PREVIEWToo many people discover the value of insurance when it is too late – after their house has fl ooded, their possessions stolen or suddenly they cannot make a mortgage payment. Up to 70 per cent of Australians are believed to be under-insured. MPP investigates.

These days you can buy almost any kind of insurance. Car, travel, health, home, you name it – if it’s important

to you, chances are you can insure it for a convenient monthly premium.

Despite this, many Australians are under-insured when it comes to their primary fi nancial asset. Home insurance is not compulsory in Australia and even those people who have cover often forget to update it as their home and possessions change. Others fail to shop around for the best policy and pay more than necessary.

Brenden Brial, owner-manager of Bank of Queensland Mooloolaba, says one of the big issues with insurance is people not knowing what – or how much – they are covered for. Everyone’s fi nancial circumstances are different, and Brial’s recommendation is to seek professional advice to ensure you are adequately protected.

“A fi nancial planner will generally make sure you are insured for an amount over and above your debts,” Brial says. “And if you’re not

adequately covered, the last thing you want is to fi nd out only when something happens to you.”

There are fi ve main types of insurance home owners need

to consider.

HOME INSURANCEHome insurance covers

the cost of rebuilding or replacing all or part of your home if it is damaged by storms, fl ood, rain, fi re, explosion, lightning strike or an earthquake.

If you are in the process of buying a new home, check with your solicitor to determine when you are responsible for insuring the

property (generally as soon as the contract is

signed by both parties, in the form of a cover

note). If you plan to buy a property at auction, bear in mind the risk of damage to the property passes to you as the buyer at 5pm on the day following the auction.

Every insurance policy comes with plenty of fi ne print and it is worth going over yours thoroughly to be aware of what you’re covered for – and what you’re not. In the wake of the 2011 fl oods many Brisbane home owners received a nasty surprise when they were told their properties were insured only for fl ash fl ooding, not riverine or inland fl ooding. Residents who had been paying premiums for years suddenly found their policy did not cover the damage to their homes.

In the wake of this, a National Disaster Insurance Review panel undertook an inquiry and proposed a standard defi nition of ‘fl ood’ and mandatory fl ood cover be implemented in all Australian home insurance policies. This has been under consideration by the Federal Government since November, but in the meantime if you live near water make sure your policy covers all types of fl ooding.

Brial also recommends looking into whether your policy covers rebuilding at current market value, as well as extra costs such as demolition and architect fees.

CONTENTS INSURANCEAs its name suggests, contents insurance covers your household goods against damage or theft. These goods include furniture, furnishings, appliances, home offi ce or media equipment, clothes, artwork and all personal belongings. Many policies offer bonuses such as new-for-old cover on all household contents, and many home owners combine their home and contents insurance into the one premium.

Young people, or those who are renting, tend to overlook contents insurance and may fi nd themselves short of money to replace expensive items. But Brial says even those who do have cover often grossly underestimate the value of their household goods.

“It’s easy, with something like clothes for example, to say, ‘Oh, I have around $2000 worth’, but you really need to make sure that you accurately calculate the value of your goods,” he says.

“We have a spreadsheet we give to people that lists the rooms in the house – bedroom one, bedroom two and so on. You need to

go through the house, room by room, and add it all up.”

This might sound tedious, but it prevents the horror of fi nding out half your lost belongings won’t be replaced. Brial also recommends taking photos of your goods and storing these for future reference.

LANDLORD INSURANCEIf you own an investment property you should also consider taking out landlord insurance, which safeguards not only the property itself (from events such as those outlined above), but can also cover your rental income if tenants default on their rent payments. Landlord insurance can also include cover for malicious damage or theft by tenants (and lost rent during the subsequent repairs) and legal liability cover.

MORTGAGE PROTECTION INSURANCEThough home insurance isn’t compulsory, if you have any kind of mortgage your lender will expect you to have the property insured. Depending on your fi nancial institution they may also expect you to have mortgage protection or lending insurance.

“Mortgage protection insurance can be compulsory in some circumstances, and it depends on a whole range of factors, but the most important thing is we [as insurance providers] need to discuss it with the client and

make sure they have considered it,” Brial says. Mortgage protection insurance provides

peace of mind that your repayments will be met in the event of an illness, injury, job loss or other unexpected circumstance.

“As a general rule you can build it into your monthly loan repayments, and there are different ways you can take it out – for two, three or fi ve years, and so on,” Brial says. “There are many different combinations so it’s important to discuss this with the person who’s giving you the insurance.”

LIFE INSURANCEWhile you may have any number of reasons for obtaining a life insurance policy, the most important factor concerning home ownership is that a valid policy can prevent your loved ones from inheriting your mortgage debt when you die.

If your will designates a residence is to be left to a benefi ciary, in most cases that person will also inherit the mortgage, and if they are unable to meet the payments they may be forced to sell the property. If you have an adequate life insurance policy your insurance company can cover this debt.

Many people have a life insurance policy incorporated into their superannuation and assume this will be enough to pay off their mortgage. However, these policies are often limited, and so Brial says it is important for a couple or family to consider what other

fi nancial commitments will still need to be met, and which family members’ incomes need to be protected.

“Someone might have a $500,000 policy and assume this will cover their mortgage debt. But they actually might be better off obtaining a mortgage protection policy alongside their life insurance policy, which can then be used for other family living expenses, so all bases are covered,” Brial says.

READ THE FINE PRINTWhether you need one or all of these types of insurance, Brial says the most important step is to always read the fi ne print – good advice, given as many as 70 per cent of Australians are thought to be under-insured.

“Every insurance company is legally bound to give you a Product Disclosure Statement,” Brial says. “Most people throw it in the bin, but you need to read it and keep it. Ask questions and make sure you understand exactly what you are covered for.”

Rental demand strength a positive sign in Caloundra.

A local agency principal says Caloundra is experiencing higher

demand for rental properties and lower vacancy rates than in previous years, spurred on by people moving into the area for the commencement of the school and university year.

Harcourts Caloundra principal Sally Mulhearn says there are many factors contributing to the shortage of rental properties.

“There has been a different market at the start of 2012 – while we do normally get a run on properties from students who move into the area at this time of year, we are also seeing people coming to the area who are looking to rent fi rst, prior to purchasing,” Mulhearn says.

The team at Carolans First National Nambour has had some new additions recently, the fi rst

being experienced property manager Sarah Oliver. A landlord herself, Oliver says she understands the emotion involved with leasing an investment property, and believes in obtaining the best result with minimal fuss for the landlord and tenant. The other team member is new to the real estate industry, having only been born on April 11 – a big congratulations to Carolans’ sales and marketing manager, Samantha Dunne, who welcomed baby boy Cambell Leigh Dunne last week.

Mulhearn adds the coming months normally represent a slowing in demand for rental properties, but other market factors are tentatively keeping rental demand hopes high.

“While we normally have a little downturn in permanent rental demand after April, we are anticipating things to remain steady this year as we are seeing more business groups move into the area, thus stimulating employment and demand,” Mulhearn says.

“The good thing about low vacancy rates is that investors are becoming more confi dent about entering the property market.”

HIDDEN GEMSEven those who think they know the Sunshine Coast well are often unacquainted with some of the hinterland’s best spots. MPP takes a tour through the Doonan district and fi nds a few quiet rural pockets to call home.

A few weeks ago, Dorothy Drane wrote about what it means to be a local. She included a quiz in her story, to test the

mettle of those who claim to be locals. One of the questions she could have asked is, ‘Where is Doonan?’

Don’t know the answer? You’re not alone. Doonan is an unassuming hinterland spot, on the northern side of the Eumundi-Noosa Road. Verrierdale is nearby, on the southern side and further east, while Weyba Downs wraps around the western shores of Lake Weyba. A rural district west of Peregian and Marcus Beach, it has no schools or major shopping centres but has easy access to the major highways. The district had only 0.57 people per hectare at the 2006 census, although the population more than doubled between 1991 and 2006.

Once a quiet farming area, Doonan was discovered in the 1980s and, after the Noosa Valley Golf Course opened, kept moving up in terms of availability and land price. Most of the subdivisions are small acreages and are less than 25 years old.

Weyba Downs is also a relatively recent subdivision, with big new houses springing up in bushland largely ignored until demand for land in Noosa meant it couldn’t lay undiscovered any longer.

Upgrade work to the Maleny Community Centre has begun, with the redevelopment expected

to create up to 16 new jobs during construction as well as ongoing long-term employment opportunities.

Professor Max Standage, Sunshine Coast chair of Regional Development Australia (RDA), says the redevelopment is a major community infrastructure project which has received a $1.6 million grant from the Federal Government’s RDA Fund.

“Maleny Community Centre is an important cultural hub for the Sunshine Coast hinterland. Its expanded facilities will foster new community and social enterprises in areas such as events management, performing and visual arts, cultural tourism and hospitality,” Standage says.

Due for completion in November, redevelopment plans include a concert-ready main hall, installation of solar power and water tanks plus modern performance technology with broadband internet access. It will also create several rentable retail spaces to guarantee the centre’s fi nancial sustainability.

Regional Australia Minister Simon Crean says, “The redeveloped community centre

will be a focal point for local businesses and community groups across the region, and enable greater access to a range of cultural events and experiences.

“The RDA Fund is providing communities across Australia with vital funding to improve local community infrastructure and diversify their economic base. This RDAF project at Maleny brings together national broadband readiness, improved water and energy effi ciency and new technologies to deliver cultural and economic benefi ts to the region.”

Maleny Community Centre was one of seven Queensland projects to be funded in the fi rst round of the RDA Fund program last year. The Federal Government’s RDA Fund provides $1 billion over fi ve years to support regional development initiatives through councils and not-for-profi t organisations.

LATEST IN MALENYThanks to funding from the Federal Government, the local community centre is set to give the town a cultural and economic boost.
