Much like that bank commercial that says, “You’re richer than you think,” a new home may be more aff ordable than you originally thought. Perhaps

you need only to change your defi nition of “home” to get into the market.

While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among fi rst-time buyers and empty nesters in the market for new place to call home.

Not only does townhouse and condominium living aff ord you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to

remain in the same neighbourhood, since many communities off er a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools.

Today’s communities generally have a range of sizes and prices that start at the “aff ordable” end of the price spectrum. Many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity.

Think you can’t afford a home?It’s more affordable than you fi rst thought

Mother Nature clearly has no sense of humour. At time of writing – third week of April, no less – temperatures fi nally began to move north, helping erase memories of

the few centimetres of snow that fell just last week.Snow. In mid April. Indeed, an unusually harsh winter has already delayed the start

of the spring real estate season in many Canadian markets, while low inventory is leading to signifi cant price increases in areas where supply isn’t keeping pace with demand. Meanwhile, an improving economy is leading to growing consumer confi dence, creating a strong foundation for residential real estate growth. � is, according to the 2014 ReMax Spring Market Trends Report.

Spring can’t come soon enough, in more ways than one. And the Bank of Canada, following its latest rate announcement earlier this month, continues to hold mortgage rates at historically low levels.

Collectively, these conditions are producing something of a perfect storm of opportunity for Canadian homebuyers.

And while the ReMax report largely focuses on resale, the new home market also stands to benefi t. Demand is high and supply in some areas and housing types may be limited. But for buyers who are well fi nanced, well prepared and ready to act fast, new home purchases this spring will likely prove to be wise decisions.

Mother Nature clearly has no sense of humour. At time of writing – third week of April, no less – temperatures fi nally began to move north, helping erase memories of

the few centimetres of snow that fell just last week.Snow. In mid April. Indeed, an unusually harsh winter has already delayed the start

of the spring real estate season in many Canadian markets, while low inventory is leading to signifi cant price increases in areas where supply isn’t keeping pace with demand. Meanwhile, an improving economy is leading to growing consumer confi dence, creating a strong foundation for residential real estate growth. � is, according to the 2014 ReMax Spring Market Trends Report.

Spring can’t come soon enough, in more ways than one. And the Bank of Canada, following its latest rate announcement earlier this month, continues to hold mortgage rates at historically low levels.

Collectively, these conditions are producing something of a perfect storm of opportunity for Canadian homebuyers.

And while the ReMax report largely focuses on resale, the new home market also stands to benefi t. Demand is high and supply in some areas and housing types may be limited. But for buyers who are well fi nanced, well prepared and ready to act fast, new home purchases this spring will likely prove to be wise decisions.

I f you haven’t been to Woodstock recently, you’re in for a bit of a surprise. � is self-proclaimed Dairy Capital of Canada, located along Hwy. 401 between Kitchener-

Waterloo and London, still holds to its roots in agriculture and manufacturing, but like any forward-thinking municipality, it also knows the importance of modernizing for future economic growth.

Take a trip through downtown Woodstock and you’ll see gorgeous tree-lined streets, century-old Victorian homes, abundant parkland, friendly citizens – and even an immortalized Holstein.

But more on that later.� e town’s history is not only preserved in its museum and

county courthouse, it is the only municipality in Ontario to still have all of its original public buildings. Combine that with modern amenities such as schools, medical facilities, recreational centres and plenty of greenspace, and you’ll understand why Woodstock is also a town with a bright future.

With a population of about 36,000, Woodstock is the largest municipality in Oxford County in Southwestern Ontario, about 122 kilometres southwest of Toronto, just north off Hwy. 401 along the historic � ames River.

� e community was fi rst settled in 1800 after Sir John Graves Simcoe, governor of what was then known as Upper Canada, determined the area would make a good townsite. Early settlers were American immigrants from New York state and then from Britain in the 1820s. In 1902, Woodstock petitioned the provincial legislature to be incorporated as the City of Woodstock.

Downtown Woodstock houses the city’s banks, administration buildings,

INTERESTING FACTS

» Woodstock is home of the Springbank Snow Countess – a Holstein cow that set a world record lifetime butterfat production of 9,062 pounds. The Countess is forever commemorated by a life-sized statue located downtown at the corner of Dundas and Springbank.

» In 2008, the City of Woodstock enacted a comprehensive outdoor smoking bylaw that restricted or banned smoking in parks, recreational fields, transit environments, downtown patios and doorways. A study conducted by the University of Waterloo showed the policy was effective at reducing smoking in regulated environments, helping some smokers to cut back and supporting smoking cessation.

retailers and several restaurants – with the majority of buildings a century old. With free two-hour downtown parking, locals appreciate it’s a great place to shop, work, play and dine. In the 1990s, the city undertook an extensive makeover of the main street, adding gardens and cobbled sidewalks, which now host numerous retail promotions and entertainment in the summer.

CULTUREWoodstock doesn’t come alive only in summer, however. Several popular attractions are held throughout the year, including the Canadian Farm Show in September and the Woodstock Wood Show in October – both a nod to the city’s roots in agriculture. � en there’s the Woodstock Fair held at the end of August at the fairgrounds, which comprises a midway, contests, concerts and other events. For entertainment of a diff erent variety, Woodstock is also home to OLG Slots, a harness race track and the seven-screen movie theatre, Gallerie Cinemas.

For parklands, Southside Park off ers everything from a playground to baseball diamonds and soccer fi elds, along with a network of walking trails. At the North End of the city is Roth Park, stretching along the Gordon Pittock Reservoir, which also boasts a playground and several kilometres of walking, running and biking trails.

Woodstock has two ice rinks, at the Community Complex at the south end of the city, and one at the fairgrounds in the central region. Woodstock Soccer Club has an indoor and outdoor soccer park at the north end. For the aquatically inclined, there are two indoor swimming pools – Southside Aquatic Centre and the YMCA – and the outdoor Lions Pool.

EDUCATIONSchools are an important part of any community, and Woodstock has fi ve high schools, including one catholic and one French: Woodstock Collegiate Institute, Huron Park Secondary School, College Avenue Secondary School, St. Mary’s Secondary School (catholic) and Ecole Secondaire Ste-Marie (French catholic). Fanshawe College also operates a campus at the south end of the city, and plans to expand to almost double its current size.

ECONOMYGiven Woodstock’s proximity to the U.S. border in Detroit, it shouldn’t come as any surprise that its economy relies on the automotive industry.

In June 2005, Toyota announced plans to build a new $1.1-billion plant on a 1,000-acre undeveloped site in the northeast end of the city – the fi rst new auto assembly plant to be built in Canada in two decades. Initially, it was to employ 2,000 people and begin full production of the Toyota RAV4 SUV in November 2008, with a capacity of 150,000 vehicles per year. Today, Toyota’s plants in Woodstock and down the 401 east at Cambridge employ about 6,500 people.

the 62nd president of the HHHBA, nando de caria, recently addressed a crowd of more than 150 people in Hamilton, including many city staff and Hamilton mayor Bob Bratina. In his inaugural speech, De Caria reminded everyone of the importance of working together with municipalities in order to protect and promote housing affordability and choice. Many important issues will be on his agenda during his presidency, including the municipal elections, the reviews of many local Development Charges, the build-out of the city of Burlington and the related issues and opportunities it creates, and finally the public opposition to higher density developments, especially concerning infill situations in Hamilton.

The HHHBA president reminded local politicians that: “Development Charges are a new neighbour tax. They are never, ever paid by the developers or builders, as with any other tax it is 100 per cent transferred to the end user, the new-home buyer.” He added, “In a year of local elections, all the candidates must be reminded of this and keep in mind that increasing taxes simply reduces affordability and drives potential residents away to surrounding municipalities.”

He also mentioned a very pressing threat to our trades and renovators: “The Ontario College of Trades wants to make general carpentry a mandatory trade, this will simply kill local jobs, push small guys into the underground economy and put home owners and their families’ safety at risk. The Ontario government must put an end to this nonsense now.”

De Caria is a Hamiltonian, born and raised, and still lives here today with his wife Marie and their three

children, Luca, Christian and Olivia. He is involved in coaching youth hockey, soccer and flag football and enjoys giving back to the community.

De Caria is a Hamiltonian, born and raised, and still lives here today with his wife Marie and their three

i t’s no surprise that people are choosing smaller town living and moving to West Niagara in order to escape the stress

and ever-more costly, and confining feeling of big cities.

What may be more surprising is that this trend seems to be happening in suburbia where small towns have become much like the big cities that people were fleeing in the first place.

“We’re seeing a definite trend where families are coming to Smithville from places like Oakville, Burlington, Ancaster, Hamilton and Stoney Creek,” says David Wassmansdorf, vice-president at Phelps Homes. “Our customers say they feel stressed-out living in neighbourhoods that are in or just outside big cities, even though they originally moved there because those places promised to be tranquil.”

Smithville, which is located immediately south of Grimsby and only 15 minutes from Hamilton, has appeal, he says, for three additional reasons: homeowners can purchase homes on a variety of lot types, including semi’s and 50-ft. detached – many backing onto greenspace for far less money than many suburban areas; suburban centres have grown to become like cities with congestion, and increasing tax rates; and Smithville is close to all of the big city amenities while having the recreational activities of the Niagara Region.

The Hamilton-Halton Home Builders’ Association recently awarded its bursary to deserving Mohawk College student, Eric Silverthorne. The funds are aimed at assisting the most deserving graduates of the construction and renovation technician programs to launch their own construction or renovation company.

The HHHBA launched this bursary program with Mohawk two years ago at its annual fundraiser barbecue. The HHHBA has committed to fund the bursary for a minimum of three years and hopes it will lead to great successes and help graduates successfully start their business.

This year, the bursary was awarded to Silverthorne, who excelled in his studies and became a leader to his classmates. The timing of the award is particularly beneficial to Eric, as he needs a new truck to help him be mobile enough to tackle contracts outside of his neighbourhood and to

promote his work. He also plans to use some of the funds to purchase tools and construction supplies.

“There is a severe lack of new tradespeople in the Canadian market, and we are very proud to help the future generation of our industry launch their careers right after graduating,” says Mathieu Langelier, HHHBA’s executive officer. “We need to start investing more in trades and fight the many red tape hurdles from the government, including the College of Trades and the possible mandatory certification of carpenters. This will only further discourage potential trades students from enrolling in such great programs as those at Mohawk College.

Incoming HHHBA President, Allan Roshko adds, “Giving back to the community is essential to our association, and I am happy to announce that under my presidency in 2015, we will continue to support Mohawk’s great construction and renovation program. The future men and women who will enter the trades sector over the next many years will have no trouble finding good paying employment opportunities, and it’s time for everyone to start promoting trades as more than just jobs, but amazing careers.”

The bursary provides a great opportunity for young people who are just starting their careers to tackle big-ticket items such as tools, transportation and paying off possible school debts. The HHHBA is very proud to support the future of our industry.

The awards are based on the results of a comprehensive survey sent to almost 46,800 Ontario homeowners who took possession of a new home between Oct. 1, 2012 and Sept. 30, 2013. More than 6,400 survey responses were received, representing 14 per cent of consumers who bought a new home in Ontario during that time. The results were tabulated by Crunch Research in partnership with Harris Decima.

Survey questions covered every stage of the homeowner-builder relationship beginning with the signing of the agreement of purchase and sale, through construction, pre-delivery inspection and after-sales service.

“It’s an amazing feeling. It just brings great satisfaction to a team that’s worked so hard for the past year in servicing our customers,” Melinda Smith, director of client services for Fusion Homes, told New Home & Condo Guide.

For London-based The Tricar Group, the award is especially gratifying. “For us it’s extremely important, since we got into a large volume of condominium builds, it was one of our main goals,” Adam Carapella, vice-president of operations, told New Home & Condo Guide. “We were nominated last year for the first time, and to be a finalist again this year and to win it means a great deal.

“It’s a team approach from all our employees,” he adds. “Two big things we always try to preach are education and communication. We develop pretty comprehensive homeowner manuals, and have a PDI that’s not just looking at efficiencies, but about learning the systems of the home, how to troubleshoot certain things.”

Since the awards are based on feedback from customers, Tricar puts special emphasis on “making sure we’re available, virtually 24-7 with any issues, and having dedicated customer service personnel,” says Carapella.

Clear out grey winter grungeto welcome prospective buyers

it’s not too early to say spring is here. if you’re scheduled for a spring or summer closing on your new home, you’ve been longing for these days. With moving day growing near, you’ll be putting your existing home on the market, so you’ve got some work to do!

If all the grey grunge that surrounds your home is disgusting you, you can bet it will disgust and discourage prospective buyers.

Time to give the exterior of your home a spring spruce-up so you can enter the real estate market with your head held high. Like you, potential buyers have also lived through the harsh Ontario winter and won’t be expecting green grass and roses, but there’s no excuse for letting winter grunge hang around longer than necessary. Spend the next few weekends tackling the items on this list, and it won’t be as overwhelming as it seems.1 Bag it. We’ve got to work around those April showers, so on the first dry day that appears, get out there with your gloves, a rake and a stack of leaf bags and start collecting the leaves, litter and “pet refuse” that has been accumulating under the snow on sidewalks, decks, lawns and flower beds. If you’ve got kids, pay them $10 or $20 per bag for every bag they fill. It will be worth it! Seeing brown earth and even some brown grass around your home is preferable to seeing the aforementioned.2 wash it. Rake any leaves off the deck and hose it down or pressure wash it. Keep up the momentum and wash walkways, driveway, vinyl siding, brick walls (careful of the mortar on older structures) and other vertical surfaces. Clean out the gutters – again.

3. onCe all the splashing and spraying is done, clean all the windows, inside and out – sills, too. This may take an entire day, but it’s necessary and is a great reflection on your pride of ownership.4. patio time. Pull out the patio furniture and put it in place, and set up the barbecue. You don’t need to have Easter dinner out there, but make it look like you did. This performs double duty of eliminating storage clutter while enabling buyers to visualize “their” outdoor living space. Add more potted plants for colour until real flowers burst open to break up the dreariness.5. new Containers. How about creating a dedicated area for recycling and garbage that is pleasant to look at? Invest in some new garbage cans and blue boxes (you’ll be taking them with you, after all) that are clean and shiny. Even buy some potted shrubs (you can take these, too) to form a living screen around this area. 6. organize storage. A long winter means lots of extra stuff tossed into the garage and basement, so get them organized. Line the old garbage cans and recycle bins with garbage bags for extra storage. Rakes, hoes and shovels can stand in the tall cans in a corner. Stack the gardening essentials, pots, hoses and anything without a home in the recycle bins until needed. If you’re even more ambitious, add hooks and hardware to the walls to hang tools, bikes and sports equipment. The more things off the floor, the bigger the space looks. 7. when in douBt, throw it out. Of course, you’ll also have the opportunity to toss (or repair) broken items, get rid of unused items or things the kids have grown out of. If you’re planning a garage/yard sale, reserve a corner for these goods. Pick a date and place the ad on kijiji.ca or the newspaper now, rather than later, for incentive. 8. who you gonna Call? Anything you don’t need, can’t sell or don’t want to haul away can be picked up as part of garbage collection. Check your city website for policies and procedures on recycling and large item pick-up.

Once you’ve cleaned and organized, packing will be a breeze when your new home is ready!

This performs double duty of eliminating storage clutter while enabling buyers to visualize “their” outdoor living space. Add more potted plants for colour until real flowers burst open to break up the dreariness.5. new Containers. How about creating a dedicated area for recycling and garbage that is pleasant to look at? Invest in some new garbage cans and blue boxes (you’ll be taking them with you, after all) that are clean and shiny. Even buy some potted shrubs (you can take these, too) to form a living screen around this area. 6. organize storage. A long winter means lots of extra stuff tossed into the garage and basement, so get them organized. Line the old garbage cans and recycle bins with garbage bags for extra storage. If you’re even more ambitious, add hooks and hardware to the walls to hang tools, bikes and sports equipment. Of course, you’ll also have the opportunity to toss (or repair) broken items, get rid of unused items or things the kids have grown out of. If you’re planning a garage/yard sale, reserve a corner for these goods. Pick a date and place the ad on kijiji.ca or the newspaper now, rather than later, for incentive. 8. who you gonna Call? Fusion Homes captures coveted Tarion Awardfor customer service excellence an unprecedented fifth time

Fusion Homes has been named Ontario Builder of the Year in the Large Volume Builder category (more than 100 possessions per year) by Tarion Warranty Corp. The Tarion Awards of Excellence recognize Ontario new home builders based solely on their customer service delivery. Fusion is the only builder to capture this coveted award five times in the lowrise division.

People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform – taking possession, at least tempo-rarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems.

Case in point: the following example, which admittedly doesn’t involve a new-home move, but the experience is all too common. So is the lesson learned – unfortunately, the hard way.

I recently contracted a “professional” moving company to carry out a last-minute move of fi ve pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck.

After calling several fi rms – including large, well-known companies and smaller, independent ones – I selected a moving company in Whitby, where the pick-up was to take place. Drop-off would be in Waterloo.

We agreed on price ($350) and time (9 a.m.) – after I was very clear the move would involve an out-of-town destination. All details were confi rmed in a “contract” exchanged via email.

� e crew was on time for the move the next morning, but almost immediately began talking about a higher rate – $360. Not a huge diff erence, but it immediately raised my suspicions.

I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next:» � e company I originally contracted the job to the

night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another fi rm.» My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival in Waterloo, the movers said the fee was $500. “It’s taking longer than we thought, and the

furniture is heavier.”» “Sure,” I said, “right after I call the police.”

With that, the sordid tale ended. � e job not complete, left for us to move the furniture indoors, now the victims of one of the Top 10 scams monitored by the Better Business Bureau (BBB).

“I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me.

CAM off ers consumers the following tips on how to avoid being scammed by unscrupulous movers:» Find reputable movers through the

CAM, BBB or provincial govern-ment consumer protection agencies

» Ask three movers for estimates in writing

» Get the terms and conditions in writing» Ensure your goods will be protected

for loss or damage» Read customer reviews on movers’

websites and other forums

“Consumers have recourse with their provincial government’s consumer aff airs department and with the Better Business Bureau,” says Levi.

“Both of these avenues are fraught with diffi culties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer.

“It’s far simpler and more eff ective to engage a reputable mover in advance rather than trying to fi x a bad situation after-the-fact.”

My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients.

Make sure you take the proper steps – and the time – to protect yourself.

Not doing your due diligence and taking the time to select a reputable mover can invite untold problems.

Case in point: the following example, which admittedly doesn’t involve a new-home move, but the experience is all too common. So is the lesson learned – unfortunately, the hard way.

I recently contracted a “professional” moving company to carry out a last-minute move of fi ve pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck.

After calling several fi rms – including large, well-known companies and smaller, independent ones – I selected a moving company in Whitby, where the pick-up was to take place. Drop-off would be in Waterloo.

We agreed on price ($350) and time (9 a.m.) – after I was very clear the move would involve an out-of-town destination. All details were confi rmed in a “contract” exchanged via email.

� e crew was on time for the move the next morning, but almost immediately began talking about a higher rate – $360. Not a huge diff erence, but it immediately raised my suspicions.

I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next:» � e company I originally contracted the job to the

night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another fi rm.» My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival in Waterloo, the movers said the fee was $500. “It’s taking longer than we thought, and the

furniture is heavier.”» “Sure,” I said, “right after I call the police.”

With that, the sordid tale ended. � e job not complete, left for us to move the furniture indoors, now the victims of one of the Top 10 scams monitored by the Better Business Bureau (BBB).

“I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me.

CAM off ers consumers the following tips on how to avoid being scammed by unscrupulous movers:» Find reputable movers through the

CAM, BBB or provincial govern-ment consumer protection agencies

» Ask three movers for estimates in writing

» Get the terms and conditions in writing» Ensure your goods will be protected

for loss or damage» Read customer reviews on movers’

websites and other forums

“Consumers have recourse with their provincial government’s consumer aff airs department and with the Better Business Bureau,” says Levi.

“Both of these avenues are fraught with diffi culties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer.

“It’s far simpler and more eff ective to engage a reputable mover in advance rather than trying to fi x a bad situation after-the-fact.”

My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients.

Make sure you take the proper steps – and the time – to protect yourself.
