REAL ESTATE AGENT INDEX

I’ve lived on the Coast for almost 30 years. I’ve travelled the world and lived in many places, but like a homing pigeon, I always seem to return. I’m grateful that my parents found the beaches and climate of the Sunshine Coast so appealing back in 1980. Aft er all, if they hadn’t moved here, it’s highly likely I’d be married to a wheat farmer in the barren Mallee district of country Victoria right now. And while my parents’ decision to pack all of their belongings and three young children into an old Falcon and drive for two days to start a new life on the Coast was one of the best decisions they’ve ever made, they weren’t the only ones. In the ’80s swarms of southerners fl ocked to sunny Queensland in search of the ultimate lifestyle. However, like many who decide to move to the Coast, my parents had holidayed here before they made the big move, having visited Maroochydore since 1973. As this week’s cover story outlines, not much has changed. Th e Coast continues to lure people here for holidays, some just decide to never leave.

Holiday spenders

It’s January on the Sunshine Coast, which means one thing – holidaymakers are here. Many chase the long hot summer with a

family beach stay between Caloundra and Noosa while others go bushwalking in the mountains and valleys. Some spend up at Sunshine Plaza or the Montville strip. Some go river fi shing or munch on fi sh and chips by the beach, while others head to the movies.

Th ere are plenty of things to do in the region, says Russell Mason, the CEO of Tourism Sunshine Coast.

“We’re about relaxation, health and the outdoors and when people arrive here, it becomes an aspirational destination too. We have a lot of regulars who buy holiday homes on the Coast and they don’t just come back year aft er year, they intend to one day live here.”

Th ose budding investors and owner-occupiers, when added to workers relocating here for new jobs in the New Year, point to a rise in property sales and rentals this month, according to real estate agents and analysts.

Russell says the holiday market is already much busier than January 2009 with forward bookings. Th is is in addition to the hundreds of South-East Queensland visitors who leave their holiday plans to the last minute.

Feedback from the industry – particularly accommodation operators – indicates a 10 per cent rise on last summer’s fi gures.

“Th e major diff erence this year is greater confi dence among holidaymakers who now have the money to spend and a job to go back to,” Russell says.

Latest annual fi gures show the bulk of our visitors are from intrastate, such as Brisbane and Toowoomba, followed by interstate – northern NSW plus Melbourne and Sydney residents taking advantage of cheap fl ights. Tiger and Jetstar recently added fl ights out of Sunshine Coast Airport.

While the global fi nancial crisis sparked a 10 per cent drop in domestic visitors in the 12 months ending last September, the 2.57 million people who came here stayed longer on average. Our overseas visitors keep increasing – 283,000 stayed an average of 9.1 nights to holiday or visit relatives and friends, comprising 14 per cent of the Queensland market. Th at’s a four per cent growth on the previous year, bucking the state-wide trend of a six per cent drop (see fact box above).

“Of the top fi ve regions, we recorded the largest increase in international visitor expenditure, 32 per cent above the state average

of two per cent,” Russell says. Th e $230 million was spent by visitors from the UK, Europe and New Zealand.

“Th e internationals love premier drawcards ranging from Australia Zoo and the Glass House Mountains in the south to Hastings Street and the gateway to Fraser Island in the north,” Russell says. “We’re usually not their fi rst stop on an Aussie trip, but when they discover the Coast, they spend more per day than other visitors and many decide to live here as well.”

Jason Jaeger, who is the project and sales manager of Henzells Agency, estimates that this summer is Henzells’ busiest in fi ve years for Caloundra. “We’re 90 per cent booked for 120 holiday units and houses and we’re still busy with inquiries, particularly for the new unit developments Monaco, Rumba and Outlook, which are walking distance to Bulcock Beach,” Jason says.

He expects the interest to fl ow into activity in the permanent property market. “I’ve seen people come here on holiday and go home with a $600,000 mortgage,” he says. “Caloundra is such a relaxing place with easy access, especially for Brisbane investors, and there’s great opportunity for capital growth.”

Summer sales don’t stop at retail. Julie Gatehouse fi nds out why the twin lures of lifestyle and capital growth are prompting holidaymakers to go fi shing for property on the Coast.

He expects this month to kick-start the strong ending to residential apartment sales last year, which included one agent selling six properties under the hammer at auction in four weeks. “Th e market has had a resurgence,” he says. “Buyers were wary last summer. But now they’re over the doom and gloom and are looking at all prices, from the mid $300,000s to the million-dollar mark.”

Inquiries are coming from locals and people in Brisbane, with some wanting bargains to add to investment portfolios and others upgrading their homes.

Economic analysts generally are reporting a cautious optimism among households. Some fi nancial commentators believe the Reserve Bank is unlikely to again lift interest rates from the current 3.75 per cent when it meets in February. Th e Deputy Governor Ric Battellino said in December that monetary policy was “back in the normal range”.

Latest Australian Bureau of Statistics fi gures show a small growth in gross domestic product. Th e bureau reports, “Th e industries that provided the main contribution to growth in the September quarter were rental, hiring and real estate services (9.9 per cent increase) and construction (2.2 per cent increase).”

Th e impact of growth on supply and demand continues to strengthen the local property market, according to Jean Hamer. She has worked in real estate in the region for 42 years and is the Real Estate Institute of Queensland’s Sunshine Coast chair. “When people holiday here, they experience our great lifestyle and oft en decide to move here,” she says. “People from southern capital cities decide it’s better to base themselves in a nice home on the Coast and keep a little unit in Brisbane, Sydney or Melbourne to drive or fl y to for work. Th at’s the trend I’m seeing. I spoke to a client today from Canberra who’s delighted because his wife’s been told she can retain her job and do it from here over the internet.”

Jean expects to see more buyer demand this month as people stop waiting for unrealistic price drops. And with prices gradually rising in capital cities, she says more owners will be able to sell their homes “and bring their money here”.

Latest RP Data-Rismark fi gures show Australia’s growth in home values

rebounded in October, increasing by 1.4 per cent aft er a fl at September. Over the fi rst 10 months of 2009, values rose 10 per cent aft er falls in 2008. Sydney was up 10 per cent to $553,000, Melbourne up almost 15 per cent to $481,000 and Brisbane rose seven per cent to $450,000.

Rismark managing director Christopher Joye says he was surprised by the resilience of the recovery, which refl ected the country’s better-than-expected employment and growth outcomes. “We project that as mortgage rates normalise, capital growth rates will fall back to more subdued levels.”

When it comes to property investment, Jean urges buyers to consider an area’s median house prices over time.

“Generally, I’ve seen capital growth double every seven to 10 years on the Sunshine Coast,” she says. “As a whole, the Coast median house price dropped 4.5 per cent last year, when there were far more lower-priced home sales due to the First Home Owner Boost and historically low interest rates. Consider that over the

past fi ve years, values here have grown almost 20 per cent to $460,000 for house and land and more than 30 per cent to $535,000 for houses on acreage, possibly refl ecting the tree-change trend.”

REIQ fi gures show suburbs including Alexandra Headland, Nambour and Glenview rose more than 32 per cent, and hinterland areas like Maleny more than 40 per cent and Beerwah almost 60 per cent.

Jean says mum and dad investors whose children have left home are making their fi rst move this month. “Th ey may not buy their ultimate home now, but they’ll buy something as a rental earner until they perhaps retire here and then upgrade,” she says. “January augers very well for our market.”

REIQ managing director Dan Molloy says unit and townhouse prices weathered last year’s economic uncertainty remarkably well. Th e Sunshine Coast’s median price was up 3.4 per cent over the September quarter to almost $360,000. “Coast agents are reporting demand for prestige waterfront units as the improving share market ensures buyers once again look for their ‘quality of life’ holiday and residential properties,” Dan says.

With Queensland’s population continuing to grow by 1500 people a week and an ongoing new housing shortage, the REIQ expects investors to drive the market in the fi rst part of 2010.

Tenant demand is high this summer, even for premium residential properties, according to Kelly O’Brien of Next Property Group. Kelly is a property manager in charge of more than 200 permanent rentals in the middle to higher ranges between Pelican Waters and Noosa. “We were fl at out in December with 14 sign-ups in 18 days, including four one Friday,” she says. “One spectacular house at Twin Waters rented for $1000 a week, another for $820 per week at Alexandra Headland and most of the others over $500 per week.”

Kelly says many tenants are relocating from interstate for work and lifestyle. “It’s that time of year when transfers are happening and people are feeling more comfortable with their fi nancial situations,” she says. “Th ere was a period when higher-end properties weren’t moving, but now there are so many couples looking for units and families looking for big houses.”

She expects the second week of January to herald another rush, although vacancies are less than 10 per cent.

Peter Hill, principal of RE/MAX Mooloolaba, also fi nds the second week of January is when sellers and buyers “get back into the swing”. He says the agency’s Coolum and Caloundra offi ces are always especially busy at this time.

“Th at’s when the holidaymakers come and buy investment properties,” Peter says. “Any property below $500,000 is walking out the door.”

Rate and seeQueenslanders are reluctant to fi x their home loans.

The latest data released by Mortgage Choice shows that fi xed home loans for new borrowers in Queensland

remain at historic lows. According to the latest fi gures to November 2009, fi xed rate loans accounted for just 2.5 per cent of all new loan approvals, while the demand for variable rate loans remained steady.

Linda Ireland from Mortgage Choice Buderim and Maroochydore says borrowers are doing their homework before choosing a mortgage. “Fixed rate loan demand in Queensland, aft er

experiencing increasing popularity over February to July, has fallen fairly steadily since then to reach a low of 2.25 per cent of all new home loan approvals,” she says.

“Th e state’s borrowers are carefully weighing up the substantial extra cost of fi xing their home loan against the interest rate rises predicted for the next couple of years. Th e result is that fi xing continued to hold little appeal to new borrowers at the end of spring, but I expect to see a rise in demand as we move through 2010 with increasingly higher rates.”

Even if you can’t aff ord your dream home, there’s no need to wait – the sooner you get your investment foot onto the property market ladder, the better. Purchasing an investment property may enable you to start the stepping stone process, benefi ting from the income from your tenants in the short term and helping you fulfi l your long-term property dreams.

Th ere are a few things to consider before buying an investment property instead of a fi rst home. Speak to your lender and ensure you understand your repayment obligations. Could you make the repayments if your tenants were to suddenly move out? You will also need to allow for costs such as rates, maintenance and landlord insurance and you’ll need a reputable property manager.

While you may dream of owning a big family home with all the trimmings, you don’t need to dream quite as big if you’re looking for an investment property, which will probably be much smaller and more aff ordable. When looking at properties, ask yourself what type of home will appeal to renters. Location and functionality are important. Centrally located apartments and low-maintenance townhouses are generally considered solid rental options and more oft en than not will cost you less to buy than a larger family home.

If you want to claim the First Home Owner Grant, make sure you know the rules before committing to buying an investment property. If you claim the $7000 grant, you must be prepared to move into the home within one year of buying it and stay living there for at least six months before you’re able to get a tenant in to pay the mortgage for you.

The secret’s outThe western entry to the Sunshine

Coast hinterland is through a peaceful rural valley. Ringed by

mountain ranges, the Conondale Valley has for generations been one of the best-kept secrets of the Coast hinterland.

Housing the headwaters of the Mary River, which runs down its centre, and once home to 25 dairy farms, this valley has remained unchanged for decades.

Th e surrounding ranges hide deep gorges, and many cold but refreshing boulder-strewn creeks, rock pools and waterfalls. Th e forests are made up of dry and wet sclerophyll along with pure, unadulterated rainforest and include the 49,000-hectare Conondale National Park and its palm-fi lled valleys.

In just 432 acres on the eastern side of the valley, purchased by the Australian Wildlife Conservancy in 2002, there are a recorded 161 bird, 61 reptile, 21 mammal and 14 amphibian species.

Th e valley has long been taken up by cattle and dairy farmers, although their numbers have dramatically diminished since the deregulation of the diary industry in 2000, to just four today.

With the exception of the perceived ‘hippy’ permaculture village of Crystal Waters, tucked in the foothills close to the headwaters of the Mary River, the only other rural residential housing sites are around the tiny village of Conondale.

Th e village consists of a school, a general store, a rural fi re brigade base, the town water supply (a tank which stores water pumped from the nearby creek), and a swimming pool and tennis club, both built by the community.

John Taylor of Montville Real Estate has been selling in the region for the past 24 years. “Twenty years ago no one was interested in the valley, but today it is becoming more popular for those aft er the true ‘country lifestyle’, ” he says.

“I would suggest that the valley is good value property-wise for those looking for small acreage.”

Over the past two decades, John has seen the improvements in the Conondale Valley, which have made it more attractive to buyers. “More and more roads have been sealed and those that were dirt tracks improved. Th is has greatly enhanced the desirability of the area. Th e road from the valley up to Mapleton is just one example.

“Th e valley also has a diff erent climate than the top of the range. It is colder overnight in winter, and there is early morning fog, but you still get the hot summer days.

“Two people I know bought property separately in Conondale because they got more for their money. Th ey are extremely happy, they’ve achieved more than they could have anywhere else on the range.”

PALMWOODS 54 Landershute Road

One reason that slowly but surely land is becoming available in the valley is because of the closure of many dairy farms. Th ere was a time when there were 300 dairy farmers from Conondale, Peachester and Montville supplying the butter factory on the Obi Obi River in Maleny.

Now one of them and the largest landowner in the area, the Grigor family, is selling off the 3000-acre Maleny Valley Station in 14 separate lots.

Th is is the largest land sale in the valley since the Grigors, one of the fi rst settlers in the region, arrived from Scotland in 1940. Th e valley is reputedly named aft er Scotland’s Conon River.

Famous is Barry Goodman’s indoor compost toilet (no water necessary), which has long been an attraction to visitors and students of sustainable development.

Th e land is a sanctuary for wildlife and no cats or dogs are allowed.

History shows that in 1868 the government established a new road from Brisbane to the Gympie gold fi elds to allow the Cobb & Co coach to begin a daily service. Th e advent of this new road cut off the upper Mary Valley, which includes the Conondale Valley, a backwater. And so it has remained.

It’s amazing how a new white or brightly coloured doona will lift your entire bedroom and change the room’s feel.

BathroomWhile you’re in the manchester section, make sure you
