Eco-smart luxury to scale new heightsMirvac opens the door on its six-star rated residences in Swanbourne

WA HOMEBUYERS are back in the driver’sseat, with more stock on the market andsofter property prices.

According to the Real Estate Institute ofWA’s June quarter results, the median houseprice in Perth fell 2.5 per cent to $490,000from the revised March result of $502,500.

In addition, there were 14,500 propertiesfor sale at June 30, compared to 12,700 inMarch, offering greater choice for discerningbuyers.

REIWA president Alan Bourke said the dipin median was largely due to a surge in salesin the $400,000-$500,000 range and a fall insales of premium properties.

“Fewer sales in the $1m to $2m rangeshows the top end of the market is stillvulnerable, and perhaps those who may havebought under different circumstances haveput off buying, instead staying put andrenovating, or extending their own home orselling their investment property,’’ he said.

Western suburbs agent Scott Swingler,from Realmark, told Residential the currentmarket was “honest”.

“There is a tendency after years of surrealgrowth for people to perceive more normalmarkets as vulnerable,’’ he said.

“There are plenty of buyers out there.Most (if not all) homes we sell at the momentare receiving multiple offers. Equally, there isa good supply of homes.

“The current premium market is nothinglike it was for the majority of 2008 forexample, when there were simply no buyersout there.

“It’s times like those when you really dohave a problem. Right now, provided theright sales and marketing strategy is in place(which is crucial), willing sellers can accesswilling buyers.”

Alison Johnstone, from Equinox Realty,agreed the current market was slower butsaid properties priced correctly would sell.

“Some agents believe in appraising high;however, in this market that can be a verydangerous choice,’’ she said.

“Sellers often have higher expectations

regarding their price than the market willallow at that time and if this is the case thenit is best to discuss and agree prior to listingin order to decide upon at a price which willhave the property sell rather than simply beon the market.

“As the market changes you will knowabout it very quickly and sometimes you mayhave to adjust,” she said.

Mr Swingler said with the premiumproperty market looking as likely to movesideways as it is to move up in the shortterm, stamp duty, agents fees and marketingwere causing people to consider looking atthe option of renovating.

“For a $2m home these can cumulativelybe in the vicinity of $150,000, and couldequate to a new room or a kitchen andbathrooms, which is certainly appealing tomany people,’’ he said.

“However, spending money on yourimprovements rather than improving yourlocation can be a classic case of falseeconomy.

“There is probably benefit for buyers intrading up now, whilst the premium market

is dominated by just homebuyers rather thaninvestors as well.

“Once the investors return, these marketswill have double the competition and whenthe speculation does finally start again, thereis nowhere you’d rather be than locked intothe premium market and enjoying the ride.”

Paxton Hoad director Chris Ehlers saidthe real effect on higher end properties hasbeen at least a 10 per cent reduction inprices. “Very few agents are game to informowners that the price may be the same asthree years ago when listing the property,’’he said.

“In many cases high-end owners wereharder hit by the GFC due to a greaterinvolvement in shares and business dealsrequiring large borrowings.

“What we are now seeing is the triplewhammy of one too many rate rises on topof a GFC, which is still looking shaky, alongwith an election which has all but stoppedthe buying of property.”

Mr Ehlers and Ms Johnston are confidentthe premium market will bounce back afterthe election. ■

Warning to estate agents

CONSUMER Protection has warnedPerth real estate agents that they couldface legal action if they charged tenantswho did not give 21 days notice at theend of their fixed-term lease.

Consumer Protection commissionerAnne Driscoll said some agents andproperty managers had added a clause torental contracts which required tenantson fixed-term leases to give 21 daysnotice before vacating their rentalproperties at the end of the term.

When the tenant moved out withoutgiving this notice, three weeks rent wasdeducted from their bond.

Ms Driscoll said the practice breachedtenancy laws.

She said the agency had received callsfrom more than 30 tenants about thisissue so far this year.

“Any agent who has this clause linkedto the end of the fixed-term rental periodshould immediately remove it. Legalaction will be taken if such a clause isenforced,” Ms Driscoll said.

“We would be very keen to hear fromany tenant who has been penalised by thisillegal practice as they would be entitledto a refund.

“A fixed-term lease has an expiry dateand the tenant does not need to givenotice if they don’t intend renewing the

lease, and they certainly should not bepenalised. It is the responsibility of thereal estate agent or property manager tocontact the tenant prior to the expiry ofthe lease to determine if the tenantwishes to renew or plans to move out.”

Consumer Protection spokesman AlanHynd said each tenant has been advisedthat the clause was illegal and they shoulddemand a refund from their agent.

“Consumer Protection has notreceived any follow-up calls to suggest, atthis stage, that money is not beingrefunded,” he said.

“In cases where the real estate agenthas been identified, officers from ourtenancy branch have contacted theagency to advise them of this breach oftenancy laws and that these clausesshould be removed and certainly notenforced.

“So far, the agents contacted havebeen cooperative.”

Mr Hynd said the agency’s policy wasto conciliate and educate beforeconsidering prosecution.

Consumer Protection wanted to hearfrom any tenant who has had this clauseenforced. Tenants who had beenaffected, or had signed a lease with thisclause, should contact ConsumerProtection on 1300 30 40 54.

THERE is no mobile reception at Stonebarn,which is perfect. We arrived at the BoutiqueHotel and Truffiere mid afternoon and didnot leave for two whole days.

So striking is the interior, byParisian-based Australian architect Aviva FShpilman, it was nominated for the 2009Australian Interior Design awards.

But the beauty of Stonebarn extendsbeyond its surroundings. On arrival, we weregreeted by manager Greg Cusens, a SouthAfrican expat who has recently taken over

the day-to-day running of Stonebarn. Guests can interact with Greg as little or

as much as they like during their stay. In our case, we became friends. When my

partner jokingly requested a ‘midnight snack’on the arrival form, a platter of cheese,crackers and strawberries arrived discretelyoutside our door at 11.55pm.

After a guided tour of the 150-acreproperty, which includes an 1800 hazel andoak tree truffiere, on Greg’s mule (a vehiclenot an animal) and a walk along the river, theafternoon presented a perfect opportunity toindulge in a bush bath.

A few hundred metres from the house,

privately screened and surrounded bytowering karri trees, is a porcelain bathtubwith hot running water.

Again, a bottle of champagne andchocolates inconspicuously made their wayto the tub for us, completing our surreal datewith nature.

In-house chef David Butler may be just 22,but the well-travelled English cook knows hiscraft. Scrumptious winter meals are servedwith hot French breadsticks, straight fromthe oven. An extensive wine and spirit listaccompanies the changing daily menu.

While part of Stonebarn’s allure is itsintimate setting, the owners recognise the

potential to expand the property to includemore accommodation.
