//EDITOR’S NOTE

The Bank of Canada’s recent announcement to hold its interest rate target at one per cent does not come as a surprise. e rate has been holding at that level

since September 2010, which is good news if you’re in the market for a mortgage.

ere are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it

means you don’t have to wait to get fi nancing approval on a home when you put in an off er. is is an especially good tool to have when markets are hot. Removing the “conditional on fi nancing” clause could mean your off er is accepted fi rst since you already have your fi nancing in place.

So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any signifi cant movement until late 2014 at least.

However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders off er online pre-approvals to make the process faster and easier.

Start the spring season off right by taking advantage while you still can.

Interest rates still in your favourTake advantage of the opportunity while you still can

The cover date of this issue is March 29 – a few weeks into Daylight Savings Time and a week or so after the offi cial start of spring – and Mother Nature has

yet to give us much of a sign of warmer things to come. Indeed, spring is always busy season in the housing

market, and this year, despite some recent “cooling” in some areas and housing types, should be no diff erent. Fairer weather and still-favourable mortgage rates should point to the sales pace continuing in the coming weeks and months.

Need proof? Take advantage of the nicer weather and get out there and visit some new-home sales centres and

model homes. A combination of factors – including land availability and aff ordability – is restricting supply of single-detached homes, in particular, at the moment. You may be surprised at just how quickly new lowrise developments are snapped up by homebuyers.

We’re also betting you’ll be impressed by how new-home builders in SWO and elsewhere are responding to such challenges, by off ering more variety of home options. Gone are the days when the main choices were simply lowrise and highrise. Today’s buyers want variety – townhomes, semis, singles, freehold and condominium ownership – and developers are delivering in spades.

Getting a jump on springBy calendar if not by temperature, this time of year signals change and opportunity

New family memories

will soon be made in WaterdoWn

W aterdown has always been a town that thrives on its surroundings. It has a unique position as an

historic town that enjoys a relationship with the large urban centres of Hamilton and Toronto while maintaining a small town profile. And soon, Mattamy Homes will bring a new master-planned family neighbourhood to the pleasant living experience of Waterdown.

Cranberry Hill will soon be part of the historic King’s Highway that is more easily identified as Dundas Street. This is a road that was the major connection between Toronto and the cities and towns of Southwestern Ontario. Back then, Waterdown was a stagecoach stop. Today, it is a family town with a thriving main street core of boutique shops, fine restaurants and evening entertainment stops. It is also easily reachable by the major routes of Hwys. 403, 6 and 401, the QEW and the Aldershot GO Station into

Hamilton and Toronto, so it has the wonderful ability to provide residents with all of the lively benefits of city life without having to live in the city.

Mattamy Homes is well known for its ability to plan communities focused on the needs of residents. They take what their more than 35 years of experience has taught them and continue to refine their homes and neighbourhoods, so they offer the very best in today’s expectations for new homes and communities. Everything is designed to make sure families enjoy every single day.

Cranberry Hill will offer affordable, stylish, contemporary family living in a perfect location. There will be a variety of 30- and 36- detached homes and smartly designed, distinctive townhomes.

Fresh urban home styles are the order of the day. The homes radiate with natural light because of oversized windows, which also allow for splendid views of the streetscapes and variety of homes. Front porches compel neighbourly conversations, and recessed garages make sure your home shows its best side to the street. Gently curved streets will help keep traffic in a calm state and create a more intimate neighbourhood.

Cranberry Hill represents one of those rare opportunities where you won’t have to choose price over location or style. You can have it all in this Waterdown neighbourhood. Community features are built around family life and they will make Cranberry Hill perfect for families just starting out or families looking for a way to stay in touch with city life while enjoying life outside the city.

There will be parks, playgrounds, walking/biking trails and easy access to schools, shopping and recreational facilities. A brand new YMCA is just a short walk, quick jog or fast bike ride away. No matter what activities you enjoy, from skiing to spelunking, you’ll find it close to your home in Cranberry Hill. Nearby is one of the province’s finest sightseeing attractions, Great Falls. You are also near the local portion of the famous Bruce Trail where the biking, hiking and cross-country skiing are second to none.

Spring is a perfect time to search for a new home, and if you’d like to get a solid idea of what life will be like in Cranberry Hill prior to the opening of the community, Mattamy encourages you to take a drive through its award-winning community of Hawthorne Village in nearby Milton at the escarpment. There are more than 10,000 families enjoying the master-planned benefits of the various neighbourhoods, and you will get a first-hand idea of how the streets of Cranberry Hill will look. Or just down the road at Mattamy’s signature community of The Preserve in Oakville, you will find four model homes that will take your breath away.

Cranberry Hill will provide your family with the best in contemporary home styles with an urban flair in a town that is well situated to provide everything you need as soon as you need it.

Reid’s Heritage Homes awarded 2013 Builder of the Year

//in the news

Reid’s Heritage Homes was recently honoured as 2013 Builder of the Year by the Guelph and District Home Builders’ Association (GDHBA) at the association’s annual President’s Ball and Awards of Distinction.

The award was presented to Reid’s Heritage Homes for reasons including keeping on the forefront of the home building industry, and the company’s recognition as 2013 Ontario Home Builder of the Year by the Ontario Home Builders’ Association (OHBA). Reid’s Heritage Homes also received the GBHBA Award for the Most Outstanding Single Detached Design over 2,500 sq. ft. for the Cloverdale model home, located in its brand new community in Fergus, Westminster Highlands.

“We are honoured to be receiving this recognition from our industry peers,” says Blake Seeberger, senior vice-president of residential at Reid’s Heritage Homes. “It confirms that our commitment to top quality, satisfied customers, environmental responsibility, superior service and exceptional, forward-thinking design translates into quality and value for our customers, and inspires our team to continue creating vibrant neighbourhoods across Ontario every day.”

This is the latest in an impressive collection of awards garnered by Reid’s Heritage Homes over the past year:

› 2013 Ontario Home Builder of the Year by the OHBA. › 2014 list of the 50 Best Small and Medium Employers in Canada.

› 2013 City of Guelph Water Conservation and Efficiency Award, acknowledging the company’s continued leadership in the city’s Blue Built Home program, and

› Two 2013 Silver National Sales and Marketing Awards from the National Association of Home Builders.

In addition, the Reid’s Heritage Group of Companies received the Mayor’s Award for Excellence in Workforce Training & Development, presented by the City of Cambridge to the company that exhibits a continuous learning environment and proven excellence in workforce training and development.

For more than three decades, Reid’s Heritage Homes has designed and built homes ranging from single-detached homes through midrise condos; two-storey, executive and bungalow townhomes; custom estates; and active adult communities. The Reid’s Heritage Team will also be engaged over the next five years as one of five home builders selected to participate in a National Net Zero Home building science project with National Resources Canada and Owens Corning.

Reid’s Heritage Homes’ communities are located across Southwestern Ontario, from Guelph, Cambridge and Waterloo Region to Kincardine, Port Elgin, Thornbury and the Georgian Bay area.

Blake Seeberger, vice-president of residential at Reid’s Heritage Homes, accepts the Builder of the Year award from Brenda Trineer of Rogers.

Dianne Herren, director of sales at Reid’s Heritage Homes, accepts the award for Most Outstanding Single-Detached Design Over 2,500 sq. ft. from Rick Tessaro of RBC.

w aterloo Region Home Builders’ Association (WRHBA) is set to host its 23rd Annual Industry

Luncheon, featuring Jon Montgomery – Olympic gold medalist and host of The Amazing Race Canada, on Friday, April 11, 2014.

WRHBA’s Industry Luncheon is the Association’s premier networking event. Last year, more than 770 community and business leaders stemming from all sectors of the residential development and construction industry attended the event and stakeholders expect no less this year!

A Canadian icon known by millions since his Olympic skeleton gold medal win in 2010 and his subsequent walk through Whistler Village, hoisting a pitcher of beer, Montgomery’s infectious smile and warm personality, coupled with his passion and spirit, landed him the role as host of The Amazing Race Canada.

Not just another motivational speaker, Montgomery delves into how, through self-efficacy, he harnessed his passion and lived outside of his comfort zone in trying new things and embracing challenges to achieve Olympic gold. After all, how else does one prepare to jump on a sled, face down and head first, mere inches from solid ice, reaching speeds upwards of 130 km/h?

Tickets are limited and must be purchased in advance. For more information, contact Julie Burdett at the WRHBA at 519.884.7590 or [email protected]

Your home is their castle when it comes to Mountainview’s youngest homebuyers

i t’s not just your home, it’s their castle – where your kids will play, study, sleep and grow. It’s where they’ll come

home for safety and security and fun. Mountainview Homes wants to ensure part of your next home will be reserved for them by finishing off part of the basement for them to explore the corners of their imagination and childhood… where forts, hockey arenas, dance studios and puppet theatres come to life and children thrive.

NHBA’s 2013 Builder of the year, Mountainview Homes wants to offer a fun and intriguing space for kids by offering a finished basement to all homeowners. That way, while the adults move in, unpack and get settled, the kids will have their own space to set up and explore. Families can look forward to a new home with a finished lower level of 300 sq. ft. and a value of $12,000. Live in the home a while and then finish the rest of the basement with your ideas when more time and money prevail.

One of Niagara’s largest home builders, Mountainview is also the home builder that determined what women want (by asking them!) and has created a series of homes – The Goddess Collection – to address those wants, needs and must-haves. Mountainview will unveil its newest model home at Lookout in Fonthill. A model of the Aphrodite will be launched to define her specific spaces as part of the entire family living experience. Other homes in the series, include the Selene, Athena and Isis, designed for 40-, 45- and 50-ft. lots.

Included in the Aphrodite is her dream master retreat with storage for “skirts and suits” and a luxury ensuite with spa-like features. This four-bedroom plan includes an upper laundry and media room, and Jack and Jill bathroom. The open-concept main floor is expansive with a gathering area adjacent to the eating area and kitchen, complete with pantry and island. She also wanted a formal dining room so it’s been included along with a work/study room at the front entrance. You’ll find the mud room at the entrance to the garage, complete with window seat, recycling niche and stop and drop zone keeping mess to a minimum in one area of the home, just as she likes it.

With an amazing choice of new homes and locations throughout the region, along with the finished basement incentive, homebuyers – both parents and kids – can look forward to their own spaces in their Mountainview home.

In addition to being Home Builder of the Year, Mountainview Homes won six coveted design awards for its townhome and custom designs as well as outstanding kitchen, and best showroom.

With a respected home building legacy, fabulous incentives, and new home communities in St. Catharines, Thorold, Fonthill, Fenwick, Beamsville, Fort Erie, Niagara Falls, Welland and Ridgeway, Mountainview Homes knows your home can easily be their castle.

Jeff Paikin Past President of HHHBA,

has been in the building industry for more than 20

years. As President and CEO of New Horizon Development Group

(Builders of the inaugural CHBA Green Home of

the Year), there isn’t much in the housing world

he hasn’t seen. Jeff will provide regular insight

and perspective of what’s going on in today’s market and what buyers should be aware of as they prepare

to make a purchase. He can be reached at

[email protected]

What exactly

is smart growth? It is no secret that most of today’s new-home buyers are purchasing in the suburbs. While there certainly are benefits that come along with suburban living, there are viable alternatives for those who are attracted to a more diverse and cultured lifestyle. Across the continent, a wide variety of housing is being offered in response to the emerging market demand for those wishing to move back to the city.

For decades now, various major metropolitan centres and their municipalities have opted to promote and encourage smart growth and urban intensification initiatives, in hopes of creating places where people want to live, work, and play. Unfortunately, many of today’s prospective buyers are either unaware or sadly misguided as to what smart growth or intensification truly is.

Smart growth is defined as the process of creating new high-density developments in already established communities, pushing development upwards, rather than spreading them outwards. This intensification helps communities to focus public spending on the revitalization and improvement of urban areas that have already been developed to ensure that they remain vibrant, safe and attractive places to live. Residents in these communities enjoy a healthy mixture of homes, retail, businesses, recreational opportunities and a variety of transportation choices, ultimately providing an eclectic and engaging lifestyle that can’t be found anywhere else outside of urban areas.

Quite often these projects are developed on abandoned, idled or underused industrial and commercial properties that still require upkeep and thus end up draining the city of valuable funds that could be used elsewhere. Vacant properties and abandoned buildings are usually neighbourhood eyesores and present their communities with complex challenges. They are often subject to crimes such as vandalism and arson, eventually resulting in reduced property values for the surrounding neighbourhood.

Smart growth is defined as the process of creating new high-density developments in already established communities, pushing development upwards, rather than spreading them outwards.

Urban infill developments aim to make responsible and efficient use of these spaces by taking full advantage of the surrounding existing infrastructure, saving the city and taxpayers an incredible amount of resources and costs. Furthermore, these new developments inject much needed vitality and activity into the communities they partner with. Once the new residents move in, they immediately inject vast amounts of property tax revenue. They also spend money in these communities, creating surges in retailing, office development, community activities and events, and sometimes the creation of parks and recreational areas. This is how smart growth works to transform a community’s burdens into assets, which is why it is no surprise that cities today are so eager to push forward these initiatives.

It is essential that potential homebuyers take a serious look at urban living as a viable alternative. Today, more than ever, cities and their residents are starting to realize that by valuing our existing resources and reusing them, we promote and support the fundamental notion that growth can occur in a manner that is economically, environmentally and socially smart.

Enjoy the simplicity of walking the kids to school and the challenge of playing 18 holes on top-ranked golf courses. Lush greenspace and pristine hiking trails cater to both your sense of adventure and your love of solitude. The Village Landing has it all.

Residents here are just minutes to St. Catharines and Niagara Falls and all of the region’s most popular points in between, such as The Wine Route, Shaw Festival and casinos. Airports in Buffalo, Hamilton and Toronto are within an hour’s drive.

The Village Landing showcases two collections of singles of 1,615 to 3,575 sq. ft. designed for 40- and 50-ft. lots. Discover innovative designs made popular within other communities, such as the three or four-bedroom Beaujolais (re-christened the Kinsale for Fonthill) from Forest Park Homes’ Hilltop Estates in Ayr. It was named 2010’s Best New Home Design and 2013’s Best Single Family Design by the Waterloo Home Builders’ Association. You’ll see why when you view its second-level family room, luxury ensuite, open concept main floor kitchen, dining area and living room, main level laundry, double-car garage and specialty features such as coffered ceilings, fireplaces and covered back terrace. This was also part of Forest Park’s award-winning 2010 Project of the Year.

Spring arriveS at victoria village where recreation and leisure abound

c elebrate the arrival of spring at Victoria Village, where you’ll discover country in the city at Niagara’s “other” waterfront where opportunities for recreation and leisure

await at the doorstep of every home. It’s been a long winter, so with spring fever rampant

homebuyers are looking to new home communities where they can spread their wings and enjoy the outdoors and recreational pursuits. That’s what they’ll find at Victoria Village. Located right on the Welland Canal Trail in St. Catharines, it’s an active person’s paradise for blading, walking, running or hiking and, of course, biking – nearby trails are part of the Greater Niagara Cycle Route. It’s off the beaten track, yet there are two golf courses within five minutes, organized recreational programs for kids and adults alike at nearby rec centres and parks, and White Oaks Fitness & Squash Club.

provides an undeniable sense of country living

and yet is never far from every lifestyle need

and desire.

BAYVIEW-WELLINGTON HOMES | Victoria Village

Residents are anxiously anticipating the May 14 opening of Canada’s largest open-air mall, the Niagara Outlet Collection Mall. With it being five minutes away, residents are literally around the corner and yet will be spared the hustle and bustle of traffic congestion. It will open its doors to more than 100 retail shops and services, including Bass Pro Shops, fashion giant Forever 21, Banana Republic, Bench Outlet, Brooks Brothers Outlet, Calvin Klein, Gap Outlet, Izod, Michael Kors Outlet, Naturalizer, Osh Kosh, Tommy Hilfiger and Van Heusen, to name just a few. There will also be a farmer’s market. St. Catharines, Niagara Falls and Welland also offer great shopping opportunities within minutes.

Presented by Bayview-Wellington Homes, Victoria Village presents fine living within luxury homes along the Welland Canal, one of the most famous waterways in the world. This Maritime-influenced community is where residents will enjoy a spectacular parade of ships from international waters. Not far from its flagship, golf course community of Niagara-On-The-Green, Victoria Village pays

homage to soldiers awarded the Victoria Cross through its street names.

As always, your welcome to Victoria Village is warm and friendly. Staff is pleased to offer a tour of existing homes, with many offering immediate closing dates. One they will encourage you to visit is the Preston 3, a two-storey, four-bedroom home of 2,215 sq. ft. with a two-car garage. Its country kitchen is ideal for this country setting, set within an open-concept main floor that includes a living/dining area and a family room alongside the kitchen, and a main floor laundry. Upstairs, you enter the solace of the master suite through double doors and discover a huge walk-in closet and an ensuite with Roman soaker tub and separate shower. Two of the three additional bedrooms also have walk-in closets. All homes include central air, gas fireplace and fully sodded lots with paved driveways. BW Homes excels at customization on new construction or modifications to existing homes, so buyers can always achieve a home for their needs.

Homebuyers can choose from bungalow, bungalow/loft and two-storey plans so everyone from empty nesters to the growing family will find a fitting design to suit their needs. Bungalow plans offer living areas of 1,160 to 1,250 sq. ft. to as much as 1,750 sq. ft. with the loft option. Two-storey plans are spacious with sizes ranging from 1,521 to 2,530 sq. ft.

All these activities and lifestyle opportunities make Victoria Village a wonderful location with a wonderful starting price – $299,900 for a home of 1,521 sq. ft.

Although Victoria Village is just a two-minute drive from the QEW, the canalside location provides an undeniable sense of country living and yet is never far from every lifestyle need and desire.

The main floor, actually the second floor from grade, provides a spacious Great Room with optional separate dining room or third bedroom in the larger models, as per plan. Kitchens are well designed to optimize space and several models have breakfast bars. A spacious balcony leads from the Great Room to the homes’ front, creating a charming ambiance and the option to enjoy a cool drink al fresco on a warm evening. A convenient powder room is also located on this level. Upstairs on the third floor, there are two or three spacious bedrooms as per plan and a designer bathroom. Some models feature walk-in closets in the master bedroom. In the largest unit, both bedrooms are provided with ensuite bathrooms.

These spacious units offer up to three bedrooms over two levels, catering to buyers who crave the additional floor space, but don’t want to give up their beloved condo amenities.

“It’s definitely going to be one-of-a-kind. There’s nothing else like it on the market right now,” says Tariq Adi, CEO of ADI Development Group.

Conveniently located at the corner of Dundas and Sutton, purchasers will take in the natural sanctuary of Bronte Creek though private ground level terraces and master-bedroom balconies opening to LINK’s lush courtyard.

This design download is particularly beneficial for purchasers, who can customize their home to complement LINK’s exclusive offering of premium standard finishes and features unmatched on the market.

Offering the convenience of a condo, purchasers at LINK towns will easily circulate the complex without having to step

//CITY FOCUS

NIAGARAMore than just the Falls

P eople around the world recognize Niagara Falls as the honeymoon capital of the world, where the Falls

roar and mist fi lls the air as visitors stroll along its edge, spray on their faces from one of the world’s greatest natural wonders.

Residents throughout the Niagara region identify with far more. Diverse job opportunities, an economic base rooted in tourism, horticulture, farming and manufacturing and aff ordable housing set within one of Canada’s most scenic settings, tempered by a moderate climate provide residents with their own reasons to roar.

Located in southern Ontario and bordering the US, the Niagara region is an area of 1,800 sq. kms forming a peninsula of land between Lake Ontario and Lake Erie with a population of about 430,000. It encompasses St. Catharines, Grimsby, Town of Lincoln (Beamsville, Jordan and Vineland) Niagara Falls, Niagara-on-the-Lake, Welland, Port Colborne, Fort Erie and the neighbouring communities, towns and villages of Queenston Heights, Chippawa, Port Robinson, St. David’s, Ridgeway, Stevensville and Sherkston.

Niagara is a major gateway to North America. Its cities and towns are less than a one-hour drive to Toronto, Buff alo or western New York. Businesses are within one day’s drive of 55 per cent of all U.S. manufacturing activity, and almost half of the U.S. population. e region is accessible worldwide through the St. Lawrence Seaway and Welland Canal.

Lined with scenic routes and parkways and dotted with fruit stands, antique markets, historic sites and nature trails, the area population increases in

summer due to a quieter way of life and small-town atmosphere. Tourism and the closely related service industry form the economic foundation of this area, that serves about 20 million visitors annually and generates more than $2 billion in revenue. But not everyone is a visitor. With great job prospects, hundreds of newcomers choose this area as their permanent home each year.

Quaint communities such as historic Niagara-on-the-Lake, Fonthill and Crystal Beach, even Fort Erie and Ridgeway, are drawing empty nesters ready to indulge in both custom homes and other off erings. Lifestyle and lower prices are the lure. Home prices are much lower than those in the GTA, drawing residents from beyond the Niagara borders.

New-home construction is strong in Grimsby and Beamsville, with Cambridge Homes, Losani Homes, Branthaven Homes and Homes by DeSantis all active in the area. Mountainview Homes has a new site, undering Waters, in Niagara Falls, as does Great Gulf Homes with its Edgewood Niagara Falls project. Empire communities, BW Homes, Ballantry Homes, Homes by DeSantis, Rosehaven Homes and Phelps Homes are also active in Niagara. BW Homes has a new development, Niagara on the Green, in Niagara-on-the-Lake, as does Langendoen Homes with Courtland Valley. In nearby orold, Great Gulf has its Rolling Meadows community, Rosehaven Homes has Gibson Heights and Mountainview has West Community.

Clearly, there are many home options – and lifestyle choices – in this world-famous area. Take a drive along the rural roads and parkways and view gorgeous gardens, parklands and orchards of the Niagara fruit belt. A moderate climate and rich, productive soil provide the unique agricultural resources to make the Niagara region ideally suited for fruit and other crop growth. Two-thirds of the province’s tender fruit orchards are located here, producing a

majority of the province’s peaches, cherries, pears, plums, apples, apricots, prunes and grapes.

Going Green is nothing new for Niagara, that boasts more than 18 million sq. ft. of greenhouse space. Some 200 greenhouses and 75 food processing plants employ more than 6,000 workers, with thousands more employed in related industries. Horticulture is supported with extensive training programs through Niagara College’s Horticultural Centre, e Niagara Parks Commission School of Horticulture and e Horticultural Research Institute of Ontario (University of Guelph), all of which base programs in the Niagara Region.

Niagara’s grape industry produces more than 48,000 tonnes of grapes annually. New wineries are just an example of the region’s ongoing expansion in overall agricultural/food

processing. Increased popularity of grape and wine products has created a separate identity and a designated Wine Route, as indicated by highway post-signs from Stoney Creek to Niagara Falls, connecting 30 of the area’s 70 wineries. Hundreds of thousands of visitors tour this scenic route annually. e wine industry employs more than 5,000 people in wineries, retail and as suppliers and growers.

e recent recession was especially hard on manufacturing companies in the region. Formerly among the main employers, GM and companies servicing the automaker are now smaller players on the economic stage. By contrast, Fallsview Casino, with 4,700 workers, is the second largest employer in the Niagara area (Niagara School Board is the largest), followed by General Motors with 2,700.

e tourism and entertainment sector also includes the Shaw Festival, Niagara Parks Commission and Canadian Niagara Hotels and Entertainment. Other major employers are the Niagara Health System, Niagara Region, Seaway Marine, Brock University and Canadian Tire Financial.

e economic impact of relatively new players such as

Fallsview Casino and the subsequent arrival of hotels and related businesses has resulted in substantial growth in the new-home market in the decade since it opened.

As many people are discovering, Niagara is a great place to work, play and live.

 e honeymoon is never over.

had some complications, and spent six weeks at SickKids. Shortly before Christmas, he had a second surgery and was in hospital for three days.

Matthew’s condition has already affected his pancreas and although it has not yet affected his lungs, his parents expect that it will as he develops and grows. They do physiotherapy with him daily to keep his lungs as healthy as possible.

“It’s the worst feeling watching your child fi ght to get better,” says Gillian. “But despite his condition, Matthew’s been a happy boy providing us smiles.”

Matthew’s parents decided that they want to do everything they can to help advance research. They met Dr. Felix Ratjen, head of respiratory medicine and co-director of the Cystic Fibrosis centre, who spoke to them about CF stem cell research and they readily agreed to allow SickKids to take a sample of Matthew’s skin when he came to have his surgery in December.

“You can’t do anything to help other than be there and love them unconditionally. There were really two reasons behind participating in the research study: a little hope and a lot of fear. My optimistic side would say a lot of hope,” says Gillian.

Last year, SickKids researcher, Dr. Janet Rossant and her team became the fi rst in the world to use skin cells from patients with CF to produce mature lung cells in a petri dish. Lung cells generated from patients can be used to develop and test drugs that target the genetic mutation underlying the condition. If the drugs work on the lung cells, then later they may also be tried on the patient. Until recently, the only therapies available for patients with CF targeted the symptoms, like infection and digestive disorders, rather than the underlying genetic alteration.

mMatthew was born in August 2012, three weeks prematurely. At 30 weeks gestation a routine ultrasound showed fl uid in his abdomen. Matthew’s mom, Gillian, was transferred to the high risk unit at their local hospital. Their doctor there suspected that Matthew had meconium peritonitis, a rupture of the bowel. This is rarely seen in babies in utero, but is associated with babies who have cystic fi brosis. His parents were tested and learned that they carry the gene for cystic fi brosis. This came as a total surprise to them as there is no CF in their families.

At birth, Matthew had a blood test and was confi rmed to have CF and presented with the “classic” form – the delta gene. He was transferred to SickKids and had surgery to unblock his bowel on his fi rst day of life. He

1. The life expectancy of a cystic fi brosis patient has increased 12x in the past 50 years – from 4 years to 48. Research at SickKids, including the discovery of the gene that causes CF, is helping build toward a future where cystic fi brosis is a disease of the past.

2. Thanks to the generosity of partners in the Builders Helping to Heal Campaign, SickKids leads the way in cystic fi brosis research and many other devastating childhood diseases.

Why SickKids?

BUILDERS HELPING TO HEAL

Wall2Wall Media, the publisher of New Home Guide, New Home & Condo Guide and New Condo Guide, is teaming up with builders and their suppliers to help raise money for SickKids. The following companies have contributed generously to help give Ontario’s children the world-class care they deserve. These pages honour these special people, and we thank them for their generous support.

Builders Helping to Heal and Friends of the Industry are Wall2Wall Media initiatives stemming from SickKids Leaders, a program at SickKids which draws on the support of more than 150 volunteers over 30 industry sectors. www.sickkidsleaders.com

Again, we thank our generous sponsors and appreciate their ongoing commitment. These companies not only build housing, but they support the families in the communities in which they build.

Calculate your mortgage payments

01 Calculate the combined monthly before-tax income

of you and your spouse.

02 Divide by three. This figure is the monthly payment you

can afford to make on your home.

03 Take the total price of the home and subtract the

amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down

the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.

Divide by 1,000.

06 Add to this your estimated monthly heating costs and

monthly property taxes.

07 If this figure is equal to or less than one-third of your

gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Chart figure mortgage amount ÷ 1,000interest rate monthly payment

amortization period

Follow these steps to see if you’ll qualify for a mortgage on your dream home

» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

HOLDING ITS OWN

Household incomes outpaced a modest rise in mortgage carrying costs associated with buying a home at market value, RBC says.

Amid all the ongoing talk of mortgage rates, market conditions, high levels of household debt and economic uncertainty, good news comes from RBC Economics Research’s latest Housing Trends and Aff ordability report. After two straight quarters of modest deterioration, housing aff ordability improved mildly in Canada in the fourth quarter of 2013, thanks primarily to income gains and still-low mortgage rates.

“ e relative strength in income gains in Canada off set the minor increase in homeownership costs in the fi nal months of 2013, meaning that homes were more aff ordable for those looking to buy,” says Craig Wright, senior vice-president and chief economist, RBC.

e RBC report notes that household incomes outpaced a modest rise in mortgage carrying costs associated with buying a home at market value in the fourth quarter, which contributed to the improvement in aff ordability. Easing price gains in most markets across the country and marginal increases in mortgage rates kept the rise in mortgage carrying costs subdued.

e way RBC’s aff ordability measures work is, the higher the measure, the more diffi cult it is to aff ord a home. For example, an aff ordability measure of 50 per cent means that homeownership

costs, including mortgage payments, utilities and property taxes, take up 50 per cent of a typical household’s pre-tax income. A decline in the measure represents an improvement in aff ordability.

For the Ontario market, homeownership aff ordability eased by 0.1 percentage points for both bungalows (to 44.7 per cent) and two-storey homes (50.3 per cent), and remained fl at for condominiums (29.5 per cent) in the fourth quarter of 2013. Owning a single-detached home at market value in the province continues to take a larger share of household income compared to the historical average despite marginal improvements for the fi rst time in a year.

In Ontario’s largest market, Toronto, aff ordability deteriorated slightly in all housing categories – up 0.2 per cent (meaning it became less aff ordable) for both two-storey homes (63.7 per cent) and condos (33.9 per cent), and by 0.1 percentage points for bungalows (55.6 per cent).

e good news for prospective homebuyers in Southwestern Ontario’s key markets – such as Hamilton, Kitchener, St. Catharines and London? While aff ordability decreased slightly, and mostly in standard two-storey homes, prices and overall mortgage carrying costs are much lower than in Toronto and than the Ontario average.
