Whiskers worked wondersIF you thought your local Peard Real Estatesales representative looked a little differentlast month, you were right.

Staff from the Scarborough, Joondalup andCottesloe offices decided to go back to theirroots and grew moustaches to raise moneyfor the Movember Foundation – an annualmonth-long event aimed at increasing aware-ness for men’s health.

Peard Real Estate Group chief executivePeter Peard said funds raised for Movemberwere shared equally between programs tar-geting prostate cancer and male depression.

“These funds are committed to theProstate Cancer Foundation of Australia andbeyondblue – the national depression initia-tive and the Movember Foundation,” he said.

“Together, the three channels work toensure that Movember funds support a broadrange of innovative, world-class programs inthe fields of research, education, support andawareness.”

The three offices raised more than $1500for the charity, with male staff joining thou-sands of men around Australia, sproutingbeards and moustaches throughout Novem-ber.

Peard West Coast director and Movemberparticipant David Lynch said the initiative wasa great event.

“Growing a moustache for Movemberwas a simple and effective way of raisingawareness of men’s health issues as well asraising funds for this charity,” he said.

“This was only our first year that we were

involved with Movember and we were

delighted with the results.

“Next year we plan to have all our eight

MANY new investors make the decision tosave money by managing their own investmentproperty.

They work on the assumption that oncethey have selected and installed a tenant, thereal work is done.

Do they, in fact, ‘save money’ as they intend-ed?

Once they start looking after the propertyon a day-to-day basis, most investors realisethey do not have the level of expertiserequired to maximise income and minimiseexpenses.

They realise they cannot do the work cost-effectively, and that tenancy legislation is bestleft to the experts.

Most novices need to spend a dispropor-tionate amount of time making sure they get itright.

Even then, they worry that they have notthought of everything.

Most find it an enormous relief to hand overto an expert, who has the up-to-date legalknowledge to prevent problems developing.

Most investors report an increase in theirnet income as well as in their leisure time.

Happily, most people hand over to an agentbefore things go wrong.

They realise that staying up-to-date withweek-to-week fluctuations in the rental marketis difficult for those not in the business.

It takes a lot longer for trends to becomeapparent to people who are looking after justone or two properties.

Do-it-yourself investors do all the workthemselves and it may still cost them money inhigher vacancies.

It’s also very hard to keep a distance fromdemanding tenants when there is no thirdparty to liaise.

Communication and arbitration is an areawhere the objectivity of a third party is essen-tial. Dialogue via a third party minimisesincome-reducing anger and conflicts. ■
