and cars. However, it never ceases to amaze me how many of us don’t include ourselves at the top of that list, and in so doing fail to insure the most valuable asset of them all. Think about it. The average wage in East Anglia is around £20,000 p.a. - therefore a person of thirty with at least thirty six years to work will earn around £800,000 during the remainder of their working life. In reality of course it will be much higher than this with inflation taken into account. (not to mention the strong likelihood of having to work past age sixty six). Take a minute to ask yourself one question, ”Have I made adequate provisions to protect myself and my family in the event of my not being able to produce this income”? It may be life assurance, critical illness cover or sickness and accident protection; they can all provide a different solution to our various needs. If you are happy with the answer to your question then there is no cause for concern. However, if there is a nagging doubt, you do need to understand what it is. I have had the privilege to arrange cover for thousands of clients over the last thirty or so years and as I look back I feel a mixture of sadness, pride and gratitude. Sadness at the clients who have needed to benefit from the life and critical illness policies I have sold ,pride that I was able to convince them of the merits of the cover and gratitude that they gave me the opportunity to sit with them and discuss their concerns and priorities. Firstly apologies to those of you who are used to getting our property magazine at the beginning of the month. I ended up being unexpectedly taken into hospital for an emergency operation suffering with a very badly burst appendix & peritonitis. But after 2 weeks recovering I am back at work, but taking it steady as still got a few weeks or recovering to do. Many of you will have been dealing with the other members of the team (Jane, Liz, Tracey & Wayne) in my absence who have all been doing a fantastic job manning the fort.

There have been some other staff changes here in the office over the last couple of months. Tonia has left us to spend more time with her family. We have a new member of the team to introduce to you: Mrs Tracey Tugwell. Tracey comes to us as a property owner & actually a past customer both selling and buying – so has a good knowledge of how we work as an agent from a customer point of view. Tracey moved to the area in 2007 from the south coast (actually buying her first property in the area from me) and has a legal secretarial background. She is undertaking full in house training including the rightmove training courses, plus in her first 2 weeks has already agreed her first sale! Here’s hoping it’s the start of many for her.

Introducing Tracey

Market activity seems to have picked up with viewings and offers coming in well. There is still a bit of a rut where new stock is concerned, with very little fresh properties coming new to the market in the local area. Buyers are still trying their luck with negotiation and vendors margins are still often very tight. Plans are in already hand to create a new Community Bed on one of the two sites earmarked for planting by the Sutton Bridge in Bloom team. Last year, pupils from The Peele School in Long Sutton, on behalf of SBiB, painted two boards to commemorate both the Olympics and the Queen’s Diamond Jubilee. The Jubilee Bed was prepared and planted last spring and through the summer produced a pleasing welcome to the Curlew Centre. The bed is maintained by the SbiBs team.

This year with a new Chairman in place, and with new ideas from the team, SBiBs are looking forward to going ahead with designing and planting a Community Bed on the formerly designated Olympic bed. Plans will include a tree, shrubs and a wooden bench.

At the same time the Sutton Bridge in Bloom team is thinking ahead to summer planting within the village and will soon be seeking support from local businesses to sponsor tubs and planters outside their premises.

The Team is always happy to receive help with some of the many tasks involved in keeping Sutton Bridge looking good. We are particularly seeking support from male members of the

Converting your loft can increase the value of your home by up to 20% as long as it’s done properly as Roy Brian from Chartered Structural & Civil Engineers, Calvert Brain & Fraulo exlains.

Loft conversions are probably the most complicated type of alteration that can be undertaken to any domestic property. The most important aspect is to get it right in a structural sense. If you do try to do the job cheaply, you could seriously compromise the structure of your home. The job could end up costing you far more in the long run. Get it right and you can add an enormous amount of space to your home and increase the value by a significant amount of money. Thus, if you add another bedroom to a two-bedroom house or bungalow, this will make a tremendous difference to the value of your home. Indeed, if you want more space and are thinking of moving, but also really like the area and the home you live in; however can’t extend into any part of the garden for whatever reason, then a loft room may be the answer to your problem. So how do you ensure that you get it right? Always consult a Structural Engineer first. You should obtain engineering advice before considering the architectural design of your loft. The Engineer will consider what is required to ensure that the new room(s) within the roof structure will not overstress the existing structure of the dwelling, and will ensure that the new structural elements are sufficiently strong. There is no sense spending out money on Architects or Surveyors to design the loft room(s), only to find out later that your plans will not work, for structural reasons. However, do not become too concerned that your plans will not work – most plans can succeed, although sometimes only at a price! Making sure that the existing structure of your home does not become overstressed in any way does not just relate to the roof structure. The Engineer must make sure that the weight of the new structure does not overload the lintels (beams) over windows or doors directly beneath the conversion. The Engineer will also check that the foundations to the property are not likely to be overloaded, which could cause settlement cracks in the walls of the property. This is because the new space will usually mean that the existing foundations will have to support additional loads. More often than not, some or all of these engineering may dictate the location of staircase and rooms within your loft conversion. Once your Engineer has satisfied himself that you can build the loft room safely without causing any problems to your existing home, you should then have your loft conversion professionally designed. The design of your loft conversion will deal with:

o the arrangement of the new space and how this relates to the existing property o issues such as the means of escape in the event of a fire occurring o non-structural aspects of the Building Regulations such as the thermal performance of the completed

dwelling, sound insulation, drainage etc. By having your loft conversion properly designed, you will ensure that you complete the work so it is safe and will not devalue your existing property, whilst optimising the enlarged space within. It will also enable you to approach builders knowing exactly what work you want carried out and to which specifications, giving you the confidence of knowing that you will have ‘got it‘ right.
