When buying a property, they say it’s all about position, position, position. But, with limited land left on the coastal strip of the Sunshine

Coast, sometimes the house of your dreams and the location you want simply don’t match up. So, if you choose to buy for a location and the

established house isn’t rocking your world, a renovation could be the answer. Personally, I’d

prefer a renovated home over a brand-new one, any day. A good renovation can create an eclectic

living space while still retaining some character and charm of the original dwelling. But how do

you do a clever renovation and what are the pitfalls that need to be avoided? This week

Jemma Pearson takes a look at what constitutes a good renovation, why it can be a wise

investment if you’re thinking of selling and looks at the fi ner details on how not to overcapitalise.

Don’t let your much-anticipated renovation revival

turn into facelift fi asco.

What’s this obsession home owners have with knocking out walls and ripping up paving? Why are we so attracted to the

idea of refreshing, renovating, extending and adding on? Whether it’s the dream of making some easy money on a property resale or the desire to live in a home that’s bigger and brighter than the one they’ve got, for Sunshine Coast home owners, the love affair with renovating never seems to end. Take a stroll around the established neighbourhoods on the Coast and you’ll see communities in a constant state of fl ux, as fi bro cottages are turned into airy beach homes, lawns are torn up to make way for outdoor kitchens and three bedrooms are converted to four.

So why do we do it to ourselves? Renovating is stressful, it’s messy and it’s sometimes very costly. Even if we haven’t experienced it fi rst hand, we’ve seen enough DIY shows to know that a refurbishment or extension can end marriages and empty bank accounts. Surely it’s easier to invest your money elsewhere – a safe little term deposit, perhaps, or to sell up and move into a home that’s more what you’re after.

Apparently, though, it’s not. We might like to change our homes but we don’t want to change our communities. Good neighbours, proximity to the kids’ schools, favourite shops and parks anchor us to our homes and if you have a good community, why would you want to leave? Renovate the home and you get a new dwelling without the hassle of saying goodbye to your favourite coffee shop.

Master Builders regional manager Stephen Robinson says that while the real estate

market and building industry remain subdued, renovations are chugging along. “What we see is that owners choose to remain in their location because of

personal factors – kids at school or friends nearby – deciding to extend or renovate

the home.”Stephen believes it’s a

lifestyle choice rather than a desire to add value to a home for fi nancial gain that has most home owners staying put. “The feedback I get from builders is the

factor is lifestyle. They [home owners] are comfortable, interest rates are low and likely to remain low and it’s a competitive market.”

Good builders and tradespeople are pretty easy to get hold of, and it pays to employ those with a reputation for good work. You don’t want to end up being a cautionary tale of how not to do a renovation. The fi rst step in any successful reno project is to decide what you want out of the renovation and make a plan. “Have a look at what you are trying to achieve with the home,” says Stephen.

Do you want to add value to sell, make extra room for a growing family, add a granny fl at for the ageing parents? “Get a clear picture in your mind of the reasons for renovation because those decisions will impact on the design and amenity of the design,” he adds.

If it’s an investment strategy, says Stephen, refreshing the home with an internal paint and tidy up might be all that’s needed to fi nd a buyer. “Alternatively,” he says, “if you want to stay for the next 20 years, you’ll be looking at putting in new kitchens and bathrooms, changing the confi guration of the home.”

If you’re unsure where to start, Archicentre is a helpful resource. The building advisory service of the Australian Institute of Architects, Archicentre has accredited architects that will help with all aspects of the process including advising on planning and local council requirements and reviewing documentation. In terms of what rooms

to add and where, Archicentre also offers design advice, telling you how you can most effi ciently use the space, draw in natural light and help select materials and choose the most sustainable design.

Damien Michael from Next Property Group says he is seeing “heaps” of people renovating on the Coast right now. “I know a lot of builders and it seems in the past three months most of their work is renovations,” Damien says, and he reckons

he knows the reason why. “I think what used to happen is people would, over 12 months or two years, gain 80 or 100 grand equity in their home [and they would be satisfi ed that the home was rising in value]”. Now that perception is not there.

“If they are happy with their position they’ll do a renovation and that satisfi es them that the house is worth more.” If home owners perceive there is no natural capital growth, they help it along by adding value through a renovation.

While the majority of Sunshine Coast renovators are out there improving the liveability of their homes, there is a small group that is renovating to sell and make a profi t. In a subdued market such as the one we’re in now that might not seem like the best strategy for making money, but it’s still being done.

If you’re already living in the home you plan to convert, it’s safe to say the things that annoy you will be the things that turn off other buyers, so focus your renovating energy on improving those. Repaint walls in neutral tones, replace outdated or broken fi xtures and refresh the bathroom and kitchen. Landscape the front and backyards with low-maintenance native plants and add an alfresco area to improve the liveability and increase the living space. Extra storage is always a bonus and improving the street appeal is essential.

For Stephen, the biggest mistake he sees home owners make is failing to plan. “Make a plan, apply a budget and talk to people who really know the business and industry,” he says. “Once you get the right advice and get your head clear on a plan, start to make the renovation something that ticks all the boxes.”

What about DIY? “It has its place and is an excellent way of adding value, but has its limitations, as people can get into trouble,” Stephen says.

Another area where people can get into trouble is by overcapitalising – something the experts all warn against. Overcapitalising occurs when more money is spent on renovations and improvements than the profi t that is made as a result of those improvements, and it’s the biggest fi nancial trap home owners can fall into when renovating. It’s particularly important to avoid overcapitalising if you plan to sell the home soon after the renos are complete – the risk of overcapitalisation lessens the longer you hold onto your home.

“Just be mindful of the data in the street,” advises Damien. “Don’t put an A-grade improvement on B-grade land. A-grade land is north-facing, near water, nice views close to schools and coast. I’ve done it recently – what I have learnt is don’t overcapitalise.”

Before getting started on any renovation job, it’s essential to get a building permit from the council or private building certifi er. There are

lots of forms to be fi lled out and documents to be lodged, and your builder should be able to

handle all this for you. A building certifi er will assess the proposed renovation and carry out

inspections on the work, to see that it complies with legislation and building standards. There

are a number of private certifi ers operating on the Coast, which you can track down in the

phone book. To fi nd out if you need a permit, how to apply for one and what the standards are that you’ll need to comply with, contact the Sunshine Coast Council on 5475 7272.

The warmer weather draws home owners out onto decks, patios and into backyards and

it’s at this time of year they start thinking about renovating or creating alfresco areas.

According to Archicentre Queensland state manager Ian Agnew, “One of the most popular

and cost-effective ways of increasing the liveable areas of the home is to extend out into the back garden by opening up the back wall of the home and creating an indoor-outdoor link.

It’s all about making the outside as comfortable as the inside.” The most popular renovation projects for the outdoors include replacing

paving and decking, adding water features and pools and popping up a pergola – some with

integrated lighting and fans – for sun protection. Outdoor kitchens are also hugely

popular additions and stressed-out home owners looking for a place to get away are

creating outdoor sanctuaries. Low-maintenance gardens are also big winners.

Julie’s message reaches more in the US

As a leader in real estate marketing and a sought-after advisor, Sunshine Coast-based Julie Ryan is a busy woman.

And her life is about to get a lot busier.“Early next month I am heading over to speak

at the National Association of Realtors convention.” Held over four days, the US

convention brings together about 600 speakers. Julie says the Bank of America, which is the main sponsor of the event, picks one of the speeches to send out to more than 20,000 mortgage brokers, “and they picked mine”.

That’s incredible kudos for Julie, who is already well-respected locally, as the country’s leading speaker on real estate marketing, technology and social media.

The talk Julie will be giving is called How to Sell Yourself. And while she will be presenting in front of a group of real estate agents, the talk is relevant for many industries. “All salespeople face the same issue – how to meaningfully connect to more people,” Julie says. “I’ll talk about moving offl ine marketing online and really how to work a plan. Most people, for example, don’t understand how to network and why.”

Julie says many salespeople need to be reminded of simple things like walking into

a networking event and not standing in the corner – “act like a host not like a guest”.

It’s testament to the strength of her message that the banking giant chose her speech among the hundreds of others to share with its mortgage brokers. And to give an idea of the size and importance of the bank, Julie says, “[Australia] has the big four banks. [The US] has three big banks and the Bank of America is the largest.”

Julie says she already takes about half a dozen trips a year to the US for speaking engagements, and “I am on a plane at least once a month”. It’s a good thing she likes travelling, as she will no doubt be getting on that plane even more.

It’s a fantastic learning experience for Julie, and the knowledge she gains overseas she brings back here to share. “When you go to another country, they are always ahead on something (mind you, we are ahead on some things), but they are ahead on social media.”

New team at First National Mooloolaba

First National Mooloolaba has added another division to its busy offi ce. A specialist management rights division called Think

Management Rights has been created under the First National Mooloolaba brand with experienced agents Wayne and Linda Stoll and Narelle Filmer at the helm. The niche division aims to work solely in selling hotel and resort management rights on the Sunshine Coast and throughout the country. Wayne and Linda have 10 years’ experience in the

management rights industry and have operated multiple complexes on the Sunshine Coast. Narelle owned and operated complexes on the Gold and Sunshine coasts before shifting into selling

them a few years ago. The trio has more than $20 million in sales between them. First National Mooloolaba’s principal Paul Angell says management rights is a specialised market and deserves a specialist team. “It’s not the sort of thing most agents really go into selling,” he says. “They [Wayne and Linda] have been working in the industry and they approached me and we joined forces. They have a lot of knowledge of that side of real estate.” Wayne says the offi ce is the perfect fi t for Think Management Rights. “The offi ce has a real vibe and atmosphere, and the staff are very supportive.”

Run, Michael, run

If you’ve noticed local agent Michael Knights running around the Coast in the

past few weeks, it’s not because he’s out chasing listings. Michael will be one of the 47,000 runners taking part in next week’s New York Marathon. A training regime of daily runs, swims and gym workouts has him ready for the 42.195-kilometre race. “I did 35 ks about two weeks ago and it took three hours. I expect to do between three hours, 30 and three hours, 45 [on race day].” And after the dump of snow the US north-east has had, Michael says he’ll probably be running on snow. It’s a chilly change from training in his local gym. “You just rug up before the race and as you warm up you throw your layers of clothes away.” He says the clothes are then collected and given to the city’s homeless. Get outside Living large Back to natureGood compost is essential for gardens to thrive, and building up your soil with things like manure and seaweed fertiliser is the best way to ensure you get a good crop of summer vegies. Worm farms are a good idea in any type of climate at any time of year. And every backyard needs chickens.

For those with bigger ambitions and bigger yards, it’s important to get your soil well prepared. Soil on the Coast varies greatly from suburb to suburb, and it’s a good idea to test the pH of yours – most vegetables grow better in soil with a pH level of 6.0 to 7.0. You’ll probably have to add lime to get the right balance. Summer vegetable crops suited to our climate include basil and salad greens, eggplant, zucchini and cucumbers, pumpkins and beans.

Many Australian gardeners are kept busy at this time of year planting their summer vegie crops, but spring weather in our region makes for unpredictable gardening. Our peak growing season is winter, but that doesn’t mean Sunshine Coast gardeners should be sitting around twiddling their thumbs now.

For those with smaller yards, pick up some Styrofoam boxes from the fruit and veg shop, fi ll with healthy soil and compost and start sowing. Carrots, strawberries, herbs, chillies and mini vegetable varieties such as cherry tomatoes will all do well in smaller containers.

Last week agent Deb Aldous from Victor Realty told us about a successful post-auction sale, and this week she has the opposite to report – there was no need to hold the planned auction at 8 Laurel Avenue, Nambour on Saturday, as the four-bedroom home was sold before the event. An auction did go ahead at 8 Pakee Street, Alexandra Headland on Saturday afternoon, and marketing agent Jamie Holbrook from Property Today says he’s surprised the home didn’t sell on the day. “Over the past fi ve weeks the home attracted 43 inspections,” Jamie says. “I was disappointed that it didn’t sell under the hammer, but I can report I’m currently working with two families who are looking to relocate closer to the beach, and both buyers agree that the property would be great buying in the early $600,000s.” As a result, Jamie says he’s confi dent about putting a sold sticker on the signboard in the near future, which was a pleasure afforded to John Taylor from Montville Real Estate over the weekend – he secured a contract on 1/43 Western Avenue, Montville immediately after Sunday’s auction.

claims would make the ideal development site for a Palmwoods central business district.

The CBD development is proposed for a site on Main Street, behind the IGA, on the western side of the Palmwoods railway station. The parcel of land, which is owned by the Queensland Government, is one of the few remaining large, fl at blocks in the hinterland town. Division 5 councillor Jenny McKay believes a new central business area for Palmwoods would breathe fresh life into the town, which has been at a bit of a standstill.

“We don’t own the land, so council has been proactive in doing up some drawings to provoke some thoughts by the State Government,” Jenny tells MPP. “Our technical staff looked at whether the State Government requires the land for the construction of the dual rail line, but that line will be constructed to the east so they won’t need that land. “We have thoroughly done our homework and are frustrated because this could be $30 million invested into Palmwoods, creating a great outcome for our future.”

Jenny says the proposed CBD would incorporate a shopping complex, which has already been approved for Church Street, opposite the Palmwoods Hotel. It would house a much larger IGA grocery store, specialty shops

and ample off-street parking. She also recommends the relocation of several rundown railway sheds to create a recreational park.

“What we’re suggesting is that the shopping complex, which we’ve already approved, moves away from the side of the hill, and we use that hill for more suitable types of accommodation like residential units,” Jenny says.

“I am told by many people that Palmwoods is lacking a unit-type complex right in the heart of the town, which is close to public transport.”

The same view is shared by the principal of Whittington Ellis Real Estate, Bill Ellis, who believes Palmwoods would benefi t from a new commercial precinct and a small unit complex.

“There is not a lot of choice for people who want to downsize and continue to live in the area,” he says. “Apart from a few duplexes, if you want to stay in Palmwoods, you have no choice but to go into a retirement village and some people aren’t ready for that.”

intent on holding onto this particular parcel of land? A spokesperson from the Transport and Main Roads Department tells MPP that the land on the western side of the Palmwoods railway station is used by Queensland Rail as a staging area for emergency and maintenance work.

this year. But what is encouraging is that though economic uncertainty is often what breaks the back of the retailer, the Propell fi gures show that recent leasing activity of retail units is enjoying strong support.

Offi ce sales remained fairly consistent until this year. While this drop might be due to economic conditions, it may also be because space available for sale is in secondary locations which haven’t attracted buyers. New product is due to hit the market later this year and into next year, which should increase interest from prospective property investors. Propell fi gures show there is relative stability of the rate per square metre between $3300 and $3800 over the fi ve-year period for offi ce buildings. The rate of offi ce units is also consistent, around $3850 per square metre.

Over to industrial units, sales have fallen consistently since 2008, though again, the average rate per square metre has changed only marginally, which suggests a lot of confi dence among investors for this type of property.

CBRE is offering to the market one of the best

retail investment properties in Coolum Beach. Shop 7 is 45 square metres with 20 square metres of outdoor exclusive-use area and is leased to Caribbean Dreams Gelati, which opened its fi rst store in Peregian Beach.

The fi ve-year lease commenced in January 2011 and has two three-year options at a commencing rent of $65,000 per annum.

The tenancy is located in the centre of the new retail project and is opposite the beach and Coolum Surf Club. Other tenants in the complex include Subway, Raw Energy, Bluelines Surf and Emjays Coffee.
