Elderly beat the squeezeby rentingA GROWING number of olderhomeowners are taking steps tobeat the squeeze on their livingstandards by selling their homeand switching to renting for therest of their lives, says a newsurvey.

Based on figures from theHomeLet Rental index, it iscalculated by Girlings RetirementRentals, a private company dealingexclusively with renting privateretirement property to theover-55s, that 1,074 people agedbetween 66 and 70 sold upduring the last year to becometenants.

That’s a small figure in thenational context, but is a marketrise on the previous year. With

inflation and surging energyprices causing serious problems toolder people on fixed incomes, is itthe start of a new trend.

Although HomeLet ascribes theincrease in renting to the need forolder people to release equity,Girlings thinks many more peoplewould happily rent in their finalyears if they could get lifetimetenancy agreements which arerarely found in the private rentalmarket.

Chairman Peter Girling says:“Elderly people in Britain have £3trillion tied up in property andmany need this money to simplyfund their living.

“Selling up in later life andrenting is the ultimate in equity

release. With inflation at 5%,shares in free fall and low interestrates slashing the value of savings,older people need to access capitaltied up in property.

“However, this isn’t a sector forbuy-to-let because that means anassured shorthold tenancy, usuallylasting six months or a year. Thatisn’t much good when you are 85.Few individual landlords willgrant lifetime tenancy agreements,although housing associationshave the financial muscle to do it alot.”

Girling says the private rentedsector should change its approach,to “accommodate the needs ofolder renters and to attractothers.”

What is the most importantthing someone selling ahouse should remember?That their agent is acting in theirbest interests and they shouldwork as a team with us. We canhelp each other. And not to beoffended when we get negativefeedback. Not everyone has thesame tastes!

So what a relief to find theequivalent of a ‘wall therapist’filled with wisdom andinspirational ideas.

“A lot of people are daunted bythat blank canvas before them,but by following a few guidelines,taking time and having a littlepatience, you can createwonderful walls”, says GeraldineJames soothingly.

The home buyer for Selfridgeshas so often been asked for heradvice on what to hang wherethat she’s produced her ownguide, Creative Walls, which ispacked with tips and illustrationsof her favourite walls.

It’s been a labour of love forthe inveterate collector of quirkyitems and art, who enthuses: “Itmay seem strange to get soexcited about walls, but I do.

“For me, a wall is a great bigopportunity. I can’t wait to get‘painting’. And my ‘paints’ arevirtually anything I can find,hang, or lean against that wall.

“It could be photographs, art,ceramics, carvings, obscure curiosdiscovered in bottom drawers,gorgeous objects unearthed inunlikely flea markets.”

James reveals how walls canbe havens of self-expression withbrilliant examples of elegantlydecorated structures, through toa host of wacky walls hung withanimal skulls and antlers, framedcollections of theatre tickets, orpapered with photos or magazinecuttings in a mural style.

“I don’t believe in arbiters oftaste”, she adds firmly. “Ofcourse, in everyday life we’re

surrounded by people telling ushow to dress or style our homes,but if we all follow the advice ofso-called experts, the world willbe a very dull place.

“What’s key is creating walls thatreflect you and your personality.”

SamKaneWhere was the family home you grew upin and what was it like?I was brought up in a house that my parentsbought from the council, located in FaircloughRoad, Huyton. It was a three bedroom endterrace. A typical council house. The only thingthat stood it apart was that my dad always hadit painted off-white.

There were six lads in three sets of bunkbeds in the back room. It was crowded but Iloved being surrounded by my older brotherswhen I was a kid. My two sisters were in thesmall bedroom and mum and dad in the other.It was home.

What is your clearest memory of thehouse?Watching my mum tend to her garden andafterwards how she’d stand with a cup of teaand a ciggie and enjoy the fruits of her labour.

Where was the first house you boughtyourself and what did it cost?Linda (Sam’s wife is former model and nowactress Linda Lusardi) and I bought our firsthouse in Hertfordshire, just outside London.We loved it the moment we saw it.

What made you want to buy it?We looked at so many places and thought theywere nice ‘houses’. It wasn’t until we walkedinto ours that we thought it was ‘home’.Everyone who comes into our home says thesame. ‘It feels like a home’.

What are the most important featuresyou look for when buying a house?The things we looked for in a new house wereinfluenced by our plans to start a family. It hadto be in a good area for schools, somewhereclose to the country and, also, somewhere withspace. We both hate pokey rooms. Linda lovesher garden so that was a major factor. It wasalso well away from any main roads. It justticked all the boxes.

Are you a DIY trier or do you leave it tothe experts?I enjoy DIY. I like to get stuck in. The onlyproblem is, Linda’s just better at it than I am.I’m good with the cutting and carrying andlifting. Linda does all the design and technicalstuff, like measuring and aesthetics. She’s themost logically minded person I’ve ever met.

What’s the one thing you love mostabout your current house?The thing I love most about our home is justthat. In every sense of the word it is HOME. It’sa beautiful house with a lot of space and afabulous garden. We’re blessed but we bothagree it’s not a show house. It’s a home and it’sa place where we love to be.

Bothfibreglass and hardplastic are very strongand will last around 15years, but rigid linersonly come in certainshapes and sizes – witha flexible liner, you canhave any shape and sizeyou want.● Use this method towork out the size of aflexible liner: 2 xmaximum depth of pond+ maximum length ofpond = length of liner,and 2 x maximum depthof pond + maximumwidth of pond = width ofliner. Polythene is thecheapest flexible liner touse, but will only last afew years and punctureseasily. Butyl rubber isthe best and should lastaround 20 years, but it’s

also the most expensive.● Once you’ve fittedthe liner, you need toedge the pond so itblends in with the restof the garden. The area is,understandably, one of themost popular places to live inthe city. However, there’smore to the beautiful souththan the ever-popular areasof Allerton, Aigburth,Mossley Hill and Woolton.

Take a closer look at theSouth Liverpool propertymarket and the suburb ofHunts Cross is fast becominghot news on the housingfront.

Admittedly, Hunts Crossmay not have the same sortof trendy buzz or bohemianvibe as some of itsneighbours, but, what it doeshave are fantastic local

Another good variety is C.coggygria ’Nottcutt’s Variety’,which reaches around 2m (6ft),

bearing pink and purple flowerheadsabove red foliage.

Many varieties have fantasticautumn foliage, including C. ‘Grace’,whose oval purple leaves turn abrilliant red in late autumn.

Grow cotinus in any moderatelyfertile, moist but well-drained soil infull sun. If you want larger, brightercoloured foliage, prune the shrubback hard in spring, but allow it tobecome established beforehand.

Yet if you choose carefully,your coastal garden can comeinto its own in summer.

The seaside garden can be aplace for bright, loud colour –whites, sizzling oranges, vividcerises and shocking pinks.Calendulas, eschscholzias,mesembryanthemums andother annuals growvigorously and seedfreely in gravel.

Use materialswhich match thesetting – pebbles,driftwood, shellsare all idealpartners for plantswhich can take acoastal hammering.

Foliage is usuallysilver, grey andblue, whichcontrasts well withzingy flowercolours. Agaves andother exotic lookingplants can do wellin pots in the mild climate ofseaside gardens.

There are many plants whichare tough enough to withstandall that salt spray and seabreeze can throw at them, but asa rule of thumb you will findthat those with tough, leatheryleaves as well as spiny andhairy plants should have moreresistance to drying winds.

Silver foliage shrubs andperennials such as thesun-loving Lavandulaangustifolia, Brachyglottis‘Sunshine’ and Helichrysumitalicum provide soft, silvermounds of foliage and can betrimmed back after flowering insummer and again in earlyspring to keep them in shape.

Rosemary and sage also lookgood with silver foliageperennials in the seasidegarden, while cistus andhelianthemums do well ifsheltered from salt winds. Patiopots are best filled with

drought-resistant sun-loverssuch as pelargoniums andgazanias in bold colours.

The first job is to make aneffective windbreak, preferablyfrom a natural source, such as ahedge or wind-filtering barrierof trees or shrubs which are ofgood depth, preferably plantedin two or more staggered rows.Good species for this job includepine, alder, hawthorn andhornbeam.

Elaeagnus x ebbingei, anevergreen with dark greenleaves with silver undersides,will grow quickly to 3m (10ft),providing a substantialwindbreak grown as a hedge orfree-growing shrub.

Escallonias are also fantasticshrubs for seaside gardens, withtheir attractive white, pink orred flowers produced from latespring to early autumn.

Before you start, test your

soil. If you have alkaline soil,don’t plant lime-haters such asrhododendron or azalea,because they won’t do well.

If your soil is sandy, beef it upwith some organic matter toretain moisture and addnutrients.

Once you have done this,mulch the area with compost orchipped bark to keep in themoisture.

Plants which may be suitablefor your seaside garden includeeryngium (sea holly), echinops(globe thistle), crocosmia,sedum and heuchera, with amix of shrubs and climbersincluding buddleia, berberis,broom, ceanothus, escallonia,hebe, weigela and lavatera.

Make the most of rock plantssuch as Armeria maritima,aubrieta, dianthus alpinus,phlox subulata, stachys and Irispumila.

WHILE some fruit pruning is done at thistime of year, including that of gooseberries,redcurrant and blackcurrant bushes, thereare certain plants you should really leaveuntil later on. Figs and grapevines, forinstance, should be pruned when they aredormant in mid-winter. If you prune themnow they are likely to bleed badly.

Don’t prune autumn-fruiting raspberries

now as the fruit will be ready for harvestingin late August. Leave the pruning untilFebruary. The pruning of standard apples andpears should also be left until mid-winter.

THE Liverpool propertymarket is being given a shotin the arm as savvyhousehunters return to themarket aiming to bag

themselves a bargain.Local finance experts and

housebuilders have reported anupturn in enquiries during the pastthree months – particularly aroundmoving schemes and incentives.

Chris Minshall, regional salesdirector for housebuilder Morris,which has a mix of three and four-bedroom homes for sale at ThePoint in West Derby, said: “The typeof people coming in to ourdevelopments are better informedthan ever. They know that a bit of

local knowledge and some cleverresearch will help ensure that theynot only get a bargain now, but alsoend up buying a property that willbe good value in the long term.

Morris has put together thefollowing top 10 tips to helphomebuyers:

1. Look out for Governmentsupport through schemes likeHomeBuy Direct, which enablesyou to buy a property with asmaller deposit and mortgage.

2. Consider part-exchange oragency schemes offered by somehouse-builders.

3. Think about energy efficiency.Does the home you’re buying have anew boiler, sufficient insulation and

double glazing? If not, factor thecost of adding these into thepurchase price.

4. Look for flexible layouts asyou’re less likely to outgrow yournew home in a matter of months.

5. Buy early on a development,this not only gives you pick of theproperties but can also mean youget the best prices.

6. Buy a stock property. Look outfor stock properties – ones that havebeen on the market for a while,where the previous owner hasalready moved out or new-buildhomes that are already completeand ready to move into. It puts youin a great negotiating position.

7. Look out for up and coming

areas as prices and demand arelikely to rise in the long-term.

8. Factor in home improvements.If you’re on a tight budget, considera new-build home, which will havea NHBC 10-year warranty.

9. Do your research. Quiz thelocal experts to find out about yourlocal property market. It’s alsoworth tracking asking and sellingprices on the internet.
