You’ve agreed that a new home is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder.

It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by � nding out how long the company has been in business by asking the sales representative or visiting the company’s website.

Find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into anyone during your tour.

Naturally, you should spend some time visiting several different sales of� ces and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.”

Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer � rst.

When you do � nd the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 1,514 Canadians questions about their � nancial well-being and preparedness. The 2013 survey revealed that there was a signi� cant rise in the number of recent � rst-time buyers who say they put down more than 20 per cent on their homes (56 per cent versus 36 per cent in the 2012 survey). In fact, the number of people that said it is getting harder

Among � rst-time homebuyers, the proportion saving for less than two years has decreased by nearly 30 per cent, while the proportion saving for more than � ve years rose by more than 50 per cent. This appears to indicate that fewer � rst-time homebuyers feel a sense of urgency about entering the real estate market, which is consistent with the fact that fewer expect house prices to rise in the next twelve months.

“There is still a strong need for Canadians to have a better grasp on their � nancial situation,” says Henrietta Ross, CEO of CACCS. “More than 40 per cent don’t think their credit rating re� ects them or don’t know what their credit rating is. Counselling could help ensure they are � nancially prepared to enter and maintain substantial investments, such as homeownership.”

Two Mohawk Collegeconstruction students receive

$2,500 bursary from HHHba

The hamilTon-halTon home builders’ association (HHHba) has awarded a bursary to two deserving mohawk college students. the funds are aimed at assisting the most deserving graduates of the construction and renovation technician programs to launch their own construction or renovation company.

the HHHba launched this bursary program with mohawk last year at its annual fundraiser bbQ during its milestone 70th anniversary year. more than 100 builders, renovators, trades and suppliers attended the event to support this great program.

the HHHba has committed to fund the bursary for a minimum of three years and hopes it will lead to great successes and help graduates successfully start their business.

this year, the bursary was awarded to chris and Jason ford, two brothers from brantford, ont. chris and Jason both left long time jobs at ford in oakville to pursue their dreams of working and

renovating together. chris and Jason have excelled in their studies and have become leaders to their younger classmates. the two brothers plan to use the $2,500 bursary to start up their own company called ford brothers construction.

“Giving back to the community is essential to our association and one of the things we continually hear from our members is the lack of young skilled trades people in the marketplace,” says mathieu Langelier, HHHba’s executive officer. “

Port Place will introduce residential units to the waterfront, while the theatre, hotel and commercial space will draw patrons to boost the local economy. The project will be an asset for the community, says Brian Tilley, vice-president of sales and marketing for The Augustine Group. “It really will become a year-round destination.”

Another component of the Port Place development – a 103-room boutique hotel – is on the brink of being sold to a major name in the hotel and hospitality industry. The hotel will also run the project’s 400-seat world-class theatre. The hotel will incorporate the preserved facade of the Austin Hotel, a tiny 1845 stone jail that is one of the oldest in Canada, and the Lakeside Hotel, of� cially designated as a heritage building.

Sales are at 30 per cent for the 80 condo units in the tower, with prices ranging from $297,990 for a 565-sq.-ft. suite to $3 million for a 3,000-sq.-ft. penthouse. Average suite size will be 1,100 sq. ft., with average prices of about $500,000. With the retail space sold, reduced pricing is being offered for a limited time on 20 suites to secure the � nal stage of � nancing. Only a few remaining sales are needed and then construction can begin with a completion date just in time for the 2015 Pan Am games and the rowing competitions that

will take place on the neighbouring Henley course. “It’s waterfront pricing and there’s not much waterfront

available in the Golden Horseshoe,” points out Brian Tilley, vice-president of sales and marketing. “You’d pay twice the price for the Toronto waterfront.”

With experience in the construction industry totaling more than 50 years, the diverse team behind this project includes Derek Martin with 20-plus years of experience in heavy civil construction and other major projects, including the bobsled track for the 2010 Winter Olympics in Whistler; Harvard-trained architect Michael Kirkland of Toronto’s Kirkland Partnership to design the tower, which offers expanses of glass and large balconies; and Toronto designer Alex Chapman of Union31 to design the suites and common areas as well as the onsite model suite, a showpiece of the level of luxury living that awaits.

Toronto is just an hour away by car – or 30 minutes byboat – and the Buffalo international airport is a 30-minute drive. Being in the heart of Niagara, wine country is also minutes away, and golf courses are found in every direction.

Located in southern Ontario and bordering the US, the Niagara region is an area of 1,800 sq. kms forming a peninsula of land between Lake Ontario and Lake Erie with a population of about 430,000. Lined with scenic routes and parkways and dotted with fruit stands, antique markets, historic sites and nature trails, the area population increases in summer due to a quieter way of life and small-town atmo-sphere. Tourism and the closely related service industry form the economic foundation of this area, that serves about 20 million visitors annually and generates more than $2 billion in revenue. But not everyone is a visitor. With great job prospects, hundreds of newcomers choose this area as their permanent home each year.

Quaint communities such as historic Niagara-on-the-Lake, Fonthill and Crystal Beach, even Fort Erie and Ridgeway, are drawing empty nesters ready to indulge in both custom homes and other offerings. Lifestyle and lower prices are the lure. Home prices are much lower than those in the GTA, drawing residents from beyond the Niagara borders.

New-home construction is strong in Grimsby and Beamsville, with Cambridge Homes, Losani Homes, Branthaven Homes and Homes by DeSantis all active in the area. Mountainview Homes has a new site, Thundering Waters, opening in Niagara Falls, as does Great Gulf Homes with its Edgewood Niagara Falls project. BW Homes, Ballantry Homes, Homes by DeSantis, Rosehaven Homes and Phelps Homes are also active in Niagara. BW Homes has a new development, Niagara on the Green, in Niagara-on-the-Lake, as does Langendoen Homes with Courtland Valley. In nearby Thorold, Great Gulf now has model homes open at its Rolling Meadows community, and Rosehaven Homes has Gibson Heights.

agricultural resources to make the Niagara region ideally suited for fruit and other crop growth. Two-thirds of the province’s tender fruit orchards are located here, produc-ing a majority of the province’s peaches, cherries, pears, plums, apples, apricots, prunes and grapes.

Going Green is nothing new for Niagara, that boasts more than 18 million sq. ft. of greenhouse space. Some 200 greenhouses and 75 food processing plants employ more than 6,000 workers, with thousands more employed in related industries. Horticulture is supported with extensive training programs through Niagara College’s Horticul-tural Centre, The Niagara Parks Commission School of Horticulture and The Horticultural Research Institute of Ontario (University of Guelph), all of which base programs in the Niagara Region.

Niagara’s grape industry produces more than 48,000 tonnes of grapes annually. New wineries are just an example of the region’s ongoing expansion in overall agricultural/food processing. Increased popularity of grape and wine products has created a separate identity and a designated Wine Route, as indicated by highway post-signs from Stoney Creek to Niagara Falls, connecting 30 of the area’s 70 wineries. Hundreds of thousands of visitors tour this scenic route annually. The wine industry employs more than 5,000 people in wineries, retail and as suppliers and growers.

The recent recession was especially hard on manufac-turing companies in the region. Formerly among the main employers, GM and companies servicing the automaker are now smaller players on the economic stage. By contrast, Fallsview Casino, with 4,700 workers, is the second largest employer in the Niagara area (Niagara School Board is the largest), followed by General Motors with 2,700.

The tourism and entertainment sector also includes the Shaw Festival, Niagara Parks Commission and Canadian Niagara Hotels and Entertainment. Other major employers are the Niagara Health System, Niagara Region, Seaway Marine, Brock University and Canadian Tire Financial.

The economic impact of relatively new players such as Fallsview Casino and the subsequent arrival of hotels and related businesses has resulted in substantial growth in the new-home market in the decade since it opened.

As many people are discovering, Niagara is a great place to work, play and live.

The honeymoon is never over.

If you ’ r e l Ik e mos t n e w homeowners, when the weather feels warmer and the days get longer, you might find yourself thinking about how to make your yard as beautiful as your new home. Before you dig in, there are a few things you should consider when planning landscaping or building additional structures around your house.

When building your new home, the builder has taken care to ensure that water will not accumulate at or near the foundation. any landscaping that alters this grade could lead to poor surface drainage, ponding, flooding, basement dampness or foundation settlement – all of which could result in damage that may not be covered by your new home warranty.

When planning to add flowerbeds, a pool, a deck, a second driveway or any new structure around your home, take care not to alter your property’s drainage patterns. the ontario

Building code requires that a building should be located or graded so that water will not accumulate at or near the building or adversely affect adjacent properties and that exterior foundation walls should be extended a minimum of 150 mm above the finished ground level.

lot grading requirements vary from municipality to municipality, so before making changes to what your builder has put in place, check with your local building department to understand the requirements that apply to your home. in general, the following guidelines should be followed:• The top of your foundation should be above grade a

minimum of 150 mm for masonry cladding and 200 mm for wood cladding.

• Grade the lot so that the land slopes away from your house for at least 1.8 metres around the foundation.

• Do not change the elevation around the lot perimeter.• Extend downspouts so water flows away from the house

and does not collect next to the basement walls and windows. no matter how much the elbow joint of the downward drain spout disrupts your flower beds, don’t take it off or water will drain from the roof straight down into your foundation.

• Ensure surface drainage is directed away from window wells and exterior stairwells.

• Swales (depressions in grading between tract properties that are intended to manage water run-off) should be located within the limits of the lot and have a maximum depth of 150 mm and a side slope of three to one.

• Don’t cover up weeping holes (small openings located near the base of masonry structures). these allow water inside a building to move outside and evaporate. raising the grade above weeping holes could not only allow water to back up and weaken your foundation, but may also allow insects and small animals to enter the building.

understanding this information before you start landscaping will save you time, money and frustration. it may also help keep your basement dry and your warranty in place.

When Scott was diagnosed at The Hospital for Sick Children (SickKids), little was known about cancer and survival rates with treatment were less than 10 per cent. Today, more than 80 per cent of children diagnosed with cancer will live. The approach to patient care was also very different. Every morning, Scott would be dropped off at the front doors of SickKids and picked up in the afternoon. Six months into treatment, he succumbed to the disease.

Upon receiving Hudson’s diagnosis of t-cell acute lymphoblastic leukemia (ALL) in August 2011, his parents uprooted their life in Guelph and moved to Toronto to be closer to SickKids.

“We would have gone anywhere in the world to receive the best treatment,” said Les. “And we ended up where we would have gone.”

Throughout the fi ve rounds of high-dose chemotherapy and the many days spent at SickKids, it was Hudson who brought the most comfort to Les and his wife. Les recalls one experience at the hospital when he felt overwhelmed by the situation. Sensing his father’s emotion, Hudson put his hand on his father’s shoulder and gave him a hug. He similarly had a positive effect on everyone involved in his circle of care at SickKids and knows each team member by name.

In May 2012, Hudson entered the maintenance stage of his treatment and now takes chemo pills orally from home. Although Hudson has tolerated treatment well so far, Les recognizes there is still a need for continued research into diseases like cancer.

“Growing up knowing my brother’s story made hearing the recent breakthroughs in cancer survival rates sound great before Hudson was diagnosed. Now being a parent of a child with cancer, 80 per cent isn’t good enough.

Thanks in part to ground-breaking research conducted at SickKids, children like Hudson are able to beat cancer. Survival rates have doubled in the last 25 years alone but cancer still remains the most common cause of disease-related death in children in Canada. For that reason, cancer research is a priority at SickKids.

SickKids is currently building a new facility to house this research. Designed by world-renowned Diamond and Schmitt Architects with LEED gold certifi cation, the new SickKids Centre for Research & Learning will, for the fi rst time, house all SickKids researchers in the same location, allowing them to collaborate like never before. The vision of the Cancer Stem Cell and Regenerative Medicine area of the Centre is Better Outcomes, Better Lives - ensuring treatments that help kids like Hudson survive cancer with no long-term side effects.

In 1968, Les Campbell’s two-year-old brother, Scott, lost his courageous battle with leukemia. Forty years and one generation later his two-year-old son, Hudson, is fi ghting a variation of the same cancer.

Meanwhile, there’s interest rates and prices of consumer goods to monitor, with the Bank of Canada recently once again holding its in� uential overnight lending rate at one per cent. There are now even reports that the BoC may not raise rates until 2015.

How to make sense of it all? Welcome to the � rst steps of becoming a homebuyer. Long before you visit your banker or start attending grand openings, model pre-views or open houses, experts say you should undertake a thorough self-education process that involves learning the basics of mort-gages, reviewing your personal � nances and researching your pro-spective home market. It’s time well spent, for all of this due dili-gence will prepare you for one of the most important steps you’ll ever take, and will help you make the necessary decisions from an informed and con� dent point of view.

Remember, when you buy a home, you don’t buy a national market. You don’t even buy a provincial, regional or even metropolitan one. You buy one property on one street in a particular area of a city or town. What happens in one neighbourhood may be completely dif-ferent from what’s going on in another in the

same city, or from one street to the next, and certainly from house to house. What’s chal-lenging to one market might be a cause for growth in another.

That’s why it’s important to not be overly concerned or excited by national trends and averages – be they positive or negative, dis-concerting or glowing, about employment, home prices, housing starts or other important factors. Yes, pay attention to them all and � le them as part of your research, but it’s more relevant to watch local developments that truly affect you and your market.

Experts suggest you take a long-term view – � ve to seven years – of your home-buying decision. This will likely produce a brighter and more stable picture than anything caused by short-term vacillations.
