THE Perth property market isreturning to the boil, with severalwestern suburbs homes andinner-city properties selling justhours, and in some cases minutes,after being listed.

Currently in Perth it’s takingon average 57 days to sell aproperty, but for some happyhome owners this process waseven quicker – with some noteven having to hold home opens.

Not knowing what to expect,my husband and I put our homeon the market a few weeks ago.

To our delight, it sold within48 hours.

Property agent Adam Wilsonfrom Michael Johnson & Co saidthe key to our success was ourhome’s presentation, his effectivemarketing approach and its closeproximity to the CBD.

“Rather than waiting toadvertise the first home open, theproperty was online within hours

on nine majorInternet sites, and Iwas contacted byone of my buyerswithin two hoursof the propertybeing advertised,’’he said.

“The use ofmodern marketingtechnologies, suchas the Internet and virtual tourscreated the ability to reach awider audience in a shorterperiod of time.”

Adam said his pro-active natureand knowledge of the currentmarket enabled him to sell theproperty quickly and for the rightprice.

“I cannot stress enough theimportance of the appearance ofa home and the attention to detailtaken when selling,’’ he said.

Alison Johnstone from EquinoxRealty in Subiaco is no stranger toselling a home in record time.

In the past seven months,Alison has sold 21 properties in48-72 hours, including a gorgeous3x2 partly-renovated home inBrowne Street, Subiaco, whichshe sold in minutes.

The Property Exchange directorNikki Peinke said the company wasseeing the most normal propertymarket since 2005.

“Good properties that are well-priced are selling quickly, whereasoverpriced properties and thosethat are not so appealing are taking

longer,” she said.“The investors are back

in the market, too, soproperties under $1 millionare selling quicker.”

Scott Swingler fromRealmark Real Estate saidwhile it was possible to sellhouses in a timely fashion,the method of sale hadbecome more crucial.

“I believe this is the idealmarket for auctions and ‘set datesale’ processes, both of whichdictate an end date to the saleprocess, thus forcing buyers toact, and within a time frame.

“Auction and set date sales arechosen by sellers who want tomeet the market now, but indoing so get the very best fromthe current market.

“They both do this byremoving the asking price andcreating as much competition aspossible between buyers to arriveat the ultimate market price,” hesaid.

“Agents need to be adaptable,and right now that means manhours. If your agent is notprepared to dedicate a significantamount of time to co-ordinating awell-organised marketingcampaign then you are startingfrom behind the eight-ball.”■

The family owned business is oneof Perth’s largest suppliers ofimported stone, ceramic,porcelain and mosaic tiles.

The move, according tothe owner, was a decisionthey have never looked backfrom, forging a more intimate, ‘openby appointment’ service, and mimicking amore European style of operation.

Interceramics was established in 1974 at

which time the owners were in the buildingindustry.

They started importing tiles from Italy andGermany after being disheartened

with what was on offer locally.Today, they carryover one hundreddifferent ranges of

imported tiles. The entrance to the

storage unit rather then an officeshowroom and an extensively

stocked warehouse.

The company caters mainly for theresidential market, but has supplied tiles forsome of Perth’s most significant corporatebuildings, too.

It supplies tiles for both indoor andoutdoor use, including swimming pools,artworks and landscape features.

Having been in business for almost 40years, Interceramics prides itself on repeatbusiness and loyal clientele.

“Tiles are classic, they never go out offashion,” said the owner.

“Stone, travertine and marble were intrend 20 years ago and still will be 20 yearsfrom now.”

The owner describes her products as

practical, resistant and easy to maintain.She said the consultation process can be

as simple as looking over plans of a home andoffering the client advice as to what range oftiles is best suited to certain areas of thehome.

When asked if there was a trend tocombine different types of tiles in differentareas, she adamantly shakes her head.

“No, I always tell the client, consistency isvery important.”

“If they want granite, they should stickwith granite throughout the home.”

The display won the Gold Medal, catapulting KimberleySandstone and Donnybrook Sandstone on the world stage.

Broome’s landmark project, the Pinctada Resort, was alsoan ideal showcase for the Kimberley Sandstone TwilightCollection, where it was used extensively for the chaletporticos, main entrance and the large swimming pool area.
