With Christmas fi nally over, and January upon us, it’s time to start preparing for the infl ux of tourists to the area, and as locals, we need to harness a little patience. Roads will start to get a bit congested, which means road rage is usually ramped up, and the shopping centres get chaotic, which leads to spurts of trolley rage and creepy car-park stalking. While most Coast residents channel their inner ‘local’ and escape to less-crowded locations to dodge forseeable crowds, one thing is inevitable – many tourists that arrive on our beaches this year will fall in love with the Coast, and never leave. Aft er all, living on the Coast is like having holidays for life – the perfect climate and a blend of majestic hinterland juxtaposed with glorious beaches. It started with a three-month Australian holiday and a whirlwind tour of the nation’s beaches. Over the festive season English tourists Carrianne and Alastair Lackie

visited Perth, Adelaide, Sydney and Noosa. On Christmas Day they ate prawns and mangoes on the blinding sands of the Sunshine Coast beaches while friends and relatives shivered in the northern winter back at home.

“It struck us that this was living,’’ Carrianne, 35, says. “The weather was warm and we felt free and wonderful. We didn’t want the holiday to end.”

It didn’t. The couple, like thousands of other holiday-makers each year, decided to stay. What started as a short getaway fast became an obsession – an Australian experience that became a permanent move.

According to the Australian Bureau of Statistics, 33,536 tourists, predominately from England and New Zealand, moved to the Sunshine State in 2006/07.

It’s a trend that started in the 1980s. Tired of high rainfall and low winter temperatures, many Kiwis crossed the Tasman Sea for several months of summer fun. Many never returned home. Word spread, numbers increased and small communities sprang up in Brisbane and on the Gold and Sunshine coasts.

In 2001, the former Maroochy shire was home to 7116 English and 5327 Kiwi residents. In the same year the Caloundra local government area housed 4337 British ex-pats and 3053 former New Zealanders.

Since then the English and New Zealand population of our region has risen by an average 790 people per annum. Scots, Germans, Dutch and South Africans have also made the move.

“I know firsthand how it happens,’’ Carrianne says. “It was 2002 and we were driving from Noosa to Caloundra and the next thing we were in love. Shelly Beach had an amazing feel to it. It felt like home.”

Kiwi ex-pat Amanda Court had a similar experience. The florist, who left New Zealand’s South Island for Melbourne in 1998, spent five happy years in Fitzroy. She made friends and furthered her work skills in the inner-city enclave, a place she adored. But a chance Sunshine Coast holiday in 2001 changed all that – Amanda came to Coolum Beach to visit a friend and never looked back.

“I came up for a holiday and loved it,’’ Amanda says. “It was only 10 days, but a friend acted as tour guide and showed us the Coast.

“It was Coolum we really fell for. My partner and I are from a small town and liked the feel of the place. One year later we bought a house in Nambour and not long after that I opened Flax Flower.”

The Coolum business is booming. Amanda supplies flowers to the Hyatt, the public and numerous other businesses. “We recognised early that there were plenty of opportunities for a business and real estate was cheap,” Amanda says. “We bought our first house at Nambour for just $120,000.

“Then there’s the ocean and the fact the Sunshine Coast has everything – rainforest, mountains and the beach all so compact. It was the combination that sold us.’’

For English tourists, the journey takes longer, but the allure is just the same.

“Coming from Europe, where very few beaches are untouched, we were surprised by the beauty of Shelly Beach,” Carrianne says. “It appealed to us instantly. It was the atmosphere of place and I thought, ‘this is beautiful, I could do with living here’. ”

The Lackies also found real estate on the Sunshine Coast really affordable. Local properties – those large homes with backyards and swimming pools, along with our breezy and affordable beachside units – came minus the international price tag.

“I thought, ‘if we’re going to live here, and not just

holiday, we need to adopt the lifestyle’,” Carrianne says. “That’s why we bought a house with a pool. I wanted it to be perfect and financially it was within our reach.”

The couple bought a four-bedroom home with a pool on 700 square metres for $390,000. The Currimundi property, purchased in late 2005, was recently valued at $475,000.

“We sold our apartment for £65,000 [$140,000] and bought our dream home,” Carrianne says. “It wasn’t quite the English dream – the unrealistic notion that you can move, buy a house and have a hefty bank balance, but there’s no doubting Caloundra offered real value for money.’’

Waterfront & Coastal Homes managing director Ian Baker says English and New Zealand buyers are a strong presence on the Sunshine Coast market. He says Kiwi interest, which waned during the property boom, is again on the up.

“You’ll find there are more and more people coming from England and New Zealand and the ones that are here are encouraging everyone from home to sell up and come over as well,” Ian says. “Obviously coming from cool London to sunny Mooloolaba is just unbelievable for some of these people.

“The English are certainly very interested and even now the demand for properties is picking up. There’s a lot of English and New Zealand money coming in.”

This flood of buyers with ready money and a real enthusiasm for coastal homes and land is good news for agents and sellers.

“This influx is bringing more buyers into our marketplace and they’re people that don’t have to sell to buy because they’ve already sold and are ready to go,’’ Ian says. “It’s great for our market because unlike rural areas, that unfortunately have a declining population, we’re seeing an influx of enthusiastic buyers who want to get

involved straight away.”Amanda says her partner sold

a New Zealand property in 2000, and they were keen to invest the proceeds. “There was money there ready to go and we basically bought our Nambour cottage online,’’ she says. “We were surprised by prices here.”

Ian believes that the global financial crisis has made Australians buyers more hesitant than those from overseas. He says, “The local market, meaning the Australian market, is in a different

mindset now with the way the media is describing the financial crisis. They’re in a holding pattern. Local buyers would like to buy something but will think about it whereas people shifting to the Sunshine Coast know what they want.

“There’s also a different range of budgets that they are working with and that’s good for the market. It’s a full market.”

The wave of new migrants to our shores has prompted the creation of numerous immigration information websites started by government agencies and helpful ex-pats. Sites such as www.pomsinoz.com and www.emigratesunshinecoast.wordpress.com offer plenty of helpful hints. There’s advice on tax and real estate, visas and how to invest.

Others offer encouragement – incentives like the Sunshine Coast’s median 26-degree temperature. The Emigrate Sunshine Coast site dispels “Aussie myths”. “There are not snakes, red-backs or sharks on every street corner,” the site reads. “Yes they are here, but if you wear gardening gloves and swim in the designated areas, they are avoidable. Many Australians live their lives peacefully and happily every day!”

“You do come to Australia with some misconceptions,’’ Carrianne agrees. “But I’ve never been shocked or disappointed. My favourite thing about the Sunshine Coast is that there’s no keeping up with the Joneses.

“Rich and poor go barefoot down the street and no one cares. Holidaying and moving here was the best decision we ever made.”

In late August 2008 we were all focused on how to manage increasing interest rates, petrol prices and the

overall cost of living to ensure that we could maintain the repayments on our most prized possessions – our homes. Who would have thought that in just four months our world would have

changed so much. Petrol prices have dropped 33 per cent and interest rates have come down about three per cent.

Th e result of tough times is they teach us just what we can do without. In the current market it’s time to assess whether those few things that we went without during the higher rate period are really necessary now rates have dropped, or whether we can maintain that lifestyle and put the extra cash into paying off our home loans sooner.

Continuing to make the higher payments has its advantages. The ride of her life

She’s a real estate industry expert who is living the dream of a sea change, and property guru Julie Ryan couldn’t be happier with her move from Sydney to our Coast.

Real estate guru Julie Ryan is the latest sea-changer to hit the Sunshine Coast, having moved to her beach house at Alexandra Headland just a few months ago.

Julie and fi ance Greg McDonald bid farewell to their oceanfront penthouse in Sydney’s Cronulla and made the bold move to relocate to be closer to Julie’s family, as her daughter is expecting her fi rst child in May.

Considered Australasia’s leading speaker on real estate marketing and technology, Julie is a hands-on real estate agent who has been involved in almost every facet of the industry. She has owned her own agency and worked for some of the largest franchise groups in the country. She also advises the Federal Government on real estate matters.

She speaks on more than 300 marketing-related topics and spends most of her time servicing business related to property, including fi nance, insurance and the media, although she focuses on real estate agencies of varying sizes. She off ers a vast array of training, speaking and consulting services and can be speaking at an international conference in front of 10,000 people one day and reviewing the marketing strategy for a local boutique agency the next.

Th ese days, her time is spent travelling Australia and the world, consulting to a wide range of businesses. All of Julie’s work is generated through word-of-mouth, which she believes is thanks to her industry experience.

“People want to hear from people with experience on the ground,” Julie says. “Th ey want to know you’ve done it before. Working in the industry for so long provides me with empathy for people I am speaking to or training. I understand what they are going through.”

So do her clients mind that she is no longer based in Sydney? “Th e vast majority of my clients don’t know where I live so it doesn’t matter at all,” she says. “Th anks to technology, the world has defi nitely shrunk. It doesn’t matter

where I work from, as long as I can easily get to an airport, and I have to say it is a lot more pleasant navigating Sunshine Coast Airport than Sydney Airport.”

Lifestyle wasn’t the only attraction for Julie and Greg. Having worked in the real estate industry since the age of 19, Julie is well-placed to spot a bargain and was more than happy to invest her hard-earned dollars in local property.

“It took a while to fi nd the right house,” she says, “but when we saw this place we knew it was the one. I wanted

trees, but I also wanted to be close to the beach, which is a fi ve-minute walk through Alex Forest – it’s gorgeous.

“It’s an ideal location to invest in. You’ve got such a laidback lifestyle here but it’s so convenient to everything. I can easily get to Brisbane to shop or go to the theatre and I’m just a short fl ight to anywhere I need to go for work. It really doesn’t take me any longer to get anywhere.”

What has surprised Julie about the Coast is the number of locals she already knows here. “Lots of people I didn’t know live here, live here. I have rediscovered so many friends since moving to the Coast. Th e move was great for us and I advocate that people in the industry experience a move every other year, especially agents, as it’s the best way to remember what it’s like to be a buyer or a vendor.”

Julie travels a great deal for work, so it was important that her home provided a balance to her hectic life.

“I spend about 27 weeks a year living in hotel rooms and it can be a very artifi cial life,” she says. “We wanted our home to be the opposite of a hotel room. It has a beach house feel to it and I love the natural timbers and open plan. When I get home from travelling I just want to get grounded again. I throw on my fl at shoes, get out in the vegie patch and paint. I like my home to be the opposite of my work.”

In addition to getting out the paintbrushes, Julie has a little less orthodox way to relax – by throwing on a helmet and hitting the streets on her racy BMW motorbike.

“I used to ride a lot when the kids where little but I only got back on the bike, so to speak, about two years ago. We now get out every chance we get as it’s such a great place to ride. Th e mountains here are fantastic.”

But back to property. As a new local, Julie has an idea of what the future holds for the local market. “It’s what I term a ‘correcting market’ at the moment, but it’s a sentiment-driven correction rather than a fundamental-driven one, which is a good thing. I believe markets move in emotional cycles, but this is when you will fi nd maximum fi nancial opportunity – when the market is in correction mode.”

Julie adds that it’s an especially good market for investors. “Th e area represents great value and is currently undervalued. Prices have clearly adjusted so there are great deals to be had, especially for investors. Th ere’s great opportunity for high capital gains at the moment. By this time next year I believe we will be in recovery mode.”

Thinking of selling – you can’t afford not to read this

It can however take some time for the ripple effect to reach and advice in the short term for owners is that if you have been considering selling that it would probably be fortuitous to go

to the market sooner rather than later, as we know what we are currently dealing with, it is a little harder to predict the future, but one can be fairly certain we are not heading for a boom any time soon. If you are intending to sell it would be fairly safe to say that a sale in the next few months as opposed to the next 6 to 12 months will serve you well.

In fact to date the ‘top-end’ of the market has been performing particularly well over the past couple of months despite the bad news on the economic front. I have personally sold close to $9 million worth of property in this time, one sale of which was the record price paid for an apartment at Moffat Beach, selling for $2.675 million.

As this undoubtedly is good evidence that the prestige market is travelling well we also need to be mindful of the influence of the media on buyer activity. The constant bombardment of doom and gloom and the clear message that if buyers wait they’ll purchase at much better value than what is currently offered will take its toll. Now whether this is true or not will only be known in hindsight, but it will play a huge role in the ‘psychi’ of the buyer. But of course on the flip-side as interest rates continue to fall, one should expect to see a counter-balance of activity.

So what is the strategy around this current situation? Well as a prestige property consultant who only markets property at the top-end, I believe the critical factors which now come in to play is the competence of the agent to adapt to the current conditions and provide the Seller with expert advice. This is not a market for the faint hearted or the ‘new kid on the block’. It will be the

experienced agent who will have honed their skills and in particular their ability to communicate with buyers in this changing market to ensure they stay engaged.

The other critical factor in achieving a successful outcome will be the method of sale chosen. Having worked in the industry for many years now I have been exposed to all varies methods of sale, but there is one that stands out well ahead of the rest and that is marketing without a price. It just makes good sense. Why would we as agents recommend listing a property with a price when we know if three or more agents were to do an appraisal, almost certainly all would come up with a different figure. In many instances there can be ridiculous differences from one agent to another.

Of course the lure is to select the agent who has promised the most money. If I can give you one piece of advice it would be to choose the agent based on their ability to expose your property in its best possible light to the market, ensuring no stone is left unturned in the pursuit of finding the buyer prepared to pay the premium available. If you must have a figure I would suggest you employ the services of a registered valuer where there can be no conflict of interest.

It is also imperative you check the agents track record, ask for recent sales, examples of their marketing and most importantly

do you trust this person unreservedly. By doing your research and making an informed decision you will without doubt have maximized your chances of a successful outcome.

Marketing your property without a price will be your insurance policy against underselling. We all know that it is highly unlikely a buyer will offer you more than the listed figure. Marketing without a price also maximizes the number of buyers who will inquire as they will not dismiss your property based on a listed figure. We want this, as we all know if you can get a buyer to a property without price as a deterrent and they love it, the likelihood of them paying more than intended is very high. At the end of the day the role of the agent is to secure the highest price available in the market place and I would challenge that marketing with a price actually achieves this.

Th is is by far the easiest way to live a more eco-friendly life, especially around the home. Just refuse excess packaging at the shops, reduce the amount you buy to minimise waste, re-use as much as possible and recycle what you can’t refuse, reduce or re-use. Easy! Implement a system for recycling in your home, teach your family about what should and shouldn’t be recycled and stay committed to using the right bins, and you’re on your way to a greener 2009 already.

Th ere are many ways you can monitor and reduce your water consumption in 2009. Make sure your dishwasher is water effi cient and only put it on when it’s full. Don’t rinse dishes under a running tap – it’s a complete waste of good water. Th ink twice about using the garbage disposal unit as most waste litres of water each day – compost your scraps instead. Remember to keep your showers less than four minutes long – use a shower timer, available at most hardware and grocery shops. Fix your leaking taps by replacing the washers, as a slow-leaking tap can waste up to 20,000 litres of water a year! Use greywater from the washing machine and shower it on your garden. If you’re looking to make a big diff erence, consider installing a rainwater tank. You’ll be surprised how much water you’ll save.

Th e Federal Government has declared that traditional incandescent light globes will be phased out by 2010, but why wait until then? As each of your existing globes fl ickers its last, replace it with a compact fl uorescent alternative.Th e Federal Environment Department estimates that around 90 per cent of all power used by conventional globes is wasted as heat. Because compact fl uorescents run much cooler, this wastage is minimised. When you count up the number of lights around a typical home, taking such a replacement strategy will pay dividends over the long term.

See the lightResist the temptation to use the garbage disposal and recycle your unwanted food scraps and garden waste in a compost garden. Composting is the natural decomposition or breakdown of food and garden waste into a natural fertiliser. Get a compost bin or worm farm from your local hardware store and involve the kids in making compost – they’ll love it!

Did you know that on average a single tree will absorb one tonne of carbon dioxide in its lifetime? Th at’s a great reason to get together with the family and plant a tree in your yard. Future generations will benefi t.

Standby power is the energy used by an appliance while plugged in but not in operation. A large number of household appliances have a standby mode, including televisions, VCRs, DVDs, microwaves, cordless phones, fax machines and computer equipment. Around 10 per cent of electricity consumed in Australian households is used by appliances in standby mode – a complete waste of energy! So, when you’re not using it, turn it off – at the wall!

Completion of the four-lane road between Kunda Park and the Bruce Highway is a Christmas bonus for commuters and has been a long time coming.

Th e four-kilometre section, to help stop Eudlo Flats fl ooding cutting off the main access road to Maroochydore each year, has been on the drawing board for more than a decade and was brought forward in 2004 to fast-track Sunshine Coast infrastructure projects.

It was scheduled for completion by the end of last year, a year aft er completion of the 1.3-kilometre four-lane upgrade through Kunda Park.

It might all be a year late, but it will make the trip safer and quicker. Th e speed limit, set at 60 kmh when heavy vehicles using the industrial estate had no turning or merging lanes and trundled along with the rest of the traffi c heading to and from Maroochydore and the Bruce Highway, has fi nally been increased to 70 kmh.

Progress has been kind to busy commuters wanting to get to the Sunshine Coast’s CBD, but there was a time when it was a pleasant drive through what local kids fondly dubbed ‘Goldilocks Woods’. Th is was a small patch of rainforest just west of what is now the Enterprise Estate. And even this narrow two-lane link road was pure luxury.

Th e Queensland Government Intelligence and Tourist Bureau’s tourist guide Mountain and Seaside Resorts of Southern Queensland from Noosa to the Tweed published around 1923, advised visitors from Brisbane that “Maroochydore may be reached by many diff erent routes, the most convenient of which are enumerated hereunder.

“Th e return journey can always be made by a diff erent method to the forward one, whereby new scenes are continually unfolded to the tourist. In this feature Maroochydore excels.”

Th e fi rst route listed is a train to Yandina, a journey of 69 miles, “thence per Coulson’s motor launch to destination. Launch leaves Yandina Mondays, Wednesdays and Fridays 9am. Return same day 2pm.”

Fares were two shillings each way.Th e second choice was a train for 65 miles to Nambour,

then a tram to the Moreton Sugar Mill’s terminus at Deepwater and “thence motor launch to Maroochydore. Tram leaves Currie Street, Nambour, Tuesdays and Th ursdays 12 noon, Saturdays 2pm, Sundays 8.30am. Motor launch awaits arrival of tram at Deepwater and proceeds thence to Maroochydore.”

Th e tram fare was one shilling and the motor boat one shilling each way. Passengers who chose this option were given the delightful news that they would reach Nambour “in ample time to have tea there and catch the Gympie to Brisbane train arriving Central Station 9.20pm”.

Th e third option was to take the train to Palmwoods, which was 60 miles, then the tram to Buderim, a distance of seven miles then “conveyance to destination 3½ miles. Fares 2s each way.”

PC Evans advertised his Nambour to Maroochydore motor boat service as the “fast passenger launches Alexandra and Hazeldean” connecting with the Moreton Sugar Company’s tram terminus at Deepwater. He promised “a delightful trip on the picturesque Maroochy River and Petrie’s Creek”. On arrival, fi rst-class accommodation was available at the Club Hotel, later better known simply as the Maroochydore pub, which was “ideal for tourists” and “within a few minutes walk of Main Beach”.

As modern-day Sunshine Coast commuters breathe a sigh of relief as the Kunda Park roadworks near completion, Dorothy Drane refl ects on a time when getting to Maroochydore was a scenic journey that took hours, not minutes.

Th e proprietor Jas O’Halloran advertised “excellent cuisine, large airy rooms and every attention paid to visitors”. He could be contacted through Nambour by phone or Yandina by mail.

For those who chose to return by a diff erent route, there was the “choice of regular motor boat trips to Deepwater, Bli Bli and Yandina. Th e trip to Yandina follows the upward course of the Maroochy River.

“As the banks of the stream grow nearer to each other, the beauty of the waterway is intensifi ed by the luxuriance of the green woods on either side. Nature has remained undisturbed by tillage.” And that was not even 100 years ago.

Th e journey to Maroochydore was worthwhile. “Maroochydore is very charmingly placed. Th e placid

waters beside it are shallow and many shaded in their vagaries of green. Th e view includes a small headland standing out strikingly bare except for a meagre row of equally distanced trees.

“A few miles further out is Mudjimba’s Rock, commonly called ‘Old Woman Island’ in proximity to which excellent catches of schnapper and other deep sea fi shes are made.

“A distant, rhythmic roar of surf always accompanies life at Maroochydore, and away beyond the queer little headland strong eyes may see the sparkle of spray as waves beat upon the sands of the beach. An almost constant charm of waters as they broad out into a quiet lake-like sea at the mouth of a tidal river is the way in which they play a painter’s part by their refl ection on the sky.”

Whatever happened to the dear old hobby farm? Th e term seems to have passed into ancient history,

to be replaced by ‘hinterland acreage’, ‘tree change’, ‘country lifestyle’ and even ‘rural retreat’, as real estate advertisers attempt to continue capturing the imagination of that particular market segment.

Once, anyone who lived on around fi ve acres west of the highway was labelled a ‘hobby farmer’, whether or not they knew the fi rst thing about tilling the soil. I bought into this category in 1980, when the label ‘hobby farmer’ was still fashionable, but in our case, ‘pottering’, ‘meddling’ or even ‘horticultural disaster’ would have been a much more accurate description.

I can’t remember when the term ‘hobby farmer’ passed into disuse, but I do remember the challenges of landing on fi ve acres that gently sloped down to a dam and a house that probably should have gently washed down as well. Being old pineapple

land, any soil worth having had, by this time, ended up at the bottom of the hill, so that there wasn’t a lot, other than lantana, that could fl ourish on this acreage.

Nevertheless, we ploughed ahead, building a chook pen, acquiring a tractor, cleaning up the rusted implements unearthed in the old shed (just before its roof ended up in the neighbour’s paddock during a cyclone) and investing in various other perceived ‘hobby farm’ necessities.

As it turned out, all were acts of sheerest optimism, but there was an awful lot of fun to be had on the way through. Th e house itself was another matter. It was fi bro with casement windows that never wanted to open or close and didn’t have screens.

Th e roof was the old Super Six, now better known as an asbestos nightmare. Th e water tanks leaked, the plumbing was dodgy, the bathroom was pink, green, purple and yellow, and there were rats. Such conditions inevitably led to grand

adventures as, young and clearly foolish, we set out to put everything straight with fi rst-home owner enthusiasm.

Th ere were two 1000-gallon tanks to serve the household but really, we were lucky to have 1000 gallons all up, as both tanks had holes around the halfway mark.

A third tank, equally rusted out, stood on a wooden frame at the highest part of the property so that it could gravity feed down to fl ush the toilets. Th at is, until very late one night when, with an almighty crash which could be heard for miles, the whole thing packed it in and came tumbling down. Th ere was not a drop of the precious water to be saved as it gushed off down the gentle slope to the dam.

Th e hobby farmers were the fi rst to run ecologically sustainable estates not so much from environmental conscience as from necessity. Th ere was no garbage collection service, so a complicated system of waste disposal was introduced.

Newspaper and cardboard products went to make a base for bark gardens, food scraps went to the chooks, other decomposables went to the compost bin, jars were washed and recycled for homemade chutneys and jams, most plastics were similarly recycled as containers for various purposes and only tins had to be set aside for the dump.

By the time we moved on to building a new house a decade later, the home was clad in western red cedar and its rooms were bright and charming. A garden had emerged from the lantana, and it was a beautiful place to live.

We never did manage to grow a successful crop of anything though, so in all truth, us hobby farmers were just plain old renovators seeking a lifestyle retreat on a hinterland acreage.

Don’t stop moving

Anyone waiting for the housing market to fall in the hinterland could be waiting for a long time, as hopes

remain high for a successful 2009.Ron Hicks of Keyline Realty in

Nambour says it’s likely any bargains that are going to turn up are already here now.

“Interest rates have already dropped and are expected to fall below four per cent,” he says. “Th is will take the pressure off borrowers, so we are unlikely to see many forced sales. An interest rate of four per cent or lower makes buying real estate a sound proposition. Cashed-up investors are likely to be players in the market in 2009.”

Ron says that while the volume of sales is contracting, a lot of predictions aren’t eventuating. “Th ey said interest rates would reach double fi gures by Christmas and petrol would be in excess of $2 per litre

and now we are hearing all about ‘recession’, but the market cannot atrophy with such low interest rates. Th e housing market is not going to fall.”

In fact, Craig Heppell of Nambour’s Victor Realty says he is looking forward to the new year and expected exciting times.

“Sure the world economy is in a downturn and doomsayers are predicting it will be horrible, but everyone should just go about their business,” he says. “Even if it’s not back to boom times, I expect it will really pick up in 2009 going into 2010. If we all work hard all will be good.”

Craig says the market has dropped back a little – about fi ve to eight per cent – in terms of price in 2008 compared with the peak of November 2007, but it’s not all doom and gloom and buyers are again becoming confi dent. “Th ere always has to be something and now that the recession is

not happening, unemployment is being listed as the big worry. Sure it will go up but it won’t aff ect the housing market as much as many think,” he says.

“Th e big multi-nationals are laying off but we are not too exposed to that as we have a lot of small businesses and they are holding up well.”

Most movement continues to be in the aff ordable price bracket of $300,000 to $400,000 and although the $500,000-plus market is not moving as quickly, there is

still some interest. Acreage has also steadied, as its buyers traditionally come from Sydney and Melbourne. “Th e Sydney market is off the boil so this is felt here,” Craig says. “But Brisbane buyers and people from mining areas are keeping it moving while the southern market re-groups.”

He says due to low interest rates and high rents, investment is attractive and he expects to see investors come back into the market before June. “It’s steady as she goes,” he says.
