home of my late dearfriend, Mike Robins, at33a Brunswick Square, ahouse with its ownconcealed entrance andno frontage. Its front dooris tucked away within theentranceway of 33Brunswick Square, whichoffers a great clue as toits origins. I can butassume that No. 33a was oncepart of No. 33 in what must be thelargest Regency house ever builtin what is now Hove.

Number 33a Brunswick maywell have no façade but it doeshave an incredibly imposingrear elevation that ischaracterised by a grandcurved bay – that may beviewed in luxury from ahidden and unexpectedgarden behind. Backing ontothe opposite side of thissecret oasis are three striking modern town houses.

It is sadly the case that we are blessed with little in the way of qualitycontemporary architecture locally. It is always a pleasure, therefore, to beable to add another development to the short list of buildings.

Numbers 61-65 Brunswick Street West were completed in 2007 anddesigned by Alan Phillips. With four storeys and four bedrooms apiece, thethree houses are large but, despite their height and advanced design, areentirely respectful towards their elderly neighbours. One mark of respect isa curved protruding window in the form of a semi-circular bay; a moderninterpretation of the distinctive Regency bow. An exposed frame is ashared feature on both the front and rear of the buildings, as is anabundance of glass.

Within, no space at all is wasted. The ground and first floors contain theliving areas; the second and third floors contain the bedrooms. Inside No. 61,knowing that the third floor was the top floor, I was a little curious as to whythe staircase did not stop there. This was easily explained by a little lever thatis pulled to open a great hatch onto the massive roof terrace. No space iswasted outside either.

The brief list of decent modern buildings locally includes the JubileeLibrary, Earthship Brighton and 1a Whichelo Place, along with 15 Lloyd Closeand a few other houses in Hove Park. With a dearth of such buildings, it israre for one to come up for sale. Nash Watson is marketing 61 BrunswickStreet West now.

I started this year full of vim andvigour and hell-bent on makingsome money before I get too old

and tired. I have to admit that myenthusiasm has waned somewhat andI am far less enthusiastic in Februarythat I was in January. This is mainlydown to the fact that neither my mum’shouse in Stoke-On-Trent, nor my one-bed flat in Brighton are showing anysigns of selling and I need some kind ofinvestment money before I can getstarted. I have received just one sillyoffer for my flat in Brighton, but I’mhonestly not that desperate to sell it. Thetrouble is, the longer I sit it out, the lessenthusiastic I am to do any work. As if Ineeded another excuse, spring is justaround the corner and I would much ratherbe messing about in the garden thanrenovating some stinking hovel when theweather is fine.

I love eating out, but in the currentclimate, I am unlikely to want to spendmoney on restaurant food, when I can eatthe same thing for a fraction of the priceat home, especially when you factor inmy Staff Discount at The Supermarket.Besides, the amount I used to spendeating out every month – andI’m going back a good manyyears – could easily add up tothe cost of a flight tosomewhere more exotic. A bit ofa false economy, I know.

Myself and my friend Anne –currently unemployed – make agreat deal of effort to be asthrifty as we possibly can. Somuch so, that we could almost make a full-time career out of being penny-pinching. One of our favourite things to do is to walk along the undercliff toRottingdean and treat ourselves to a cup of instant coffee (none of yourfancy caramel shot latte nonsense here) and a huge slice of cake for abargain price, then walk back to town ruing the fact that we have undone allthe good work we achieved walking there in the first place.

I often have friends round for dinner or lunch as I still love cooking, in spiteof the fact that I’m obligated to do it for the kids and the lodgers everyevening. This week has been unusual and fabulous, in that I have been invitedback to four different friends’ houses for dinner. The Small Daughter and TheLodgers were away for the weekend, so I haven’t even been to TheSupermarket since Thursday – apart from working there – let alone cookedanything. It’s now Monday and I’m off out for dinner again, this time with TheSmall Daughter. The only downside is that The Big Daughter and Son are sonarked that I’m not fulfilling my contractual duty as a mother, that they’rereally bad-tempered and I daren’t go into the living room when they’re there... follow me on twitter @robert_nemeth

W hy does my fiveyear old have somany coats? It’s

distasteful almost, to havesuch abundance in theseaustere times! Her old coatsstill fit, yet I can’t resistbuying her that sale bargainHello Kitty one... And thenthat child's batwing modparka on sale. Theserecession ‘sales’ are ruiningmy finances, but I find muchcomfort in that I am helpingthe country's economy.

She also has a fakeleather bomber from whenshe was three which shestill crams herself into to‘look like a teenager’. Shehas already learnt that onedoesn’t need to move one’sarms or even break oneselffrom a fall if one can lookcool in a mock leatherbomber. Then family sent alovely red coat. She’s five and now has five coats! She has all these coats, yetwill she wear one? No. “I’m too hot,” she says leaving the house as I hold thecoat, running after her while gaining grey hairs and a looming alcoholdependency with the stress of the daily coat battle. I am freezing! “Aren’t youcold yet?” I ask, my breath making a panting mist as I speak. “No!” she says,(either she is incredibly stubborn or her little body is not made up of blood,tissue and pasta pesto like most kids, but in fact inside her she houses apowerful furnace).

I am considering selling her energy to the national grid. With the profits Iwill have my grey hairs dyed and invest in Smirnoff. The constant battles toget her to wear a coat are driving me to drink/hairdressers/plain exhaustion.

This particular day I had a craving for chocolate so I suggested a treat; thatat 6pm instead of getting in pyjamas ready for bed, we zoomed up the shopfor sweets! The five year old took ten minutes to get ready! Appeared wearingonly a pair of tights and a cardigan... Oh and sporting the Chinese decorativeslippers her dad had bought her, demanding I “put her hair up”. Half-way upthe road she wanted to turn back to change shoes, crying wildly that shecouldn’t keep them on and arguing furiously that they were not slippers (err, what is a shoe with no back heel?).

This is why you don’t go out near bedtime with kids. But my body neededchocolate so I carried her whingeing mass to the store where I allowed her tonot wear shoes ‘as a treat’. She was ecstatic about this, (as this is five-year-old anarchy...with permission!) I got a few judgemental looks out on a coldnight with a small child wearing no coat and no shoes, but just a cardiganand tights... I wanted to shout: “Look, she owns five coats!” Luckily it wasn’tvodka I was buying. That would have been a bad look.

B right,” says my wife when she walks into the kitchen. “Bright.” I repeat,a couple of hours later when I walk into the same room. I’ve recentlychanged one of the kitchen bulbs. The chopping board has a spotlight.

Cutting onions become a song and dance. In Hollywood films based on real life, they often condense events into

single scenes to heighten dramatic impact. Hold that thought. That day, I’ve moved the stair-gate. Youngest™ spots it and is annoyed. He

likes things in their place. I’ve moved it to do a tiny DIY job of removing oldrawl plugs, applying filler and touching up the paint. I’ve just added the filler,which he’s pointing at in some distress. He rubs the area, it’s a little roughand he winces, then motions for me to put back the stair-gate.

An hour later we pick The Boy from school. I have peeled a small piece ofwallpaper from behind a radiator to colour-match a tester pot. The man inHomebase transfixes both boys with acomedy turn – I’m not beingsarcastic, he’s beingpurposefully entertaining,and it genuinely lit up abad day – and later Ibrush the paint on.

Small DIY or householdjobs like these becomemore complicated with kids.I love how interested they are,and The Boy in particular loves tosee me root through mytoolbox, but he does askquestions I don’t have theanswers to, and he’sstatistically more likely tohear bad language the closer hegets to my DIY.

Sometimes I’m in the middle ofa task and look up to see The Boyand Youngest™ circling the room,each using some un-nameable butvital component as a weapon. Orthat the box with instructions onthe side has been commandeeredas a boat.

Next job. Part-way through changing the batteries of Moon In My Room,(you hang it on a child’s wall and it glows in the dark), I realise that Youngest™has taken a selection of batteries and lined them up in colour order. Problemis, they’re a mixture of the old and the new. After a few try-outs, I notice thereis an on/off switch on the back. I turn it on. It works.

I hang the moon back up in The Boy’s bedroom and go downstairs satisfiedthat a few small jobs have been completed. I go into the kitchen, switch thelight on, and there’s a bang. All the lights go off downstairs. The fuse hasgone. Not feeling so “bright“ now.

Oh yes, the mention of the Hollywood film? Well, I’ve condensed my recentDIY into one day when it perhaps took three. Still, I think you’ll agree, I’vemanaged to really ramp up the excitement.

Tomake a feature of a large or unusual window, usecolour and textured fabric to highlight it.

Beautiful blindsPractical, modern and chic, blinds work with mostwindows. Their economical design makes them anideal choice for smaller spaces and contemporaryhomes. They’re also useful for awkward spaces,like large or square bays, or Velux windows.

Roller blinds are very space efficient, and give aclean, modern look. For bedrooms (especiallychildren’s rooms) black-out roller blinds can be agodsend. Semi-opaque, textured blinds work likevoiles or nets and allow some light in while

maintaining privacy – and they look great.Venetian (slatted) blinds are versatile enough formulti-purpose spaces, studies and studios.Neutral colours will blend in to other décor,allowing you to make a feature elsewhere in theroom. W hen we first met Philip Warford ofRenaissance Legal he was already findingthat there was a very comfortable niche

for a law firm that could deliver a fullyprofessional service in a new way. And only sixmonths after starting, Philip recognised that healready needed to expand. After a year he wasjoined by Elle O’Connor and in that first year thefirm already had a list of 170 new clients. Elle isRenaissance Legal’s client assistant anddevelopment manager.

Now, at 18 months that list of clients hasexpanded to 230 and Philip and Elle have nowbeen joined by Katherine Miller. “The expansionwas a huge shock to me,” says Philip. “It blastedright through all my predicted budgets andtargets. My vision was always to create a firm, not just me working alone. I wanted to be able tosuccessfully plan and also offer clients a choice of who they speak to and who they work with.”

Renaissance Legal is a niche firm offering Will,Trust, Probate, Tax, Power of Attorney and Court ofProtection services. The basis of the firm was aflexible way of working. Clients could choosewhere to meet, whether in their own homes or inthe company’s central Brighton offices and alwaysat a time to suit them. “I was very conscious thatoffice hours for some clients and, in particular,commuters, were not convenient, so we arealways happy to make appointments at times thatreally will suit. We are certainly not tied to 9–5working or Monday to Friday come to that. Ourclients’ needs will always come first.”

Philip had already worked in the legal world formany years when he started Renaissance Legaland across many fields, but, like many, he hasdeveloped specialist areas in which he has built amassively respected reputation. For Philip,working with vulnerable clients and clients withlearning disabilities has given him a great deal ofprofessional satisfaction.

Last year he was very proud to be given the titleLegal Executive of the year for 2011 at the LawSociety Excellence Awards. “These are the most

prestigious awards in the legal calendar, voted forby a panel of legal advisers and lawyersassociated with the society. It’s a huge event, 600people, and mainly huge legal firms. Obviously wecouldn’t afford a whole table at the event but whenmy name was read out we were very glad that wehad attended. It was a massive affair held at OldBillingsgate and I had been nominated by Mencapin recognition of the work I do in that sector aswell as for the development of the company andthe pro-bono work that I continue to do. Winningthe award has certainly brought a higher level ofprofessional recognition and other Brighton lawfirms were very kind after the award in sendingletters of congratulations.”

Philip, Elle and Katherine all used to worktogether at ASB in Brighton. “We worked togetherfor three years and now we have come backtogether again. It certainly has a family feel. Itfeels very natural, almost as if there has been nogap between us,” says Katherine.

Katherine has experience in many areas but specialises in work with pet protection anddealing with clients who wish to leave legacies to charities. “Legacy giving is a rapidly growingarea and we are building up a wealth of specialistknowledge in the field.”

So now Renaissance Legal, after only a shorttime, has tripled in size. Does this mean that Philipand the team will be seeking to expand further?

What makes Brighton and Hove such a great place to Invest?

Like most cities, demand for property in Brighton is always high and the eclectic mix of properties matches the transient and ever

growing population of this vibrant city. However the economic climate has particularly increased demand for rental accommodation as people struggle to raise high deposits or obtain mortgages for the purpose of buying in the area. For investors however, there is good news; buy-to-let mortgages are much more readily available and with such strong rental yields in Brighton and Hove the returns can be very enticing.

Local lettings specialist Leaders are reporting unprecedented levels of applicants contacting their four city branches looking for good quality rental property. Brighton and Hove is popular with a wide range of applicants from students attracted to the city by the two universities, commuters for the great rail links to London, through to families moving here as a result of good schools.

The choice of properties ranges from studio’s to sea front apartments and to houses with more than three bedrooms. Leaders are currently securing rents from £450 to £625 on studios which appeal to students looking to escape the halls of residence and also to young professionals looking for independence. The next size up is a one or two bedroom apartment; the large majority of these are conversions within period properties found across the city. A one bedroom apartment in the current market will range from £650 up to £1000 and a two bedroom apartment will range from £825 up to £1350, these appeal to young professionals, as well as couples and sharers. The location of the apartments in

relation to the train station and the sea front will be the defining factors within these price ranges.

Families and sharers who are looking to cut down their rental costs will look for three bedroom plus apartments and houses. The rental value of houses and larger apartments can vary greatly on the sizes and the area in which they are situated but on average the length of tenancy tends to be between 12 – 18 months, and rental demand is always high, particularly in the New Year and summer months.

This wide reaching demand across the property types and areas make Brighton and Hove an excellent investment area however finding the right property for your investment goals is key.

Not only is the rental income and therefore the yield an important factor of any investment, but it is also important to think about what you are looking for out of the investment in the short and long term. Plus the type of

tenant will have a knock on effect of further investment required at the property on a 6 monthly, yearly or 5 yearly basis. For example if you invest in a luxury high end apartment fetching the highest rents in the city then there will be the requirement to maintain the ‘luxury’ status through the wear and tear of tenancies and the fast pace world of high tech appliances.
