Tips to upgrade your home’s exteriorCurb appeal is important in

setting a welcoming tone. And ifyour home is for sale, an attrac-tive exterior becomes crucial.

"Realtors tell us that poten-tial home buyers make a 'streetdecision' in less than 12 secondson whether or not to view ahome," says Niki Decker of Fy-pon, a leader in the syntheticmillwork industry. "That's a veryshort time to make a good im-pression.”

August marks the first Na-tional Curb Appeal Month, agreat time to focus on ways toadd value and design appeal toyour home’s exterior, whether ornot you have plans to sell.

The experts at Fypon are of-fering their top exterior upgradetips:

• Swap a rotting woodenporch system with a new struc-tural synthetic balustrade sys-tem that includes porch posts, top and bottom rails, balustersand all the other pieces essentialto create a weather-resistantporch.

• Trim out exterior windows.Use crossheads for over a win-dow and top with a solid, deco-rative or recessed panel keystoneaccent piece. On the sides andbelow the window, use mould-ing pieces with plinth blocks inthe corners to eliminate mitercuts.

• Replace older, rottingwooden louvers with low-main-tenance polyurethane louvers.Such functional louvers shouldhave a noncorrosive fiberglassscreen backing to keep insectsout while allowing maximumairflow and ventilation to enteran attic.

• A conventional older wood-en door may be inefficient, wornout or plain ugly. Consider re-placing your old wooden doorwith a solid fiberglass door, which is up to four times moreenergy efficient and resistant torot, rust, dings and weather.Constructed as a complete sys-tem of components, Therma-Tru fiberglass doors, for exam-ple, are engineered to work to-gether for lasting performance, security and energy efficiency.

Throughout August, home-owners can enter the online

“Door Do-Over Sweepstakes”for the chance to win a newTherma-Tru fiberglass entrydoor. To enter the sweepstakes, visit www.TodaysHomeown-er.com/DoorDoOver.

• Make smart upgrades witha proven return on investment. For example, adding energy-ef-ficient vinyl windows, like thosefrom Simonton Windows, as amid-range project to a home canhave a cost recoup value of 78.7percent, while adding vinyl sid-ing can have a 78.2 percent re-coup rate, according to the 2014

Cost Versus Value Study con-ducted by Remodeling maga-zine.

• Add "top down" color to thehome by starting with the roof.Polymer slate and shake roofs, like those from DaVinci Roof-scapes, come in 49 standard col-ors and unlimited custom col-ors.

• Color plays a major role increating curb appeal. Add andmaintain colorful shrubberyand planters to give your exteri-or a natural burst of color. Lookto the front door, your shutters

and trim to add pops of color ad-ditions that complement the restof the exterior.

For more tips, visit www.fy-pon.com. Throughout August,Fypon will include daily curb ap-peal tips, along with detailedcurb appeal information andcolor advice from national colorexpert Kate Smith of Sensation-al Color.

This National Curb AppealMonth, make your home a morewelcoming place by giving its ex-terior a facelift.

Family-friendly carpet, tile that work for your houseYour home’s flooring matters.

Not only can it affect propertyvalue, but it’s also a fundamentalelement of design and style. With so many choices available,it can be difficult choosingwhat’s right for your family andhome.

Here are some guidelinesthat can help you make smartdecisions that meet your budgetand lifestyle.

Choosing Tile“Tiling your home can be a

great home improvement to eas-ily add value,” says Keesha Har-gis, a home décor specialist.

Easy to maintain, tile floor-ing tends to be very resistant tomoisture, fading and scratches.Tile allows you to create a varietyof looks in your home from Tus-can to modern with the use ofstone, such as slate, travertine, marble, concrete and linen.

Natural stone floors arebeautiful and elegant, but theyare not always ideal for families. However, today’s engineeredproducts are changing that. Forexample, PurSTONE, a pre-en-

gineered tile flooring availablethrough Flooring America, canbe installed quickly with or with-out grout on any level of a home.Unlike natural stone that needsto be stained and maintained, this alternative can look betterlonger with minimal mainte-nance.

Choosing CarpetThere is a vast selection of

styles, colors, and fibers tochoose from in today’s market-place, but a simple checklist canhelp.

“The activity level of thehome should be consideredfirst,” says Hargis. “For example,

a traditional, patterned woolcarpet may not be the rightchoice for a busy family withtoddlers and pets.”

Nylon fibers will hold up wellto foot traffic, but may not offerthe stain resistance a well-usedroom may need.

Carpets manufactured in to-

day’s polyester and polypropyl-ene fibers resist staining and canbe found in vibrant colors andsharp multi-toned patterns, butmay not last through years ofheavy wear.

Newer fibers, however, areallowing for softness and dura-bility to co-exist. For example, the Innovia Touch Collectionhas built-in stain and soil pro-tection.

Backed by a 20-year warran-ty, this collection can offer the re-silience a carpet in a well-usedroom needs.

Some homeowners maywant professional help in mak-ing their decisions. Think aboutconsulting a qualified flooringspecialist.

Design tips, home improve-ment advice and informationabout innovations in flooring areavailable at www.FlooringA-merica.com.

Flooring is a long-term in-vestment, so consider factorslike maintenance and usage be-fore making a final decision.

How to make your home more peacefulLife is busy and loud. A home

used to be a relaxing, calminghaven to hide away from thehustle and bustle of everydaylife. But with televisions in everyroom and a constant connectionto the outside world throughtablets, laptops and smart-phones, finding a fortress of sol-itude, or even a room of quiet, has become a near impossibletask.

If you long to create more se-renity in your home, considertaking the following steps:

• Organize. Just looking at acluttered room can make oneanxious. If you find that even af-ter you organize a space, it ishard to maintain, come up witha daily routine to simplify theprocess.

For example, sort and pro-cess your mail and bills firstthing when you get home so pa-pers don’t stack up. Once regularorganizing becomes a habit, itwill be easier, less time consum-

ing and increase serenity.• Set the mood. Your home

is the one place you have com-plete freedom to set the mood.Different colors can evoke differ-ent feelings. So paint your wallsin stress-reducing colors, such assomething in the blue family, ora muted green or lavender. Usesoft lighting and a musicalsoundtrack to help you reachyour happy place.

• Insulate. Perhaps the mosttangible step you can take to findquiet is to insulate your home’sinterior walls, ceilings and floorsto reduce noise transfer betweenrooms. Look for insulation thatprovides a high sound absorp-tion against low frequency rang-es, which are the most difficult toblock.

For example, stone wool in-sulation, such as Roxul Safe ‘n’Sound, is made from naturalstone and recycled content. Re-sistant to water, rot, mold, mil-dew and bacterial growth, it is

not only an excellent acousticbarrier, it doesn’t burn, and canadd valuable time for evacuationin the event of a fire. More infor-mation about insulating the in-terior of your home can be foundat www.Roxul.com.

• Design. When decoratingyour home, take into consider-ation the size and feel of a spaceso you can scale your furnitureand decorations to fit the roomappropriately. For example, a so-fa that worked in your last homemay feel too small in your cur-rent living room, making theroom feel off balance.

Nothing beats the tranquilityof a peaceful home. Whetheryou are annoyed by clutter, asnoring family member, fightingchildren, bagpipe practice, in-cessant vacuuming, dog barkingor your noisy washing machine, there are small steps you cantake to create calm, quiet spacesin your home.

SculptureArt can inspire relaxation.

Sculpture, in particular, is espe-cially beneficial. Luckily, thesedays you don’t need to be aRockefeller to afford high-qual-ity artwork for your yard andlawn. New designers are creat-

ing affordable, but high qualityoptions.

For example, Hypnartic Art-work creates visually serene, ki-netic wind sculptures withinreach for the today’s home-owner.

Ray Iannetta, founder, wasinspired by the great dynamicwonders of the world to createquality art.

Two of the more popularsculptures are the “ConcordSwan,” which can also serve as aweather vane, and “SpinningLeaves,” which swivels 360 de-grees and complements otherlandscape artwork.

More information aboutlawn art and installation tips canbe found at www.HypnarticArt-work.com.

Lawn FurnitureDitch the traditional picnic

table and install more luxuriousalternatives to complement yournew lawn art. From chaises anddaybeds to bar stools and tables, you can basically extend yourhome’s living spaces outdoors

with style, comfort and func-tionality. Add a fire pit to extendthe daytime into outdoor eve-ning activities.

If your yard doesn’t getenough use, consider the rea-sons why. Like any room in yourhome, some care and planning

in the design can make the spacemore attractive, inviting and ul-timately more livable.

Make the most of urban living

No matter where you live, you want to make the most ofyour available living and storagespace.

This is especially true for resi-dents in urban areas who typi-cally have smaller living spaces. And urban living is on the rise.As of 2010, more than half of allpeople lived in an urban area, and by 2030 it is anticipatedthat six out of every 10 peoplewill be living in a city, accordingto the World Health Organiza-tion.

But less space doesn’t meanthat you have to go without, sayexperts.

“A few simple adjustmentscan help you maintain yourcomfort in a small home,” says

Robin Wilson, celebrity interiordesigner with expertise in creat-ing healthy spaces.

There are plenty of ways to“open up” your living spaces tocreate more room.

The Living RoomChoose furniture for a small

living room that is appropriatefor the space. For example, avoidsofas with skirts and selectcouches which are raised off thefloor to create a more open look.

A large, strategically placedmirror can also help create theillusion that your living room isactually much larger than it is.The same goes for lack of clutter.Be sure to keep a small space or-ganized with a daily once-over.

Storage

Living simply can go a longway toward making your homefeel larger.

Every season, go throughyour closet and toss aside itemsthat are worn out, no longer fit,or are out of style.

Use creative storage solu-tions to make more space. Forexample, an ottoman that dou-bles as a trunk is a great place tostore old photos and keepsakes.A bike rack that mounts to thewall can clear valuable floorspace in your foyer.

The KitchenThe kitchen is often the heart

of the home, particularly if youlike entertaining or love to cook.Unfortunately, kitchens can getovercrowded quickly by exces-

sive gadgetry.“If counter space is at a pre-

mium, consider highly function-al appliances that have multipleuses,” says Wilson.

For example, the PanasonicGenius NN-SD681S microwaveis equipped with inverter tech-nology, which gives this kitchenessential the ability to functionlike an oven and ensures everydish is cooked evenly through-out. Though it is compact in size,it still maintains a spacious inte-rior and comes with an optionaltrim kit that easily converts thismicrowave to a built-in, freeingup counter space while giving astylish accent to cabinetry. Moreinformation can be found atwww. Panasonic.com.

The BathroomGive the illusion of space by

decorating with pale or pastelcolors on the walls and floor.Avoid using bolder colors, ex-cept on towels and ornamentalpieces

Throughout the HomeEnsure that you have lighting

at floor, table and eye level tohelp limit shadows. Anothertrick is to use a tall lamp to draweyes upwards and add height tothe room.

A small home is no excuse forfeeling cramped.

With a few interior designstrategies in place, you can makeeven the smallest space feel larg-er in size.

Ten tips to save money inside your homeWhether you’re a home-

owner or a renter, savvy ap-proaches to running your homecan save you money according tohouse smart experts.

These simple tips from Ho-mes.com, a leading online realestate destination, and sistersite, ForRent.com, won’t takemuch time or effort to execute.

• Programmable Ther-mostats: Available for about$50-$100, programmable or“smart” thermostats can savehundreds of dollars yearly onelectricity bills, taking the guess-work out of finding a comfort-able temperature for your home. Some models even comeequipped with Wi-Fi so you canturn down the thermostat re-motely.

• Low-Flow Shower: Don’twash money down the drain. Bytaking the environmentallyfriendly step of replacing outdat-ed showerheads with new low-flow models, you can reduceyour water use in the shower by25 to 60 percent, as well as in-crease hot water efficiency, ac-cording to Energy Departmentstatistics.

• Extra Payment: Over thecourse of a 30-year loan, one ad-ditional mortgage paymentyearly can save thousands on an-nual interest payments.

• Unplug: Many gadgetsand appliances consume powereven when turned off, a phe-nomenon known as “phantompower.” Unplug or use a smartpower strip to save an estimatedfive to ten percent on electric.

• House Plants: With airpollution levels increasing, im-proving indoor air quality is im-

portant. But air purifiers cancost hundreds of dollars. Con-sider houseplants to remove tox-ins from the air and add color, warmth and comfort.

• Dodge the Draft: As ahouse ages, hot and cold air fromoutside often creeps in. Weath-erproofing is an inexpensive, simple task that can save up to 15percent on heating and coolingcosts.

There are a variety of weath-erproofing products, including vstrip, felt, and foam tape. Re-search what your home needs. You can also get a home energyaudit to discover ways to im-prove your home’s interior qual-ity.

• Do-it-Yourself: Redeco-rating can make a home feelnew. However, professionals of-ten come with a hefty price tag,so use online resources to jumpon the DIY bandwagon or checkout free DIY workshops at hard-ware stores like Home Depotand Lowe’s.

• Ceiling Fans: An air con-ditioner uses 3,500 watts of en-ergy, while a ceiling fan only uses60 watts.

Ceiling fans can even be use-ful during winter. Set the fan torun clockwise and the reversemotion will push warm air downfrom the ceiling.

• Shop Your Home: Beforebuying new home accessories, look for budget-friendly tweaksyou can make. Rearrange furni-ture and lighting to change thefeel of any space or switch dec-orations between rooms to makeboth feel different.

• Laundry: Consider wash-ing most clothes (except towels

and linens) in cold water. Usethe dryer efficiently by filling butnot overfilling the machine. Some energy-efficient applianc-es can qualify your family for an

additional tax credit. For more money-saving tips,

visit the Idea Gallery at Homes-.com and the ForRent.comApartment Living blog.

Exploring ways to reducehome expenses can help yousave for important upgradesdown the line.
