But Kelly Hoppen has chosento use her own home todemonstrate those highlysuccessful techniques that havewon her a host of famous fans,including Gwyneth Paltrow,Anthony Hopkins, Jude Law andElton John.

Her luxurious sanctuary is ahomage to her “East meets West”style with its uncluttered,opulent rooms; a distinctive useof balance and symmetry, andtrademark colour palette ofneutrals, including her signaturetaupe shade.

“Each of the homes I havedesigned and lived in myself hasbeen an on-going exercise – anexperiment if you like – where Ihave tried to understand how wesee things, what gives uscontentment and what we arereally trying to achieve,” sheexplains.

Walls are finished inlight-reflecting white waxedplaster and there areebony-stained floorboards andglossy lacquered surfaces.

“I have displayed more objectsand used more furniture, textureand subtle contrast here than inany of my previous homes,” shesays.

“It’s a marked shift towards afeminine, luxurious, organicglamour in which I feel verymuch at ease.”

The sophisticated, tranquilsetting is the result of apainstaking renovation of herperiod home in London, duringwhich she ensured the interiorwas tailored to her lifestyle.

“Choosing your home’s style isa similar process to choosing apiece of couture clothing – itshould fit you like a glove,” shesays of the setting, whichfeatures in her new book KellyHoppen Ideas.

Kelly, who is as discreet abouther clients as she is about herprivate life, says simply: “I thinknowadays, whoever we are, we allwant a nurturing retreat thatfeels safe, comfortable and easyto live in.”

Her own homes, she says, havealways been characterised by aneclectic element – mixingvintage, contemporary,ultra-modern and antique styles.

But whatever a person’s taste,she insists, the guiding principlemust be that “your home worksfor you and how you live, and inessence represents who you are”.

LOUNGING STYLELiving rooms can be integrated

into an open-plan design or bejust as effective as a separatespace, she says. Kelly’s spaciousfirst-floor living room has afireplace as its focal point and achimney breast covered in apanel of black glasswithin which a TV isset.

“Always thinkabout where themain seating will be,where the televisionwill be be, to help youdecide the layout,”she advises.

“A monochrom-atic palettefulfils my aimto make theroom seemlike astunningblack andwhitepicture.”

Flooring,she advises,must betimeless –

not a fashion statement – as itwill be in place for a long timeand expensive to change.KELLY LOVES: Sheer curtainsto filter natural light, black andwhite framed photographicprints and the impact of

repetition in pieces offurniture and objects,

such as a group ofthree tables or a pair

hallway,recessed strip

lights on either side of the treadsand risers of the staircase makeit appear to “float”. The lightingalso has the effect of appearing towiden the space.

“Halls should impress as wellas being practical. Whenever Icome home, I look forward toexperiencing the sense ofwellbeing that my hallengenders,” says Kelly.KELLY LOVES: Full-heightdoors that increase a sense ofspace, as well as bespoke doorhandles and flooring andfurnishings that echo the overallfeel of the rest of the home.ENTERTAINING ZONE

Kitchens are now as popular asdining and entertaining areas,and Kelly has devised her ownstreamlined recipe for the space.

In her home this area extendsover the majority of the groundfloor and incorporates a diningarea leading on to the garden.

“It’s definitely the theatre atthe heart of my home,” she says.

“I have a fireplace up on thewall like a painting, which is afocal point, and cosy in winter.

Debi Jones,former radioandTVpresenterWhere was the family home you grew upin and what was it like?We lived in a five-bed semi in Oxford Avenue,Bootle until I was 10. I don't remember muchabout it other than it had a long garden and thetop floor was creepy! My happiest and clearestmemories are the house we moved to in Altcar.It was the old vicarage for St.Michael's And AllAngels Church, and was every child's dream,surrounded by fields and farms.

What is your clearest memory of thehouse?The wonderful big range cooker in the kitchenwhere mum used to cook good old fashionedmeals. We also had a big stone floored room atthe back of the kitchen which we kept the dogsin, and left the outside door open so they couldcome in and out. The gardens were fantastic - fullof snowdrops in the spring, then daffodils, and anapple orchard either side.

Where was the first house you boughtyourself and what did it cost?I've only bought one house, and it's the one I stilllive in. I bought it from my parents about 25 yearsago. We had a tenant in the top floor, as it's a bigold Edwardian property, so I got it a bit cheaperthan I should have. I paid about £60,000, but havespent an awful lot on it over the years. Myparents moved to the garden flat where I hadlived with Steve, my husband.

What made you want to buy it?It was my family home and I'm a real home birdso it seemed the natural thing to do. I knew ithad a lot of potential. I bought it only about sixmonths before I met Steve.

What are the important things you lookfor when buying a house?Ideally I would look for a house which gets themost sun, and space is also very important, I'vealways lived in large, rambling houses. I lovegardens.

Are you a DIY trier or do you leave it tothe experts?I prefer to work to earn the money to pay theexperts. It can be very expensive though, which iswhy I'm lucky Steve can turn his hand to virtuallyany DIY, apart from making the bed!

What is the one thing you love most aboutyour current home?We can all live together, but still have our ownspace, and the ornate ceilings and fireplaces arebeautiful.

“It’s your sanctuary and must bewarm and inviting with lots oftexture. My own bedroom is myhiding place and I’ve used a calm,taupe palette and concealed lightingto give the room a warm, seductiveglow.”KELLY LOVES: Adjustable lightingwhich gives you the freedom to alterthe atmosphere to suit mood,shutters that filter daylight softlyand allow privacy, and fabrics suchas linen, velvet and satin for aluxury look, plus a dressing table forjewellery and to display some of

Adequate storage, a tranquilcolour scheme, practical easy-cleansurfaces and beautiful fittings areessential in a bathroom, says Kelly.

“My bathroom is an innersanctum. I have a blackened woodenpath leading to a massive white bathtub. It’s a place to escape, light somescented candles and relax.”

LOVEBIRDS Joshua Robinsonand Lucy Ashwell had givenup hope of building theirown nest. Despite good jobswith decent salaries, the cost

of a house was out of their reachand dreams of their own spaceseemed just that – a dream.

That is until the government-backed scheme HomesHub playedproperty Cupid.

HomesHub helps working peoplein Merseyside and Cheshire whohave been priced out of the propertymarket.

And within just one hour ofhearing about a property for salevia a loan-to-buy scheme, Lisa andJoshua decided to leave Joshua’sparents’ home where they had beenliving and take the plunge and buya home together.

“We met at Liverpool Universityand when the course finished wewanted to be together but didn’twant to waste money renting,”explains Joshua, 25.

“We moved in with my parents,which was a bit cramped as therewere five people in three bedrooms.We wanted our own place butcouldn’t afford it, and there didn’tseem any way we would ever beable to.”

However, he goes on: “When afriend told me about HomesHub andthe help you get we went on theirwebsite and a property caught oureye.

“By the time we got down to theoffice, the property had gone, whichwas really disappointing. But, therewere two left on anotherdevelopment. We didn’t have time tothink, it was ideal for us and wedecided we needed to do it.”

The couple laugh about the daythey decided to take thehome-buying bull by the horns..

“We took one hour to make thedecision,” says Joshua. “The peopleat HomesHub were amazed andkept asking if we were sure wewanted to do it. But we did, therewas no other way.”

This enabled them to get a 70%mortgage and the keys to the doorof a new three-bedroom house at theWilliamson Place development inKensington.

“We love our new home,” saysLisa, 27, an IT support worker. “It’sjust 10 minutes from my work, 25minutes from Joshua’s parents andclose to shops and the city centre.There’s a big kitchen, lovely biggarden ... it’s perfect.”

DIPPING my toes in theriver near my homeduring the spell of warmweather made me reflecton how therapeutic water

is in so many ways, whether just tocool off or to appreciate in itsmovement and sound.

You can transfer some of thosetherapeutic qualities to your gardenby creating a water feature,whether it’s as simple as a woodenbarrel with a waterproof lining anda single plant in it, or as elaborateas a large pond which will not onlyprovide a focal point but willbecome a magnet to wildlife.

Whatever type of water featureyou decide to install, positioning itwill be important in all but thesmallest of features.

Ponds should be situated on anopen site, with at least six hours ofsunlight a day, away from treeswhere you are less likely to comeacross tree roots when digging thehole, and near a water source foreasy topping up in summer.

Try to avoid placing the pondwhere there’s a naturally highwater table, as the pressure frombelow is likely to lift your liner,forcing the pond water out.

You can work out your naturalwater level by digging a hole untilyou see water, but you’re better offdoing this in winter as the watertable will be higher then.

Leaves can be a terriblehindrance to ponds, so don’t placethem under deciduous trees wherethe leaves will fall in autumn.

Also be aware that placing a largepond in full sun is going toencourage a build-up of algae. Ifthere’s no other site, you’ll have toplant some large shrubs around itto cast shade over the water forsome of the day.

Next you need to select your liner.It can be either concrete, butyl or apre-fabricated shell made offibreglass or plastic. Concrete maybe the most long-lasting but it isalso likely to be the most expensive.

The cheapest option is probably aflexible butyl liner which can be

used for any shape of pond and isparticularly effective for informalponds. Dig the hole slightly largerthan the desired size of the pool,creating shelves as you go.

Remove sharp stones and rootsand cover the base of the hole witha thick layer of soft sand.Alternatively, cover the base withold carpet or a protective underlay(available from garden centres andaquatic specialists) to protect theliner from sharp objects.

Measure the maximum width,depth and length of your pond. The

liner width should equal the pond’swidth plus twice the depth, plus30cm (1ft) overhang. Check that thesurface is level using a spirit levelplaced on a plank of wood thelength of the pond.

Lay the liner loosely over the holeand lightly anchored at the sideswith weights such as bricks. Startfilling the pool slowly, allowing theweight of water to gently drag theliner into the shape of the pool.

Fill the pond to within 5cm (2in)of the rim, then cut off the excessliner, leaving around 15cm (6in)

overlap, which can be anchoredwith paving stones, turf or planting.If you are using slabs, position themoverlapping the pool by around 5cm(2in) which will create shade for theliner, protecting it from sunlightwhich can cause it to deteriorate.

Many gardeners go for plastic orfibreglass shells, which often havepre-formed shelves for aquaticplants. Holes for these will need tobe dug carefully to almost exactlythe same shape and size as theshell, or else when the pool is filled,the weight will put uneven pressure

Oh, and it’ssaid to be haunted by someactual spectres, too.

All Saints Church, whoseearliest surviving sectiondates back to the 14thcentury, is anotherfascinating part ofChildwall’s living history. Itis a Grade I listed buildingand is the only survivingmedieval church in theborough of Liverpool.

As for golf enthusiasts, thenearby Childwall Golf Clubwill offer a testing 18 holesover its 6,470-yard parklandcourse, which ranksalongside the best in thearea.

THE number of homessold for more than £1mincreased at its fastestrate for four yearsduring 2010 as the topend of the propertymarket bounced back,research indicates.

A total of 7,185properties changedhands for a seven-figure sum during theyear, 54% more than in2009 and the biggestannual increase since2006, according toLloyds TSB.

But despite theincrease, sales ofhomes for £1m or moreare still 13% below thelevel they reached in2007, before thefinancial crisis struck.

The group estimatesthere are now around184,000 homes in GreatBritain that are worthat least £1m.

The resurgence insales of top end homeshas significantlyoutstripped the rise intransactions forproperties of allvalues, which edgedahead by just 6%during 2010, whilethere was a 1% fall inthe number of homesworth £250,000 or lessthat changed hands.

However, despite thebuoyancy at the topend of the market,these sales stillaccounted for just 1%of total transactionsduring the year.

Unsurprisingly, themajority of £1m saleswere in London andthe South East, withthese regionsaccounting for 83% ofthose transactions inGreat Britain last year.

Suren Thiru, LloydsTSB housingeconomist, says: “Thenumber of propertiessold for over £1m hasrisen substantiallyover the past year,reflecting the strengthof the very top end ofthe housing market.

“A small number ofareas in London stillaccount for the lion’sshare of all £1m sales,with housing marketactivity in suchlocations continuing tobenefit from strongdemand from wealthyinternational buyersand limited supply.

“In contrast, thelevel of activity acrossthe wider housingmarket remainssubdued.”
