The red telephone box – or BS 381C-539as it is otherwise known – is an iconicpart of the British landscape. In the1980s there were 73,000 of them in

service (or occasionally not). Today, some arebeing repurposed for a variety of new uses suchas coffee bars, solar chargers or shoe shinestands.

In New Road, Brighton, in the heart of thecity’s North Laine, two boxes have beentransformed into a café, and around thecountry others have been turned into touristinformation offices, internet cafés and otherinnovative micro-businesses.

There has been intense interest in the waysin which enterprising individuals are findingnew ways to launch business from the boxes,attracting recent attention from the Daily Mailand the Nottingham Post, among others.

Phones will undoubtedly start to ring off thehook with enquiries about the 400 boxesaround the country, owned by theappropriately named Red Kiosk Company. As Property Moves reach their 22nd anniversary, they celebrate staying at the topof their profession by concentrating on what they do best – lettings

Remaining exclusively a lettings agent hasmeant that they have always focused on theexacting demands of that part of the propertyindustry, an area that requires constantattention, as legislation changes frequently. Director Warren Knight started the company22 years ago, and was joined by Graham Shippin late 1997 after Graham had worked in thelettings business from the age of 18, Grahamhas more recently become a Director ofProperty Moves.

successful letting agent? “Getting to knowboth our tenants and landlords. We neversimply show any applicant any property, wetake time to make sure that they are a goodmatch, building up a picture of the tenantbefore showing them anything,” says Warren.Graham adds; “It’s also all about quality, not

New statutory pay ratesOn 15 April 2015, statutory pay formaternity, paternity, adoption andshared parental leave will increaseto £139.56 per week.

Statutory adoption leave and payFrom 5 April 2015, the rights onadoption leave and pay willchange. Adoption leave willbecome a "day one" right, soemployees will no longer need tohave 26 weeks' continuousemployment to be eligible. Biggins, Capron, Dench, Dodd, Norton,Zenon – the list of celebritysupporters of the campaign to turnthe Brighton Hippodrome back into a

theatre is impressive. Focus on the derelict Hippodrome, on

Middle Street in central Brighton, has beenintense since plans were submitted in 2013for its conversion into an eight-screen Vuecinema. The plans were passed by Brighton& Hove City Council at the end of last year.

I have heardlots about theHippodrome’sfamous interiorover the yearsbut have neveractually beeninside. Thebuilding wasoriginally an ice-rink when it wasconstructed in1897. By 1901, ithad beenconverted into avariety theatre by Frank Matcham – the most famous of theatrearchitects. It became a bingo hall in 1967 and finally closed in 2007. It hasbeen disused ever since.

Bad things happen to derelict buildings. Squatters, and arsonistsgenerally, routinely start fires. Roofs collapse, especially if lead is missing.Thieves steal and vandals destroy. Although I saw restoration and usageas a theatre as preferable, I wasn’t distraught when planning permissionwas granted.

Much has changed since last year. A change in ownership of thebuilding has just occurred or is shortly about to. Plans to convert havebeen dropped, though the permission remains. The campaign (or, moreaccurately, series of campaigns) to stop conversion and return theHippodrome to use as a theatre has gone from strength to strength.

Those behind the Our Brighton Hippodrome campaign (seewww.ourhippodrome.org.uk), including campaigners David Fisher andJoanne Jameson, are keen to stress that a great business case exists for areturn to theatre use. They want to see the venue used as the city’s keyperformance space and later as a producing house. Iam writing this column from abeautiful poolside in West Africa. It isthe end of January, and while mycommuting friends battle with wintry

showers and sub zero temperatures, weare basking in 80 degrees of constantsunshine. Endless days of runningbarefoot on the beach and simply sittingand thinking always has the effect ofstripping away the nonsense thatsurrounds us in the West and exposing

the world as it actually might be. It is true that I am sitting in a

tropical paradise, but I cannothelp but feel angry that thetourism here is down by 75%because of the ebola epidemic. A 75% loss of business in one ofthe country's major industries ispretty catastophic for one of thepoorest countries in the world.The fact is that there have beenno reported cases of ebolahere – there have been morecases in the UK thus far – thenearest outbreak being 1,000 milesaway in the next-door-but-one country. Ofcourse no one wants to risk dying of adeadly virus, but it's almost like refusingto catch a bus in John O’Groats becausethere are delays in Lands’ End. The WestAfricans are blaming the scaremongeringWestern media, and so do I.

Working in The Supermarket for thepast 10 years has afforded me theopportunity to study humankind at prettyclose quarters – one of my particularlyconclusive casual observations being what type ofperson reads what kind of newspaper. Duringmy casual study, I have noticed that almostwithout fail, the typical Guardian reader willbring his own recyclable bag, whereas those taking the Mail will usuallytake several 'free' bags for just a couple of items, claiming that ourbags 'always break'. Personally, I cannot wait until later this year whensupermarkets have to start charging for bags and those irresponsiblewastrels are forced to pay for their pointless plastic.

An obvious conclusion is that Guardian readers as moreenvironmentally aware, better informed and more considerate to therest of the world. Which makes the Daily Mail reader ..? Well, certainlynot likely to be joining me by the pool in West Africa any time soon.

Hove and assesses their chance of success.

Surprising statistics about rent in BrightonDid you know that over a quarter of all housingin Brighton is in the private rental sector?That’s almost double the national average.

Did you also know that Brighton is nowchasing hot on the heels of London for thedubious accolade of the most expensive placeto rent property in the UK? And, finally, did youknow that 21% of private renters in Englandclaim that housing is an important issue indeciding how they will vote in the forthcominggeneral election? That’s compared to just 8% ofhomeowners.

Why has rent become a political issue?Locally, Caroline Lucas of the Greens has firmlysupported the proposal: “I am campaigning forcaps like they have in France and Germanywhere rent can’t rise faster than inflation.”Whilst no other party has placed its weightbehind the proposal, it does raise a questionfor landlords: what would a rent cap mean?

Do rent caps work?History tells us that rent caps are likely todecimate the private rented sector, which

shrunk during its last tenancy from55% in 1939 to 8% in the 1980s.

Will a rent cap solve the problems itseeks to address? Probably not: theanswer to these is more likely to lie inthe exorbitant cost of housing itself, andthis issue affects all potentialhomebuyers, including landlords.

Will it happen? Again, probably not.But landlords should look out for tighterregulation, more restrictions and thelikelihood of a three year tenancy.

Is there any good news?I’ll keep you posted, but in themeantime landlords looking for moresecurity in these turbulent times dohave the option of choosing Khalil’sGuaranteed Rent scheme whichoffers three to five years continuousrent at an agreed level, regardless ofwhether your property has tenants or arent cap is introduced.
