When the launch issue of My Property Preview rolled off the presses in August 2008, I was part of the original team and proud to be involved in a publishing innovation for the Sunshine Coast.
It was an exciting time for the local real estate industry – change was in the air, and it felt good.
Since then we have strived to bring timely, relevant and informative stories on the property
and real estate industry. Our commitment to that has never changed, and for the most part, nor has the MPP family. But this week we said goodbye to Jade Harrison, who for 169 issues
has steered the MPP ship as editor. She has left big shoes to fi ll, but after more than three years
as part of the MPP team, I am excited to be taking over. I look forward to watching Kawana’s
hospital precinct take shape, Maroochydore’s CBD evolve, new residents come and fi nd homes, new jobs created. Our cover story
this week takes us back to the ’80s – it never hurts to look back occasionally, to see how
far we have come, but I think the future of property on the Sunshine Coast is a bright one. And I look forward to bringing you news
of where we are going.

The great Australian dream of home ownership is as culturally iconic as the kangaroo, a jar of Vegemite or a lifesaver
rushing out of the water. And there is good reason we have earned the reputation – the sense of social belonging and fi nancial security that comes with home ownership have made it a widely held aspiration in this country. About 70 per cent of households own their own homes, and this fi gure has changed little in decades.
We can perhaps thank the baby boomer generation for this. It was their parents who fuelled a massive building and construction phase that began at the end of the Second World War when home ownership was around just 40 per cent. New suburbs sprang up to accommodate the exploding population, and the occupants wanted to claim and maintain their precious piece of dirt.
It was around this time that the Sunshine Coast’s reputation as a holiday destination
grew. Before a busy period of development in the 1960s and
’70s, the region was essentially a collection of farms and rural villages. Still, it
wasn’t until the ’80s that our permanent population really
began to expand. And since then, the growth of our region has been
incredible. Talk to locals about how the Sunshine Coast has changed in just
25 or 30 years and they’ll probably tell you how master-planned
communities have replaced small estates, brick and
tiles have made way for render and Colorbond, and
the backyard has been taken over

Glennis Schindler is a second generation Sunshine Coast agent.
She describes the typical ’70s Coast home as “three bed, one bath, single
lock-up and no entertaining area”, adding that the design was fairly standard – there was
not a lot of call for inventive styles back then.
First National Maroochydore principal Rod McLean says, “Back in 1989, three bed with a carport and one bathroom was the standard Maroochydore home. Now it is double lock-up and ensuite with media room and offi ce. I think the home offi ce is an important feature.”
The addition of extra entertaining and work areas is a refl ection of our changing lifestyles. We want our homes to be everything – work space, entertaining space – not just the place we go to rest our heads at night.
“Around the mid ’80s it started changing for houses with the second bathroom,” says Jean Hamer, an agent who has been selling on the Sunshine Coast for more than 40 years. “We were starting to really build the outside areas as well.”
While now we can’t imagine a decent Sunshine Coast home without a beautifully landscaped backyard, there was a time, and not that long ago, that we didn’t give the old patch of grass much thought. “We didn’t entertain outside like we do now,” says Glennis. “Horton Park golf course was out the back of the house I grew up in on Maud Street.” But the family didn’t spend much time gazing over the beautiful fairways. “Our bedrooms with small windows were out the back.”
Glennis says homes were just not designed to take in those sort of views. “We appreciated views back then but didn’t know how to utilise them from the home.” Houses weren’t designed for aspect either, and capturing cooling summer breezes and warming winter rays were just not considered by many building designers.
Looking back, “the canal homes weren’t what they are now”, adds Glennis. “When Kawana Estates was fi rst opened it was diffi cult land to sell and those blocks got sold quite cheap. They had bedrooms at the back and living out front. Now everyone is renovating and turning them around so the living areas face the canals.”
“Without a doubt people are becoming more conscious of landscaping and the backyard,” agrees Rod. “They are looking for that area at home where they can entertain. The well-designed courtyard is becoming another room, and people in townhouses are looking for those spacious well-designed [outdoor areas] because of the climate we are in. Eating in is more social” and a lot less expensive than going out. The backyard barbie, adds Rod, is more popular than ever, but we’re no longer content with just a Weber and

outdoor setting. Step back to the ’80s and mention an outdoor kitchen to a Coast builder and they would have laughed at you, but now any medium- to high-end home worth inspecting has an alfresco area with plumbed-in fridge and sink.
Ironically though, while we are all gravitating outdoors, the average backyard is disappearing as a growing population forces house blocks to shrink. “There used to be big yards with every house,” says Jean, but that is changing. So are our expectations. Jean points to Sunshine Cove, which offers compact blocks. “Beautiful properties without a yard,” she says. And Jean believes they will prove popular as “people don’t want to spend all weekend mowing the lawn”.
Another marked change in the landscape of Sunshine Coast property is the rise of units and multi-dwelling blocks. And it is in units that Jean has seen one of the biggest changes since the 1980s. Back then, units were built with only the holidaymaker in mind – with little storage and just one car space. Many were built, says Jean, with a view to how many could be squeezed onto a block. That philosophy is changing, but it has been only since the ’90s that builders have been constructing units for people to live in, with much more thoughtful designs featuring plenty of storage, extra bedrooms and more of the features of a detached home.
So where did people want to live in the 1980s? “Kawana was hard to sell until people realised that they weren’t going to be fl ooded, but that took a while,” says Glennis. “The river areas and Maroochy Waters were popular because of the water – by that stage buyers had caught on that Kawana wasn’t going to fl ood and canals were okay. The Alex golden triangle was always popular, and on top of Buderim because of the views.”
Not much has changed there, but for Jean the surprises are suburbs like Chancellor Park. Areas that were once considered the boondocks or didn’t even exist in the ’80s are now hugely popular with families. The 1980s buyer would not have even looked at a property if it was a 10- rather than a two-minute walk to the

beach. Now buyers are happy to have to jump in the car for 10 minutes in order to dip their toes in the ocean as long as there is a good school and park close to home. “Our perception of where land is and how close and convenient it is to the beach has really changed,” says Jean.
Jean believes many of Mooloolaba’s properties are prime sites just waiting to be redeveloped. “What in those days we thought was a long walk to the beach we now consider really close.” There are, says Jean, still many humble homes in fantastic locations that are just waiting to be knocked down or renovated.
We are growing up, but so is our region. If the ’60s and ’70s were the birth of the modern-day Sunshine Coast, the ’80s was perhaps our awkward youth. By the ’90s we were evolving up and out, and now as an adult, the Coast has defi ned itself as a responsible grown-up, a family-friendly place to raise the kids.
But while our region will continue to grow, our houses probably won’t. While the three-bed brick and tiles will continue to be knocked down for the odd McMansion, there are many more cost-conscious Sunshine Coasters who are willing to scale back and forgo those extra couple of bedrooms and media space. “They want a simpler life,” says Rod.
And isn’t that why most of us moved here in the fi rst place?

Kuluin has held. And places like Pacifi c Paradise – people just don’t realise
there are lots of nice subdivisions [around there].

Potential buyers were told to disregard all previous pricing when three lots at Viewpoint Aroona went to auction on Saturday morning. Agent Eric Werne from RE/MAX Property Services says around 40 people attended the onsite auction, which was intended to determine where the market was with regard to the estate’s 32 available lots. “The day got off to a great start when a lot went under contract prior to the auction,” Eric says. “We fi elded offers on two lots and there is serious interest in three more, with potential buyers wanting to talk to builders prior to formalising offers.” The available lots range in size from 540 to 1662 square metres, with views of the ocean and nature reserve. If a bush outlook is more to your taste there are also six lots available at Windsor Rise estate in Burnside – these were passed in at auction on Saturday morning, and while agents at Elders Palmwoods are fi nalising a sale on one lot they are seeking conditional interest on the remainder.

For a week I traded the keys to my small four-wheel drive for the driving experience
of an Audi TTS Roadster. This car is certainly a bit of a head turner (especially with the bright yellow hue) attracting attention mainly from those who have an appreciation of Audis and prestige cars in general.
Obviously, the thing I loved most about this car was the speed – as soon as you put your foot down it hugs the road and accelerates with ease (within the speed limit, of course). In fact, if you’re enduring a lot of corners, with the push of a button the suspension will adjust to the contours of the road to make winding roads easier to handle. The sleek interior has black leather bucket seats and there’s a clever integration of technology and functionality here so you don’t need a degree in engineering to work the sound system or lift the roof (which you can do in about 12 seconds with just the push of a button). Obviously there’s the luxury of a multi-function sports steering wheel, so you can answer the phone or change radio stations

an original two-bedroom cottage at 154 Howard Street, Nambour for $230,000. It’s on a “reasonably fl at” 911-square metre block with two-street frontage. And while the Sunshine Coast Council has strict rules for building duplexes and townhouses on mixed-housing allotments, Robyne believes this particular plot, because of its size and dual access, has already ticked some of the council’s criteria. And, she says, it’s also very good buying.
“In today’s market, you’ll pay between the mid to high $200,000 mark for an original cottage on a block suitable for development,” she says. “But two years ago, developers were buying these blocks with old Queenslanders on them for up to $360,000 to develop townhouses on them.”
It makes fi nancial sense to buy a block that allows for development opportunities in the future, particularly, as the principal of Woombye Real Estate Les Hadlow points out, when you’re picking them up in the mid $200,000s. He says his listing on 1000 square metres on Waterfall Road would easily accommodate a duplex construction.
“You could build either
three- or four-bedroom duplexes on the block which would each return about $400 a week,” he says.
“And as the hospital gets bigger, Nambour continues to expand and the government looks favourably toward more high-density housing, these opportunities will improve.”
Elders Palmwoods sales consultant Steve Miller believes it is a smart move to buy now and develop later when the market improves and banks loosen their lending criteria. He is selling a property in Smith Street, Nambour (on a mixed-housing block), which he says is a great example of an investment property getting a good rental return for a relatively small outlay. “This property is on the market for $229,000 on a fully useable, fl at 607-square metre block only a stone’s throw from Big W,” Steve explains. “It’s achieving a rental return of $270 a week.
“There was once a time that your rental return equalled a dollar per $1000 that you spent on your investment, but these days, you can buy a home in the low $200,000s and get a rental return of between $270 and $290 a week.”

“You may well get a duplex pair on the site but I can’t speak for the council,” Steve says. “It certainly has the earmarking for that kind of development.
“There are units close to the block, and it’s also only two properties removed from a commercial property, so it’s in a really good position.”
Because the size of the land is a key factor in determining what style of housing will fi t on the block, local agents have noticed the demand for larger blocks is greater.
Victor Realty’s client services director Craig Heppell believes his listing at Yandina has a lot to offer because of its location, two-street frontage (Farrell and Scott streets) and its size of more than 3000 square metres. There are two post-war Queenslanders on the

“We have had a lot of developer interest in this one,” Craig tells MPP. “The two dwellings are really inconsequential – it’s having that big lump of land right in the middle of Yandina. And that represents a lot of options for buyers, so I’d suggest they get land usage information from the council and then decide what offers the best return for their development – residential, commercial or retail, or a combination of them all.”
Buyers considering their development options are always advised to consult with the council’s planning department before they make a purchase because not all land included in a mixed-housing precinct is suitable for townhouses and dual-occupancy dwellings.
Factors including minimum lot size, slope, frontage, site access requirements, car parking and landscaping must also be
considered. The council’s website also states that in Nambour’s two mixed-housing precincts “the conversion of existing pre-1945 dwellings for accommodation buildings or multiple-dwelling units is encouraged in preference to their removal or demolition”.
So with the right advice and a few dollars up your sleeve, it seems you don’t have to be a real estate mogul to become a modern-day developer. And it makes sense to buy a property today that allows for development in the future, so you can cash-in when the hinterland booms.

Valuers of commercial property in Australia say greener offi ce
buildings are worth more than those with lower energy ratings. The Sydney Morning Herald last week reported on a study undertaken by the Australian Property Institute on offi ce buildings in Sydney and Canberra. The study found that a 5-star NABERS energy rating created a nine per cent premium, while a 3- or 4.5-star rating earned a premium of two or three per cent.
NABERS is the National Australian Built Environment Rating System and measures the water and energy use of established buildings. The Green Star rating is applied to the design and construction of new buildings.

A new study has found that more energy-effi cient spaces are fetching better prices at sale time.
The study stated that buildings contributed to about 40 per cent of energy requirements, 16 per cent of water use and a hefty 71 per cent of electricity consumption.
Green building designers aim to include measures to reduce energy consumption in the building – both the embodied energy (which is energy required to manufacture, transport and install building materials) and operating energy (heating, cooling and power used). High-effi ciency windows and
