I have a love-hate relationship with technology. I love how it makes my life easier, but on the

other hand I loathe the race to keep up with it. However, this week I did a bit of research into

Quick Response codes. I’ve noticed them popping up on some property ads in the

magazine and I’ve seen them on real estate signs lately, too. After a bit of research, I must admit,

I’m kind of impressed. At the push of an iPhone button, you can scan the code (which looks like

a comical barcode) and access a range of information on a product or service and in this

case, do a full walk-though inspection of a property from wherever you are. All you need to do is download the free smart phone application and voilà. It’s just another way in which buying

and selling property is evolving thanks to technology. And whilst the industry may be changing, so is our perception of the

traditional backyard. But you’ll have to turn to page six for that one.

Goodbye backyard

Many buyers are realising that there is a lot of wasted space in large homes and for many people it can be uneconomical and unsustainable

Jump in the car and take a drive through any of the Sunshine Coast’s many suburbs or towns, and it won’t be long before you

encounter council workers and contractors busily creating, restoring or improving council parks and playgrounds, barbecue areas and boardwalks. The work on restoring council-funded public amenities is never-ending, and as one rent-a-fence comes down around a newly minted set of swings, another pops up by the beach, near a sportsground or on a quiet suburban park.

The private developers of brand-new communities are also getting in on the act, setting aside generous chunks of their budgets on creating public spaces. Look over the structure plans of either Palmview (that huge master-planned community south of Sippy Downs) or Caloundra South (which will house about 50,000 residents) and you’ll see large slices of land given over to community and recreational space.

You need only peek over the back fence to discover why so much time, effort and cash is spent on creating and improving public amenity – the Sunshine Coast backyard is shrinking. For many, even those who live in large houses on suburban blocks, the backyard is becoming a distant memory. Something belonging to a simpler time, when a packet of chips cost 15 cents, VCRs were the latest consumer gadget and tweeting was something small birds did.

The Sunshine Coast’s population is rapidly increasing and our urban centres are becoming busier. In an effort to avoid urban sprawl, governments are encouraging residents to live in denser housing – and that doesn’t necessarily mean in townhouses and units. While multi-residential buildings are certainly a by-product of a region running out of developable land, a trend that is emerging on the Sunshine Coast has nothing to do with apartment living. Many home owners

are still demanding large open homes with multiple living zones and plenty of bedrooms, and they’re challenging designers and builders to squeeze them onto small lots. Something’s gotta go, and it’s the backyard.

Social commentator and demographer Bernard Salt’s take on it is this. “Backyards have shrunk, but that’s because we don’t have as much demand for backyard space,” he says. “There is no incinerator or rubbish heap or large Hills Hoist or vegie patch, or six kids per house who need space for cricket. Kids play in organised after-school activities. Rightly or wrongly, there is less call for a large backyard now than there was a generation ago.”

But surely this new batch of home owners is mourning the loss of the quarter-acre block? According to the Urban Development Institute of Australia, not necessarily. “The State Government predicts that by 2026, 50 per cent of all households will consist of only one or two people,” says the UDIA’s Sunshine Coast branch president Frazer Dean. “Many of these people will be at the stage of their lives where big backyards are not required and they want to lead a low-maintenance lifestyle so they can enjoy time with family and friends and travel. Developers are compensating these smaller blocks by creating

more parks, playgrounds, walkways and other public amenities for residents to enjoy.”

While policymakers and developers are certainly doing their bit to drive the trend towards smaller backyards out of fi nancial and environmental necessity, consumers are ready to embrace the small lot. Frazer adds, “Many buyers are realising that there is a lot of wasted space in large homes and for many people it can be uneconomical and unsustainable. Buying a smaller lot also enables buyers to spend more money on designing a home which suits their lifestyle, while also giving some buyers the opportunity to spend more on special features such as a large kitchen, better appliances, a plunge pool and indoor and outdoor entertainment areas.”

Far from having to compromise on their dream homes, small lots are giving the latest round of new-home buyers what they really want – indoor/outdoor living zones. The priorities of all home buyers – not just fi rst-home owners, but generation Xers who may be onto their second or third homes, and baby boomers who are looking at perhaps their last build – have changed. They want to connect with the outdoors, but not necessarily be outside. Architects, designers and builders are creating homes where residents can entertain on their decks rain, hail or shine. They can open up the bifolds and shutters, then cook in the kitchen, relax on the lounge or help the kids with their homework, yet still hear the birds in the trees or the waves breaking on the beach. Who needs to be outside in the backyard when contemporary architecture is drawing the outdoors in?

Kable Moore is a Moffat Beach-based builder who has been creating homes on the Coast for almost 19 years. He’s seen lot sizes decrease and he’s now catering for clients who are happy to say goodbye to the backyard. “My style is probably

more for the business person or executive couple – those who don’t have time to do landscaping.” Kable’s clients are giving up the backyard, he says, for a large entertainment area and pool. And he practices what he preaches – the builder’s own home lacks a backyard. “But we have a nice entertaining area facing north,” Kable says.

Minyama-based Brad Thompson is also an expert in building on tight lots. Brad has been building homes on the Coast for 10 years. “The biggest change we are seeing in the building industry at the moment is the lot size, down

to around 250 square metres from being around 600 or 650 square metres.”

While Kable caters to executive couples, many of Brad’s clients are fi rst-home buyers on fi xed incomes who are keen to save money, but he also has families who want a Thompson-built home. For those who build with Brad, a patch of grass is not a priority. “People don’t come to us saying our backyards are too small – it’s a cost thing.” In today’s developments, yards cost much-needed funds. Besides, says Brad, in many

new communities developers plan parks that are an easy walk from every home. If a client knows there are parks close to their chosen block, the lack of backyard is not an issue.

Affordability is a big driver of the trend,” Frazer Dean says. “A diverse range of lot sizes [in new developments] including smaller lots also provides a lower entry-level price point, which enables buyers – especially fi rst-home owners and those on lower incomes – to purchase land and build a comfortable home which otherwise may have been out of reach.” Going without a backyard is a small price to pay for getting a foot onto the property ladder.

“Increasing urban densities also plays an important role in reducing urban sprawl, which ultimately benefi ts the environment,” Frazer adds. “This also reduces the need for councils to build more infrastructure, such as water, sewer and roads while an increase in ratepayers helps to fund essential council services.”

A quick response to a new trend

Those with a keen eye may have noticed some peculiar barcodes popping up throughout our magazines. Don’t be

concerned, these are not subliminal messages or tracking devices, it is simply the emerging trend of QR codes.

You’ll fi nd these codes on all sorts of products. In fact, if you wander through the meat aisle in your shopping centre and notice it on prepackaged Wagyu beef, with one click you can see moving footage of the actual herd

and property the meat has come from. Some bottles of wine are also now featuring these codes – with one click you can instantly fi nd out what types of food that particular bottle of wine best complements. These same codes are also appearing all types of real estate marketing including ‘for sale’ signs, advertising and photos.

So what exactly are these codes? A Quick Response code (QR code) is a specifi c matrix barcode that can be read by scanners and smart phones with the appropriate application. All you

need to do is download the free app (such as RedLaser and Qrafter) onto your smart phone, view the barcode through the phone’s camera and press a button.

So what’s it got to do with property?Well, it aids in researching and is a great

tool for potential buyers. For example, if you fi nd a QR code on a for sale sign and read it with your smart phone, it will give you further information in the form of text, URL or other data.

Property consultant Bodie Weir from Henzells at Mooloolaba is embracing the concept and features the QR code on a few of his property listings. With just one scan of the code, you can see Bodie at the property, doing a moving piece to camera and a walk through of the site – a house inspection from the comfort of your own smart phone.

Bodie says the new concept will be integrated into the way people research property, and at less than $5 for the purchase of a code, is a great addition to the marketing process.

“I get a lot of hits from it,” he says. “It’s still new and a lot of people don’t fully know

what it is and that the application is free to download. It’s a great form of direct marketing.

“We [Henzells Mooloolaba] have even put them on our signboards so people can get out of the car, walk over to the sign, click on the code and it will go straight to the video so people can be out the front of the property and get a full viewing of it inside and out the back. It’s ideal for properties such as mine that are in a niche market.”

Forest Pines, the former Urban Pacifi c subdivision at Forest Glen 10 minutes from Maroochydore, has been take over

by QM Properties. The 69 blocks in stage one have been released and reduced in price to make them more affordable. The blocks range from 600 to a huge 2491 square metres, with an entry price of $225,000.

“These blocks are larger than most in the area,” says QM Properties general sales manager Damien Ross. “The average block on the Sunshine Coast is 400 square metres, but Forest Pine land has a minimum 600 square metre size.

“Forest Pines is also appealing to buyers as the approvals and covenant allow storage sheds,” he adds. “Baby boomers, who gravitate to this area, often need a shed for their boy’s toys like boats and caravans.”

“Forest Pines enjoys a niche on the Sunshine Coast that is highly sought after,” says QM’s northside area manager Scott Valentine. “It is

I write this sitting on a fl ight returning from a research tour in North Queensland and as I look

out the window, I’m struggling to understand why people are so negative about, well pretty much everything right now.

What I can see out the window across the aisle is at least 30 (all I could count in the moment I had) container ships lining up to get into the port of Sarina just south of Mackay. Each one of those container ships represents the billions of dollars coming into this country due to the demand for our resources that continues to rise as a third of the world’s population increases their standard of living.

Think of all those workers who are paid big money as demand for skilled labour increases while unemployment falls. With higher disposable incomes, they spend more and pay more for housing and rents in areas they want to live. This and the cost of services to support the industry spreads the mining dollars through the community. But negativity is affecting people’s habits and has created very conservative consumers. People are saving more.

Of course, there are also areas of the economy that are negatively affected by the rising Aussie dollar. In Queensland we’re still feeling the effects of massive fl oods, cyclones and the subsequent decline in migration which seems to provide ‘proof’ of how terrible things are.

I was astounded when a couple of Mackay locals told me how fearful they were of the success of the town. They didn’t understand the longevity of the demand for our resources and were concerned about the carbon tax and the reporting on that instead of the billions being invested in the region (one mining

company alone needs 750 employees which will, in turn, create more jobs). Unfortunately some reporting on ‘extreme’ cases implies a catastrophe and creates a feeling that it’s ‘likely’ something bad will happen, when the reality is that an extreme negative outcome is highly unlikely.

On the Sunshine Coast, locals have a similar ‘feeling’ of imminent disaster. Many are negative about the growth prospects yet most have no understanding what is about to take place with the local economy expanding by 10 to 15 per cent – the largest non-mining regional economy in Australia that I can fi nd about to undergo such a signifi cant expansion.

So while I don’t understand why we’re so willingly accept negative opinion, what I do understand is that fear comes from a lack of knowledge and it is paralysing. I also understand that if we are going to change our lot in life we need to act, as the only outcome we can guarantee is to do nothing. My challenge to you is this – seek the knowledge and understanding, don’t accept opinion and overcome the fear because now is a time of opportunity for those that do.

As Warren Buffet has said, “Be greedy when others are fearful and be fearful when others are greedy.”

Local building awards announced

Earlier this month the winners of the Master Builders Sunshine Coast Housing &

Construction Awards were announced, and the competition was tough. Master Builders Sunshine Coast regional manager Steve Robinson says the calibre of entrants was outstanding, adding that the awards are an opportunity for builders to gain recognition among the industry and public. “The enormous effort from members to produce a quality project was certainly evident in the winning projects,” Steve says.

House of the Year went to Ark Projects for a home in the Lakes development at Mt Coolum. Overlooking one of the development’s water features, the project also won Individual Home $1.5 million to $2 million, Best Kitchen and Best Bathroom. The distinctive home impressed with its high ceilings, master retreat and wet-edge pool.

Project of the Year went to Hutchinson Builders for the Maroochydore government offi ce building, which also netted the Commercial

Best Home on a Sloping Block up to $400,000 was won by Minyama’s PJ Burns

Building (Offi ce Accommodation) over $4 million award. The President’s Award was handed to Smithy & Co Constructions for an affordable home that also won the Individual Home $251,000 to $350,000 award.

Minyama-based PJ Burns was recognised with three awards – Best Home on a Sloping Block up to $400,000, Best Individual Home $350,000 to $450,000 and Best Individual Home up to 250,000.

Other winners were Tim Conolly (Apprentice of the Year), Jenny Harrison (Women in Building Award) and Troy Ware (Rising Star Award). Braeden Constructions won the Alan Eichmann Memorial Award for Quality Workmanship, and Minka Joinery was named Apprentice Employer of the Year.

Natural sandstone is a timeless and durable building material, but due to its price, is one that is out of

reach of many home owners. Sandstone composites and cladding have been on the market for some time, but an innovative product, still fairly new to the local market, is gaining a lot of attention. A German manufacturer has developed an environmentally friendly procedure that makes it possible to harvest sandstone off the quarry wall in layers that are just one to three millimetres thick. The result is a fl exible sandstone called Cladstone. The product is incredible light and easy to work with and the stone’s mouldability means it can be shaped onto any surface, even if it is curved, domed or has hard edges. Cladstone can be used both indoors and out for cladding walls and fl oors as well as ornamental and decorative elements. Impregnations in the stone provide durability and protect the product from the elements and even graffi ti, and its transparent quality allows it to be backlit and mounted on feature walls or ceilings.

Surrounded by forest in a small green clearing, the OUTrial house takes

the notion of blending in with the landscape further than most. When designing the home, architect Robert Konieczny from Polish fi rm KWK Promes embraced the surrounding landscape, carving out a piece of the grassy site, lifting it up and placing it on the new building’s roof.

Located in the small Polish town of Ksiazenice, the home is a homage to the surrounding landscape. But while the result is an unusual residence that is built into a grassy knoll, the building is also 180 square metres of comfortable living space that makes the most of natural insulation and takes advantage of natural light through numerous fl oor-to-ceiling windows. Henzells Mooloolaba has just been awarded the Commerce Australia Cup, one of

Australasia’s leading awards for innovation in the real estate industry.

Managing director of Henzells Mooloolaba, Greg Young, received the award on behalf of his team at the recent 21st Annual Best Practice Awards dinner at Hilton on the Park Melbourne, beating a who’s who of property professionals from throughout Australia and New Zealand in the process. “The race is the build-up to Australasian Safari,” Ross says. “It’s for the top riders to get practice in. It is so unique, like no other race, and it is a pure motorbike race.”

Ross began racing pushbikes before getting into motorbikes and it’s a sport that has taken its toll on his body. “In the fi ve years I’ve been riding I’ve broken a collarbone three times, had knees injuries, and lost about 500 or 700 mils of blood internally. I’ve also broken a bone in my hand.”

But he wouldn’t have it any other way. “I love competing,” Ross adds.

Rates notices will arrive in letterboxes for 154,000 Sunshine Coast

properties over the next day or so, as the council today mailing out its fi rst rate run of the 2011/12 fi nancial year. Finance and business executive director Greg Laverty encourages all ratepayers to take advantage of the fi ve per cent discount off general rates, capped at $100 per half year levy for all ratepayers except pensioners, by paying their rates before the due date of August 19.

Meanwhile, Unitywater’s next account for Sunshine Coast customers will begin arriving in letterboxes. The accounts also include some changes following recent amendments to State Government legislation. From July 1, Unitywater’s prices increased by 3.6 per cent and the State Government’s bulk water charge increased by 25 per cent for Sunshine Coast customers – a rate which is passed on to consumers by Unitywater at cost price. This account will include the 3.6 per cent increase for fi xed water and sewerage access but water usage charges, including the bulk water charge, remain unchanged because the account is for water used before July 1, 2011. It was a slow weekend for auctions on the Sunshine Coast, with the majority of agents reporting that properties were passed in and are currently under further negotiation. Minka Jenkins and Karen Jones of Next Property Group got a quick result from post-auction discussions with their highest bidder at 91 Boolagi Drive, Wurtulla on Sunday. “We had a crowd of 24 people gathered at the riverfront home, with a picture-perfect setting overlooking the water – all we needed was the buyer,” Minka says. “We had bidding then a stalemate, and negotiated post auction to a successful outcome. Buyer and seller are both extremely happy.” Entry-level buyers will also be happy with some of this week’s post-auction list prices – if you’re looking for an affordable family home in the hinterland, be sure to check out 8 Tytherleigh Road, Palmwoods, which is now listed for $325,000. “This is great value for a neat and tidy, three-bedroom property,” says marketing agent Jenni Laughlin from Henzells Buderim. “It backs on to Palmwoods Primary School and is right near the swimming pool and tennis court, so it’s ideal for a young family.”

“It’s an unusual property and it was only ever going to suit a certain type of individual,” he says. “You really had to be looking for that combination of both lifestyle and income, and the new owners are perfectly suited for this property.”

There’s a gesture that dates back to Ancient Greece but is alive and well at Riddell Real Estate in Woombye. It’s the handshake. The familiar gesture is used frequently by the agency’s new owner Gary De Paoli, who prides himself on traditional values. “In buying the business, I saw an opportunity for the old-fashioned type of operations where people still come and have a coffee and a chat with you,” Gary tells MPP.

“In this industry, new ways in doing things are always being pushed, yet here in the hinterland, the handshake and common courtesy is well and truly alive and that’s how I like to do business.”

Gary admits long and legally binding contracts have replaced “a man’s word” when selling or

buying, but he believes the sale process should be stress-free and respectful for all involved parties.

Gary has spent the past six years fi ne-tuning his “do unto others as they would do to you” ethos as a sales consultant for Riddell. The family man says buying the 20-year-old business is “an opportunity to do something for myself and my family.” His wife Caroline will assist with the business administration.

“The next 12 months are going to be tough, but if we can keep our heads above water we’re doing okay,” Gary says. “We are actually doing okay sales-wise at the moment. In fact we’re probably doing better than average.”

Gary has ruled out renaming the agency for now.
