Waterloo ParkIn the formerly industrial shadow of Uptown Waterloo, there’s a bit of a renaissance going on. There’s more to Waterloo Park than the greenspace itself, however. Everyone’s on the move here, whether running or hiking, stopping to smell the roses and feed the goats, or heading to the Uptown core for some live music after dark.

VibeInnovative, energetic and idyllic, Waterloo Park feels like a community of the future. There’s a lot to love, from the repurposing of former industrial buildings and brownfields into smart and sustainable condo projects, to the intersection between academia, government and business success.

Meet the NeighboursIt’s a smart and generally upscale crowd, with the exception of the students. While there’s a lot of family activity in the area, this neighbourhood probably holds more appeal for single professionals who prefer to live, shop and eat out close to work. Academics and business types from all over the world have settled here.

In The AreaThe vast Waterloo Park contains the Lions Lagoon splash pad, the Eby Farm Zoo, playing fields, baseball diamonds, a tennis bubble and courts, Victorian gardens, walking trails, the Park Inn concession and grill, and picnic and event areas. In addition to the University of Waterloo and Wilfrid Laurier University, there are three public elementary schools in the immediate area, with several private, separate, and secondary schools just a few blocks away.

Planes, Trains & AutomobilesWaterloo Park is a highly walkable neighbourhood, and the city has posted signs throughout advising residents and visitors of the best routes for pedestrians. Cycling is a popular means of getting around, either for pleasure or commuting. City buses serve the area extensively, while for out-of-town commutes, there’s easy access to Hwys. 7 and 85, and Hwy. 8 takes you right to the 401.

What does all this mean for

prospective homebuying in

Kitchener-Waterloo? For one thing,

KW-Cambridge is ranked as the

number two investment area in

Ontario through to 2018, according

to the Real Estate Investment

Network. In addition to the strong

economy, a commitment to

infrastructure improvements and

transportation projects will help drive

the economy and real estate market

in this area, the group says.

Builders seem to agree, as all

have developments underway

in Kitchener.

The area is proving to be a top

performing market in Ontario. The

latest House Price Survey from Royal

LePage, for instance, confirms the

housing market is being boosted

by employment growth in the

technology sector.

The survey shows healthy price

growth across all housing types

surveyed in Kitchener, Waterloo

and Cambridge. During the third

quarter of 2015, condominiums saw a

significant 14-per-cent increase year-

over-year to $234,026, bungalows

appreciated seven per cent to

$333,131, and two-storey homes rose

5.1 per cent to $363,397.

Despite the growth, Kitchener

remains proud of its German ancestry,

harking back to its founding in 1854

as the Town of Berlin. Today, about 25

per cent of residents are Canadians of

German descent.

Oktoberfest still serves as an annual

celebration of this heritage. The

nine-day event, based on the original

German Oktoberfest in Munich, is

the largest Bavarian festival in the

world outside of Germany, and runs

every October from the Friday before

Thanksgiving to the Saturday after.

All told, it sounds like a recipe

for continued prosperity – and

“ein prosit!”

KITCHENER-WATERLOO MAY HAVE

once been best known as the home

of Kitchener-Waterloo Oktoberfest,

meat processor Schneider Foods

and the Ontario Hockey League’s

Kitchener Rangers. But while rich in

German heritage and other culture,

the town of about 220,000 has

more recently gained a reputation

more for high technology and

education than pork sausage and

beer-inspired oompahs.

This vibrant community located in

the Region of Waterloo in the heart

of Southwestern Ontario, helps form

the three point-towns that make

up “Canada’s Technology Triangle.”

Kitchener-Waterloo and Cambridge

today comprise one of Canada’s most

diverse economies, evolving from

a reliance on manufacturing into a

balanced economy that crosses many

sectors. Today, the area boasts a

thriving advanced technology sector

and a highly skilled workforce in the

IT, automotive, business and fi nancial

services sectors.

Complementing these strengths is

a naturally advantageous location off

Hwy. 401, close to major Canadian

also been a focal point for KW.

This facilitates transportation not

just within the city but also eases

commuter traffi c to Hamilton,

Oakville, Mississauga and Toronto.

GO Transit is also expanding to

the area, with extended bus and

train services.

As for entertainment, Kitchener

has a lot more going for it than

just Oktoberfest. From Bingemans

camping resort and family

playground, to Chicopee Ski Club,

to the Children’s Museum, the

Kitchener-Waterloo Art Gallery and

the Farmers’ Market, there is always

plenty to see and do in town.

And, of course, there are the

Kitchener Rangers of the OHL, a

fi xture in town since 1963. Playing

out of the storied Kitchener Memorial

In addition to the University of Waterloo and Wilfrid Laurier University, there are three public elementary schools in the immediate area, with several private, separate, and secondary schools just a few blocks away.

Planes, Trains & AutomobilesWaterloo Park is a highly walkable neighbourhood, and the city has posted signs throughout advising residents and visitors of the best routes for pedestrians. Cycling is a popular means of getting around, either for pleasure or commuting. City buses serve the area extensively, while for out-of-town commutes, there’s easy access to Hwys. 7 and 85, and Hwy. 8 takes you right to the 401.

Real EstateWaterloo Park offers a pretty broad range of housing prices, from the inexpensive to the luxurious, and neighbourhood businesses also reflect this reality.

What does all this mean for

prospective homebuying in

Kitchener-Waterloo? For one thing,

KW-Cambridge is ranked as the

number two investment area in

Ontario through to 2018, according

to the Real Estate Investment

Network. In addition to the strong

economy, a commitment to

infrastructure improvements and

transportation projects will help drive

the economy and real estate market

in this area, the group says.

Builders seem to agree, as all

Homes and Mountainview Homes

have developments underway

in Kitchener.

The area is proving to be a top

performing market in Ontario. The

latest House Price Survey from Royal

LePage, for instance, confirms the

housing market is being boosted

by employment growth in the

technology sector.

The survey shows healthy price

growth across all housing types

surveyed in Kitchener, Waterloo

and Cambridge. During the third

quarter of 2015, condominiums saw a

significant 14-per-cent increase year-

over-year to $234,026, bungalows

appreciated seven per cent to

$333,131, and two-storey homes rose

5.1 per cent to $363,397.

Despite the growth, Kitchener

remains proud of its German ancestry,

harking back to its founding in 1854

as the Town of Berlin. Today, about 25

per cent of residents are Canadians of

German descent.

Oktoberfest still serves as an annual

celebration of this heritage. The

nine-day event, based on the original

German Oktoberfest in Munich, is

the largest Bavarian festival in the

world outside of Germany, and runs

every October from the Friday before

Thanksgiving to the Saturday after.

All told, it sounds like a recipe

for continued prosperity – and

“ein prosit!”

KITCHENER-WATERLOO MAY HAVE

once been best known as the home

of Kitchener-Waterloo Oktoberfest,

meat processor Schneider Foods

and the Ontario Hockey League’s

Kitchener Rangers. But while rich in

German heritage and other culture,

the town of about 220,000 has

more recently gained a reputation

more for high technology and

education than pork sausage and

beer-inspired oompahs.

This vibrant community located in

the Region of Waterloo in the heart

of Southwestern Ontario, helps form

the three point-towns that make

up “Canada’s Technology Triangle.”

Kitchener-Waterloo and Cambridge

today comprise one of Canada’s most

diverse economies, evolving from

a reliance on manufacturing into a

balanced economy that crosses many

sectors. Today, the area boasts a

thriving advanced technology sector

and a highly skilled workforce in the

IT, automotive, business and fi nancial

services sectors.

Complementing these strengths is

a naturally advantageous location off

Hwy. 401, close to major Canadian

cities Toronto and Hamilton, as

well as to entry points to the US at

Michigan and New York.

All of this has the region poised

NEW LOT RELEASES IN THE THIRD QUARTER played

a key role in driving up new home prices in some of

Southwestern Ontario’s key markets. The average price

of new detached homes on 30 to 39 ft. lots in Hamilton

increased by 9.9 per cent from Q2 to Q3 to an average

of $504,800. For the same product in Niagara Falls, the

average price rose by four per cent to $369,746. New

semi-detached homes in Guelph averaged $393,915 in Q3,

up 5.7 per cent over Q2. In Grimsby, the introduction of a

brand new waterfront project resulted in a whopping 168

per cent increase in the average price of new townhouses

– the largest increase of any market.

New Home & Condo Guide: This is

your fi rst child and your fi rst home.

What changes did you make to your

home to welcome Carter?

Mardini: My husband Jairo and I

bought our fi rst home in March 2014.

It has three bedrooms, so we knew

eventually one of the rooms would

become the baby’s once we were

ready. Other than a bedroom for our

new bundle of joy, we made some

space in one of our living rooms to

fi t his playpen, which also serves as a

bassinet and change table.

NH&CG: Did you know you were

having a boy, and how did you plan

the baby room accordingly?

Mardini: Yes, we knew we were

having a boy – I couldn’t not know

the sex of my fi rst child. I’m a planner;

I need to be organized.

Carter’s room was our extra

“closet” before he was born, so we

had to move everything out once we

started working on his room. When

we fi rst moved in, we painted the

entire house – all the bedrooms were

painted grey. So I knew I wanted to

use grey as the starting point, with

lots of white. I also wanted to add an

NH&CG: What is the theme of

Carter’s room — neutral or more

Mardini: It’s very modern and

contemporary – lots of grey and

white, accented with navy and some

light blues and greens here and there.

Lots of patterns, too – I’m not the

colourful, safari jungle type.

NH&CG: Describe the little guy’s

room – space, layout and furnishings.

Mardini: It’s about 100 sq. ft. and is

furnished with a white bedroom set,

including a crib that converts into

a double bed, a six-drawer dresser

and a change table. It also has a full

closet, a navy and white area rug, grey

chevron curtains and a grey and white

glider chair for me.

NH&CG: Now that Carter’s with you,

anything you wish you had done

di� erently in preparing his room?

Mardini: Carter’s only a month and

a half old, so outside of eating,

sleeping and pooping, there’s not a

whole lot that he needs other than

our attention. We don’t use his room

too much right now because he

sleeps in the master with mommy.

NH&CG: What other adjustments did

you make in your home for Carter’s

comfort and safety?

Mardini: Nothing really. We did

receive a baby video monitor as a

shower gift – we use it when he’s

napping. Once he starts crawling

around, we’ll defi nitely have to

reorganize and remove some things.

NH&CG: What advice would you

have for other fi rst-time parents

when it comes to preparing their

home for baby?

Mardini: De-clutter! From the garage

to the basement, bathrooms and

bedrooms. We de-cluttered the entire

house of things we didn’t need or use

anymore. It’s amazing how quickly

junk adds up. And start early – even

if it’s a slow start. There’s always

something to do, so for me, the earlier

the better. Start with the basics and

go from there. Try to do something

every day so it doesn’t feel like you’re

cramming everything in at once.

NH&CG: How is he settling in?

Mardini: Quite nicely – I think it’s

mom and dad who have had to do

the settling in.

NH&CG: How is mom doing?

Mardini: I’m doing great, overall!

Tired, but we all knew that. Adjusting,

of course, and getting used to a

whole new routine. I love being a

mom – Carter’s mom!

NH&CG: Can you tell – is he a Jays fan?

Mardini: Jays fan all the way! My

husband and I were at Game 5 of

the American League Division Series.

What a story to tell him one day!

moderate to strong year-over-year

increases in most markets in Canada

in the third quarter of 2015, according

to the latest Royal LePage House

Price Survey. While the e� ects of

the crude oil shock are still fi ltering

through the economy, the country’s

non-energy sectors are beginning

to regain momentum as a lower

Canadian dollar stimulates sharply

higher exports, particularly to the

U.S., supporting overall consumer

confi dence and the strength of

Canada’s real estate markets.

On a national basis, the average

price of a home increased eight per

cent year-over-year to $502,643 in

the third quarter. Two-storey homes

rose 9.9 per cent year-over-year to

$615,304, bungalows 6.8 per cent

to $421,757, and condominiums

increased 2.7 per cent to $338,945.

dependent markets, most notably in

western Canada, have in part been

o� set by both renewed industrial

activity in other parts of the country

and the Bank of Canada’s recent

interest rate cuts,” says Phil Soper,

chief executive o� cer, Royal LePage.

As was the case in recent quarters,

the strong national home price

increases are largely being driven by

continued double-digit percentage

increases in the Greater Toronto Area

and Greater Vancouver.

Such price increases may be

good news for those who already

own a home, but present growing

a� ordability challenges for

prospective homebuyers.

“Access to a� ordable housing

in our largest cities has been and

will continue to be a challenge for

policy makers and for prospective

homeowners,” Soper told New Home

& Condo Guide. “There are similar

housing-access challenges in major

urban centres worldwide, from New

York to Mumbai.

“Despite the high cost of large city

homeownership, thousands of fi rst-

time buyers fi nd a solution every year.”

Soper says prospective buyers can

consider the following compromises:

Geography: moving farther from

the most expensive regions and

neighbourhoods of a city, or away

from the city core and commute

Property type: Choose a smaller

property or a property with less

expensive features (a smaller condo

versus a detached home, for example)

Financial: Take more time to save in

advance before purchasing or seek

more attractive fi nancing options.
