I got a random phone call last week from an acquaintance of mine who’s a mortgage broker.

He was simply cold calling his clients to tell them to consider reassessing their loans. He said

he’d been redoing all of his friend’s loans too – and was saving them a lot of money in the

process. Ref nancing seems to be the real trend right now. In fact, I think the busiest people on

the Coast are either in lending or valuing property right now, as people are taking

advantage of the competitive interest rates and ref nancing their loans. A friend of mine just

went through the motion of switching banks to get a better deal and she couldn’t be happier. In

fact, she’s saving herself a couple of hundred dollars a week now. It’s certainly not for

everyone’s situation, but it is def nitely worth exploring. Especially with the RBA deciding to

keep interest rates on hold again for another month. You’ve never needed a better

reason to shop.

Thrifty mortgage holders are heading off

to banks and brokers with ref nancing in

their sights. MPP investigates the trend.

There was a time when you went in to your local bank, took out a home loan for the f bro cottage where you planned

to raise the kids and paid your monthly mortgage without any thought of the service you were getting, the fees you were paying or what the other banks were doing. But today’s home lending market is a competitive one. It’s no longer only the banks handing out the cash, the big four are competing for customers, and ref nancing is now much easier than it once was.

Mortgage exit fees – those nasty charges that banks punished you with if you dared leave them for someone else – acted as deterrents for mortgage holders to switch lenders or even consider going to a different type of home loan once they had locked down a lender. The several thousand you had to fork out to your current lender would often negate the savings made by going to a new one. But thanks to a Federal Government regulation that was approved back in March, from July 1 mortgage exit fees have become a thing of the past. The regulation – introduced to make it easier for borrowers, even those who already have a home loan, to shop around for a better product – has changed the goal posts on the banks and given consumers

more options.Some banks were already moving in that direction, dumping their fees before the Government change, but the new regulation formalises the process and as part of it, the Australian Securities & Investments

Commission now has the power to stop banks re-badging an exit fee as

another type of charge. That potential loophole was swiftly blocked.

National Australia Bank and ANZ had already abolished exit

fees before July 1, but NAB went a step further – in February

it promised to reimburse $700 to customers who switched from the

Commonwealth Bank or Westpac. The competition had suddenly got

interesting. The politics between the banks is continuing, with the big four

actively trying to differentiate themselves from each other to win their competitors’ clients.

Kathy Curry is from Maroochydore-based Auscredits, a team of independent brokers who are busy helping home owners make the switch. “There is a bit of politics between the banks,” agrees Kathy. “The banks are also offering refunds to clients – paying up to $1000 to new clients [to cover costs of changing loans].

Kathy’s Auscredits colleague, Paul Muller, also sees evidence the banks’ competitive nature at

in the current climate. This is because, says Paul, there are not that many people borrowing, “and the banks have the money. The cost of funding has come back a little bit and the banks have surplus.” So, the lenders have the cash, they just need clients to lend to.

Given the timing – it’s been just a few months since the abolition of exit fees – we can perhaps safely assume the government regulation is the reason why so many mortgage holders are reassessing their loans.

Perhaps, but for Brenden Brial, the owner/manager of BOQ Mooloolaba, the shift from one lender to another comes down to two things – “money and service”. He says he sees perhaps half a dozen people a week who are dissatisf ed with their current lenders. “The big banks are just not personal enough no matter how hard they try,” he says. “Their scale is too big and they don’t have the structure.”

Brenden adds, “Ref nancing is the majority of our business at the moment.”

the list. “People can ring me on my mobile or get me in the off ce,” he says. Much more satisfying than ringing into a voice-activated service and being put on hold while waiting to be sent to a call centre.

But clients aren’t just after better service. Paul adds, “Some of the smaller lenders are coming up offering sharp rates, and f xed rates have come back a long way.” This drop in f xed rates is an indication not only that banks are trying to win more clients, but that they also believe variable rates will drop soon. For home owners and would-be borrowers, the news just gets better.

While saving money and dumping a lender you are not happy with are solid reasons to ref nance, many also do it to consolidate a few loans and make life simple (see case study). But while consolidation is an attractive option, it does come with a warning. “What you have to mindful of is that a home loan is over a 30-year period, and adding car loans onto it,

for example, means paying a car loan off over a 30-year term,” says Brenden. That’s not ideal, but “if people are struggling to make weekly repayments, ref nancing can make it easier”. He adds, “I’ve got current clients in a position where they might have racked up some bills, credit cards or small lines of credit and now they are all f nished and want to consolidate.”

Tempted to make the switch? Even if it’s possible, unfortunately ref nancing won’t be

appropriate for all borrowers. If you are considering making the change, ask yourself a few key questions f rst. If you’re unhappy with your current lender and the features of your loan, if you feel the interest rate is unfair and your fees are excessive or if your personal circumstances have changed, it’s a good time to at least question your current lender and investigate what kind of deal you can get with a new one.

If you have no need to consolidate and you’re reasonably happy with your lender, there’s still a good argument for sitting down with your bank manager (current or new) or a broker for, as Kathy calls it, a “f nancial health check”.

“If you’re on the right track,” she says, “You’ll feel good about that, and if you aren’t [you can take steps to ensure you get on the right track].”

Brenden agrees. He often gets clients calling up asking to take another look at their loans. “I wouldn’t do it [ref nance] if I thought I couldn’t save money or make it easier,” he says.

So even if you don’t end up ref nancing, it costs nothing and takes just a little time for bank managers like Brenden to look into your loan and see if it is worth it. “It takes maybe half an hour to crunch the numbers,” he says.

And if you’re turned off the idea of ref nancing, or even reassessing your f nances, because of all the paperwork and running around that seems to be involved in even the simplest of f nancial transactions, don’t despair. If you decide to switch lenders, you don’t even have to tell your bank that you plan to move. The new lender or broker will do the breaking up for you.

• Danielle from Maroochydore bought a home

about three years ago. She took out of loan for $267,000,

repaying $550 per week at a variable rate.

• She also had a personal loan of $20,000 (repaying $500 per week) and $8000 on her credit card (repaying $150 per week).

Her total weekly repayments were $1200.

• Fed up with getting the runaround from her lender

when she tried to ref nance, Danielle approached a new

bank, which rolled all her loans into one loan of $295,000.

• The f xed-term loan at 6.59 per cent means her

repayments are approximately $435 per week over 30 years.

• She paid a couple of hundred dollars in fees

to settle with her old bank. With the hundreds of dollars

a week Danielle is now saving as a result of consolidating her loans, she is hoping to

save a deposit for an investment property.

Register it, before NovemberAs of November 4, all pools in Queensland need to be off cially registered on the pool safety register. This register was developed under the new pool safety laws and f nes of up to $2000 can apply if you don’t have your pool registered before the extended November 4 date. Put a fence around itThe pool owner is responsible for ensuring the pool is properly fenced to off cial standards. As summer rolls around, ensure your pool fence still complies by tightening or adjusting the hinges on the gate, trim back any climbable branches near the fence, remove all climbable objects within 90 centimetres of the fence and ensure all self-closing doors and gates are still working effectively.

Register to sell or leaseIf you own a property with a swimming pool and you wish to sell or lease the property, you must obtain a pool safety certif cate to do so. An authorised certif er can issue your pool with the safety certif cate. But remember, the legislation does not stipulate how much a certif er should charge, so be sure to shop around for the best price.

Pop a sign up near itAs a pool owner, you should know basic CPR. In fact, pool safety laws require a cardiopulmonary resuscitation (CPR) sign to be displayed near each pool by November 30, 2015 or earlier if the home with the pool is leased or sold f rst. There are regulations which need to be met should you source your own sign, however, you can get CPR signs from the Queensland Ambulance Service.

It adds that f nishing touch. It’s the crowning piece that tells the story of a space and the home

owner’s style. It’s lighting. But too many home owners view it as merely functional. Sure it lights up your room, but does it light up your soul or that of your buyers if you are selling your home?

Lighting follows a lot of the same principles as design: you layer it in a room to create balance and interest at eye level, mid level, and f oor level. Here’s how:

The Reserve Bank of Australia (RBA) decided to leave the off cial cash rate

unchanged at 4.75 per cent when it met for its monthly meeting on Tuesday. In a statement by the RBA Governor, Glenn Stevens, it was stated that the “conditions in global f nancial markets have continued to be very unsettled, with uncertainty increasing about both the prospects for resolution of the sovereign debt and banking problems in Europe, and the outlook for global economic growth”.

The RBA also stated that it will take more time for evidence of any effects of the recent US and European f nancial turbulence on economic activities to emerge in other regions.

The boys from Property Today had another successful weekend, with two of their four auction properties selling under the hammer. First up was the house-sized unit over three levels at 3/8 Leo Crescent, Alexandra Headland, which sold to local empty-nesters for $702,000. “They enquired during the f rst week and came to most of the open homes because they’d just fallen in love with the property,” says marketing agent Jamie Holbrook. “We had massive interest with more than 30 inspections, and they went toe-to-toe with another party before f nally purchasing it.” Jamie’s colleagues Adam Bond and David Grenfell also sold 11 Creekside Drive, Sippy Downs later that day, this time to local f rst-home buyers. And while the property may not have sold under the hammer, Jennifer McCullagh and Anna Morgan-Varlow from Seaside Real Estate reported a healthy turnout at the auction of 41 Bellanboe Circuit, Pelican Waters – there were 42 people in attendance, including three registered bidders.

viable and is formulating a rural strategy to ensure it remains a vibrant part of the Sunshine Coast’s economic future. Economic development portfolio councillor Lew Brennan says the council is in the process of drafting a strategy and seeking input from the many different hinterland communities.

“We must be mindful that every hinterland town is a patchwork of very individual communities with different characteristics, so one size does not f t all,” he says.

“One thing we know for sure, Maleny isn’t Montville, Kin Kin isn’t Kenilworth, Cooroy isn’t Conondale, and Beerwah isn’t Brooloo. “Farmers, tree changers, small and home-based business operators, retirees, artists, musicians and community stalwarts all live there, but that’s not

to say they have the same outlook for its future in an ever-changing world.”

The wide and varying degree of public opinions about the hinterland’s money-making potential and its positives and negatives are publicised on the council’s Rural Futures Strategy open-forum website. Suggestions include expanding food production, farming, tourism and light manufacturing, with an emphasis on maintaining the hinterland’s rural, peaceful lifestyle. Lew admits the challenge is f nding the right balance.

“We still need to see the protection of rural land, but the planning scheme is an opportunity to identify the weaknesses there, and make sure we have enough commercial and industrial land on

the hinterland for those businesses to start up and grow and thrive,” he says.

“It’s one thing for the region to say we want it all green up there and we want to protect the farms up there, but at the same time we have to respect the fact that there has to be a healthy economy on the hinterland as well.

“And we are taking it very seriously, particularly in our economic development unit.”

Principal of Humphries + Fisk, Patricia Fisk, agrees that zoning in Maleny must be reviewed to allow for more businesses and developments. “For example, Mountain View Road is zoned rural and there is only one tiny section where there is a restaurant and motel allowed,” Patricia explains.

“So if anybody wants to do a small commercial development, for example a few small self-contained holiday units, which there are none in Maleny, then the zoning doesn’t allow for that.

“There is also only one street where people can have a shed and do some light industrial stuff, so it

would be nice to see a little more of that, but I’m not talking large-scale manufacturing.”

The council has been in talks with many of the hinterland’s Chamber of Commerce groups. Montville Chamber of Commerce executive off cer Susan Lyle believes festivals and food events are a great way to boost economic activity for the Montville region.

“Events like the Sunshine Coast Walks Festival and food festivals help in keeping Montville’s name out there,” she says. “People may not necessarily come here during that particular festival, but it does get people thinking about the region.

“It’s a sustainable way of promoting what is already here, like the area’s natural beauty, without having to do huge developments.”

Growing the Sunshine Coast’s reputation as a leading destination for quality produce is high on the council’s agenda when looking at economic generators for the hinterland. Last year, the council

launched a regional food brand, called Seasons of the Sun, of which there are 500 potential members, many of them from the hinterland.

Senior project off cer rural futures, Jaylene Chambers, says the concept behind the regional food brand is to promote what we already have here like food, fresh and native produce, beer, wine, and products like essential oils.

“There is a lot of food and produce grown or produced in the hinterland, and even though this project is not just for the hinterland, it’s about promoting what we have in the entire region,” Jaylene says.

“One of the main focuses is to make us a tourist destination where people come to enjoy an extensive range of food and beverages that are produced on the Coast.”

Commercial operations centred around food production is another area under the council’s consideration, and Lew uses Kenilworth as an example of a town which could do with a few more. “I would love to see, and the people of Kenilworth would love to see, another couple of commercial operations like the cheese factory, which is a success there,” Lew says. “It brings a lot of people to the town, especially on weekends, but we still need to see that there is an economy up there

that goes all week, and all month and all year.”So as the council continues to nut out the f ner

details of the Rural Futures Strategy, Lew remains upbeat, saying hinterland residents are in for some “very exciting times”. “People need to realise that a lot of these good things that we have going

through along the coastal strip, we’re applying in the hinterland,” he says.
