What I thought was going to be a routine “house cleaning” of my database, actually turned out to be quiet an eye-opening experience. Out of approximately 3500 past clients, I found that 15% had moved because their home had gone to foreclosure sometime between 2008 and 2010. After a few dozen addresses, I started to pay particular attention to each property, making a mental note as I ent along. Did they try to do a short sale was my first question. Surprisingly, in 2008-2009 there were very few of my past clients who reached out for help through a short sale alternative. And those that did, well, I humbly admit, none of them called me to help. As I went through hundreds of addresses, I remembered faces, children’s names, details of the purchase, floorplans of the properties that were once a place called home. Consumed with sadness, I was forced to swallow the cold harsh reality of what this market has done to the real people of my community. I was also forced to exam why my past clients had never reached out to ask for help from me or anyone else. I came to two conclusions: 1.) I have failed to offer my clients enough support during this economic shift and 2.) the public in general needs more positive education about the short sale options available right now. One in every 7 homeowner is facing foreclosure across the nation – and there is a pro- jected 1.2 million homes to be foreclosed on this year alone. The numbers of people in crisis are at epic proportions and will continue to grow unless we do something to stop the economic and social bleeding. Fortunately today, the mortgage lenders have gotten on board with negotiating short sales. Recent changes in corporate policy and the Obama admin- istration have also improved the chances of getting a short sale approved. The short sale process has come along way in the past 12 months and the lending institutes are finally in agreement that, in most cases, a short sale is a far better solu- tion then foreclosure. The benefits of doing a short sale are huge when you com- pare to the long term effects of a foreclosure. For one, it will allow the homeowner to salvage some of their credit rating. Also, a foreclosure is a matter of public record and some landlords, employers, etc will run background checks. A short sale does not nega- tively impact one’s background report.
