SUTTON BRIDGE Over the centuries the coast line around this area has had many changes with the drainage and reclamation of land from the sea. At one point Long Sutton and Lutton was close to the sea it is recorded in the History of Long Sutton that the sea could be seen from the Lord of the Manors House, which was in Seagate Road.

It’s hard to imagine 200 years ago Sutton Bridge did not exist and was part of the parish of Long Sutton, then known as Sutton St. Mary. The first Crosskeys Bridge linking Norfolk and Lincolnshire was not built until1830, when the current Nene channel was completed. The Hamlet that became Sutton Bridge when the railway arrived in 1864 then had no church and its few inhabitants would eventually be buried in Long Sutton Church yard.

The town built up around the new railway junction and river crossing. An airfield was built and played an important part in WW2 for training fighter pilots; this is now the site of the Power station. The first dock was built in the late 19th century and almost immediately collapsed into the river, not to be rebuilt until 1987 and today plays a crucial role in the areas trade. It seems difficult to believe but we’ve had the first two months of 2015 already! Looking back over 2014 we had a highly successful and record breaking year - we held twenty one auctions (in our three regional centres - Ipswich, Norwich & King’s Lynn) and sold 273 lots raising over £36 million with an average success rate of 82%. 2015 has also started well and particularly in King’s Lynn. We held our first auction on the 20

th February at the Dukes Head

Hotel, attended by over 100 people and we sold 13 out of 16 lots an 81% success rate. We have had good interest in our 3 remaining lots so that success may well increase! We see 2015 being another busy year with auctions becoming even more popular and increasing in market share. Our February catalogue had 57 lots spread across five eastern counties: Norfolk, Suffolk, Essex, Cambridgeshire and Lincolnshire comprising - building plots, woodland, grazing land, a mooring plot, barns with and without planning permission, shops, offices, industrial/mixed use properties, a number of vacant public houses and a variety of properties requiring improvement and modernisation. The benefits of auction are many - Sellers benefit from strong interest, greater competition, strong bidding and a higher hammer price. Buyers are attracted by the speed of purchase offered by auction and the certainty that if their hand is up when the hammer comes down they have exchanged contracts and haven’t missed out. The latest quarterly housing report from South Holland District Council has been published and provides some interesting data on trends for rent levels throughout the area. We are often asked for rental valuations by investors looking to purchase property to let and advice on which areas are best to maximise potential returns. In this article I will be looking at some of the figures in a little more detail and offering my personal view on any apparent anomalies as I see them. As a regulated letting and property management agent, one of the most interesting features of the figures is that they mostly correlate very closely to the rental valuations we give, and the rents we subsequently achieve. This is in stark contrast to the highly inflated valuations given by some agents overly keen to attract business from new landlords. This is a tactic which seems to be on the rise and is a constant irritation to those of us who pride ourselves on giving a professional service. From talking with the team at Phoenix I understand this is an increasing problem for them in house sales valuations also. The table below shows average rents received for different sized properties as of January 2015. I have rounded the weekly figures to show as per calendar month. The original weekly figures are sourced from Hometrack.

These figures show that with regard 2 and 3 bed properties there is a clear differential between the districts. The main anomaly here would be for 2 bedroom properties in Holbeach which at first would appear high. I would consider this to be due to a larger proportion of these properties being more recently built. I would expect like for like properties to have a similar rental value as Long Sutton. The figures for 1 and 4 bed properties should also be taken with a little caution as there are far fewer of these in the area. The figures as a result will be far more volatile month by month. Another area we are often asked advice upon is whether existing rents should be increased. Reading the national press it would be easy to believe that rents are rising rapidly throughout the country. The truth is that there are large regional variations and the figures for South Holland do not match this suggested trend. For example, the average monthly rental for a three bed property throughout South Holland has increased from £624 in January 2013 to £650 in January 2015. This represents an increase of just over 4.1% for the period which is broadly in line with general inflation. Landlords will have, of course, also benefited from increases in capital growth over the same period. Overall the best word to describe the local rental market would, I think, be ‘steady’. From the viewpoint of a long term investor this can be taken as a big positive. More and more people are looking to property investment as an alternative to pension annuities and bank savings in retirement. These figures should, I believe, help give confidence to potential investors in the area.
