Wishing you a happy, healthy & prosperous New Year from all at Phoenix Estate Agents! I hope you all had a wonderful Christmas time. As from the 2nd January we are back open as usual. Very little has changed with regards to the housing market conditions since my last blog in December. With exception of the change in the stamp duty thresholds which was introduced on the 4th December 2013 – for further information on this subject one of our local solicitors has kindly produced a handy article which can be found on the back cover of this issue of our magazine. This time of year is often all about new beginnings - putting the new year plans and resolutions into action. A key time of year for the housing market where sellers get their homes appraised with a view to selling and newly intending buyers registering on our mailing lists for properties and getting mortgage advice to see if they can make the move they hope to. So for us agents it is about the potential of new property stock and new mailing list applicants. If you are someone considering your financial position with regards to a remortgage or moving home then we always recommend you speak to an independent whole market advisor to ensure you are being offered the widest options available to you. Lets achieve what we want to achieve and sooner rather than later. So, many sellers use this time of year to assess how their property has been performing and what they or their agent/s could do to improve that performance and the buyer activity or impression the property is receiving. A bit of a pre-spring clean comes about. Sellers tip: Always remember the 3 P’s: Present well, Price right, Promote effectively. I can’t predict what the year ahead will offer, but I am expecting it to be much like 2014 was – a steadily improving market. I think consumers are still getting used to some of the changes that have come about in the housing market and legislation over the last few years including the mortgage market review that changed the way the mortgage approval and application process works. So consumer confidence is still improving. We are still selling well. Activity is higher for the time of year, than what it has been the last couple of years. We are still low on property stock to offer for sale – so keen for more properties to offer. All signs of a recovering market. Here’s hoping a stable growth and gain in confidence will continue, as that is an indication of more secure market conditions.

As a registered charity, we cover the south east corner of Lincolnshire covering the communities of Long Sutton, Little Sutton, Sutton Bridge, Wingland, Tydd St. Mary, Sutton St. James, Gedney Broadgate, Gedney, Gedney Dyke, Gedney Drove End, Dawsmere, and Lutton. The Society meets every 3rd Monday of the month at the Market House in Long Sutton at 7.15 pm. The society had a very busy 2014 with WW1 Exhibitions around the district from May to November. It also launched Volume One “A Pictorial Journey Through Long Sutton Past” to date half of the copies published have been sold. Common Pit on Bridge Road at the end of the year was in its final consultation stage with a decision on design to be made. At the last event before Christmas organized by the Society a Craft Fair, Robyn Woolston the designer for Common Pit spoke to 77 people showing designs and at the moment of three the favorite includes the History of the Wash with structures to include boats. The Long Sutton & District Face Book page has proved very popular, it held a competition to re-name Turpins on the Market Place from the entries the owner choose the name “Palmers” this being the name Dick Turpin used when living in Long Sutton. So into 2015 another hectic year envisaged! this year we will be commemorating 70 years from the end of WW2 once again the Society will being holding Exhibitions around the area. It is hoped to launch another book on local pubs of Old Long Sutton. To arrange for speakers to attend meetings out in halls around our District other than just in Long Sutton. Also it will be undertaking a new project which will be country wide in listing town and village War Memorials we will be doing ones in our District. As a taste of things to come two photos of topics we will be covering, two pubs side by side, and our War Memorial c1925. Last but not least Common Pit will have its new look and art work completed.

driven by:- Shortage of property for sale in popular locations as stricter lending criteria, pre-election jitters and limited choice of trade-up properties dissuade some home-owners from coming to market - Buyer sentiment aided by continuing low interest rate environment and boosted by Stamp Duty reform Buyers could find early 2015 offers ‘best buy’ opportunities—properties falsely priced below former Stamp Duty thresholds

2014 ends with the largest ever monthly fall (when measured in pounds) in the price of property coming to market, down by an average of £8,703. This 3.3% drop in new seller asking prices has reduced the annual rate of increase from +8.5% in November to give a final 2014 figure of +7.0%. This is a further indication of the slowing pace of growth, though it is important to note that the recovery remains countrywide with all regions recording positive price growth for the year. On the back of an annual increase of +7.0% this year, Rightmove forecasts a national average rise in new seller asking prices in the range of 4% to 5% for 2015. Miles Shipside, Rightmove director and housing market analyst comments: “Whilst a near £9,000 drop is the biggest ever reduction in the price of newly marketed property compared to the month before and a sign of a market continuing to cool, a fall is not unexpected in December. Though sellers are fewer in number at this time of year, those that do come to market are often keener to sell so price lower in a bid to stand out. The overall picture for the year is still one of a much recovered property market, with sellers and their estate agents confident enough to be putting property on the market at a higher price on average than a year ago, although we predict a slower pace of price growth in 2015. This means that sellers and agents will have to work harder to achieve a sale next year.”

Rightmove’s 2015 forecast The national average price of property coming to market is forecast to rise by between 4% and 5%. Rightmove predicts the South East will see the highest growth in prices next year as the London ripple effect continues and stock shortages remain acute. These factors mean that the East and South West regions also look set to perform better than the northern regions. London will not be the price rise powerhouse leading the rest of the country as it has been in 2014. Sectors of the London market will continue to re-adjust with several different forces at play. Affordability has already been stretched to its limit in some inner London locations, and there are also winners and losers with the Stamp Duty changes. The threat of mansion tax on properties over £2million will remain a deterrent until at least May’s election. Shortage of property for sale in popular locations: While the number of resale properties coming to market in 2014 is up by 8% on 2013, HMRC transaction numbers for completed sales are currently 18% higher than the same period last year*, leading to some supply shortages, especially in popular locations. While buyer demand has tailed off during the second half of the year, there are now signs of fewer sellers coming to market too. In the last four weeks, 76,823 new sellers have come to market, down 4% on the same period a year ago and the second consecutive month that there has been a year-on-year fall. There are factors that could see this trend continue into 2015, exerting some modest further upwards price pressure. Stricter lending criteria may prevent some home-owners from being able to fund the trade up to the next bracket, while the usual pre-election jitters will deter others. In some especially buoyant parts of the country the lack of properties available gives limited purchase choice for prospective sellers who are planning to trade up, dissuading some home-owners from coming to market. Shipside observes: “In spite of generally positive market conditions, some of the measures designed to restrain and control buyer demand have also curtailed the supply side by damaging the desire and ability of home-owners to place their property up for sale. Elections also add a further element of uncertainty that may deter some from making a major financial decision to trade up or down, so the likelihood is that good quality property will be in short supply in higher-demand locations, leading to higher prices where buyers still remain ready, willing and able to proceed. With the average number of properties for sale per estate agency branch at the lowest level ever recorded at this time of year, there is still some scope for price growth.” Positive buyer sentiment: Rightmove’s latest quarterly Consumer Confidence Survey of over 40,000 prospective home-movers shows that 63% think property prices will be higher in 12 months’ time, though this is down from figures of 75% and 79% in the previous two quarters. Rightmove’s view is that there may not be a rise in Bank of England base rates until 2016, and in addition both sentiment and costs of purchase have been aided by the Stamp Duty reform announced in the Autumn Statement. Shipside notes: “Buyers are having a tougher time but remain price-positive as only one in ten in our latest survey think prices might fall over 2015. While the Bank of England’s measures are making it harder to buy, the Chancellor has boosted buyers’ coffers with a welcome and long-overdue overhaul of Stamp Duty that will help most in the mass-market. Market volumes are likely to be more muted in the first half of 2015 than in 2014, but conversely we could see a better second half. A good result would be overall volumes similar to 2014, but we could also see a thinner-volume market with relatively stable prices.” ‘Best buy’ opportunities earlier in 2015?: Buyers could find that early 2015 offers the best buying opportunities. With price rises still likely to outstrip wage inflation next year, affordability will become further stretched as the year progresses, helping the early movers. In addition, first-time buyers may benefit from buying before April’s greater pension freedom encourages more buy-to-let investors into the market. Early buyers could also benefit from snapping up properties currently on the market but falsely priced below the former Stamp Duty thresholds. Within a few months this pricing inefficiency will disappear, as sellers of property worth just over the £125,000, £250,000 and £500,000 thresholds are likely to price their property at its true value, adding to purchase costs and house price inflation in 2015. Happy New Year from everyone at the Market House Photo Group.

January sees a change of evening for our meetings, we are now meeting on the second Wednesday of each month starting on Wednesday 14th January at the Market House at 7.30pm. For current members subs will be due. We will be doing some stress line photography which is great fun especially if you have never done it before.

Also starting on Saturday 17th January is a novice group, this group is aimed at complete beginners or newcomers to photography. We will be meeting at Lutton Village Hall - 10am to 12 noon. £3 joining fee. All welcome.

On Sunday 25th January the group will be visiting RSPB Frampton for a guided tour and lots of photography opportunities with bird life, seascapes and flora and fauna. This visit will be led an RSPB volunteer who is also a member of our group.

During the next few weeks we will be announcing the theme for our annual competition. Watch this space.

This insurance is specially designed for young learner drivers who have a provisional license covers you to drive a family or friend's car while you're learning – all done in a clever way that doesn't risk the car owner's No Claims Bonus. They will cover most cars up to insurance group 32 with a current value of up to £30,000. Fully comprehensive cover against fire, theft, malicious damages and any accidents while you're driving the car. It also covers damages to other people's property while driving. Wait, there's more! It even covers whoever is supervising you're driving if they have to take control of the wheel in an emergency. Plus, you can drive with another adult apart from the person who owns the car, as long as they're over the age of 25 and have held a full UK driving licence for at least three years. Of course, you'll need the permission of whoever owns the car, but we're sure you knew that anyway! Now, while the policy is designed to cover you on someone else's car, the car still needs to be fully insured by whoever owns it. The cost of your learner Insurance policy depends on how long you want to be covered for and whereabouts you live (it really is as straightforward as that). The policy can last from 30 to 90 days and if you want a longer period, just renew your policy. The quotes we have processed so far have average cost for this area of around £90 per month but could work out less than that if you take 2 or 3 month policies at the same time. So if you know of any 17 year olds wanting to get behind the wheel please point them in our direction.

STAMP DUTY LAND TAX (SDLT) – Key Facts for Residential Property Purchasers. The Autumn Statement made some major changes to the stamp duty land tax system and how duty is calculated. Buyers will now only pay tax at the relevant rate for each band rather than a flat rate across the whole amount. The changes are designed to make the system fairer by stopping the large jumps in tax payable under the old system. It is estimated that SDLT will be cut for 98% of people who pay it. From the 4th December 2014 SDLT rates are as follows:

The new rules came into effect on the 4th December. If you have already exchanged contracts before the 3rd December you will have a choice of whether to use the old or new rules. If you completed a purchase on or before the 3rd December 2014 then you will have to pay SDLT at the old rates. Purchasers buying a home for less than £937,599 will pay either the same or less stamp duty than under the old rules. Below is an example of how some people will be affected.
