THE PILOT HOUSE

Yacht Cove has done a lot to improve the looks of the community.

A lot of residents have improved around their condos with grass and

flowers. Some of the porches, patios and balconies need a good clean-

ing. Junk is piled up, and items covered with tarps does not improve

the eye appeal of Yacht Cove. I have started issuing warning letters to

those residents whose areas distract from the appearance of Yacht

Cove.

SWIMMING POOL:

The new deck is almost complete just a few items need to be

touched up and the stone wall and fence has to be installed. We will

then completely drain the pool, power wash the inside and do some

touch-ups on the interior of the pool. DHEC has to certify the pool

before we can open for the season. As soon as I know the exact date

we can open the pool I’ll post on the guard house, this depends on

DHEC. We have replaced the chlorinator per DHEC’s instructions

with one that does not use cyneuric acid.

We still need a pool committee before the pool opens for the

2012 season. The pool cannot open without this committee.

OPEN FLAMES:

I’m bringing this subject back up because I have seen a number of

grills still on balconies and within ten feet of wooden structures. Please

do not burn down our homes!

Concerning gas grills, charcoal grills, tiki torches and fire pits.

[legality of fire pits in Yacht Cove is being reviewed.]

The 2006 International Fire Code has been legally adopted into law

in the State of South Carolina, and includes in Chapter 3, section 308.3

section that clearly addresses this issue. This section reads as follows:

308.3.1 Open-flame cooking devices. Charcoal burners and other

open-flame cooking devices shall not be operated on combustible bal-

conies or within 10 feet of combustible construction (unless the build-

ing is protected by an automatic sprinkler system).

burners having an LP gas container with a water capacity greater than

2.5 pounds shall not be located on combustible balconies or within 10

feet of combustible construction.

308.3.2 Location near combustibles. Open flames such as from

candles, lanterns, kerosene heaters and gas fueled heaters shall not be

located on or near decorative material or similar combustible materi-

als. Basically, this law states that any device that functions with or

creates an open flame should never be ignited within 10 feet of a

TREASURER’S REPORT

VOLUNTEERS NEEDED

President Ayers ask for volunteers for some committees

that will not be able to operate unless someone steps

forward. We desperately need volunteers for the Beautifi-

cation and Block Captain committees. Please consider

giving a little time to your community. This will help to

reduce the work load on our paid staff and therefore re-

duce the need for future regime fee increases as well as

demonstrate your interest and pride in our community.

products.

The penalty for a violation of this law is a court summons no

greater than $1092.50. The larger issue would be after the result-

ing fire is extinguished and your insurance company determines

that you violated the law, they would invoke the clause that clearly

states you have no insurance if you break the law. You would

then be responsible for your damages and any damages to other’s

property as a result of the fire.

If you have questions about this or any other fire and life safety

matters please do not hesitate to contact the Irmo Fire District at

798-4979.

TRASH ENCLOSURES: Please do not place paint cans, con-

struction debris or items that are not household garbage contain-

ers in the thrash enclosure. The above items need to be taken to

the Lexington County landfill located across Lake Murray Blvd on

Old Bush River Road. Please do not place household garbage in

the recycling bins or the construction debris dumpster inside the

gated work shop area. Thrash enclosures are the resident’s re-

sponsibility to keep neat and clean.

PARKING:

Visitor spaces cannot be used by residents as permanent place to

park. These spaces cannot be used by guest for extended without

a visitor’s pass.

WOOD CHIPS:

Please do not pile wood chips, soil or pine straw up to and above

the siding. This creates a passage way for termites to enter the

walls of the units.

EXTERIOR LANDSCAPING:

All exterior landscaping must have prior approval. Draw up your

plans, sign, and date, add your address and submit to the office.

Approval or denial takes only a few days in most cases.

ies we need to print and deliver, if you cannot access The YC

Concerns were voiced about the performance of our land-

scaping contractor, especially cutting grass too low, and the

desire for removal of mulching and dead leaves. Doug Boulware

volunteered to chair a Landscape Committee and assist in devel-

oping a contract and providing supervision of the crew to pro-

duce better and more acceptable service. Thank you, Doug! If

you would be interested in serving with him on this committee

please contact Doug Boulware.

It is extremely gratifying to have these residents step up and

volunteer to render valuable services to our community. The former

chairs of the Animal Control and Beautification Committees have

resigned so, so please consider serving on either of these com-

mittees. You may contact David at the Yacht Cove office, or I can

Thank you to Yacht Cove residents who made food donations in

November. Please have a giving spirit and drop a few cans or boxed

items into the Care and Share basket at the YC office during December.

The next delivery to the SC Oncology Center will be April 23.

Let’s remember the needs of cancer patients and their families. If you

don’t have time to shop for food items, a grocery store gift certificate

would be a wonderful gift that would allow a family to purchase meat

or other needed items. We have so much to be thankful for; let’s share

our blessings.

Please remember that adults aren’t the only ones who suffer from

cancer. It is heartbreaking to see young children undergoing chemo

and radiation. Think about a food, snack or candy that you can put in

your donation that would brighten a child’s day.

CRIME PREVENTION TIP: Common Scams!

•Fake Check Scams

Someone sends you a check or money order. He asks you to de-

posit it to your account and then wire-transfer him the money, minus

a nice bonus for you, a “thank you” for helping out. Regardless of the

pitch, the result is the same: the check or money order you receive will

be a counterfeit. It will be returned to your bank unpaid, and the full

amount will be deducted from your account. Never send money to a

stranger.

.•Foreclosure Rescue Scams

These scams target homeowners who are having trouble making

their mortgage payments. A phony foreclosure rescue company might

contract you and promise to negotiate with your mortgage lender. You

pay thousands of dollars to negotiate with your mortgage lender. You

pay thousands of dollars, but the company makes little or no contact

with the lender.

A phony “investor” offers to buy your house and lease it back to

you until you can afford your mortgage payments. The investor takes

your money but does not transfer the mortgage loan or pay your

lender. As a result you risk losing your equity and your home.

•Identity Theft

This occurs when criminal uses someone else’s personal informa-

tion, such as a credit card number, bank account number, insurance

information, or social security number to purchase goods or services

fraudulently. Often, criminals commit identity theft by opening new

accounts in a consumer’s name, purchasing products, and then leav-

ing the consumer to pay the bill. To help prevent identity theft, never

give personal information to anyone you don’t know or trust.

Our next meeting will be held on Wednesday, Sept. 12, 2012, at 7 PM.

Y.C.H.A.MINUTES OF THE PUBLIC SESSION

April 16, 2012

By Tom Brebner, Secretary

Board of Directors meeting, April 16, 2012

Meeting called to order at 7 p.m. by President Ayers.

Directors present, President E. L. Ayers, Vice President/Sec-

retary Tom Brebner, Treasurer Mark Dantzler, Louise Meyers,

Ellen Scully.

The minutes of the last meeting were approved.

The Treasurer’s report was submitted. (see page2)

President Ayers reported that the new swimming pool deck

is almost finished. The new chlorination system will be ready and

the pool will be cleaned and filled and checked by DEHC.

The boating committee report. All boats should be in the

marina by May 1st. The boat inspection will be in May.

The activities committee report. The parties have been well

attended and Lee said that we will have a pool opening party.

Please remember that the clubhouse is your clubhouse and that

any owner that would like to sponsor an event needs to contact

the committee. The committee will meet the same time as the

Boating committee at the clubhouse.

The editor of the Scuttlebutt, Judy Mulkey, has retired. All

of the Homeowners of Yacht Cove will miss her many years of

volunteer work, and The Board thanks her for her service. Tina

Nelson has volunteer to be the new editor The Scuttlebutt .

Helen Turk stated that everyone is welcome to the service at

the Yacht Cove Church. Coffee at 8:30 and the service begins at

9am on Sundays.

A homeowner asked if the lawn service could be upgraded to

include leaf pickup. This homeowner has volunteered to help with

this upgrade in service.

A new owner had a question about the regime fee. Yacht Cove

does not invoice each month as the fee is the same. The only

extra fee is if the owner has a boat slip. Treasurer Dantzler has

spoken to the concerned owner to make sure that they understand

the fee. Another owner has volunteered to help new owners with

this and any other questions they may have. Please call the office

with any questions you may have about the regime fee.

The meeting was adjourned at 7:29 p.m.

“White out” is that magical fluid that covers over your

errors, typos, and slip ups. You brush on the liquid and start

all over again. That’s great when you are typing out a letter,

but what about the errors, faults and sins that occur when

you are living out your life? Is there anything that will cover

our sin and give us a fresh start? Yes, there is. It is called

forgiveness. The Bible says, “If we confess our sins, God is

faithful and just to forgive us our sins and to cleanse us from

all unrighteousness.” Like a letter corrected with “white out”

your life can be cleansed and forgiven by the blood of

Christ. The Bible say, “In Christ we have redemption

through His blood, even the forgiveness of sin.” Let Christ

forgive you today!

Every resident and/or homeowner with a boat registered in Yacht

Cove, should by now have received a letter from The Yacht Cove

Boating Committee with the details of the Mandatory Annual Yacht

Cove Boat Inspection. The date for this inspection is Saturday, May

19, 2012, between the hours of 8 a.m. and 12:30 p.m. in the Yacht

Cove Marina.

Should your be unable to attend the inspection on that date,

you must make arrangements for the inspection at a mutually agree-

able day and time with your Dock Captain on or before the May 19,

2012 date. Failure to attend this mandatory inspection or to make

other arrangements with your dock captain before the May 19 date

will result in fines and/or loss of boating privileges.

In other marina news, all of the available boat slips in the marina

have been assigned to individual boaters and there is currently a

waiting list for boat slip assignments. In order to be placed on the

list for a boat slip assignment, a boater must complete a Yacht Cove

Request Form for a boat slip and/or a dry storage slip. This form

requires a current copy of the South Carolina Department of Natural

Resources registration for the boat, the boater’s current information

and signature and the signature of the homeowner and a copy of a

current one year lease if the applicant is a renter. The name and/or

names on the boat registration must match the name/names on the

deed to the property and/or lease agreement.

The Boating Committee looks forward to seeing all Yacht Cove
