MAIN ROAD, GEDNEY DROVE END, PE12 9PD. ASKING PRICE: £220,000.

Period (circa early 1800s) detached and converted former public house situated in a rural village location. Offering modern energy efficiency improvements to include photovoltaic solar panels plus air source heat pump – giving a financial benefit to both the energy efficiency of the property and also an income return on the energy generated (further information below). The property offers character and quirks as to often be expected with a property of this period & origin. Such as 2 staircases (front & rear) plus a quirky stooped height doorway upstairs & low ceilings. An internal viewing is essential to appreciate fully the layout & all this property offers.

ACCOMMODATION: On the ground floor: lounge with 2 feature fireplaces (one each end), dining room, study, cloakroom & kitchen. On the first floor via the front staircase entrance to the master bedroom with walk in wardrobe & en-suite with stooped door to the main bathroom which leads to the rear landing offering further study use and access to the 2nd & 3rd bedrooms. Outside the property has an extensive gated driveway giving off road parking for several vehicles, plus additional space ideal for parking a motorhome/caravan (with electric connection nearby), attached garage, workshop, integral store room/utility, extensive garden and patio area to the rear of the property with additional yard/patio area to the other side of the property. Majority upvc double glazing (except cloakroom & bathroom velux window).

The sellers of this property have owned it since 2004. They were attracted to the property by the space it offered inside and out, plus the garden because of it’s size, privacy and that it wrapped around the property offering different sections for veg patch, plants & pond plus that it benefits from sunshine all day. It also had a work shop and at the time they bought it they had a caravan, so the drive was big enough to park their caravan without obstructing light to the property and still allowing space to park both their cars as well as guests. Most importantly they loved the fact it was ‘not your average/ordinary house, with big rooms, tall ceilings and offered more charm than the newer builds they had viewed’. They also loved it’s location; quiet/safe/pretty with lots of wildlife. They commented they’ve seen more unusual breeds of birds here than anywhere else. Sadly for them, health reasons have forced their need to move, although they will certainly miss it.

ENERGY EFFICIENCY IMPROVEMENTS: The vendor advises us: the feed in tariff for the heat pump is a fixed sum of £297 per quarter (subject to uplift in line with inflation) for a period of seven years, (at the time of going on the market 21/04/15 they have so far had three payments under this system, hence there are a further 25 to come, making £7425). The photovoltaic solar panels have in the first two years averaged an income of £788 per annum, and so far this year indications are that the same sort of figure should be achieved. (There are a further 18years to run on this contract, generating some £14199 plus inflation). Thus a purchaser could be in receipt of a total potential income of some £21624 during those indicated periods of time).”

SERVICES: Mains water & electricity. Private drainage. Air source heat pump serving water & central heating. Photovoltaic panels for electricity. South Holland District Council tax band: B. EPC Rating: D.

ABOUT US: Chairman Mr. Tim Machin With a local presence of nearly 50 years, the Society exists to promote high standards of planning and architecture; promote civic pride; secure the preservation, protection, development and improvement of historic structures or features and promote understanding of the geography, history, natural history and architecture of the area. As a registered charity, we cover the south east corner of Lincolnshire covering the communities of Long Sutton, Little Sutton, Sutton Bridge, Wingland, Tydd St. Mary, Sutton St. James, Gedney Broadgate, Gedney, Gedney Dyke, Gedney Drove End, Dawsmere, and Lutton. The Society meets every 3rd Monday of the month at the Market House in Long Sutton at 7.15 pm. With varying speakers and occasional outings, for further information call 01406 362310 or email [email protected] THE END OF AN ERA.

Among the charity shops, pound emporiums and 'transitory 'pop up' stores on our High Streets are those anchor shops and businesses that have been there as long as anyone can remember. These are the establishments that help define the place and give it stability.

Long Sutton has a surprising number of well established businesses that have survived for a generation or more and have helped establish, through their loyal following, the retail success of this small market town.

In the last few weeks there has been both good and bad news locally. Arguably the town's oldest established business, Peatlings Wine Merchants on Little London closed its doors for the last time after well over a hundred years of trading. Established in the last decade of the 19

th Century by wine merchant Sidney Duvall, the business has changed hands several

times since his unexplained death by a gunshot wound to the head in his back garden in 1910, but essentially this importer, distributor and retailer of wines, spirits and ales has been a mainstay of the local trading scene for 4 generations.

The mantle of the towns 'oldest established retailer' now passes to Pledgers on Market Place, which has just celebrated its 70th anniversary. Pledgers, started in 1945 by ‘Dick’ Pledger as a bicycle and radio shop was taken over by long standing employee Maurice Smith in 1967.

As the summer term draws to a close, we look back on some of the wonderful things we have achieved this spring and summer term. We have introduced a new system called Tapestry, which enables us to electronically log the children's progress and achievements. This makes it an easier, less time consuming way of documenting, meaning even more time is spent playing and learning with the children than with the paperwork! Tapestry also allows parents to have direct access to their child’s progress and achievements day or night. It also gives parents the opportunity to input achievements and observations from their home environment too. This is another fantastic step forward for us here at Cinder Ash Pre-School, to ensure the children in our care get the very best from their early years’ experience. Also this term we have been working hard improving our outside area: updating our plant boxes and introducing new sensory play ideas, which means our outside space is now looking better than ever before! Being set in the middle of Cinder Ash Park our aim for our outdoor space was to bring a little bit of the wildlife around us into our own outside area and of course, add a big splash of colour too. So with this in mind, we arranged a “Ground Force Day” where, with the help from friends of the pre-school and the local community, we were able to strive towards our aims (as well as start planning our next ones!!) With a newly refurbished bug hotel, signs, fairy garden and small world areas plus a new selection of plants, we have been able to turn our outdoor space into a new and exciting space to learn and explore and the good news is; we’ve already noticed more bees and butterflies visiting in our sensory herb garden area! Exploring the world around us is a great learning tool, especially for children, as they gain a greater knowledge of the world they live in and the creatures we share it with. We have already had the joy of raising tadpoles this year where the children have enjoyed watching them grow and change from frog spawn and learnt about how they change from tadpoles into frogs, counting their legs and feeding them as they grow. The children have also been growing their own sunflowers, helping them learn and discover how the soil, sun and water are needed for plants to grow big and strong. We believe that during these early pre-school years, that education through play both indoors and outdoors, is crucial; not only to teach the fundamental numeracy and literacy skills, but to help children develop a sense of belonging to the world around them, understand their feelings and emotions, teach them key communication skills, social skills and encourage valuable friendships, all of which will fundamentally help develop their individual personalities and give them the best possible start in life. Let’s keep our children learning in the best way possible…… as a child; learning through play! For more information regarding our setting or to book an appointment to look around over the summer, feel free to email us at [email protected] You will also find lots of information on our website: www.cinderashpreschool.co.uk

In today’s turbulent housing market the purchase of a new home rarely runs smoothly. Home buyers can encounter many disruptions that can quickly unravel their plans and in many cases bring the whole process to an unexpected end.

A third of house purchases fail to complete so it’s important that your move’s are protected and any upfront expenses are recovered quickly. Home Buyers Protection Insurance can do exactly that. It provides total confidence that upfront expenses are protected and that if the worst does happen you can recover your expenses, restart your search and get moving quickly. Whether you are a first time buyer, an experienced home mover or a private landlord there is always the possibility that something could go awry.

Home Buyers Protection covers the following events:

Gazumping – The seller receives and accepts an offer which is at least £1000 more than the offer that was accepted from your client.

Seller Withdrawal – The property is withdrawn from sale by the seller.

Adverse Survey – Prior to the release of funds the mortgage lender insists on rectification work to the property that costs more than 10% of the sum that was offered and has been accepted.

Down Valuation - The mortgage lender’s valuation of the property is less than 95% of the sum that was offered and has been accepted.

Changes in Employment – Your client is made redundant or asked to relocate by their employer.

Unexpected Death – Unexpected death of any of the policyholders.

Coversure Insurance Services are a local Company who has established long term relationships with the Countries leading Insurers.

Customer service is our top priority and we try to ensure that our clients are happy with the service they receive from us at all times. We search the insurance market to find you the best premium for the levels of cover you need. We employ local people and operate from a small office rather than a call centre so you get to speak to the same people each time you call. Forget faceless emails and frustrating call centres, we offer a top quality visible one to one local service. We try and make life easier for our clients by helping with claim forms, hand delivering documents wherever possible and therefore providing a door step service rather than a desktop one. We understand the things that are important to you and we bring the human contact back into insurance.

We concentrate on our customer’s needs from start to finish and the results show in our renewal retention rates and the amount of customer recommendations we receive each week.

We realise that the internet promises cheaper premiums and big savings but most people would actually receive greater benefit and better value for money if they contacted their local broker. It’s all very well buying insurance on the internet but when you come to make a claim you’re on your own.

We offer a full range of products such as household, motor, public & employer’s liability, travel, pet, Landlord and professional indemnity insurance to name but a few.

Please call today for your premium. Jane, Kat or Liz are waiting to take your call on 0800 308 1140.
