Real estate giants join forcesAN unlikely real estate relationship has blossomed between Pro-fessionals Northern Coast in Butler and one of South Africa’slargest real estate brands, Pam Golding Properties.

The two businesses have joined forces to offer people across theworld real estate information in countries that they may not haveaccess to otherwise.

Professionals Northern Coast areamanager Marcus Forbes said market expo-sure was imperative in any sales industry;however it was particularly paramountwhen it came to real estate.

“The more potential buyers a propertyis exposed to, the higher the likelihood ofa sale or tenancy in good time and for agood price,” he said.

“I am fortunate enough to have been ableto create a new relationship that has thepotential to expose our clients’ propertiesto an international market, and will open upamazing investment opportunities.”

Mr Forbes moved to Perth from SouthAfrica almost two years ago but said theidea dated back to 2006.

“I discussed my idea with the CEO of PamGolding and informed them of my intention to visit Australia. I’vegot a huge passion for the Pam Golding brand and had seen a lot ofpeople emigrating from South Africa to Australia and New Zealand.

“They were coming across with no brand loyalty to an environ-ment with a different service ethic, which I felt was less formal thanthat in South Africa.

Generally better tosell with tenants

DUE to changing circumstances, whether it’s per-sonal or financial, landlords can be faced with theneed to sell their investment property.This posesthe question of whether it’s better to give tenantsnotice to quit before putting the property on themarket or sell it while the tenants are still in place?

The obvious answer is to keep the tenants in theproperty.This incurs the least loss of income andunless the house is really untidy, a house usuallypresents better with furniture and household itemsmaking it look lived in.

However, there are times when having a tenantcould be a financially less rewarding scenario.

Tenants who do not want to move can put a lotof obstacles in the way of a sale.

They can limit and postpone inspection accessalmost at whim in spite of legally having to provide‘reasonable access’ (what is reasonable to one per-son may not be reasonable to another).

By the time this sort of obstacle is sorted out,valuable time has been lost and would-be pur-chasers have moved on.

Sometimes owners have no inkling that tenantswill behave badly in the event of a sale, but there isa bit of basic research investors can do to try anddetermine whether their tenants will play ball.

Ask your managing agent how easy it has beenfor them to get access for periodic maintenanceinspections or for tradespeople who have beencontracted to carry out work on the property.

Tenants who have been slow to allow access foractivities such as repairs that will benefit them arehighly unlikely to come to the party if they thinkthey will ultimately lose their home to a successfulpurchaser.

If you have a fixed period lease in place then youmust sell the home with the lease still in place(unless the tenant agrees otherwise). If the lease isperiodical you can give the tenant notice to vacateonce your sale contract becomes unconditional.

Professional communication between agent andtenant is very important, so discuss with your agenttheir policies when dealing with a tenanted proper-ty for sale. ■

Coastal properties ripe for the picking AS the temperature rises, so too will theamount of listings along our northerncoast.

With the number of properties increas-ing, Peard Real Estate Group CEO PeterPeard said summer was the perfect time toconsider buying a top executive home inour coastal suburbs for a desirable price.

He said the group currently had a num-ber of executive homes well above $2 mil-lion, which could be purchased for up to $1million below their replacement value.

“In some selective suburbs, a number ofhigher-priced properties can even be pur-

chase for up to $1.5 million below theirreplacement value,’’ he said.

“We found that the top end of thecoastal property market has been hit hardby rising interest rates and the uncertaintycaused by the proposed Federal Govern-ment mining tax, and slower immigrationrates has also impacted the top end of thecoastal property market.

“For astute property buyers, the bestvalue for money are properties pricedabove $2 million in the northern coastalarea stretching from Trigg to Mindarie.”

Mr Peard said with building costs expect-

ed to rise strongly during the next twoyears due to the resources boom, thesehigher priced homes offered excellent value.

“Once the real estate market rebounds,these higher priced properties are primedfor the greatest capital growth,’’ he said.

“Properties along this stretch of coast-line have historically delivered propertyowners high rates of capital growth overthe long term.

“In suburbs such as Hillarys and Sorren-to, the median price of a home on averagehas increased by more than 10 per cent onaverage annually over the last decade.”

Bert, who lost the sight of his righteye fighting on the beaches of Turkey

during World War 1, came to the areaduring the Depression while fishing fora living with his brother Harry.

He built the first beach shack on alonely stretch of beach in Hillarys in1930, and a dormitory was added laterto accommodate his growing family.

Bert died in 1957 at the age of 62,

and his beach shack along with 14 oth-ers surrounding it were destroyedduring a fierce storm in 1964.

Situated 18km from the Perth CBD,Hillarys Boat Harbour it is a hot spotfor locals and visitors.

The first major marina in the northmetropolitan region, it was established

in 1988 and has become a destinationfor fishing, diving trails and tourists.

Offering a selection of restaurantsand shops, the harbour has undergonemajor renovations to include a stretchof eateries such as Hippo CreekAfrican Grill, Top Catch, FAB Burgersand new look The Breakwater. ■

Specialising in an exclusive range of rugs fromall around the globe, including Nepal,Turkey andPakistan, Jenny Jones Rugs (JJR) in Claremontcontinually designs and develops new collec-tions for its clients.

Owner Jenny Jones said all rugs were exclu-sively designed by JJR and hand knotted in 100per cent natural wools and silks (no machines,glue guns or synthetic materials).

“We never stand still as we always want to beone step ahead, especially when you’re compet-ing at an international level,’’ she said.

“We have employed designers from aroundthe world that specialise in graphic design andhave an artistic background, so we may alwayshave a fresh look.

“Each rug has been designed like an originalpiece of art; before the design is even woven itcan generally take the design team a week to amonth to perfect the design.”

Their new old world vintage rugs with worn-out pattern and raised silk, are the latest trendsfrom America and Europe.

“Our showroom has a fresh look every sixweeks, as we are always updating our range withnew designs and colour stories,’’ she said.

“We set up our showroom like a gallery withbeauty and elegance because we respect howmuch work has gone into each rug.”

Inspired by nature and beautiful colours,Jenny’s interest in rugs grew while she was livingin Turkey with her family in 1990s.

She fell in love with the world of rugs and itsrelationship with the Turkish culture.

“I have just put together a collection of rugsbased on Australian wildlife, using rich coloursand interesting textural weaving to bring move-ment and definition to the design,’’ she said.

“With a background in fashion, I am alwayslooking at latest trends and colours that arecoming into the world fashion and as our rugstake four months to make (being handmade) Ihave to choose colours and designs before theycome into season.”

Jenny travels the world in search of inspiringart, history and culture to bring direction andpassion into her work and designs. ■
