Be aware of current market conditions.The market at the moment is definitelya buyer’s market and as the old sayinggoes, a property is only worth whatsomeone is willing to pay for it. So thismeans that vendors who seriously wanttheir home to sell are having to pricetheir properties competitively so thereare some real bargains to be had rightnow.

Rural homes showhighest gainsHOMES in the Britishcountryside have gone up invalue by nearly £600 a month inthe last decade to be worth£27,000 more than urbanproperties.

The Halifax’s Rural HousingReview found that rural houseswent up by £576 a month onaverage from 2001 to 2011 toreach an average of £196,316.

Houses in urban areas saw anaverage jump of £519 a monthin the same period, to be worthan average of £169,353.

The South West is home toeight of the 10 priciest ruralareas when compared with localearnings.

West Dorset was named asthe least affordable rural area inBritain, with houses costing£256,332, eight times morethan the local gross averageearnings of £31,992.

Copeland in Cumbria is themost affordable, with the price

of a typical house standing at£122,635, 3.3 times more thanthe average wage of £37,280.

In percentage terms, houseprices in larger towns and citieswent up by 58% over the last 10years, while rural homes had a

slightly lower increase at 54%.Halifax said that since the

housing downturn in 2007,property prices in thecountryside have dropped by22%, compared with 23% inbuilt-up locations.

their new home in Rock Ferry,Chris Joyce and Nicky Lindsayare delighted to announce theyhave climbed down from therental run and onto theproperty ladder.

With first time buyersstruggling to get on theproperty ladder due to heftydeposits and problems securingmortgages, it would be easy topresume that all young peopleare destined to become part of anew rental generation

Even Chris thought he was!The 28-year-old a senior web

developer has spent the last fiveyears in rented property withnursery nurse partner, NickyLindsay, 27, in Bebington andPrenton.

Having met Nicky sevenyears ago through a friend, theywere convinced they wouldnever be able to buy a hometogether.

It was after passingSevenoaks, Lovell’s Rock Ferrydevelopment, the couple bookedan appointment with Lovellsales advisor, Rosemarie Rolls,to see what was on offer and ifthere was any way they wouldbe able to afford a place of theirown.

And even then they were notconvinced.

Chris and Nicky wereworried about being able to pulltogether enough money for adeposit.

But the Lovell Shared EquityScheme they opted for meant adeposit of 5% was all that wasneeded.

Chris says: “The 75/25 sharedequity scheme we opted formade it just possible for us tofind the £4,800 for a 5% deposit.

“I was amazed that, not onlywere we able to pull together adeposit, but our monthlymortgage payments are now

£150 cheaper than the rent wewere paying previously.

“It seems mad to think thatwe have been able to buy ourown home and save money atthe same time.”

Chris smiles: “Our friendsand family have been impressedthat we have managed to get ourfoot on the property ladder withsuch ease, so much so that mysister has recently followed inmy footsteps and purchased aLovell home in KensingtonSquare, Liverpool.

“If we hadn’t bought aproperty with Lovell I’m stillnot sure we would own our ownhome now.”

Technology has alreadytransformed the way we workand communicate and now it'sset to change the way we live,with innovative labour-saving kitbecoming standard in luxurynew homes.

Already the wealthy can enjoytouch-button control over allaspects of the home, fromlighting, music, heating andappliances through to security.

The cost may currently put itbeyond the reach of most of us,but the experts reckon that inyears to come such hi-techdevices will become as familiaras power showers, electric garagedoors and underfloor heating,which were virtually unheard of25 years ago.

"Our appetite for technologygrows all the time," says JohnLees founder of Lees Associates,the company which created oneof the newest and most unusualpieces of equipment, ashark-infested pool.

It superimposes images of theocean predator seamlessly ontothe floor and sides of a pool orgym while sensors ensure thesharks skim within apparent'biting' distance of a swimmer.

Despite the scary price tagof around £150,000, it'sperfect for those who wantto impress - and for many

that's just as important asenjoying effortless living.

Research shows our desire forgadgets and appliances hasbecome insatiable. Mintelpredicts a rise in sales of hometechnology kit from £49 billion in2008 to £60 billion by 2014.

"People are constantlysurprised at how fast technologyis moving and what can now beachieved," says Matt Wayne,consultant designer at FiniteSolutions, which has offices inLeeds and London.

"Nowadays, it's perfectlypossible to completely controlyour home environment remotelyfrom wherever you are in theworld by touching a button onyour smartphone.

"People want homes whichautomatically cater for theirevery need. So a client may wantto return home to find the lightsdimmed, a meal cooking, bathrunning and favourite musicplaying as soon as he steps insidehis front door.

"All those functions can be asingle 'mode' on his system whichhe activates by pressing a buttonon his smartphone while he's

"In Japan there are already'living walls' which transforminto television screens, andwhere you can can view your PC,store information and readbooks. Those will eventuallyarrive here," he says.

StevieRiksWhere was the family home where yougrew up and what was it like?In Ellesmere Port, near the Docks, it’s a semidetached and my mum and dad still live there,and have done so since 1965. I have greatmemories from that place, and even now everytime I go back I have a wander around thehouse and my memory goes racing back to allthose happy times.

What is your clearest memory of thehouse?Moving in the first day, and sitting on upturnedbuckets having fish and chips. Ah those Halcyondays.

Where was the first house you boughtyourself and what did it cost?In Chester in 1984 and it cost £11,000, it was alittle terraced house. Happy memories fromthere also.

What made you want to buy it?We'd just got married and it was available atthe right price, so we grabbed it, literally. It wasa lovely little house, right on the canal.

What are the important things you lookfor when buying a house?Well, I’m a sucker for a big garden, fruit trees,all that kind of thing, I love sitting out andlistening to the wildlife.

Are you a DIY trier or do you leave it tothe experts?Oh no, I’m awful, really bad, the wife’s farbetter than me. I’m just an entertainer. I play amean guitar and keyboards though if that’s anygood?

What is the one thing you love mostabout your current home?The garden, and our pond, with the fish wehave in there. I love all that.

CUTTING-EDGEKITTechnology is already having a hugeeffect on kitchens. "Soon all food andwine will be bar-coded so that peoplewill easily be able to check exactlyhow fresh ingredients are, whichwines to have with certain foods andexactly how long to keep certain

vintages," predicts Karen Howes,director of interior designspecialists Taylor Howes.

"You'll scan your cookery libraryand, at the touch of a keyboard, pullup your favourite recipe which willdisplay on a screen in the kitchen,along with a demonstration by a'virtual' celebrity chef."

And that reality could comesooner than we think. For example,next year LG Electronics is expectedto launch an 'intelligent wi-fienabled' fridge' in the UK. The smartfridge's LCD panel can be read athome or remotely. It reveals foodcontents, identifies food expiry dates

● The perfect conditions for decorating theexterior of your home are dry, warm andovercast weather, as high temperatures cancause paint to blister.● Use good quality paint suitable for exteriorwalls. Look for products with added extras,such as fungicide to inhibit mould growth, andthat come with a guarantee. New renderingand masonry with a chalky feel should besealed with a stabilising solution first. THIS year, amid all thehubbub of family life, I’mashamed to say that I forgotabout several plug plantswhich had been posted to

me by Suttons, including the F1tomato ’Conchita’ and the F1aubergine ’Scorpio’ varieties.

They remained in their plasticdelivery tubs far longer than theyshould have done and when I finallyplanted them into pots on mysheltered, sunny patio in June, theyunderstandably looked somewhatforlorn.

However, in no time at all theyperked up and, with a little TLC, allthe plants have now given meplentiful crops, which is more thanI can say for another tomato plant Ibought from a nursery, planted outimmediately and lovingly tendedbut which has succumbed to lateblight.

Amazed at the harvest I receivedfrom the plants I first neglected, I

discovered that they were allgrafted plants. The growers selectvigorous disease-resistantrootstocks and graft tasty varietieson top, removing the top of the tastyvariety by hand, using a small bladeto slice diagonally across the stem.

The strong rootstock of thesecond variety is then removed bythe same process and the two plantsare grafted together using a specialclip, which drops off naturally as

the plant grows.I have found that the grafted

plants I tested have been resilientenough to resist my initial neglectand avoid the late blight which hasobliterated the fruits on mynon-grafted plant.

Likewise, my grafted aubergine,which hasn’t been fed as much as itmight, has already produced half adozen large fruits and more arecoming.

Grafted tomato plants have beenused by commercial growers formany years and available to homegardeners for the last five, but manyamateurs are unaware of theincreased yields and vigour theyoffer.

Although they can cost anaverage of £10 for three plants, therootstock encourages greatervigour and your plants will cropearlier and continue later into

autumn and produce heavier crops,plus they will have greaterresistance to pests and diseases.

Suttons is increasing its range ofnew grafted plants for 2012,featuring the tomatoes F1 ’Cupido’,a small, sweet plum type replacing’Dasher’ in the range, along withTomato ’Twins’, which has twovarieties from two grafts and onerootstock, producing two differenttypes of cherry tomato - ’Orangino’and ’Florryno’ - on two stems, andTomato F1 ’Shirley’, whichproduces medium-sized fruits.

Other grafted plants you can tryinclude sweet peppers, melons,cucumbers and butternut squash.

Of course, there will always bethose who argue that the relativelyhigh price of grafted plants will beprohibitive and that it’s just as easyto grow tomatoes from seed and endup with many more plants for theirmoney.

Just be aware that, if you are abeginner or have had endlessfailures with tomatoes in recentyears because of blight, therootstock of grafted plants is highlyresistant to soil-borne pests anddiseases which can build up ingreenhouse border soil andelsewhere.

With this in mind, there surelywill be an increase in the purchaseof grafted tomatoes and othervegetable plants in the comingyears..

Mail order grafted vegetableplants will be dispatched in eitherlate March or April - dependingwhether they are for thegreenhouse or the outdoor patio -and will also be available in gardencentres next year.

THE rows of 2in- (5cm) long,bright-orange lanterns hanging downthe stems in autumn are unmistakableon this under-rated, under-usedperennial. The papery husks aroundthe fruits become bright orange asthey mature and, when the leaves turnyellow and start to fall, they are simplybeautiful.

Perhaps the reason not an awful lotof people grow physalis is that it is arampant spreader which can becomea nuisance if not kept in check.

Its small white flowers in summerare pretty insignificant, but they aremore than compensated for by itslanterns in autumn. These willremain on the plant for a long time,slowly changing to a rustic terracottashade. You can add the dried lanternsto winter decorations too.

Physalis is easily grown in virtuallyany soil, in sun or dappled shade, andjust needs tidying in late winter orearly spring by cutting the old stemsdown to ground level.

Paymentsmoreaffordable than15years agoMORTGAGE paymentsfor new borrowers areat their mostaffordable level fornearly 15 years aslenders embark on aprice war, according toHalifax.

Average mortgagerepayments stand at£574.15, making up26% of earnings aftertax, compared withnearly half (48%) oftake home pay at£887.62, in mid 2007.

Halifax said thisfigure was“significantly” belowthe average of 37%over the past 25 yearsand at its lowest since1997.

Buyers are beingoffered record deals,boosted by the Bankof England’s historiclow 0.5% base rate,which was maintainedyesterday.

Halifax’s head ofhousing economicsMartin Ellis said ofthose looking for amortgage: “Obviouslyyou have got to beable to raise a depositbut it is moreaffordable than it’sbeen for a long time.”

He added thatpeople remainedcautious due touncertainty in otherareas of their lives,such as their savingsand jobs.

“Uncertainties todo with the economyand job prospects areputting a lot of peopleoff buying a home,” hesaid. “For most peopleit will be their biggestsingle purchase.”

Moneyfacts alsoreported yesterdaythat the averagetwo-year fixed 90%loan-to-value (LTV)mortgage rate hadfallen to its lowestpoint since January2008.

The averagetwo-year 90% fixedmortgage rate is now5.39%, down from5.97% a year ago.

Meanwhile, thetypical rate for afive-year fixed deal at

90% LTV stands at5.87%, down from6.66% in 2010.

The website’sspokeswoman LouiseHolmes said:“Substantial ratereductions in thehigher loan-to-valuemarket will beencouraging news forborrowers.

“The availability ofhigher loan-to-valuemortgage productshas increased over thepast couple of years.

MoneySupermarketreleased data earlierthis week showingfixed two-yearmortgage deals hadreached a “record”low.

On Tuesday, LeedsBuilding Societyfuelled the “pricewar”, by launching itslowest ever two-yearfixed-rate mortgage,at 1.99%, available atup to 75%loan-to-value.

This brought theaverage two-year fixedrate to 3.82%, downfrom 4.01% in August,the comparisonwebsite said.

Figures released lastweek showed that thenumber of mortgageapprovals for housepurchases climbed toa 20-month high inAugust, as borrowerstook advantage of theraft of rate cuts.

Mortgage approvalsfor house purchasesincreased nearly 6% to52,410 last month, theBank of England said,while remortgagessurged nearly 10% to34,688.

Lenders such asNationwide and thePost Office - haveslashed rates on arange of fixed-ratemortgages.

GAZANGING is the latestproperty market buzzword, following anincrease in the numberof buyers finding

themselves ‘left hanging’ as a resultof sellers pulling the plug on a dealand withdrawing their home fromthe market at the last minute.

With new research* revealing anestimated 54,000 buyers had beengazanged in the first six months ofthe year, Taylor Wimpey NorthWest is urging house hunters inMerseyside to avoid running therisk of this happening to them byconsidering buying a new home atCunningham Grange in St Helens,Speakman Gardens in Prescot orThe Deck in Runcorn.
