Children’s Hospice after completingtheir Year of Pain in 2013. Thechallenge was to complete at leastone endurance event a month usingdifferent teams comprising ortenants, landlords, staff and friends.

Owner Dan Lyons, sales managerJay Melton-Ball, along with majorcontributors Hannah Lyons andSophie Lynch, completed eventsthroughout the year including theNew York Marathon, Tough Guy,Spartan Beast and Nettle Warrior.The closing party was hosted at TheCricketers in Brighton, courtesy ofmanager Kauser Ali, and this aloneadded another £2.5k to the totalraised for the hospice.

Valuation versus valueE state agents’ market valuations are usually free, and because of this,

it is very tempting for prospective sellers to invite a number of agentsto comment and then select the agent that suggests the highest likely

sale price for the property. However, we advise caution on this issue. Someagency valuers are paid bonus on the number of new instructions theysecure, irrespective of the saleability of the property offered for sale at theirsuggested value. The easiest way for an estate agency valuer to win a seller’sbusiness is simply to suggest a flatteringly high figure, but many people whofall into this trap live to regret it.

One of the problems is that most people have only a cursory idea of whatestate agents actually do and, just as importantly, what values they cherishand what service they offer. Ironically, it tends to be the cheaper, untrained orinexperienced agents who quote the highest values, yet it is the well-trained,experienced agents who have the skills to secure the best prices for theirclients in the shortest time.

So when selecting your estate agent, by all means invite several tocomment on value, but then choose the agent who demonstrates mastery,and who actually has a marketing plan in place, along with superb post-offerfollow-up facilities.Additionally, find an agent thatyou like! One who has theintegrity to offer straight-talking advice and who usessuperb communication skills tokeep you informed every step ofthe way. I t’s been four months since The Big Daughter went off on her round the worldtrip. A week today, she will be back and not a moment too soon... I amsurprised by my own keenness to welcome her back into the fold, as when she

went, I was overjoyed by the prospect of never having to live with her again. BothThe Big Son and I are in agreement that, in this case at least, absence has madethe heart grow fonder. More importantly, without The Big Daughter and her frostycountenance in residence, the living room has become the territory of my lodgerslate at night, which is not a situation that either I, or The Big Son are keen on.

So, when the prodigal daughterreturns next week, she and herboyfriend will be moving in with mefor a while. This is a rather morecomplicated manoeuvre than itfirst seems, as I’d already given TheBig Daughter’s room to The SmallDaughter, who has decorated it, orshould I say, destroyed it, to her inimitable 12-year-old taste. I then rented out The Small Daughter’s room to a 16-year-old student. Unfortunately, although hewas a lovely boy, he was the filthiest person who has ever lived in LandladyTowers. After he had been here for only a month, I had to telephone his mother. I told her that I’d already had an infestation of mice in the past and had no desireto repeat the verminous occupation. She said that she had been worried aboutcrumbs going between the floorboards and attracting mice. I was tempted to askwhy any self-respecting mouse would scurry around in the darkness beneath thefloorboards while a smorgasbord of mouldering culinary delights were readilyavailable in the bedroom. Alas, after a couple more months of trying to deal withthe wayward habits of my lodger, I had to ask him to leave. It’s the first time I’veever had to ask a lodger to leave in 11 years of renting. I was about to rent out theroom again, when it occurred to me that it would be rather nice to offer the roomto The Big Daughter and her boyfriend, an offer which, happily, they accepted.

So now I’m busily occupied in buying new furniture for the room in readinessfor the big return next Thursday. The bed and chest of drawers are arriving onWednesday and the old furniture is being donated to the YMCA. I’m sure thelodgers won’t know what’s hit them...

Nearly 40 yearshave passedsince Brighton

Station’s lower goodsyard – and its relativelynarrow access bridge –have been used as theywere intended. Withthis in mind, passers-by are in for a shockwhen they look up atthe narrow Grade IIListed bridge above New England Road.

It was eight years ago, that developerChris Gilbert of QED called for ideas forpublic artworks to decorate his NewEngland Quarter redevelopment scheme.Several suggestions from metal-mad localcraftsman, and Austin 7 Special owner,Jon Mills, were implemented includingmounting large steel models of ‘clinker-shovels’ and other tools on the evenlarger brick pillars that once held upsections of Brighton’s nationally-renowned locomotive works.

In consistency with much of whatBrighton experiences when it comes totrains, the process of installing the‘Jenny Lind’ or, as I prefer it, the ‘GhostTrain’ on the bridge was somewhat slow. Ican only imagine the bureaucracy that was involved in requesting permission toinstall the steel train silhouette on Network Rail’s Grade II Listed cast ironbridge. The structure dates from 1852, was fabricated in Brighton’s RegentFoundry, and is no doubt rather fragile.

An 11m-long 1.5-tonne steel beam was the solution. The train appears to siton the bridge but it’s actually fixed to a cantilevered beam. The beam sits a fewinches above the ground with its concrete foundations in terra firma to thesouth side of the bridge. Jon employed a variety of techniques to create theGhost Train including laser and plasma cutting for crisp and rough cutsrespectively. Most of the work was actually carried out three years ago in Jon’shidden workshop near Preston Park Station (a future column topic no doubt).Once the go-ahead was given, all of the slowly rusting pieces were shot-blastedand sprayed with zinc prior to undergoing powder-coating for a perfect finish.

Jenny Lind was a Swedish opera singer and namesake of the first of a classof ten steam locomotives that were built for the London, Brighton & South CoastRailway in 1847. The class was so successful that 60 more locomotives werebuilt for various railway companies around the country. The name ‘Jenny Lind’came to be adopted for the whole class.

Jenny Lind herself actually performed in Brighton in 1848 in what is thoughtwas going to be her last concert. It’s a delight that she’s back.www.buildingopinions.com [email protected]
