Pool your finances for this one! It’s anabsolutestunner...

STUNNING:The lounge, above, in theproperty atCroft DriveWest, Caldy –left, a bedroom;right, the coupde grace... thepool

THERE are houses. And thereare houses...this, quitesimply, is a most exceptionalone. Set in one of the mostprestigious Wirral areas,

Caldy, this is an outstandingproperty.

And the magnificent interiormore than matches such a stunningexterior.

Indeed, it doesn’t take any stretchof the imagination to see that one ofthe current owners is an architect, who has helped to refit and redesignthis home, marketed at £1.5m, intosomething very, very special.

This individually designeddetached house was built in 1961and has since been extended andrecently been re-modelled by thepresent owners.

The house is stylish andspacious, perfect for a family home.It has a formal lounge and diningroom and, the must-have focal pointof everyday living will be the openplan kitchen/diner and familyroom.

This, combined with theadjoining conservatory, measuresaround approximately 45ft x 28ft,and it is guaranteed to be the hub offamily life.

Chic and stylish, the kitchen hasbeen re-fitted with custom madeunits with granite working surfacesand AEG and Neff appliances.

The ground floor providesflexible accommodation. Theowners currently use the endlounge as a home office.

But the beauty is that you couldchange that to suit you.

The house has bright rooms withwide windows and has beendesigned so that the principalrooms are at the rear of the houseand overlook the beautifullylandscaped south west facing reargarden and so enjoy a sunny rearaspect.

There are five sets of Frenchdoors which open out onto thegarden.

And the swimming pool complexis a particular feature of theproperty. It is approached througha Mediterranean style court-yardand the pool area measures some40ft x 27ft and has a shower, w.c. andbasin.

The pool, which is heated, isapproximately 30ft in length and is8ft at the deep end, so there’s no

excuse not to keep fit with a dailydip.

To the first floor there are fourdouble sized bedrooms, one ofwhich could be re-converted to formthe fifth bedroom.

The main bedroom has abalconette, an en-suite dressing

room with his and hers wardrobesand a very luxurious en-suiteshower room.

Of course we all have our ownideas about what makes the perfecthouse, but it’s hard to see anyonewould dislike the interior of thisone - rather the opposite. Decorated

to a contemporary colour-scheme,some of the many finishing touchesinclude tiled and wood laminatefloors, downlighters, oak doors withdeep skirting boards andarchitraves and coved ceilings.

The bathroom, shower rooms andcloakrooms have been re-fitted withwhite suites by Duravit andVilleroy & Boch. And thebathrooms also have high quality

floor and wall tiling and Amticofloors.

Set in around three-quarters ofan acre, it’s a property guaranteedto have would be owners desperateto dive in with offers.

Certainly one to make a splash inthe Wirral property market!

Wool’s eco-friendly, durablequalities are being celebrated forthe second year running by HRHThe Prince of Wales, amongothers, who initiated the WoolWeek campaign last year.

So indulge yourself in sheepchic and treat yourself to homeitems with a baa-code.

Get fleecedTHERE’S nothing like the

MyFirstHOME

FredO’Brien, designer specialisingin commemorative, memorial andinterpretivedesignWhere was the family home you grew upin and what was it like?My family home was a small terrace house inBoundary Lane. It had three rooms downstairsand two and a half bedrooms. No bathroom. No indoor toilet. No running hot water. Itwasn't much above a slum (not that I twiggedto this then). I lived there beween 1940-59.And the rent was £1.10.

What is your clearest memory of thehouse? My clearest memory was me and my familysheltering from aerial bombing in the May blitzof 1941 in our spooky cellar. The crump of thebombs falling was the first sound I can recall, atthe age of two and a bit!

Where was the first house you boughtyourself and what did it cost? The first home I bought was for £3,000 and itwas a very good substantial semi in BuckinghamAvenue.

What made you want to buy it?We bought it because it was a 'steal' and hadlots of potential too. It was 1966. It neededwork doing, as every house does. Our threegirls were born there; we lived there until 1979.Then my wife and I lived in Mold for 20 years.

What are the most important featuresyou look for when buying a house?Potential and the feel it could be home.

Are you a DIY trier or do you leave it tothe experts?I am fairly handy but now I don't now have theenergy to tackle it.

What's the one thing you love mostabout your current house? My little flat lacks for nothing. I have fallen onmy feet' and am happy as a porker in a sty(that's what my youngest daughter says).

The poll also reveals that womenare less likely to botch a job thanmen. Nearly two-thirds of menadmitted that they have a bash atDIY, even though they don’t thinkthey’ll be very good at it.

OIL-BASED paints and varnishes tend todry slowly, but sometimes nothing elsewill do. Follow Julia Gray’s top tips for adurable finish.■ USE oil-based paints and varnishes fora tough, durable finish that should lastfor years.■ OIL-BASED paints and varnishestend to separate, so you need to stirthem really well before you use them, ensuring that you reach right down tothe bottom of the tin. They sometimesget a skin on them, which you’ll need toremove.■ MOST dry slowly, so be patient anddon’t do another coat until the previousone’s completely dry. Warmth will speedup the drying time, while cold or dampconditions will slow it down and mayeven ruin the finish.■ USE natural bristle brushes for thebest results, and clean them thoroughlyafter use. You’ll need to use white spiritor turpentine substitute for cleaning and

you should soak your brushes inbetween coats. It’s very easy to ruinbrushes by not cleaning them properlyand then leaving them to dry.■ WEAR rubber gloves and old clotheswhen using oil-based paints andvarnishes, as they’re hard to removefrom your skin – and anything else youget them on. Remember to protect thesurrounding area as well.■ OVER time, oil-based paints andvarnishes tend to yellow, especially ifthey’re white or clear. If you’re worriedabout this, choose water-basedalternatives instead, which dry quickerand are nicer to use.

Bid clearly and only up tothe amount you can afford -The auction room is normallyvery busy and so it isimportant that you bid clearlyto ensure you capture theattention of the auctioneer. It isalso vital that you only bid upto the maximum value you canafford. When the hammer isbrought down, a bindingcontract is formed and youmust pay the balance in fullwithin 28 days. If the bidding

goes beyond the amount that youcan afford, stop bidding andconcentrate on the other propertiesyou are interested in. Do not bidmore than you can afford.

Remember to take your personalID and cheque book to the auction –If you win, you will be asked toproduce your diving licence orpassport, and write a chequeamounting to 10% of the purchaseprice.

It all seems so easy – and it is.But as Cathy Holt, auction

Thingstodothisweek

IT might be a little premature tothink that summer’s over andyes, it is possible thatSeptember could be scorching. But this is the UK, so I’m

already thinking about putting mygarden furniture away and coveringup the barbecue for another year.

September is an ideal time for agreat garden tidy-up, while it’s stillwarm enough to work outdoorscomfortably before the inevitablefreezing weather sets in.

If you’ve returned from holiday towithered summer bedding anddried-up pots, bite the bullet andempty them on the compost heap, replacing them with a springdisplay. Plant bulbs, pansies, heathers and other winter andspring stalwarts to brighten upyour outlook.

If you’re not going to use yourcontainers for winter displays, clean them out, wipe them downand put them away. Don’t leaveterracotta pots out or they maysuccumb to frost and crack.

Some gardeners tend to be morerelaxed about pest and diseasecontrol at the end of the season, butignore them at your peril or youmay be storing up problems thatwill remain dormant until nextyear. Cut off or prune out affectedparts of diseased plants and burn ordispose of them so thatoverwintering spores won’t surviveuntil next year.

Pest control is also important. Beaware that many biological controlsbecome less reliable when thetemperature drops as the predatoryinsects which provide the control

then multiply more slowly. Take offshoots on plants which are infestedwith greenfly or blackfly anddispose of them.

Don’t leave garden debris lyingaround because slugs will shelterunder it and are still capable ofdoing plenty of damage to yourplants. It’s also important to keepup with the weeding becauseotherwise they are likely to shedseeds, creating a hotbed of moreweeds next year.

Continue to deadhead roses andcut back finished summer-floweringperennials, removing supportswhich propped up the plants whichhave stopped flowering. These canbe cleaned with a mild detergent

and put away until next year. The vegetable garden should still

be producing rich pickings ofFrench and runner beans, saladcrops, courgettes and sweetcorn, but if you have time, clear awayspent crops to create vacant rows, dig over the ground and refill thespare space with autumn andwinter crops as soon as possible.

Give the greenhouse aspring-clean, emptying it of staging, plants and rubbish and give it agood clean with hot, soapy water, which will help flush out pests anddiseases and prepare the area forany overwintering tender plantsyou may need to house. Removegreenhouse shading to allow inmore light.

If you’re putting plants back inthere, try to space them out to allowgood airflow around them whichwill help stop the build-up of

diseases such as soft rot andmildew.

Garden furniture can also becleaned at this time of year on finedays, to save you a job next spring.Teak furniture can be washed witha mild mixture of soap and waterand it is recommended that you usea soft utility brush to removesurface dust and dirt.

Rinse the furniture thoroughlyafter cleaning and allow it to drycompletely before putting it away

for the winter.September is also a good time to

prune cane fruits such asloganberries and tayberries, cuttingoff the fruited canes to about 6in(15cm) from the ground.

Of course, once you’ve done allthis, the sun may come out and youmay have to unpack a newlycleaned deck chair or two if thesummer turns out to be an Indianone - but you’ll be streets aheadwhen spring arrives.

Diggingdeep forThe school holidays are almostover and autumn’s around thecorner – so prepare to emptyyour hanging baskets and donyour gloves for a much-neededgarden tidy-up, saysHannah Stephenson

WHILE many gardeners willnow be contemplating whichspring-flowering bulbs toplant up this autumn, otherswill be sitting back to enjoytheir summer bulb choices –and the nerine is one of thebest late-flowering beauties.

N. bowdenii producebeautiful pinkfunnel-shaped flowersahead of their strap-shapedleaves in September, bringing a welcome splashof colour to fading bordersand patios.

IF YOU want a taste of theMediterranean to remind youof your summer holiday, youcould have a go at growing anolive tree.

While mature trees willsurvive freezing conditions,to flower and fruit they needtemperatures between 7.5C(46F) and 10C (50F), so theyneed to be brought into acold greenhouse orconservatory in winter.

They are oftenwind-pollinated, so growingmore than one cultivarimproves pollination.

If you are starting fromscratch, use small pots withloam-based compost andadded grit, with loads ofcrocks in the bottom andplace the pots on feet toenhance drainage.

Despite needingfree-draining soil, they alsoneed to be watered liberallyand fed with a liquid fertiliserevery month during thegrowing season.

Cut watering back inwinter but never allow thecompost to dry out.

They should be pruned inspring or early summer andthe new shoots thinned eachyear to keep the plantcompact.
