THERE are more than 17,000 propertiesfor sale in Perth, 7000 higher than the aver-age. To stand out from the rest and guaran-tee a sale, sellers have to ensure their homeis competitively priced from the outset.

Propell National Valuers valuations man-ager Travis Coleman said the highest

amount of interest in your home would bein the first three weeks of listing, so it wasimportant the price of your home was setcorrectly during this initial selling period.

“If your property is located in a first-home buyer area, then pricing becomeseven more critical,’’ he said.

“A good tip for sellers who live in outerPerth suburbs is to check current new lotland and project home prices in the localarea. This will give you an idea of thereplacement cost of your home.This exer-cise is important because potential buyersin this market will be weighing up the costof building a new home or buying an estab-lished home.”

Mr Coleman said a seller should not

employ an agent because they promise thehighest price, as it’s the buyers who ulti-mately decide the true market value ofyour home.

“Ask the agents to provide evidence ofhomes that they have recently sold in yourlocal area and the prices they actually soldfor,’’ he said.

“This will give you an idea of the marketvalue of your property.

“Work the agent during the marketingprocess to ensure that the property isavailable for viewing even during inconven-ient times i.e. weekdays.

“Finally, you should be prepared to nego-tiate on the selling price if you receive areasonable offer.”

WITH plenty of commentators happy to focus onthe negative aspects of the current position in thecycle of the property market, it can be easy to for-get that there are some positives in any market.

It’s true that there are more listings on the mar-ket than there are buyers, but this presents a mas-sive opportunity for buyers who may not other-wise have been able to get into the market, to pur-chase their first home.

For investors, buying at this stage in the proper-ty is cycle is a great way to accentuate the capitalgrowth you may achieve, and for sellers looking toupgrade their home, there is the opportunity tomake money in the changeover, with higher-pricedproperties potentially providing greater savingsthan the lower-priced home they sell.

The Real Estate Institute of Western Australiafigures show that there are still plenty of homesbeing sold, with over 850 sales being recorded inWA for the week ending December 8, showingclear evidence that there is still buyer activity forhomes that are realistically priced.

Traditionally, the weeks leading into Christmasare a slow listing time, with sellers either with-drawing their homes for sale or waiting until afterthe holiday season to list.

However, with an oversupply of homes alreadysitting on the market, this quieter period presentsan opportunity for genuine sellers to make theirhome stand out, as there will not be as many newlistings come onto the market.

Mid-January can see an influx of new propertiesagain, so getting onto the market before this influxcan provide benefits to sellers with realisticallypriced homes to sell.

With WA’s economic growth being regardedrecently by Commsec’s chief economist CraigJames as “the fastest in the nation and well abovenormal levels” coupled with the recent announce-ments of major resources projects going ahead inWA, there are positive signs of an improvement inthe market into the New Year. ■
