It may seem like the size ofyour home is the be-all and end-all of your home’s value. Butthere are many other factors thatcome into play when determin-ing the listing price of a partic-ular home.
A new report offers some in-sights. The Coldwell BankerHome Listing Report, the mostextensive home price compari-son tool currently available inthe country, ranks the averagelisting price of four-bedroom,two-bathroom homes in nearly2,000 markets across the coun-try.
Analyzing more than 51,000similar-sized listings, it address-es how much a home in onemarket would cost if the same
home were located somewhereelse in the United States.
For example, the report re-veals that for the price of theaverage home in Los Altos, Cali-fornia, you could purchase 30similar-sized homes in Cleve-land, Ohio, nine homes in Char-lotte, North Carolina, eighthomes in Chicago, Illinois, fivehomes in Miami, Florida or twohomes in Seattle, Washington.
But why are there such dis-crepancies?
“It’s amazing how much loca-tion impacts a home’s value,”says Coldwell Banker Real Es-tate consumer specialist JessicaEdwards. “Typically, urban mar-kets are more expensive, whilesuburban and rural areas tend to
be more affordable. However,many factors contribute to theaverage price of a home, such ascommute time or proximity tothe waterfront.”
“ The Home Listing Report isa helpful reference, so you cangauge how your area comparesto other parts of the country,” sheadds.
Local industry plays a role aswell. In the case of Los Altos,which is ranked as the most ex-pensive market in America, thecontinued success of many techcompanies contributes to theboom.
This information can be use-ful, whether you’re planning toput your property on the marketor you’re looking to relocate. For
example, if you are scoping out aneighborhood where home pric-es are on the verge of increasing,area features to look out for in-clude cultural institutions --such as art galleries and perfor-mance spaces -- as well as suchfactors as unique architectureand proximity to mass transitand other trendy areas.
Edwards also recommendsdoing some quantitative re-search, including talking to yourlocal Realtor about how fastproperties are selling in your ar-ea and whether business ownersare investing in the neighbor-hood.
“Buying or selling a home is ahuge emotional and financialdecision,” says Edwards. “By do-
ing your homework beforehand,you will be able to take some ofthe uncertainty out of the pro-cess.”
Remember, while this infor-mation is very useful for home-owners and prospective homebuyers, it’s by no means a re-placement for a professional realestate agent who understandslocal conditions.
