Auctions aren’t always a proxy for the market - Grant Harrod, CEO of LJ Hooker

As we return to more stable conditions, it is becoming increasingly evident that we cannot rely on auction clearance rates alone to create the full picture of what is happening in Australian real estate.Clearance rates refer to the number of properties sold as part of an auction campaign; this includes those sold prior to auction day, under the hammer and sold post auction.

At the end of last year, clearance rates fell to 50 percent in Sydney, triggering speculation of a spiraling market.

But two things were at play distorting these figures.

Firstly, the number of properties being auctioned was at record highs as opportunities to sell in 2015 diminished, giving buyers a lot more choice and lessening competition.

Secondly, auctions only made up 23 percent of all sales in 2015, so a large proportion of properties were being sold through private treaty, a more traditional method of sale.

This year we have seen some robust clearance figures in Sydney consistently around 75 percent, and while volumes are similar to the number listed this time last year, it is significantly less than we saw in the lead-up to Christmas.

The number of homes being auctioned along the East Coast is expected to remain steady up to the June long weekend, but will be quieter

over winter, as it usually is.

Victoria last year recorded the highest percentage of auction versus private sales at 33.8%, followed closely behind by the ACT at 33.4% and NSW at 26.3%.

In contrast, auctions in Western Australia and Tasmania accounted for just 2.6% of the market.

When determining how property is performing, we can’t just limit ourselves to what is selling under the hammer. We need to look at how many people are attending open homes and the number of enquiries received by agents to determine the market strengths.

Auctions are fundamentally a methodology to market a property – it isn’t just a sales process.

It puts pressure on both buyers and sellers within a four-week time frame and importantly provides the best feedback on what buyers expect to pay.

Whether you decide to go to auction or not depends on many factors. The vendor needs to be happy to invest in both on and off-line marketing to promote the property. This investment is crucial in drawing out buyers.

Holiday home demand spurred by fall in Aussie DollarBy Christopher Mourd, Head of Real Estate at LJ Hooker

More Australian families are opting to invest in the thriving local holiday real estate market, with the falling Australian Dollar being a deterrent to overseas travel.

In the 12 months to December 2015 major holiday destinations saw impressive price growth activity, including Byron Bay in NSW (8.7%), Coolangatta on Queensland’s Gold Coast (12.5%), Margaret River in WA (5.4%) and Torquay on Victoria’s Surf Coast (7.8%). The demand for holiday homes was driven by three key factors; strong price growth in Sydney and Melbourne, investors looking for stronger yields and the falling Australian Dollar.

Studies by LJ Hooker show the softening Australian Dollar has had a positive effect on holiday rental markets around the country with domestic holidaymakers driving demand. The currency correction has had two main effects on tourist numbers.

The growing strength of the domestic holiday travel market is evident in the results of the latest survey of LJ Hooker offices that manage holiday rental accommodation. The survey found that a massive 62 per cent of respondents have seen higher demand for holiday rental accommodation this year, compared to last year.

The outlook is very positive for the tourism and holiday market around the country over the next 12 to 18 months. This is expected to see investors in ‘holiday’ real estate enjoying high returns as domestic holidaymakers look to take more vacations closer to home. This also provides a new range of opportunities for property investors. The holiday markets, generally, are more affordable and are higher yielding than their capital city counterparts.

Exercise and entertainment

• Some pets like somewhere high to sit and be “king of the castle”.Allow enough space for the particular type of animal and theindividual pet’s temperament.

• Allow a “dog run” between fences and garden plants, with a mulchor gravel surface so Fido can run up and down inspecting histerritory to his heart’s content.

• Cat scratching posts will prevent trees and plants from beingdamaged.

Comfort and protection

• Weather protection is imperative. Does your pet have a warm,comfortable spot to sit? Do they have a shaded area to retreat toin the heat of the day? Somewhere to go to get out of the rain?

• Locate pet enclosures in a comfortable microclimate - not in thehottest west-facing corner and not on the chilly south-facing side- where they can be seen and enjoyed, as well as accessed forcleaning and feeding.

A place for business

• Designate an area of the garden covered by mulch to toilet trainthe dog.

• If you have a children’s sandpit in the backyard, make a sandpit

cover to keep cats out. If it’s made out of timber it can double as a deck or seat.
