Deciding to move is easy

A painful reminder for us allWhen an Act of God strikes a cruel

blow such as that delivered in

Fort McMurray, Alta. recently, one

immediate concern – after personal

safety – is home insurance.

Quite literally, when residents are

allowed to return, they have no idea

what they’re going home to. Will my

home still be there? Does my home

insurance cover fi re damage? Does

it cover smoke damage? Are our

living expenses covered, having been

evacuated?

And though Prime Minister Justin

Trudeau promises “total support” to

the residents of Fort McMurray –

and Canadian Red Cross raising $30

million and the Alberta government

pledging $100 million in aid –

countless questions remain for all

parties.

Even if you personally are not

a ected by the events in Fort

McMurray, they serve as a painful

reminder – check your insurance.

Do you have the right policy? Do

you have enough coverage?

Challenging questions, indeed,

but they pale in comparison to what

those in Fort McMurray are facing.

THE VIP GRAND OPENING at Centre

Square in Beamsville was met with

unprecedented demand, with more

than 250 people lining up. The lineup

began the night before opening, with

people camping out to be first in

line. Their excitement was warranted

with prices starting in the mid-$200’s

presenting a value opportunity that is

almost impossible to find. All nestled

within a development that represents

a unique vision for the future of

Beamsville.

The first phase, Lincoln Square, was

a blockbuster, selling more than 110

homes in under a year, the second

phase the Fiera Collection, sold 23

towns in less than three months. The

final phase Centre Square brought to

market a unique collection of Smart

Towns with lock and leave lifestyle,

bungalow inspired and stair-free.

As well as freehold urban towns

with open concept living spaces

and oversized garages. A total of 69

homes were offered that evening and

55 were sold in less than three hours.

Capturing the old-world charm

of the region, these freehold

townhomes feature nine-ft. ceilings

breakfast bars, with two- and three-

bedroom plans. Technology makes

these towns smart, with built in

automation technology, standard

in every residence. With options to

control everything in your home,

from lighting to home theater and

security. These high tech details are

not the only thing that makes these

towns smart, they’re also a smart

investment, with values continuing to

progress in Beamsville.

On the edge of the development is

the town’s new 34,000-sq.-ft. arena

and community centre that includes

an NHL-sized rink and a 12,000-sq.-

ft. library. Two parks and a sanctuary

pond add another dimension to

the Centre Square lifestyle. A new

retail centre was built by Homes by

DeSantis which includes a Shoppers

Trending

Drug Mart, dental office, Crabby Joes

and several new takeout restaurants.

Setting the standard in new home

construction Homes by DeSantis

won Community of the Year by the

HHHBA for the initial phases.

Says Gabriel DeSantis, president

of Homes by DeSantis: “We are very

excited about this project and are

proud to offer customers a range

of Smart townhome innovations in

a highly desirable downtown infill

location. Home buyers of Centre

Square can live, work and play in an

economically vibrant community

that emphasizes sustainable

development, public space, and a

higher quality of life. Simply put, it’s a

smart investment.”

Beamsville, is a burgeoning town

poised for major progress and

expansion. Ideally situated to access

the many wineries, bike routes,

Homes by DeSantis enjoys successful launch at Centre Square in Beamsville

conservation areas and trails in the

region. A two-minute drive to the

QEW means Niagara Falls, the U.S.

border and the GTA are all within a

short commute. The future planned

GO Train station in Grimsby is

only a 10-minute drive away. Even

the town of Beamsville itself has

shifted its strategic plan, introducing

initiatives that will bring new

businesses and enhance the existing

agricultural sector.

Property Profile | THOMAS COCHREN HOMES

WHAT HAPPENS WHEN AN award-

winning, premier custom home builder

embarks on a development with a

renowned architectural firm atop the

Niagara Escarpment mere minutes

from the charming town of Dundas?

The Greystones is the result. In a

marketplace where the average home

in the GTA is selling for $1 million,

Thomas Cochren Homes is offering

this opportunity to live in an exclusive

community on the cusp of the city

in a custom dream home – on an

acre of land – close to all amenities,

starting at $1.4 million.

This is a one-of-a-kind opportunity

for discerning homebuyers to enjoy a

collaboration that will result in only 13

custom-designed homes in the quiet

surroundings of Greensville. Forming

Tom Cochren explains, they’ve been

through the process once or twice,

know what they want and decide a

custom approach will enable them

to guide their own home creation

experience. “It’s the custom touch

they didn’t get before,” he says. “We

build and design from scratch to give

them the home of their dreams –

inside and out.”

Potential buyers in The Greystones

aren’t looking for model homes and a

stack of plans to choose from. Instead,

says Cochren, “They come out and

walk the land several times to get a

feel for the area. They want to see the

views from all sides, the direction of

the sunrise, where the sun sets, where

neighbouring homes will be.” Unlike an

urban setting, they’ve got 40 to 45,000

Presenting The Greystones: One-acre custom homes in Greensville

three cul-de-sacs, The Greystones is

taking shape in an area where rolling

hills tell their own story, and each of

the 11 remaining lots offer their own

unique features and topography.

Homes will be tailored to their

surroundings as is the custom way

of Thomas Cochren Homes. Several

are perfect for walkout features, while

others are ideal for an outdoor pool

along with additional outbuildings.

A ravine setting for another lot

square feet of land to work with and a

and this setting.”

According to Cochren, custom

homes aren’t restricted to monster

homes of 10,000 feet and more.

In fact, John Williams of Williams

Residential Design will be at your

service to design each home at The

Greystones and has begun with a

collection of prototypes starting at

2,800 sq. ft. to whet the appetite.

Arts & Crafts design has inspired the

architecture of the homes that will

be presented.

The Greystones will be just six

minutes to Starbucks in Dundas where

you’ll also fi nd shops, galleries, parks

and even an art school. It goes without

saying that Greensville is surrounded

by greenspace with Webster’s Falls just

down the hill, and the Bruce Trail and

conservation areas nearby.

Homebuyers increasingly want and

expect more energy effi cient homes.

Thomas Cochren Homes is able to

off er Energy Star homes that are 20

per cent more effi cient than building

code requirements; and beyond to

R2000 (50 per cent more energy

effi cient) and ultimately Net Zero

homes which have 80 to 100 per cent

increased energy effi ciency.

“We strive to build sustainable

homes with sustainable building

practices,” says Nancy Cochren. This

includes a rainwater collection cistern

that can be used for irrigation. They

also suggest small investments such

as under slab insulation and hydronic

tubing rough-in for basement fl oors

that can provide greater comfort and

pay-off in future energy costs.

As a custom home builder, the

company knows its major investment

is time. Time to meet with clients to

address their dreams and desires.

Time to draft plans. Time to fi nd the

perfect fi nishes. Time to build and

accommodate all of the features of

a home built to exacting details. As

testimony to that, Thomas Cochren

Homes recently received an Award of

Distinction for best renovation over

$350,000 from the HHHBA.

The Greystones will showcase

an exclusive community of one-

of-a-kind custom homes where

quality and craftsmanship are the

cornerstones and where nothing

else compares.

City Focus | GRIMSBY

WHEN WAS THE LAST TIME YOU WERE

witness to tree-lined main streets?

This phenomenon, along with thriving

rural areas, the Niagara Escarpment,

Lake Ontario shores, proximity to

Ontario’s wine region, 400 acres of

parks and expanding highway access

– all define “home” for the 23,900

residents in the town of Grimsby.

To say the picturesque town

is resplendent with lifestyle

opportunities is an understatement.

With lakeside locations and marinas,

Grimsby boasts an excellent

combination of natural surroundings

and modern but comfortable

development. Feel like a nice, quiet

walk in the woods? There’s the

Bruce Trail that winds along the

Niagara Escarpment. In the spring,

there’s the Hawk Watch, taking

place at the Beamer Conservation

Area. Numerous golf courses are

only minutes away, as are facilities

for hockey, soccer, tennis, softball,

racquetball, swimming and curling.

Longtime residents as well as

recent homebuyers are drawn to the

picturesque settings, served by more

than 100 businesses, new-home

development and improving access

to Hamilton and St. Catharines, and

all other points around the Golden

Horseshoe.

GrimsbyExcellent combination of natural surroundings and modern development

Indeed, Grimsby and nearby Stoney

Creek are among the fastest-growing

parts of the Hamilton region. In

recent years, new condominiums

have been built along the lakefront

beyond the reach of the industrial

Hamilton Harbour. Builders –

including Branthaven Homes, Losani

Homes and Bucci Homes – have

attracted local residents as well as

those relocating from the Greater

Toronto Area, thanks to greater

affordability and quick access to the

western GTA. Housing growth is

taking place in the townhome and

detached categories.

Greenspace is abundant, with more PHO

than 40 parks totalling 382 acres of

land, 23 baseball diamonds, 19 soccer

fields and 27 playgrounds.

Grimsby extends from the shores

of Lake Ontario to above the majestic

Niagara Escarpment with the QEW

right at its doorstep. Located within

30 minutes of downtown Hamilton

and St. Catharines, less than a one-

hour drive from Toronto and the US

border. Businesses and residents

enjoy the ideal mix of a small

town, community lifestyle, while

maintaining easy access to several

major urban centres.

In addition to small-town

atmosphere, Grimsby is part of the

Gateway to Niagara, offering much

more than meets the eye. It is part

of the many towns and villages

that comprise the Niagara region,

an area of 1,800 sq. km. that forms

a peninsula of land between Lake

Ontario and Lake Erie with a total

population of 427,000.

With many on the move to new-

home communities in Grimsby,

the secret is out. The town offers

quiet getaways from city living and

an ideal location for commuters

heading to Hamilton and Toronto

or Niagara. Housing starts remain

strong, and resales are performing

well. Respected builders active in the

area include Branthaven Homes and

Homes by DeSantis, offering a good

selection of new-home communities

that offer luxury condos, detached

and townhome living.

Like the rest of the Niagara region,

Grimsby enjoys a thriving agricultural

industry employing large numbers

collectively. The area along the QEW,

and above and below the Escarpment,

is dotted with livestock farms,

orchards, vineyards and greenhouses.

The greenhouse industry of Niagara

boasts in excess of 18 million sq. ft. of

space. Some 200 greenhouses and

75 food processing plants employ

more than 6,000, with thousands

more employed in related industries.

Horticulture is supported by extensive

training programs through Niagara

College’s Horticultural Centre, The

Niagara Parks Commission School

of Horticulture and The Horticultural

Research Institute of Ontario

(University of Guelph), all of which

base programs in the Niagara Region.

Niagara’s grape industry produces

more than 48,000 tonnes per year.

New wineries are an example of the

region’s ongoing expansion in overall

agricultural and food processing.

Increased popularity of grape and

wine products has created a separate

identity and a designated Wine Route

that has been posted from Stoney

Creek to Niagara Falls connecting 30

of the area’s 70 wineries offering tours

and tasting. Hundreds of thousands

of visitors tour this scenic route

annually. The wine industry employs

more than 5,000 people in wineries,

retail and as suppliers and growers.

West Lincoln Memorial Hospital

is located in Grimsby and serves

60,000 citizens in town and adjoining

municipalities and is also the largest

public employer. Larger hospitals with

expanded services and facilities are

located in nearby St. Catharines and

Hamilton.

For culture, the September

Art Festival and the Grimsby Art

Gallery lure hundreds of artists and

craftspeople, and thousands of

visitors from all over Ontario and

the U.S. to view the work of some of

Canada’s most outstanding artists.

From its roots as a service centre to

thriving agricultural industry, Grimsby

has become a preferred locale to live

and do business in Niagara.PHO

Neighbourhood Profile

DOWNTOWN GRIMSBY

History and atmosphere abound

downtown, and a strong sense

of community pride bonds

residents. The Niagara fruit-

growing and wine country

traditions began here, although

points further east may have

surpassed its industry in numbers,

The vibe

Grimsby is where travelers to

the area will first begin to see

evidence that they’re in Ontario’s

“banana belt,” as the orchards

and vineyards that line the QEW

begin to appear as soon as you

leave Stoney Creek.

Meet the neighbours

Grimsby is family central, with

couples with children comprising

many households. A higher

percentage are raising families

here than elsewhere in the

region, and even the province. .

In the area

Given that family life is central to

Grimsby, it’s not surprising that

the area is well served by schools

– with five public elementary

and two separate, a public and

Catholic secondary school.

The good, the bad & the rest

Residents cite convenience and

safety as the chief reasons to

move to this community. There

are plenty of local entertainment,

dining and shopping options in

town, and it’s a short drive to

Hamilton or St. Catharines if you

need a bigger-city fix.

Dollars & sense

Grimsby, like much of Niagara,

is a steal compared to much of

the GTA or even Guelph or KW.

It’s another example of a place

where relatively low housing

costs can be well made up for in

lifestyle choices,

MAY 21 - JUN 4, 2016 | NEW HOME & CONDO GUIDE SWO 29

NEW LOWRISE HOME PRICES

in Ontario could begin to rise

significantly if new provincial

government proposals go through.

Already testing affordability limits

in markets such as Toronto, higher

new home prices could well be

among the unintended consequences

of the province’s recent proposed

changes to four provincial plans that

shape how land is used in the Greater

Golden Horseshoe – Canada’s

fastest-growing urban region, the

province’s economic engine and the

home of the Greenbelt.

Ontario is responding to input

from the public and addressing the

recommendations of the report,

Planning for Health, Prosperity

and Growth in the Greater Golden

Horsehoe: 2015-2041, from the Co-

ordinated Land Use Planning Review

advisory panel.

In the province’s words, the

proposed changes to the Growth Plan

for the Greater Golden Horseshoe,

the Greenbelt Plan, the Oak Ridges

Moraine Conservation Plan and the

Niagara Escarpment Plan would:

• Protect clean water by adding the

lands within 21 major urban river

valleys to the Greenbelt, along

with seven coastal wetlands, and

establish a process for further

expanding the Greenbelt to protect

key water features

• Require zoning along transit

corridors to provide adequate

density to support transit

• Establish Greenbelt-level

protections for natural heritage

systems – such as wetlands,

woodlands and rivers – beyond

the Greenbelt, with the provincial

government taking a lead in

mapping those areas

• Support agricultural viability and

preserve farmland by setting strict

requirements for the expansion

of urban areas and allowing more

Trending

Why Ontario new lowrise home prices could rise significantly

flexibility for agricultural use in the

Greenbelt

• Require municipalities in the

Greater Golden Horseshoe to

integrate climate change policies

into municipal official plans

and to conduct climate change

vulnerability risk assessments when

they are planning or replacing

infrastructure.

The problem, according to the

Ontario Home Builders’ Association

(OHBA) and several regional builder

groups, is that such a focus on

densification will mean more condos,

less choice and higher new home

prices for consumers.

OHBA says the amendments will

continue to make homeownership

more difficult for Ontarians.

“This announcement means

that you’re going to see more

intensification, more condos, less

choice and higher prices,” says

Bryan Tuckey, President and CEO

of the Building Industry and Land

Development Association (BILD),

representing the largest of OHBA’s

locals affected by this announcement.

“The industry would have liked to

see a more measured and cautious

approach before significantly

increasing intensification targets,” he

adds. “The industry has been meeting

the intensification targets in the 10

years since the provincial Greenbelt

and Growth Plans were introduced,

building at least as many highrise

homes as lowrise homes, and yet the

demand for single-family homes has

not diminished.

“(We) also would have liked to hear

a provincial commitment to explain

to the public and new-home buyers

what increased intensification means

on the ground,” he adds.

The amendments would see

intensification within existing

communities in the Greater Golden

Horseshoe (GGH) increase from 40

By Wayne Karl

to 60 per cent, which means more

density and condos within already

highly-concentrated areas. In new

communities not captured in the

existing areas, densities for newly built

neighbourhoods will increase from 50

persons and jobs per hectare to 80. At

this time, these new communities do

not have the necessary infrastructure

in place to support these density

targets, OHBA says.

Traffic congestion is already a

serious problem in the Greater

Toronto and Hamilton Area (GTAH),

and more intensification will make

it worse unless there are massive

public investments in infrastructure.

The current financing system

disproportionately places the brunt

of paying for these infrastructure

projects on new-home buyers,

builders say.

“Hamilton will benefit from

Ontario’s investment in a LRT line, but

that is nearly a decade away,” says

Suzanne Mammel, executive officer of

the Hamilton-Halton Home Builders’

Association (HHHBA).

With 100,000 people joining the

GTAH every year, the Growth Plan

is where Ontario will house the

majority of the additional 4.5 million

new residents and attract nearly two

million new jobs by 2041.

“Creating a smart Greenbelt

by adding river valleys and other

significant environmental features

will improve our quality of life by

connecting the dots between the

Greenbelt and Growth Plan,” says

OHBA CEO Joe Vaccaro. “We need

to build new communities where

residents have housing choice with

access to greenspace, good public

transit and jobs.”

Despite such concerns, it may not

be too late. Stakeholders and the

public can comment on the proposed

changes at mah.gov.on.ca

Get ready for another waterfront community in

St. Catharines – Passages on the Canal

ceilings and beautiful interiors, with

exteriors of brick and stone.

Their appeal is obvious to empty-

nesters, young families, professionals

and anyone wanting to make an

investment in lifestyle within this

charming community where the best

of Niagara will be at their doorstep.

The Welland Canal is the city’s

“other” waterfront. Like its sister

community of Victoria Village,

Passages is right across the street

from this world famous waterway.

Watch a spectacular parade of ships

from international waters as they

climb the staircase of locks from Lock

1 to 7. Residents can walk, stroll, blade

or bike for miles between locks or

on nearby trails that are part of the

Greater Niagara Cycle Route.

While hundreds of thousands daytrip

38 YPNEXTHOME.CA

to this area, residents will live within

minutes of Casino Niagara, Shaw

Festival and Brock University’s Centre

for the Arts and the new St. Catharines

Performing Arts Centre, while wineries

along The Wine Route off er a great

afternoon destination. This location

also off ers a new slate of amenities

that include the new Meridian Centre

in downtown St. Catharines and

the new Kiwanis Aquatic Centre on

Carlton Street. Seasonal festivals such

as Folk Arts and The Blossom Festival

are not to be missed. Soon, farmers’

markets will be back in full force,

providing plenty of fare.

It’s a two-minute drive from the

QEW, so residents can reach Buff alo

in a heartbeat and Niagara Falls and

Niagara-on-the-Lake even faster.

There is lots of shopping to do at

the newly opened Niagara Outlet

Mall. With it being fi ve minutes away,

residents are literally around the

corner and yet will be spared the

hustle and bustle of traffi c congestion.

Literally next door, Victoria Village

construction is also well underway

on six more homes (two are already

sold) with closings end of summer.

Only one model remains: The

Preston 2 at 1,925 sq. ft.

Living in the Garden City is as

picturesque as it sounds, especially

adjacent to the canal where banks

of wildfl owers will soon be in bloom

MORE PHOTOS ONLINEnexthome.yp.ca/bw-passages

to line its pathway. Along with tulips,

daff odils and crocuses, new homes

at Victoria Village are also popping

out of the ground as construction

continues.

While Passages off ers low-

maintenance, townhome living,

Victoria Village presents another

version of fi ne living within luxury

homes in this Maritime-infl uenced

community. Both are not far from

their fl agship, the golf course

community of Niagara-on-the-Green.

As always, your welcome is warm

and friendly. Staff are pleased to

off er a tour of existing homes. These

spring models feature a double

garage, covered entrances, three- or

four-bedroom plan, luxury master

ensuite, gourmet kitchen and plenty

of gracious living space. All homes

include central air, gas fi replace

and fully sodded lots with paved

driveways. BW Homes excels at

customization on new construction

or modifi cations to existing homes, so

buyers can always achieve a home for

their needs.

Visit the Victoria Village model

home to learn about its upcoming

closings or the new townhome

o erings at Passages, where both

IN A HISTORIC FIRST, TARION

Warranty Corp. is holding its 2016

Annual Public Meeting on May 31

as a webcast. This will provide

unprecedented access to residents

across the province, including new

home buyers and new-home owners,

who have an interest in Tarion’s work.

Beginning on Tuesday, May 31, at

7 p.m. members of Tarion’s corporate

leadership team will be providing

an update on the warranty, policies

and processes over the last year.

The Tarion ombudsperson will

also present his report for 2015.

After the formal presentations,

a live question and answer period will

be conducted. Stakeholders from

across the province are encouraged

to send in their questions in

advance of the meeting by visiting

research.net/r/APMQA2016

“Holding a virtual Public Meeting

makes sense,” says Howard Bogach,

president and CEO of Tarion. “After

listening to feedback from the

public, reviewing the cost benefi ts

and recognizing that we can reach

so many more consumers, we

made the decision to web cast this

year’s meeting. In the past, most

participants were from the Greater

Toronto Area, and only a few new

home owners came from outside

the city – some having to travel

for many hours. Since we provide

consumer protection to new home

buyers across the entire province,

it’s important that our Annual Public

Meeting be similarly accessible.”

This new format is consistent

with improvements Tarion has

made to the warranty process

over the years. Moving to online

channels has signifi cantly increased

home buyers’ satisfaction with the

warranty process as they fi nd it more

convenient and accessible.

Tarion aims to provide greater access with a virtual 2016 annual public meeting

Tarion has held Annual Public

Meetings since 2010 to provide an

update on the organization, and a

forum for the public to interact with

Tarion’s management and warranty

services sta . In 2015, Tarion made

enhancements to this meeting to

better refl ect the information that

new home buyers were asking for. For

example, we encouraged questions

in advance of the meeting to help

tailor our presentations and focus

on the information participants were

looking for. It also allowed us to

respond to many individual questions

well in advance of the meeting and

to connect with those unable to

attend. This year, Tarion plans to post

a recording of the meeting on its

website after the event.

According to Siloni Waraich,

Tarion’s vice-president of stakeholder

engagement, “Over the years, Tarion

has continuously sought new ways

to expand our outreach, and interact

with all our stakeholders. Earlier this

and posting a recording on our

Tarion serves across Ontario.”

Members of Tarion’s leadership

team will respond to a combination

of pre-submitted and live questions

Tarion asked homeowners to rate their builders, and the results are in!

TARION RECENTLY HOSTED THE 2016

Homeowners’ Choice Awards. This is

our annual awards luncheon where

we present awards to the builders with

the best customer service in Ontario.

And how do we know who is the

best? We ask every new home buyer

in Ontario to rate their builder, and

tell us about their new home buying

experience. I’m pleased to announce

that the results are in, and 2016

Homeowners’ Choice Awards go to:

• The Daniels Corporation and

The Tricar Group (tied) –

Highrise Category

• Tribute Communities –

Large Volume Category

• LEMAY Homes – Maisons LEMAY –

Medium Volume Category

• Kolody Homes –

Small Volume Category

Formerly known as the Tarion

Awards of Excellence, the

Homeowners’ Choice Awards are

the result of thousands of new-

home buyers’ being polled across

the province annually. Anyone that

moved into a new home between

Oct. 1, 2014 and Sept. 30, 2015 was

o ered the chance to rate their

builder by fi lling out a survey. Home

buyers are asked to evaluate every

customer service touch-point in the

new-home buying process. Out

of more than 56,000 invitations to

participate, an impressive 21 per cent

of new-home buyers participated.

This translated into nearly 12,000

responses that were tabulated by

Crunch Research and Nielsen. To

qualify for the awards, builders

must have had at least fi ve new

home possessions during the survey

timeframe and a specifi ed number of

completed questionnaires must be

returned.

So why did we change the name

of these awards? These awards

have always been about new home

buyers in Ontario and their level

of satisfaction with their individual

builder. Changing the name to

the Homeowners’ Choice Awards

simply refl ects the importance of

the customer’s experience in the

new-home buying process, and how

each and every homebuyer can have

a say in whether a new home builder

receives recognition.

I’m pleased to see some familiar

names on the list this year. The

Daniels Corporation, The Tricar Group

and Tribute Communities are all past

winners and fi nalists. In fact, The

Tricar Group has won this award for

the past three years in a row. These

builders demonstrate an unwavering

commitment to customer service,

which is evident in the scores they

receive from homebuyers year after

year. As large-scale builders, they

are providing service to thousands of

buyers, and still manage to uphold

consistent customer service delivery

– a clear indication that these builders

put their customers fi rst. It is always

exciting to me to see new names on

the list as well. Both Kolody Homes

and LEMAY Homes are fi rst time

fi nalists and recipients. This inaugural

recognition demonstrates that every

good builder has an equal chance to

be recognized – from small to large,

and new to established. It’s all about

how each builder chooses to focus

on their customers.

On behalf of Tarion, I would

like to congratulate all the 2016

Homeowners’ Choice Awards

fi nalists and recipients. Tarion has

been working with builders and

homeowners for the past 40 years.

This insight has taught us that

those builders who make customer

service a priority create a positive

homebuying experience and helps

build confi dence in the building

industry. Being attentive, responsive

and listening to homebuyers is what

makes these builders rise above their

peers.

Homebuyers can check the Ontario

Builder Directory on tarion.com to

see if their builder has been awarded

for customer service over the past 10

years. For more information on the

2016 Homeowners’ Choice Awards,

THE BEST OF THE GTA’S HOME building

and land development industry

including top builders, communities,

designs and campaigns were

recognized at the 36th annual BILD

Awards on April 28.

Awards for excellence in sales,

marketing, design and construction of

new homes in the GTA were handed

out by the Building Industry and Land

Development Association (BILD)

in 47 categories. A group of expert

judges from across North America

determined the winners from more

than 900 submitted entries.

This year’s program featured many

new modernized categories that

reflect today’s GTA housing market

such as awards for innovation and the

inclusion of midrise developments

within several awards. For the first time

ever, two Home Builders of the Year

were recognized, Great Gulf Homes for

lowrise and Tridel for mid and highrise.

The coveted People’s Choice

Award, determined by members of

the public through online voting,

was awarded to Friday Harbour by

Geranium Corporation and Pemberton

Group. The resort-style development

in Innisfil will feature walkable streets

TOP BUILDERS AND PROJECTS celebrated at annual BILD awards

and inviting public spaces where residents will enjoy amenities like an 18-hole

championship golf course, a nature preserve and a vibrant marina.

“This is a special award because it is completely decided by the public,” says

BILD President and CEO Bryan Tuckey. “The eight projects vying for the title this

year were all unique and show how the industry is providing a wide range of

choices to new home buyers across the GTA.”

In addition to the Home Builder of the Year title, Tridel was named Green

Builder of the Year for its leadership in Green building practices, and the

company also won the inaugural Best Customer Care award for its many

customer service initiatives.

The award for the Best New Community currently planned or under

development was presented to Aspen Ridge Homes, CountryWide Homes and

Lakeview Homes for Queensville – a new community just north of Newmarket.

This award recognizes a community that embodies the smart growth principles

of the provincial Growth Plan.

The inaugural award for Best New Community – Built was presented to

Hullmark Developments and Tridel for Hullmark Centre in North York. This

new award, the only one given out for a constructed project, honours the

best existing “complete community” that embodies provincial smart growth

principles. Completed in 2015, Hullmark Centre features residential, office and

retail space with direct access to the Yonge-Sheppard subway station.

Two outstanding new GTA developments, one lowrise and one mid/highrise,

were crowned Project of the Year. This distinction recognizes projects that best

combine excellence in design and marketing while exemplifying quality and

innovation.

A townhome development called 35 Wabash by Zinc Developments won the

prize for Project of the Year Lowrise and a uniquely designed mixed-use condo

development at Yonge and Eglinton called Art Shoppe Lofts + Condos by Freed

Developments and Capital Developments won the Project of the Year Mid/

Highrise award.

A brand new accolade for Best

Midrise Building Design was presented

to the Vandyk Group of Companies

for The Craftsman Condominium

Residences in Mississauga, which

consists of three interconnected

midrise buildings in the shape of a

W, designed as an homage to Frank

Lloyd Wright, as well as to create more

corner units and terraces.

The award for Best Innovative

Suite Design, a new award which

recognizes suites designed to

increase housing choices for entry-

level consumers, was presented to

Building Capital Inc. for SmartStudios,

a 274-sq.-ft. condo showcasing

multi-purpose features within the

University Studios project in Oshawa.

Best Innovative Home Design

was awarded to Mason Homes for

the Oakwood, one of its Courtyard

Collection residences in Port Hope.

At 2,122-sq. ft., it was the Oakwood

model’s urban design that enabled

it to be built as a detached, semi-

detached home or townhome with a

sale price starting at $387,900.

In a special presentation, Ignat

“Iggy” Kaneff was honoured with the

BILD Lifetime Achievement Award.

The CEO and Chairman of the

Kanefff Group of Companies has built

thousands of family homes, highrise

residential apartment units, as well as

retail commercial plazas and office

buildings in the GTA.

“The GTA is home to some of the

best projects in the world thanks

to the hard work of local industry

professionals,” says Tuckey. “Their

hard work is a testament to the

quality of our communities, which

is what makes the GTA such a great

place to live.”

With more than 1,450 members,

BILD, formed through the merger of

the Greater Toronto Home Builders’

Association and Urban Development

Institute/Ontario, is the voice of the

land development, home building

and professional renovation industry

in the Greater Toronto Area. BILD is

proudly affiliated with the Ontario and

Canadian Home Builders’ Associations.

Advice | FUNDAMENTALLY SPEAKING

HAVE YOU BOUGHT, or are

considering buying, a new home and

want to build a fence, shed or deck or

otherwise spruce up your residence?

Here’s why you might want to check

your property boundary fi rst.

A recent analysis conducted by

Krcmar Surveyors Ltd. showed that

about 49 per cent of residential

properties in the Greater Toronto

Area, for example, have boundary

discrepancies with signifi cant

potential to cause disputes between

neighbours.

Horror stories of feuding

neighbours, litigation nightmares

and tens of thousands of dollars in

legal costs are not just the stu of

Hollywood movies – it really does

happen.

And yes, even with new homes.

Sometimes, it’s just di cult to

tell where one property ends and

another begins. “It’s not as easy

as one would think, in a muddy

construction zone with no fences

and rudimentary driveways, curbs

and roads to delineate land parcels,”

says Sasa Krcmar, executive

director of Krcmar Surveyors

Ltd., whose company has helped

launch protectyourboundaries.ca, a

site designed to help homeowners

prevent and resolve property

boundary issues.

Although legal iron bars are

set to mark out each lot prior to

construction, they often get knocked

out, moved or buried during the

building phase.

Why you should always check your property boundary

By Wayne Karl

MORE ADVICE ONLINEnexthome.yp.ca/news/advice

“Many homeowners, naturally and

incorrectly, assume that the wooden

stakes that dot the perimeter of their

property represent the boundary, and

use them as a guide to start planting

a hedge or put up a fence,” Krcmar

told New Home & Condo Guide.

“However, these wooden stakes

are generally used for site grading.

And while they are likely located

near the property line, they can’t be

relied upon to determine the legal

boundary.”

Here, then, are a few tips for

new-home owners to avoid property

boundary issues.

» Get the Surveyors Real Property

Report: Your property boundary

will be recorded in the Surveyors

Real Property Report (SRPR) that

is performed after the foundation

walls are poured (approximately a

foot above grade) and the soil is

backfi lled around the home. The

SRPR is your o cial documentation

of your building location and the

property boundary lines. Builders

typically provide this plan when you

close the deal. Be sure you receive

a copy and keep it in a safe place

for future reference.

» Mark the four boundary corners

of your property: Ask the builder

to have the surveyor mark the

four boundary corners of your

property with iron survey bars as

a condition of closing. Even if the

builder charges a nominal fee for

this service, it is a cost-e ective

practice that will allow you to add

structures and landscaping with

confi dence and peace of mind in

years to come.

» Protect the iron survey bars that

defi ne your property: Protect the

iron survey bars that defi ne the

corners of the property. They are

legal monuments that provide the

most important evidence of your

property boundaries. Don’t remove

or move them, or allow others to.

» Be a good neighbour: Be a good

neighbour, while at the same time

ensuring that your neighbours don’t

establish a pattern of using part

of your property for their routine

activities.

» And, if all else fails: Visit

protectyourboundaries.ca, where,

for a cost that varies depending

on the surveyor (usually $200 to

$300), homeowners can fi nd their

exact property boundaries.
