Mag’s international breakthroughIT’S official – ResidentialNorth has now brokenthrough to internationalwaters.

Less than two monthsafter its launch, the glossymagazine has received muchpositive feedback fromclients and readers alike –including one very pleasedadvertiser from M&H Sut-ton Realty in North Beach.

Sales and marketing rep-resentative CherylMcGlashan said she was ecstatic about theresponse she received for her Lower Chit-tering listing (published in late November).

Her reaction soon turned to intriguewhen she realised the prospective buyers

Investors return tocoastal suburbs

ACCORDING to tax depreciation compa-ny DEPPRO, investors are snapping up prop-erties along Perth’s coast.

DEPPRO marketing manager KarennaTucker said the company had recorded astrong jump in the number of depreciationreports for investors buying properties inmore affordable coastal suburbs such as Bel-don, Clarkson, Craigie, Heathridge,Warnbro,Rockingham and Waikiki.

“More competitive house prices have beena major factor in this trend. Sellers have hadto adjust their prices because of the largenumber of properties for sale in these areas,and these more competitive house prices arenow attracting investors back into the mar-ket,’’ she said.

“The latest REIWA figures show that inthe northern coastal areas, up to nearly 70per cent of sellers are now discounting theirprices, while in Rockingham/Kwinana the fig-ure is more than 80 per cent.

“More investors are buying properties inthese more affordable coastal suburbsbecause properties’ rental returns are nowincreasing.”

Ms Tucker said that weekly rents in thesecoastal suburbs were showing signs of rising,with the Perth rental vacancy rate falling to3.4 per cent during the September quarter.

“REIWA figures for this period show thatthe weekly rents in northern coastal suburbssuch as Padbury rose by 5.6 per cent and fur-ther south in Warnbro, weekly rents jumpedby more than 6 per cent over the same peri-od,’’ she said.

“In addition, property investors areattracted to these more affordable coastalsuburbs because over the longer term theycan deliver high rates of capital growth.

“The suburb of Beldon, with a medianhouse price of just $440,000, has achieved anannual increase in the value of properties ofnearly 13 per cent over the last decade.”

The group ventured east ofLake Joondalup in search of lostcattle, with records showing thatButler said the Aborigines in the

area were “those Wanneroo menwho frequent Perth in companywith the Yellowgonga tribe”.

Although it is not known whenthe name “Wanneroo” wasappointed, files dating back to1842 mark the name in theirrecords.

A variation of the name –“Wanneru” – was marked in1907; however the name wasamended to “Wanneroo” 45years later.

More borrowers go for fixed loansTHE popularity of fixed-rate home loans rose inevery State during Novem-ber 2010 to hit 10.9 per centof approvals nationally,according to MortgageChoice spokeswoman KristySheppard.

This 29-month high was aconsiderable increase on the7.7 per cent reached inOctober.

Meanwhile, standard vari-

able home loan productsrose to 49.3 per cent ofapprovals and basic variabledropped to 36.1per cent,which is the lowest level intwo years.

“Australia’s hunger forfixed interest rates is welland truly becoming a louderrumble, with demand liftingfrom a trough of 0.88 percent of home loan approvalsin January 2010 to 10.9 per

cent in November,” Ms Shep-pard said.

“The popularity of theseless flexible products offeringa set term of steady mini-mum repayments increased3.2 percentage points lastmonth, indicating rising bor-rower caution and conser-vatism in the face of higherinterest rates and living costs.

“The elevated pricing ofmost fixed rates compared to

variable rates has notdeterred one in nine newAustralian borrowers fromfixing the rate on part or allof their home loan.”

She said the value of peaceof mind over repayment levelshould not be underestimat-ed. However, choice of homeloan type must always comedown to individual financialcircumstances, needs andlifestyle. ■
