Whether it’s a New England clapboard Colonial, aPrairie-style on the Plains or a Southwestern stucco, people describe a home in the same terms: by color.

It’s the “yellow house on the corner” or the “graytwo-story in the middle of the block.” The conditionand color of the exterior give a home its identity andalso account for much of its curb appeal, says SusanPowell, owner of InFocus Design, a Crete, Ill., firmthat stages homes for sellers.

Invariably, says Powell, she advises clients to fresh-en their look with a coat of paint. Indeed, exteriorpaint has the “huge bang for the buck” because it sodramatically impacts a home’s look, contends ErikaWoelfel, director of color for Behr.

Home sellers may be able to brush off the dol-drums of the housing market by dipping into a canand getting a fresh start. Paint isn’t simply decora-tive. It shelters the underlying surface from the ele-ments.

Not just sellers, but any owner who loves his homewill want to protect it with a good coat. Here, a“primer” on some recent trends and advances to getyou started on what could be your most significanthome improvement.

CCoolloorr TTrreennddssA good exterior paint job should last 15 years or

more, Woelfel says. While there are cycles of fashion-able colors for interiors, exterior and building prod-uct trends stretch over longer periods, says DebbieZimmer, director of the Paint Quality Institute, adivision of the Dow Chemical Co.But building trendsand other influences do bring changes to how wecolor our homes.

For instance, homes built within the last 15 yearsare more likely to have part of the façade extendingout, allowing for two main body colors, says LeslieHarrington, director of The Color Association, acolor forecasting group. Roofs have become morecolorful, with deep green and blue shades added to

the traditional grey, black and neutrals, Harringtonexplains.

The old “rule” dictating that a house shouldn’tcontain more than three exterior shades for trim, doors, body and roof, has relaxed. It’s not uncommonto see four different colors on a house, saysHarrington. Multiple colors should be selected care-fully, so they don’t compete or overwhelm one anoth-er. For instance, trim and roof colors might match, with two neutral body colors and a “pop” of accentcolor, perhaps on the door. The house of the future islikely to be smaller, and Mary Lawlor, a color special-ist at Kelly-Moore, thinks “cleaner, lighter neutrals”will be used more often to give stature to homes withslightly shrunken square footage.

JJuuddggmmeenntt CCaallllRegional and architectural differences also are big

color influencers, says Jackie Jordan, director ofcolor marketing for Sherwin-Williams. Rich jeweltones may be appropriate for a restored Victorian, for example, while a Californian Arts & Crafts wouldbe enhanced by dusty hues. But whether you are let-ting the design of your home guide color choice orare experimenting with the color wheel, judgment isrequired to determine the right shades and mix.Think of how your home fits into its entire setting, advises Harrington.

Consider the colors of nearby properties. If thereare two yellow houses on the block, that doesn’tmean yours can’t be, too, says Harrington. But a sub-tler or bolder shade of yellow could set your homeapart while still blending well with theneighbors.Landscape is another important consider-ation. Dark green foliage, for example, may allow forthe use of brighter hues than would a colorful borderof blooming plants.

Tote home paint samples to study. Before commit-ting to a color, purchase a small can; some paintcompanies offer special sample sizes. “In an incon-spicuous area, paint about a two-foot square,” sug-gests Woelfel. “Look at it in all light – morning, after-noon and evening and see if it appeals to you.”

RReecceenntt IInnnnoovvaattiioonnssMany people – even professional painters and

home builders -- don’t realize that virtually everyexterior surface of a house can be painted, says

Zimmer. Painting siding, wood composite and othermaterials can freshen the look and protect surfaces.A coating that’s appropriate for stucco, for example, has some stretch to minimizes potential hairlinecracks, notes Lawlor.

The best way to identify the appropriate paint fora project, Zimmer says, is to visit a paint or homecenter store and ask for help from a knowledgeablesalesperson.

New paints have been developed to better with-stand certain weather conditions. For instance,Kelly-Moore, which sells in the western U.S., hasdeveloped a paint that can be used in cool mountaintemperatures as low as 35 degrees F, says Lawlor.Resilience paint by Sherwin-Williams can be appliedeven if rain is imminent, says Steve Revnew, vicepresident of product development.

FFuunn PPrroojjeeccttssConsumers are bolder than they once were when

it comes to choosing home colors. And a favoriteplace to make a color statement is the front door.

“Your home’s entrance is so important, but if youenter through a garage or a side door you may noteven notice it much,” says Powell. She often advisespainting the door a red, dark green or shade thatcomplements the other exterior colors yet gives avibrant personality to a home.Painting a mailbox orlight fixture the same accent color is another way toinject visual interest, she suggests.

“The smaller the area, the brighter you can go withan accent color,” Woelfel says.“You don’t have to stopwith the house. There are stains for driveways, too.”

For the individual or family, an energy-efficientbathroom can mean hundreds of dollars in savingseach year – a worthy incentive for any owner orrenter who pays monthly utility bills. But an energyefficient bathroom affects more than a single house-hold – its impact can stretch across a community.

“If people are willing to take that first step, evensomething that is comfortable and simple likereplacing a light bulb in the bathroom, it can lead toa much bigger community impact,” says MichelleVigen, campaign and metrics coordinator for CleanEnergy Resource Teams, a partnership betweennonprofits and the University of Minnesota that pro-motes clean energy across the state. “It’s moreimportant now than ever.” Bathrooms account formore than half of a home’s indoor water consump-tion, with toilets alone accounting for about 30 per-cent. Consequently, each step toward energy efficien-cy matters – even a small one.

According to Amy Matthews, licensed contractorand host of “This New House,” a new show on theDIY Network, energy efficiency is no longer a trendor even just a way to save money – it’s a new outlookand a way to take pride in your home and communi-ty.

“People are getting creative to save money, saveenergy and do something unique to put their ownstamp on their home,” Matthews says. “It is definite-ly a shift in a focus and a very necessary shift for thiscountry.”

Ready to start but not sure where? Start with asimple area: lighting. Matthews says to swap outincandescent bulbs for LEDs or compact fluorescentlight bulbs. She then recommends assessing thethree main areas of water consumption: the shower-head, faucet and toilet. One example is a low-flow

showerhead, which can be purchased at most localhome stores for between $20 and 60. Remove thecurrent head by turning it counterclockwise – turn-ing it the wrong way can cause damage to the show-er that might result in leaking water and trouble-some mold.

Next, move to the sink. The simple addition or

replacement of a low-flow faucet aerator ($4 at alocal hardware store) can make a huge difference insavings. Most modern faucets are equipped for aera-tors; before adding or replacing one, simply checkthe side for its rate of gallons per minute to makesure it is 2.75 or less. Finally, if it will work with yourflush column, purchase a flush converter as a simplefirst step toward an energy efficient toilet. Accordingto Matthews, converters cost less than $30 andenable the toilet to offer two flush options – a lighterflush for liquid waste and a heavier flush for solidwaste.

According to Seth Leitman, editor of “Do-It-Yourself Home Energy Audits: 140 Simple Solutionsto Lower Energy Costs, Increase Your Home’sEfficiency, and Save the Environment” (McGraw-Hill/TAB Electronics, 2010), insulation is an easyarea to save that’s often overlooked. “If the walls, atticand basement are properly insulated, you will have atight, efficient room that uses energy appropriatelyand effectively,” he says. In the basement, check tomake sure insulation covers all the pipes. If it does-n’t, Leitman suggests buying precut packets of insu-lation specially designed to cover copper wiring.“They only cost $2 and are so easy to use,” he says.Precut packages also are available for other leakyareas like outlets.

Another often-neglected device is the exhaust fan.For switches that turn on the fan with the light auto-matically, Hector Seda, author of “Home RepairThat Pays Off: 150 Ways to Add Value WithoutBreaking the Bank” (Adams Media, 2009), recom-mends having someone separate the activity to indi-vidual switches to avoid using energy for the fanwhen it isn’t needed. To take it a step further, he sug-gests putting the fan on a timer to avoid accidentallyrunning it.

Even for the reluctant remod-eler, bathroom repairs areinevitable. According to HectorSeda, author of “Home RepairThat Pays Off: 150 Ways to AddValue Without Breaking theBank” (Adams Media, 2009),three main repairs arise fre-quently in the bathroom: thetile, the toilet and the vanity. With this in mind, use therequired repair as an opportu-nity to be energywise with thesesimple tips.

11 TTiilleeThink about replacing bro-

ken or damaged tiles with solar

flooring. “These tiles absorbenergy during the day and emitlight in the evening,” Seda says. The tiles can be placed on bothwalls and floors and help pre-vent excess power usage duringthe evening.

22 TTooiilleett Toilet repairs abound for even

the most careful homeowner.Rather than replacing parts, consider installing a brand newdual-flush toilet that allows theuser to choose between a lighterflush for liquid waste and heav-ier flush for solid waste.

Energywise Excuses33 VVaanniittyyVanities often become worn,

damaged, out-dated or need tobe removed for other repairprojects. As a result, Seda says itmakes sense to upgrade orreplace what’s currently thererather than fixing or putting itback. When changing out a van-ity, both the sink and faucetshould be new. Then, says Seda, the fun begins. With the largevariety of energy-consciousstyles now available, everyonecan walk away satisfied withstyle, price and long-term sav-ings.

It all started when indoorelements such as high-endkitchen appliances, area rugsand upholstered furniturewere brought to the outdoors.

Then, backyards weredivided into “zones” for spe-cific activities, such as grilling

or stargazing.Popular for several years

now, the concept of outdoorliving spaces has progressedin stages, and the end result isthat interior layout principlesare guiding landscape design, such that “the great outdoors”now resembles a series ofcozy, well-appointed rooms,

each with a sense of enclo-sure.

The latest progression isthe outdoor hallway, alongwith other transitional spacesthat are akin to foyers andlandings.

The ties that bind

and create flow among the dif-ferent areas has led to theemergence of transitionalspaces.

“Interior design principlesapply outside, and with open-air rooms, you have to find away to get from one room tothe next,” says Saxtons River,Vt.-based landscape designerJulie Moir Messervy, author of“Home Outside: Creating theLandscape You Love” (TheTaunton Press, 2009).

“One way is to line every-thing up with doorways inbetween. Another way is tolink them up by means of ahallway.”

As with indoor rooms, out-door rooms, or zones, “havedifferent characteristics andpurposes,” Messervy says. “Thehallway is what links themtogether and creates continu-ity.”

Inside, a hallway may con-nect dissimilar rooms withcommon trim work or floor-ing.

Outside, “It’s also importantto have some kind of bindingelement,” says landscapedesigner Jeff Hutton, ofEarthworks Landscaping,Tolland, Conn. “If you use aflagstone walkway, try intro-ducing the same material in abench in one of the outdoorrooms.”

Hallways help ease the tran-sition between “zones withtotally different sizes andmoods, like going from a con-templative space into a com-munal space,” he adds.

In essence, then, outdoorhallways serve the same pur-poses as indoor ones. “It's justthat you’re using more naturalmaterials” in their construc-tion, Messervy says.

Boxwood hedges and nar-row, upright junipers are idealfor “walling in” an outdoorhallway, and arbors and trellis-es go a step further by allowingfor the outdoor equivalent of aceiling, which Hutton says isimportant for proportion andscale.

“Sometimes, the yard lookshuge compared with thehouse. It helps to walk out intoa cozy space and then transi-tion through an outdoor hall-way into a more open space,”such as a lush expanse of lawnor a spacious pool, Hutton

says. “Having a roof scaleseverything down around it.”

Climbing roses andhydrangeas will make for acolorful, enclosed hallway, andwisteria in particular “willaggressively cover a trellis anddrape down to form a thickceiling and walls,” Hutton says.

When planning an outdoorhallway, remember it shouldserve as a “pausing place,”Messervy says.

Although we tend to thinkof indoor hallways as a meansof getting from Point A toPoint B, generally an effort ismade to provide opportunitiesto pause, as least with our eyes,to admire a family photo, apainting or a vase on arecessed shelf.

Outdoor hallways alsoshould give cause to pause, shesays. Be they meandering orstraight, hallways should havepoints of interest, such as astatue, a birdbath, a Japaneselantern or a rose bush. “Theseare not destinations but aremeant to encourage people tocontinue along to see what'snext,” Messervy says.

In that regard, outdoor hall-ways are just a new spin on anage-old landscaping principle.“Landscape design basicallycomes down to two things -paths and places,” Messervysays. “The path is a journeythat you choreograph withexperiences to enjoy along theway to a place. You need apoint of departure, like a gate-way or portal, that marks thebeginning of the journey.”

For his part, Hutton wishesmore thought was given to theback door as a point of depar-ture.

Generally, “The transitionfrom house to yard is nevereven considered. People throwdecks or patios on as awkwardappendages to the architec-ture,” he says.

With decks “slammed upagainst the back of the house,”the first thing seen is a railing, which makes people feelfenced in, he adds.

“Create a walkway to pushthe deck out into the yard,”Hutton suggests. That way, thedeck is less of a human penand more of a pleasant invita-tion to explore the yard in itsentirety.
