TERRACED houses increased invalue by more than any othertype of home over the pastdecade with Yorkshire andHumberside seeing the biggestrises across all properties,according to research.

The average price of aterraced property has increased68.4% to £151,332 in the 10years to the second quarter of2011, according to the Halifax.

This equates to a rise of £118a week and outstrips a 52.8%rise in the cost of the averagehome to £177,740.

Demand for terraces hasbeen strong because they arethe most affordable type ofproperty, while more expensivedetached homes have seen theirshare of sales drop, the reportrevealed.

Despite recent price hikes, aterraced home is 45% cheaperthan an average detachedhome, which costs £273,173.

Halifax housing economistSuren Thiru said: “Although allproperty types have recordedsignificant price increasesoverall during the past decade,terraced homes have seen thebiggest growth. Demand for

such properties is likely to havebeen supported by theirrelatively favourable levels ofaffordability over the period.

“The rapid house price risesduring much of the 2000spriced many potential homemovers out of the upper end ofthe UK housing market.”

Terraced properties saw theirshare of all house sales rise bymore than any other propertyover the decade, increasing to34% from 31%. Detached homes

were the only type of propertyto see a drop in their share ofsales, declining to 14% from21%, driven by a large drop indemand from home movers.Terraced properties accountedfor the biggest price rise ineight of the 11 regions.

Scotland and Yorkshire andHumber accounted for thebiggest price rises across allproperty types over the decade,while London saw the smallestgains.

GarryChristianWhere was the family home where yougrew up and what was it like?My family home was in Tuebrook. It was a sixbedroom Edwardian house with a front andback garden. I think it cost my mum and dadaround £2,000 in 1958 so she told me in lateryears. We had some fun times in that big oldhouse. Obviously it was a bit of a squeeze withsuch a large family (I am one of 13 children). Ishared an attic room with two of my brotherswhere we escaped from the chaos.

What is your clearest memory of thehouse?My dad watching the cricket all through thesummer so none of us could watch anythingwe wanted to watch. Consequently we allplayed baseball outside.

Where was the first house you boughtand how much did it cost?Cressington Park, Aigburth, down by the river,and it was a wonderful big victorian house. Itwas a project to restore it to its former gloryand I think I managed to do that by the time Icame to sell it and move on. That one cost me£162,000 back in 1990/91.

What made you want to buy it?I totally fell in love with Cressington Park – Istill think it’s the best place to live.. .quiet,beautiful views, even a communal lawned tenniscourt only used by a few. I nearly bought itback recently but it was just under £800,000and it was just too painful to buy it again forover 600 grand more!

What are the important things you lookfor when buying a house?Somewhere with a beautiful view, goodacoustics and plenty of room for my manyguitars, pianos, etc.

Are you a DIY trier or do you leave it tothe experts?I’m actually pretty good at DIY. I just hide thatfact from my partner because I hate doing it.

What is the one thing you love mostabout your current home?It’s surrounded by fields, My studio looks outonto a lake, it’s a big old rambling place and Ilove the open fires and watching the wildlifeout of the window.

Q I know I have to primewood before painting it,but do I also have to useundercoat?A Yes - the better yourpreparation is, the betteryour finish should be and thelonger your paintworkshould last.The easiest thing to use is acombined wood primer andundercoat, but if you alreadyhave some primer, you canbuy separate undercoat. ● Water-based paints are much nicer to use thanoil-based ones, and also easier to remove. Theygenerally come off flooring, skin and clothes (don’tlet the paint dry on fabric) pretty easily with wateror water and household cleaner or sugar soap.● It’s harder to remove oil-based paints, especiallyonce they’re dry, but fresh paint can usually becleaned off with turpentine substitute (turps) orwhite spirit. If you have to put either of these onyour skin, wash it thoroughly afterwards with soapand water.● Large emulsion rollers are a pain to clean, so ifyou’ve started painting with one and haven’tfinished, don’t waste time cleaning it. Instead, wrapit in a couple of plastic bags overnight. This willkeep the paint moist, so it doesn’t dry out, and youcan carry on painting where you left off the nextday. You can do the same with paintbrushes.● If you don’t get rollers really clean, the paintwill dry on the sleeve and ruin the finish next timeyou use it. With emulsion rollers, it’s a good idea tosoak them in water first and then clean themthoroughly under a running tap (not very eco, Iknow), wringing them out constantly to remove thepaint until the water runs clear. For an easyalternative, try the Dulux PaintPod paintingsystem, which cleans the roller for you. Rollers foroil-based paints (made of foam) usually have to bethrown away after use.● Your paintbrushes should also be washed out inwater or turps/white spirit, depending on the typeof paint used. If you’re doing a lot of DIY, keep yourbrushes soaking in jam jars or tubs (topped upregularly), as they can become unusable when theydry out. As long as the bristles aren’t squashed outof shape, they should be fine. Using a plastic biscuittin is a good idea because you can lay the brushespretty much flat.

agents.The National Association of Estate

Agents (NAEA) is urging thoseconsidering a property move to planwell in advance to avoid unnecessarystress on the day.

Peter Bolton King, chief executiveof the NAEA , says: “Moving into ahouse should be an exciting time, buttoo many people leave preparationuntil the last minute, which oftenadds avoidable pressure and expense.

“Making a few simple checks andarrangements in advance shouldkeep problems to a minimum.”

The NAEA has the followingadvice for movers:

Get multiple quotes from removalcompanies:

Once you are clear about yourmove in date, it is worth beginningto research removal costs. Hiring aremoval firm can certainly ease theburden, but don’t settle for the firstone you come across.

Many offer different levels ofservice including simpletransportation of items rightthrough to packing them foryou, so it is worth shoppingaround.

If you are downsizing to asmaller property, look atstorage space rental costs too.Remember, it might work outcheaper sourcing this serviceindependently from thecompany you choose totransport your items.

We would also recommendusing a removal firm that is amember of the BritishAssociation of Removers(BAR), the trade associationthat maintains professionalstandards within the industry.You can search for your nearestBAR registered firm by visitingwww.bar.co.uk

● Don’t rule out movingyourself :Not all moves require hiring theservices of a removal company.Work out the distance to yournew property and, mostimportantly, the size of vehicle yourequire to transport yourpossessions.

If you are willing to put the workin yourself, it can save a lot of money.That said, special furniture mightwell require experienced removers topack and protect it so as to avoiddamage during transit - so don’t beover ambitious.

Should you decide to do it yourself,research self-hire services in thesame way, being careful to check youhave the correct vehicle license forthe type of vehicle you end upselecting.

● Plan your packing well in advance:Packing up your old house mayappear a daunting task, but itneedn’t be. Many people make themistake of packing up roomsaccording to what will fit best intoboxes but it makes much more sense

to plan where you want to put itemsin the new property.

Labelling goes without saying butworking on a floor plan for whereyou want everything to end up willhelp you to work out whether it willfit or not at the other end.

● Set up services as soon aspossible:It is frustrating to move into a newproperty only to find the gas andelectricity isn’t working. It is worthchecking with the agent for theprevious providers so you can callthem to change the name on thecontract or set up new accounts.

Also, make sure that phone andbroadband services are enabledprior to moving in as these oftentake a number of weeks to becomeactive.

● Check who holds the key to thedoor:This might sound like an obviousstep but it is surprising how manynew homeowners forget to check thedate for when the keys will bereleased for the property.

Ensure you clarify whether yournew keys will be released by yoursolicitor/conveyancer or your agent,and when. Often it will be on movingday, not before.

● Research access points on theday:Logistical considerations are oftenoverlooked but making sure there isadequate access to the property forlarge vehicles will ensure no hiddensurprises on the day of the move. Itis always good to check that accesswill still be available to neighboursand other vehicles using the road

outside the property during offload.

● Dismantle heavy furniture first:It’s very tempting to focus onpacking the smaller items that canbe easily put into boxes first buttackling larger furniture likecabinets and wardrobes should bemade a priority as this usually takeslonger. It is worth transferring theseitems to the front of the house in thedays leading up to the move so theycan be loaded first.

● Pack a ‘basics’ box:It is very easy to forget the essentialswhen moving house but ensuringthat you have a spare change ofclothes, a wash bag and a charger foryour phone can be very helpful. Youwant to avoid a situation where youhave to search through boxes on theday you move in to find the basics.

Moving into a new home can be a stress-free, happy time – if you planahead

New lawshouldsort outdisputesCHANGES to the law onprivate sewer ownershipcame into force this weekwhich could take thepressure off homeownerswho currently face hugeexpenses if problems occurwith pipes connected totheir property.

Merseyside-based lawfirm Maxwell Hodge ishoping the new law, whichwill see water companiesmade to take responsibilityfor sewer pipes that arecurrently privately owned,will help to avoid legal spatsbetween neighbours whomay have previously cometo blows over the issue.

Currently, it is down toproperty owners to takecare of the pipes thatconnect their property tothe main public sewersystem.

However, theGovernment has decidedthat water and seweragecompanies in England andWales will now be heldaccountable for themaintenance and repair ofprivately owned pipes.

“These pipes may passbeneath your garden ordriveway and may runbeyond your propertyboundary into nearby roadsand pavements,” saysMaxwell Hodge’s residentialproperty expert SuzanneMarsters.

“Some of theseconnecting pipes are sharedby several properties, andpeople are often unawarethat they haveresponsibility for them.”

“Similarly if you share asewer pipe with yourneighbour you could ratherunfairly end up paying for acostly repair for an issuethat isn't your fault. Thenew rules will prevent thesekinds of problems fromoccurring in the future.”

While the change in thelaw could help keepneighbourhoods living inharmony and stop theseresidents incurringunexpected costs, watercompanies could choose toincrease their charges tomeet the cost incurred bytaking over the privatesewers.

W RITER andbroadcasterEdward Enfieldmay be best knownfor his entertaining

observations on old age and traveland for being the father ofcomedian Harry Enfield, but he’salso an expert in the garden,particularly when it comes to roses.

With 50 years of gardeningexperience under his belt in thegarden of the house he has lived inthroughout that time – set inthree-quarters of an acre in WestSussex – he now shares some of hishorticultural experiences in hislatest book, Growing To A Ripe OldAge.

For a while, he became obsessedwith roses, he admits, joining theRoyal National Rose Society (RNRS)

and entering his roses in theBillingshurst Show.

“Roses can become an obsession,a mania, a disease, and I caught it.Some of the madder members (ofthe RNRS) refer to themselves bythe fairly frightful sobriquet of’rosarians’, and while I never wentas far as that, I went pretty far.

“I got all the society’s books and

used to sit up late into the nightwith catalogues of roses, planningand re-planning beds of differentshapes with roses of differentcombinations to go in differentparts of the garden.”

He’s grown all manner of roses,from hybrid teas and floribundas, toChina roses, David Austin roses,shrub roses, ramblers and more,

and has eventried growingroses fromseed.

“I ampleased to saythat sanity hasreturned andwe are nowdown to oneexcellent rosebed with a fewother roseshere andthere,” hereflects.

During hisrose show days,he used tospray his prizeroses to stopblack spot andmildew, tookaction againstgreenfly andother aphidsand wouldstrip all butone bud fromthe leadingshoots in thehope ofobtaining oneperfect bloom on each.

These days, the former columnistfor The Oldie is more relaxed abouthis roses.

“My bed isn’t colour co-ordinated.They’re just jumbled up. I’m verybad on colours. I tend to wear thewrong-coloured pullover with thewrong trousers.

“Anyway, I don’t believe thatroses ever clash. So any mixed bedwill look OK as long as you have theheights right, so obviously don’t putthe short-growing ones in themiddle, or they’ll disappear.”

Today, he has one main rose bedcomprising mainly hybrid teas,

with the occasional David Austinthrown in, and another smaller onein the vegetable patch which heuses for cutting. He grows around adozen varieties but among hisfavourites is Sutter’s Gold, a hybridtea rose with deep yellow bloomswith a pink flush.

“It’s quite an old rose, but for allits failings, in that it doesn’t lastvery long in water, it has awonderful scent, grows on lovelylong stems and produces blooms ofa perfect shape.”

He thinks it’s best to grow rosesin one bed and to feed them threetimes – once in spring, another insummer and the third in autumn –and spray them against fungi andmildew once a fortnight throughoutsummer.

“There are those who have achildlike faith in spraying greenflywith soap and water in the beliefthat this will drown them, which inmy experience it doesn’t.

“You can choose a proprietaryinsecticide which boasts of itsGreen, organic and generallyharmless properties, but I findthese also to be harmless to thecreatures they are meant to kill.

“So I can only suggest that youlook along the shelf in the gardencentre and choose some poisonwhich somehow persuades you thatit might do the job.”

He also takes care over pruning,although herecalls anexperiment inwhich one lot ofrose bushes werepruned lightly,another lotheavily and athird werehacked with ahedge cutter.

“To the greatsurprise of oneand all, thosehacked off withthe hedge cutterdid the best,” herecalls, althoughhe’s never beenbrave enough todo that to his ownroses.

“I go and do itall properly,” hesighs, “pruningthem twice,cutting out thedead wood andspindly littlegrowths inautumn, thenshortening themain stems so

they don’t rock about in the wind.“Then in March, when growth is

about to start, I prune them somemore, where possible cutting to anoutward eye, where a group ofleaves join the stem.”

A final tip to boost your roses?“Roses rather like Epsom salts,

which is magnesium sulphate, andprobably will do extra well if youput a teaspoon of Epsom salts intothe spray, when you are sprayingthe leaves.”● Growing To A Ripe Old Age, byEdward Enfield, is published bySummersdale, price £9.99.

IT’S THE grubs of the carrot root fly that do the damage,tunnelling into the roots and damaging the vegetables, but it isfairly easy to set up a barrier to stop the flies laying their eggsnext to the young plants.

Fix a post at each corner of a block of carrots, making asquare, then wrap transparent plastic sheeting around them toform a wall at least 75cm high, burying the bottom of the plasticand securing it to the posts.

Plant onions, alliums and leeks nearby, which should help tokeep the carrot fly off the scent.

Alternatively, place the plants in containers or among flowers,where the carrots are harder to find, rather than in the vegetablepatch, where carrot fly tends to be more prevalent.

Telltale signs are the reddening or yellowing of the foliage. Insevere cases, plants may wilt and die, then later in the summer asecond generation of grubs will burrow into the main tap root.

It’s a good time to start harvesting maincrop carrots now ifcarrot fly is starting to attack them, storing the untouched onesand using any damaged carrots immediately. Never leave infestedroots in the garden. Either bin or burn them.

Titchmarshmoves awayfromhis gardening rootsJOVIAL gardener-turned-presenter andromantic novelist Alan Titchmarsh issuch a favourite with the ladies, hiswaxwork at Madame Tussaud’s has tobe wiped clean of lipstick marks on aregular basis.

“My daughter says it’s a case ofmistaken identity because I’mstanding quite close to Brad Pitt and Idon’t think people can get to him,”he quips.

Of the “housewives’ favourite”label, he says: “It’s nice to beanybody’s favourite. I feel veryflattered, but I try not to take it tooseriously.”

Best known for his gardening skillsand often spotted wandering alongstunning flowerbeds at horticulturalshows, Titchmarsh has made asuccessful, if not unlikely, careertransition into presenting TV showssuch as Popstar To Opera Star, aswell as adding the latest string to hisburgeoning bow, that of romanticnovelist.

For this, he’s converted a barn athis Hampshire home into an officeand shuts himself away for hours onend, delving into his softer side.

His eighth novel, The Haunting,sees a story set in two eras – onefollows the fortunes of a maid in alarge mill owned by a wealthy family,the other is a present-day tale of ateacher who buys a ramshackle

cottage next door to thesame old mill house andfinds love unexpectedly.

The mill connectstheir stories, with theaddition of a ghost andan investigation intofamily history.

Titchmarsh knows abit about his own familyhistory, but the way thecharacters interweaveform the heart of thestory. It’s gentleromance, rather than“in-your-face” sex. Ifyou’re looking for JackieCollins, it won’t be foryou.

“I’m a born romantic,”he says. “I get my ideas from a lovelycountry called imagination that youcan disappear into.”

His work has sometimes beentaken out of context by interviewerswho have insisted on reading outwhole chunks of the romantic bitsfor a laugh, he laments.

“I feel disappointed when that’sdone,” he reflects. “It’s a cheap joke,but you grit your teeth.”

At 62, Titchmarsh shows no signsof retiring. He presents genialafternoon chat in The AlanTitchmarsh Show on BBC One andhas a gardening strand, Love Your

Garden, on ITV1.“I have lots of

thoughts about slowingdown, but it doesn’tseem to happen. I’llnever retire but I’d quitelike bigger gaps betweenjobs.

“I’m not a workaholic,I’m a ’stimulation-aholic’.It’s not work, it’s justdoing things and beinginterested, that’s whatI’m addicted to. Mygreatest enemy isboredom and indolence.”

The TV work, coupledwith books, radio shows(he recently finishedpresenting Radio 2’s

Melodies For You) and otherbroadcasting commitments, meansthat he’s one of the most visiblepresences on our screens.

But is there a danger his careercould suffer due to over-exposure?

“It’s what I do,” he says simply.“I’ve reached 62 now, and to behonest I’m pleased to still be doinganything. I’m glad I’ve still got my ownhair and have managed to stick on inthere in a job which is primarilyoccupied by people under 40.”
