At the time of print, South-East Queensland was threatened by severe fl ooding and parts of the Coast were already going under, not to mention areas like Toowoomba and Brisbane, which were in a state of emergency and in evacuation mode.     Th e only certainty is that with population growth predictions and the Sunshine Coasts strategic location in South-East Queensland, local property investment is set to remain, as the saying goes, as safe as houses.

    As a bonus, the market is recovering from the global fi nancial crisis and there is still plenty to choose from, so will it be a beachfront unit or a hinterland home? A shop or a shed? A house and a unit off the plan or a block of land? Or maybe a house and land package in a new estate.

    Keith Grisman, director of Property Only, a company that manages both residential and commercial investment properties, has personal experience in both types of investment. I made my fi rst

    Decisions, decisions, decisions. Th e investors lot isnt an easy one, but even without a crystal ball, choosing the right property doesnt have to be a day at the races.

    For the small-time investor who is unwilling to play the stockmarket but remains sceptical that superannuation alone will guarantee a comfortable retirement, property represents a secure and low-risk option.

    So, thats the fi rst decision made. Next, its a visit to the accountant to determine how best to structure the investment to maximise tax benefi ts, then off to the bank for fi nance.

    Finally, everything is organised and youre ready to move, secure in the knowledge that the property market is ripe for the picking. So,

    On the bright side, residential properties are very low risk on the Sunshine Coast. If it takes longer than a couple of weeks to fi nd a tenant, the rent is too high or you need to review the managing agent, Keith says.

    Returns for residential, depending on the value of the investment, are generally around three to fi ve per cent gross. A commercial property can off er a much higher return at around seven to nine per cent net.

    Th e desire for a business to fi nd new premises is also driven by the economy in the area, Keith says. For example, if you have a remote mining town and the mine leaves town, so do the people.

    Keith says commercial can also be daunting. Investors can grasp the residential market because they live in a house but tend to see commercial as a mythical beast that provides better returns only to those who understand it. If you have got enough money to invest you absolutely should consider commercial property as a real and viable option, but it does come down to specifi c circumstances, Keith says.

    residential and commercial property. Banks will lend 65 and up to 70 per cent on commercial properties, he says. You can still get up to 95 per cent on residential, but for a typical residential purchase you should be looking at 80 per cent or less.

    He recommends residential property to investors who can put up only a small deposit and cant aff ord for the property to be untenanted for long. In exchange for lower risk is lower return.

    For those who can aff ord to invest their own capital, the commercial market should be considered for its better returns, provided the investor can aff ord carrying a vacant tenancy. When investors get a bit more money they can consider a component in the commercial market or in some cases, the majority, Keith says. I like both asset classes and there is room for both. Investors need to consider both and make a decision on merits for each individual situation.

    A unit or townhouse in a small complex is a cheap and easy way to get into the market but from a long-term investment perspective, the purchase is only a small piece of land and the built asset depreciates.

    Body corporate fees and maintenance overheads such as lift s in high-rise blocks also need to be fi gured into the overheads.

    As the land content is low for units or townhouses about 10 to 15 per cent of the purchase price 80 to 90 per cent of the asset is depreciating. Th is might be a bonus at tax time but there are implications from a long-term capital growth perspective.

    Additionally, up to 90 per cent of units are sold to investors, so its a competitive market for both rent and sales.

    Keiths advice to anyone choosing to invest in the residential market is that they would be well advised to set a limit of $500,000 on a single property. Returns

    If you want to be a commercial property owner, you need to look at those three sub-categories in terms of what category suits and the returns you expect to achieve, Keith says. Overall, the Sunshine Coast has a big advantage in that our population is growing faster than we can produce new commercial properties. Commercial land is more diffi cult to produce because of the council approval process and it is therefore more rare.

    Keith suggests that the biggest problem with commercial property is the possibility that it can take longer to fi ll a vacancy. Tenants tend to stay long-term but if the property

    diminish above that fi gure, he says. Th e best returns are on around $450,000 in terms of rental for what you pay. We look for property built aft er 1990 so it is eligible for depreciation benefi ts.

    Mal Cayley, the head of research and acquisitions at Investor Property, has a background in analysis and aft er studying all the facts and fi gures considers a house and land package one of the best choices for most investors.

    A new home, he says, has a lot of advantages over an older property, signifi cant among them the fact that the house and land package attracts less stamp duty, low to no maintenance and potential valuation increase on completion. Here is a scenario to help.

    Th ere is a choice between a new $400,000 home to be built on your allotment and a home built in 2000 worth $360,000. A novice investor could well be lured by the cheaper bargain property, thus saving themselves $40,000 on purchase price.

    But look at where the appreciation is, Mal says. Th e land value goes up while the cost of the building rises only in line with infl ation. If the house is 10 years old, then 10 years of depreciation has already been written off before you even buy it and you end up paying more for the older property.

    On a $200,000 home construction, you would eff ectively throw away $50,000 in tax depreciation, which equates to up to $200 a week in extra holding costs. Im not suggesting you buy for tax benefi ts alone, but you can leverage off that.

    Additionally, on a $400,000 property, a buyer can expect to pay around $15,000 stamp duty, which they wont see again until the property is sold. On a house and land package, the stamp duty will set you back about $6500, as it is for the land only. Th ere will be interest costs while a brand-new home is being built, but these are tax deductible that year.

    Buyers can also pay a premium of up to $50,000 for the luxury of seeing a fi nished product. People will generally pay more for an existing or fi nished home because they can walk through and touch and feel, whereas you

    New estates also have a good record for land values increasing with each new stage that is rolled out. Someone buying in stage one will pay less for their land than someone buying in stage 15, as land prices increase as an estate is built.

    Th ere are systems in place to ensure that construction starts as soon as possible aft er the owner settles on the land purchase.

    It might be only four to six months between purchase and the tenant moving in, Mal says. At the end of the day its the buyers decision, but its an excellent medium- to long-term investment.

    Location also has implications for the investor. Some pundits suggest that anything close to major employment opportunities such as a hospital, university or council offi ces cant lose, but then waterfront properties whether its near the beach, canals or hinterland rivers and lakes have traditionally yielded excellent long-term capital growth.

    On the other hand, an acreage property not connected to council services can reduce rental opportunities. Not everyone wants to worry about tank water, septic tanks, lawn mowing and general property upkeep. Th ose looking for a rural retreat usually expect to pay a lower rent in return for keeping up with the maintenance.

    Land is nice to own but theres no rental

    return, unless its fully fenced and theres a chance of making a few bucks on agistment. Interest repayments could well end up more than the return.

    Th e bottom line though, is that whatever type of property fi ts best with investment aspirations, the Sunshine Coast is a safe bet.

    As Keith Grisman points out, we still have a lot of people to house. We currently have 330,000 people and projections are that there will be 500,000 by 2030. I expect it will be more than that, which means we have enough room for 170,000 more people.

    If we have an average of 2.2 people in each dwelling, we need to fi nish 14 dwellings a day each and every day for the next 20 years. At the moment, we fi nish about three or four a day, he says.

    Th e best time to buy any property on the Sunshine Coast was yesterday and the next best time is today.

    Next home draws a crowdCraig Porter from Next Property Group could be held responsible for a traffi c jam last week in Turnbull Place at Tanawha, although hes pretty quick to blame My Property Preview. He placed a double-page advertisement in last weeks issue for a new property listing, and to his surprise, he was completely overwhelmed by the response, with more than 80 people coming through the fi rst one-hour inspection slot. It was always going to attract attention, however, I dont think even I estimated just how much, Craig says. Th e open home was conducted at 2pm on Saturday and by 1.55pm they were driving into the court and did so for the next hour at a very steady pace. At one point, [my colleague] Damien and I counted over 84 pairs of shoes at the front door. To have over 48 groups attending the fi rst open home in this current market is just awesome.

    Land in Pelican Waters latest release, Th e Headlands, is being snapped up with purchasers already buying 10 prestige home sites since its launch on November 27.

    Seven lots were purchased in the fi rst hour of Th e Headlands offi cial release and a further three have since sold, highlighting the hot demand for the large residential and ocean-access waterfront land.

    Former real estate agent Jodie Hedley-Wards passion for writing and for new mums has transformed her own life, and helped plenty of women in the process.

    Jodie Hedley-Ward has a desire to help mothers that goes way beyond dropping off a cooked dinner to a friend having a tough day with a colicky newborn. Writing from her Buderim home offi ce or one of the Coasts many coff ee shops or beaches, this mother of two has published three books in her quest to restore self-belief and confi dence in women all over the globe.

    Th e author of You Sexy Mother and You Sexy Mother Th e Journal, plus the recently launched YSM Body Bible, says she has fi nally found her passion as a writer, but its taken many years and many careers to get there, including a stint as a property consultant alongside her husband David.

    Her time at RE/MAX Property Associates in Buderim came three years ago, shortly aft er moving to the Sunshine Coast from New Zealand with David and their children, Lili, six, and Josh, four, in search of a better lifestyle. It was a time of great uncertainty for Jodie as she waited for her fi rst book You Sexy Mother to be published.

    We didnt know what was going to happen with You Sexy Mother and if anyone was going to buy the book or whether it was just going to be Nana back in New Zealand buying the book, Jodie says.

    Because it happens a lot a lot of people end up with boxes of their books just sitting in the garage. Th ats the reality.

    I became a licensed real estate agent in New Zealand aft er the birth of my daughter Lili it was really something to keep my

    mind juice going and so I could get to spend more time with my husband because I realised once you become a mum, its like hes going out there in the wide world and I was just at home changing the nappies.

    Jodies real estate career came to a sudden halt aft er A Current Aff air ran a story about You Sexy Mother. Th e book wasnt even in bookstores.

    Within 24 hours of that story going to air, we had 1600 emails come into our inbox and suddenly it was full-on, Jodie recalls.

    And I never worked another day in the RE/MAX offi ce with Dave again and they still laugh about it today!

    Th e majority of those emails were from mothers asking for help, saying theyd lost their identities, didnt like their appearance and were struggling to stay connected with their husbands.

    I thought, wow. Th is is so much bigger than my own journey, Jodie says.

    I certainly grew up with the idea that once you become a mum, its

    all downhill from there and youll never have your body the way it was so enjoy it

    while it lasts. But I just refused to accept that my

    best life was over

    get the information that I need and then I can feed that information into my own books and work out what books need to come next.

    Jodie teamed up with clinical psychologist Angela Huntsman, who was lecturing at the University of the Sunshine Coast, to conduct some research. Close to 5000 women were surveyed. Th e results were staggering and formed the platform for Jodies third book YSM Body Bible.

    Th e body image statistics that came out of it were kind of shocking, Jodie explains. Really early on we saw that just 12 per cent of mums said they were satisfi ed with the

    way they looked, and just 12 per cent said they were satisfi ed with their level of health and fi tness.

    Th e actual exercise trends we saw were amazing. Women who were exercising three or fi ve times a week before pregnancy never regained their pre-baby exercise patterns.

    So we just kind of adopt these non-exercise behaviours that weve created in pregnancy and never move on from that and wonder why 88 per cent of us are feeling really bad about ourselves.

    And so began Jodies mission to fi nd solutions for these women to improve their appearance and regain their self-confi dence.

    Having had similar experiences and feelings to the many mothers who were surveyed, Jodie embarked on her own journey of improving her appearance.

    Like many exhausted and time-poor mums, she craved coff ee and sugar and found it hard to stick to a diet and exercise program. Jodie sought the advice of local fi tness trainer Kelli Johnson and embarked on a 12-week overhaul, which involved one weekly personal training session and a complete mindset change when it came to eating.

    Th e eating part is far bigger than you think, Jodie explains. I ended up doing less training than I thought I had to, to get the kind of changes that I wanted.

    It was about the synergy of being aware of what I was eating, making sure it was regular and healthy and stopping the sugar was huge for me.

    Within six weeks, Jodie was getting results. She says she simply refused to accept she couldnt have her pre-pregnancy body back. I certainly grew up with the idea that once you become a mum, its all downhill from there and youll never have your body the way it was so enjoy it while it lasts.

    But I just refused to accept that my best life was over.

    It might be more challenging because Ive got littlies and some days I might be really tired but I just refused to procrastinate my life away.

    Its hard to imagine Jodie procrastinating at all. She recently launched a second womens study in the UK and US, and is planning to release the results of the Australian and New Zealand research this year. In May last year, she was invited to speak at the International Motherhood conference in New York. Th e manuscripts for her fourth and fi ft h books are also in the making.

    Jodie admits she couldnt maintain the pace without the support of husband David, who had kind of fl exible hours

    as a property consultant. Th ere are months when I am focused writing a book and then itll come to launch time and Im juggling a lot of stuff , Jodie explains.Dave will immediately go, thats fi ne and look aft er everything for the next couple of weeks.

    In saying that, hell be doing open homes on Saturday and Sunday and Ill be there for him we just juggle it all and make it work.

    Jodie says David is also an awesome writer and her number one editor and proofreader, while Jodie, who has a marketing background, makes a great soundboard for David when he is throwing ideas around about property.

    And while Jodie says her connection to New Zealand will always be strong, the Coast is where she wants to raise her children and continue to draw inspiration from for her best-selling books.

    I love the Coast as a writer as there are so many other creative and artistic people living here to bounce ideas off and be energised, Jodie enthuses.

    And theres no question about it, the landscape and the outdoors just really inspires you to get out there and start living the life you truly want.

To cater for the large volume of people who turned out for the event, the festivities were hosted at the adjacent cafe, Th e Chopping Block, which provided more room to move, not to mention some fabulous catering. On the plus side you get to move into a shiny new pad, but on the other hand you have to pack up everything you own and, more oft en than not, deal with a whole lot of unwanted stuff . De-cluttering your home is a refreshing process once its completed, that is. Th e hard part is fi nding a suitable (and cost-eff ective) solution for all those items that you no longer need. You may be surprised to learn just how diffi cult it is to give to charities, or just how much it can cost to offl oad at the local dump. Th e good news is that you do have a few diff erent options, each with diff erent stipulations and requirements for taking your banished belongings off your hands. Some of them will cost you money, some of them may make you money, and all of them will require a little legwork. Luckily for you, weve sift ed through the information, made a few calls and put together a simple guide to getting rid of possessions youve deemed no longer worthy of a space in your place.

    What are your options?Garage saleIf you have a lot of stuff to offl oad, like early mornings and have a garage, a garage sale might be your best option. For a garage sale to be successful though, you need to advertise it. Make signs and distribute them around your neighbourhood, place an ad in the paper (this will cost you anywhere from $40) and notify everyone you know via your preferred social media. Th e more people you tell, the more chance you have of emptying your garage. One mans junk is anothers treasure!Pros: You have the opportunity to get a little bit of money for your unwanted belongings without having to run around too much.

    Cons: Garage sale fanatics are early risers, and you will need to give up most of your Saturday (or weekend) so you can be present to monitor your sales.

Plus, you will feel great knowing your unwanted stuff is being put to good use. Op shops like Lifeline, Bloomhill Cancer Help and the Salvation Army will take pretty much anything off

    EBayWhat can be more convenient than selling your items online? You dont even have to leave the house (or get off your bum). All you need to do is take photos of your stuff , upload and list them on eBay (www.ebay.com.au) and wait for prospective buyers to bid away. It will cost you a couple of dollars to list each item. Th e price depends on how many photos you want to upload and how prominent you want your listing to be on the site.Pros: Depending on what it is you are trying to sell, you can make a fair bit of coin. People who bid on eBay tend to pay more than those who visit garage sales.Cons: Unless the buyer is local, eBay can be tricky for larger items like wardrobes and beds as you will need to fi nd someone who is willing to pay for shipping.

    The tipWhile taking your stuff to the dump may not be the most ecological choice, many people think this is the quickest and most cost-eff ective way to clear out their clutter. However, if its been a while since youve made a trip to the tip you may be surprised to learn that it costs money to dump. For example, mattresses cost $20 each and non-decommissioned refrigeration appliances will cost you $15. A regular car full is $6, a trailer load is from $12, while a truck full will set you back at least $20.Pros: You can get rid of your old stuff in one clean sweep.Cons: While other options may score you some cash or at least some good karma, the tip will cost you money.
