QDo we put in a high offer to clinch a property and risk wasting money, or a low offer and risk losing our dream home?

Paul Gransbury of Knight Frank Knightsbridge replies ...

AOnce you have found the perfect property, you then need to decide how to bid for it. There are no written rules as to how to

proceed with the purchase. Essentially the market is often the guide as to what price you pay, together with a little guidance from the selling agent.

It is essential to be in the best position to proceed. Promote yourself in the best light, and ideally be in an unencumbered position with no related sale, your finance in place, and a solicitor appointed. Offer flexibility for completion where possible.

While you have to bear in mind the estate agent is acting for the seller, you may still be able to gain a better understanding of the situation by asking the right questions. For example, discussing key details such as how long the property has been marketed, number of viewings undertaken, offers received (if any), whether the asking price has been reduced, and if the vendor has found another property they wish to purchase.

Posing questions of this nature will help you build a picture of the history and precise circumstances surrounding the sale, which in turn will assist you in determining what sort of offer to make.

From personal experience, if the property is the right one you must be prepared to pay the asking price, or even a little more to take the property off the market, particularly if it is at the early stage of the marketing process and the market is active. However, if the property appears to be overpriced and the market is slow, there is no harm in submitting a lower offer and entering into negotiations.

Buying property can be a highly stressful process and one often feels like one is flying blind, but armed with the right mindset and some background knowledge, the whole process can be made a little easier.

Three statistics in July underlined how the prime central London rentals market is cementing a recovery that began at the start of this year.

First, rental values grew on an annual basis for the first time since May 2012. Values were 0.5% higher than July 2013 and have grown 1.8% since January.

Second, prime central London rental yields rose for the first time since April 2011. The increase was only 0.01% to 2.81% but the significance is that it ended a 38-month period of decline when sales prices grew strongly and rental values fell.

The third indicator is that the number of prime central London tenancies agreed in July by Knight Frank was the highest ever.

The recovery began as signs of life returned to the UK economy and global companies began to expand and relocate more staff to London on larger accommodation budgets.

As a result, the number of viewings has risen 25.6% since July last year and the number of new prospective tenants rose 16.5% over the same period, as figure 1 shows.

To some degree, a reversal of fortune has taken place between the sales and lettings markets. Growth is slowing in the sales market as the general election and an interest rate rise approach.

The overwhelming mood in the sales market is one of uncertainty, which is leading buyers to become renters and vendors to become landlords, particularly in the prime and super-prime markets where growth in the sales market has slowed to a greater extent.

As a result, rental value growth has been stronger in the higher price brackets and higher for houses than flats. Values for properties over £1,500 per week have risen 0.8% in the last year and 2.2% since the start of the year.

By contrast, rental values for properties between £500 and £1,500 per week are 0.2% down on last July and have risen 1.9% since January.

Given what is happening in the sales and lettings markets, rental yields should continue to climb steadily in the second half of the year.

DATA DIGESTThe Knight Frank Prime Central London Index, established in 1976, is the longest running and most comprehensive index covering the prime central London residential marketplace. The index is based on a repeat valuation methodology that tracks capital values of prime central London residential property. ‘Prime central London’ is defined in the index as covering: Belgravia, Chelsea, Hyde Park, Islington, Kensington, Knightsbridge, Marylebone, Mayfair, Notting Hill, Regent’s Park, St John’s Wood, Riverside* the City and the City Fringe. ‘Prime London’ comprises all areas in prime central London, as well as Canary Wharf, Fulham, Hampstead, Richmond, Wandsworth, Wapping and Wimbledon.* Riverside covers the Thames riverfront from Battersea Bridge

in the west running east to include London’s South Bank. The City Fringe encompasses the half-mile fringe surrounding most of the City including Clerkenwell and Farringdon in the west and Shoreditch and Whitechapel in the east.

Tom Bill, head of Knight Frank’s London Residential Research, reports on mixed messages in prime central London

Inconsistent data for the prime central London

residential market suggests it is entering a new phase as a general election and rate rise approach.

Data for the prime central London residential market points in several different directions, suggesting some form of transition is underway.

Prices increased by 0.3 per cent in July, which may signal price growth is slowing as the prospect of a general election and a rise in interest rates fuel short-term uncertainty.

Monthly growth has only been lower twice since January 2011 and four of Knight Frank’s 13 prime central London offices reported flat prices in July. Annual growth slowed to 7.9 per cent from 8.1 per cent in June.

A growing mood of caution has certainly been apparent over the last three months. The number of new prospective buyers was down by a quarter versus July 2013 and the number of viewings fell 10 per cent, resulting in fewer sealed bids and open days.

However, the mood of caution has not yet impacted volumes and the total number of exchanges between January and July was 3 per cent higher than last year.

One of the principal reasons is that vendors have realised demand is cooling

and have lowered asking prices. A rising number of exchanges suggests underlying demand is currently strong. It is particularly true in higher price brackets and there were more £10 million-plus deals in July than the same month in 2013.

These mixed messages are a symptom of the political and economic backdrop. The guessing game as to whether the Bank of England will raise the base rate before or after Christmas is played after every fresh piece of economic data is announced.

The dampening effect on the prime central London residential market is due to uncertainty surrounding the end of a unique chapter in UK economic history more than the direct financial impact.

A mood of hesitation also surrounds the May 2015 general election and the possibility of tax changes affecting high-value residential property. Political rhetoric is likely to rise after the summer lull, and that is when the market is likely to enter pre-general election mode, which will cool growth further.

Annual growth remained in double-digits for the sub-£2 million market and was notably stronger in the area north of Hyde Park and further east.

marketviewIt never ceases to amaze me just how much changes in a relatively short time in London, reports

property finder Robert Bailey.

A few short months ago, activity at the low to middle end of the prime central London market was busy as confidence returned to the domestic market and currency markets made London seem expensive to overseas buyers.

Fast-forward to the present day and it is all change yet again. The lower to mid end of the market is experiencing a slowdown partly because pent-up demand has been met, partly because of the Mortgage Market Review restrictions, and partly because most buyers at this level are now focused on enjoying the summer. Those who actually needed to move have made the move. Those who simply would like to move are waiting until the right property becomes available.

Stagnation can often characterise the domestic market. There is a shortage of quality property to buy as many owners don’t want to sell knowing they wouldn’t be able to buy the new home they would want. But it is a different story with super prime properties, where the London residence is rarely their only home and purchasers have the luxury of focusing on what works best for them, rather than being held back by finances.

What is surprising at this level is that the market seems to be taking off again despite the strength of the pound. One of the reasons the prime central London property market remained resilient in the face of the recession was that to foreign buyers, London property represented something of a bargain. In fact, property was cheaper for some foreign buyers in 2012 than it was in the wake of the 2008 crash, despite the uplift in capital values thanks to exchange rates.

Now the pound is at record highs against several world currencies, so property in London is anything but a bargain for foreign buyers. Conventional wisdom would dictate that foreign buyers would find alternative investments – and at many levels in the London market, many are. Until recently, it seemed that London’s trophy homes weren’t selling.

But big buyers are back. London is seen as a safe haven both politically and economically and with current world events, buyers from the Ukraine, Israel, North Africa and elsewhere are rushing to buy here. As one of our clients said to us recently: “If I buy a house here in London, I know I will still have a house here next year. At home, I cannot be assured of that.”

Safety of their families is also at the forefront of these buyers’ mind. If they have to pay 10 per cent more than last year because of the current exchange rate, they’ll take that if they know their children are safe.

It seems the prime central London property market’s upward climb has a way to go yet.

With expanded overground, new Crossrail, improved tube stations and bus routes, transport is better

than ever for Londoners, says Cheryl Markosky.Being close to decent transport is key, says Ben Hunt from Winkworth, covering Hammersmith, Brook Green and the fringes of Shepherd’s Bush. “The beauty of living here is you’re never more than eight minutes from some form of transport.”

Hunt’s list is impressively long, with four different Hammersmith tube lines (District, Piccadilly, Circle and Hammersmith & City), as well as the Central Line in nearby Shepherd’s Bush.

“You can get in and out of London fast,” Hunt adds. “A pied-a-terre works very well because you zoom in painlessly from the country on a Sunday night.” Hunt has even had a couple hunt down a property on his patch with one half of the duo travelling to the City while the other drove down the M4 corridor to work.

The newly opened overground station at Shepherd’s Bush has made a huge difference too, he suggests, delivering people quickly to points as varied as Hampstead, Hackney, Kew and Willesden.

New transport links are tempting Londoners, once horrified to be spotted in certain localities, to slip over boundaries. Be-suited Holland Park commuters, for instance, are happy to stroll up to new gleaming Shepherd’s Bush tube to ride into the City, points out Simon Lindesay-Bethune from John Wilcox & Co in Holland Park.

“The same City boys proudly tell their friends they no longer hail taxis to Gatwick, as they can save time and money by going via the handy, new overground from Shepherd’s Bush to Clapham Junction, linking to the airport,” he reports.

Crossrail is already having a major effect on London’s property prices, suggests Caroline Takla at The Collection LLP, and it looks like values could escalate as much as 40 per cent when all the work is finished.

Takla believes Crossrail will make London a ‘smaller’ place that’s easier to navigate. “Areas that were not previously considered ‘desirable’, such as West Ealing, Acton and North Kensington, will become popular, due to shorter commuting times.”

Gavin Cohen at Fraser & Co‘s Paddington office says central and west London is set to benefit from an improved Paddington Station as well.

About to become an important Crossrail hub, Hammersmith & City tube station at Paddington has been rebuilt, with a new station concourse and extended platforms to hold air-conditioned trains.

“When Crossrail opens in 2018, Paddington will be only nine minutes from Liverpool Street and 16 minutes to Canary Wharf,” Cohen sums up.

Special report by Oliver Lurot, head of Savills Notting Hill

I have worked in and around Notting Hill for 16 years and while I no longer live in the area, I was born at St Mary’s

Paddington and raised in RBKC so I’m certainly a local.

The property market in Notting Hill has performed outstandingly in the past five years with average values increasing by 71.4 per cent since 2008 and a further 23.1 per cent rise forecast by 2018. Some parts still offer good value for money compared to other areas in prime central London, with 45 per cent of buyers upsizing in the area.

Local attractions include the eclectic Portobello Road with its wonderful mix of antiques and bric-a-brac, Westbourne Grove’s chic boutiques, and high street favourites on Notting Hill Gate. Houses in the area are famous for their variety and quality, with wonderful communal garden houses mixed in among imposing townhouses, mews streets and cottages.

Notting Hill attracts buyers from all over the globe. The top end of the market is particularly popular with North Americans looking for classic spacious homes, and Western Europeans make up nearly a quarter of the market in the £3m to £5m price bracket.

British buyers are also prevalent, attracted to the many good local schools in the area including Wetherby, Notting Hill Prep, Pembridge Hall and nearby Thomas’s Kensington. One of the perks of Notting Hill is the brilliant selection of bars, pubs and restaurant including Ottolenghi’s flagship deli just around the corner from our office, and The Ledbury – fantastic for special occasions.

An exceptional home (pictured) currently on the market in Linden Mews at a guide price of £4.7m has three bedrooms and bathrooms, great entertaining spaces, parking and gated access. The 85ft secret garden provides the real wow factor.

Data conflictStatistics may be contradictory but the applicants just keep on borrowing, says Duncan FarmerThere are such conflicting data coming out of the property and

mortgage markets that it is hard to know quite what is going on. The number of people taking out mortgages is rising again, according to figures from the Bank of England, and yet house prices are falling according to the Land Registry, whose figures also show that the number of house sales has risen.

The rise in mortgage approvals – a surprise jump of 8 per cent in June against the number for May – suggests that the blockage caused by the new, tighter rules brought in as a result of the Mortgage Market Review has eased.

Under the new rules, applicants were having to wait longer to get an appointment with their bank or building society and, after that, faced a long process during which their finances were scrutinised.

“This is partly due to some lenders struggling to process applications because of the volumes they are receiving, and partly because some lenders are asking more questions after receiving an application, particularly in relation to items on the bank statement, including sometimes trivial amounts,” said Ray Boulger of John Charcol mortgage broker.

Lenders who were not quite ready for the additional workload that came with the new regulations simply could not cope and the entire process became drawn out. That now appears to have eased.

The other positive force encouraging applicants to carry on borrowing is that hints that the Bank of England’s Monetary Policy Committee will put up interest rates are becoming louder and louder, so new borrowers and those looking to remortgage are applying for cash while cheap stocks last.

As our mortgage charts show, fixed-rate deals remain cheap. Nationwide, for example, has a rate of 2.19 per cent fixed for two years for borrowers with a deposit of at least 30 per cent, and there are other great deals out there.

Ray Boulger believes that the picture in both the housing and mortgage markets will become clearer only in September when the effects of the Mortgage Market Review have had more time to filter through.

The Bank’s committee will also have to decide soon whether it or the Chancellor needs to act to cool the housing market, particularly in London where prices have risen by 18 per cent in a year. While that figure might suggest a bubble that could burst, it should be noted that in other parts of the country prices remain in the doldrums.

In Northern Ireland, for example, house prices are 50 per cent below their 2007 peak. Any measures to cool the market would have to apply nationwide and it would be unwise to apply a rule to restrict the market in London that would also reduce activity in areas such as Belfast, which need stimulus not stagnation.

24

moneytip£ This situation may be familiar to

you: a savings statement lands on your doorstep showing how little you’ve earned in interest over the past year. With

base rate still at 0.5 per cent and savings rates not far from that, by taking out an offset mortgage, you have the opportunity to use that money and save thousands of pounds and reduce the number of years it takes to pay off your mortgage.

Although offset products are not widely available and are perceived complex, it is not surprising that borrowers do not take out these products in droves. However, when real numbers are added to the equation, the real benefit can be seen. For example, on a £250,000 mortgage over 25 years, by offsetting £50,000 saving against the balance, the borrower could save over £10,000 in mortgage interest and pay off the mortgage more than two-and-a-half years early. Plus, you still have that £50,000 nest egg at the end.

While attractive, offset mortgages are not so widely available and some are priced at a premium over conventional mortgages, but they can bring long-term financial benefits for those with under-utilised savings.

Mark HarrisSPF Private Clients

Lending thresholdThe Bank of England’s Monetary Policy Committee has been considering the issue of restricting the income multiples lenders use, in order to prevent borrowers pushing themselves too far.

However, in spite of the booming market in London, where high loan-to-income multiples are more common, the percentage of borrowers taking out loans of 4.5 times their income is just 11 per cent.

A threshold at which action might be taken to curb such high income multiples has been suggested at 15 per cent, so at present there appears no need for any restrictions, which would hit London hardest, to be introduced.

HIGH COSTAt a time when lenders are nervous of advancing money to anyone other than applicants with the cleanest of credit histories, it seems there are some people with a murky past who are able to raise cash.

Enness, a private bank, has just arranged a mortgage against the £1 million London home of a client who had a string of county court judgments against his name. It did, however, come at a cost: an interest rate of 17.4 per cent.

Borrowers less likely to sufferAnother factor that must surely be considered by policymakers when looking to regulate the market further must be the number of repossessions or people in arrears on their mortgage.

The figure for repossessions peaked in 2009 at just under 50,000, but this year is expected to be half that and next year suggestions are that it will be about 28,000. At a time when a record number of people are in work – the unemployment rate is 6.6 per cent today compared with 7.8 per cent in 2009 – and therefore more able to keep up their repayments, and when rates are low, the likelihood of arrears and repossessions spiralling out of control seems unlikely.

If, as he has promised, Mark Carney, governor of the Bank of England, raises interest rates slowly, borrowers appear less likely to suffer unduly.

Chelsea has six micro marketsChelsea is London’s most popular residential address, outselling all other ultra-prime London areas, according to statistics in a new review by estate agent Russell Simpson.

Latest Lonres figures show that in the 12 months to April 2014, Chelsea recorded sales of 478 properties – averaging £2396 per square foot – and 57 of these were more than £5m. Kensington recorded 340 sales (44 above £5m), St John’s Wood 259 (20), Knightsbridge 145 (45), Belgravia 140 (29), and Mayfair 105 (19).

The Russell Simpson Guide to Chelsea also reports that Chelsea’s 2965 acres, which everyone regards as a single district, are actually six distinct hamlets or micro-markets: Old Chelsea, Burton Court, Chelsea Green, Chelsea Town, The Boltons and West Chelsea.

Most expensive micro-market, according to the review, is The Boltons with average house prices ranging from £5m to £80m and flats from £1m to £10m. West Chelsea, by Earls Court, is the most under-priced with houses from £2m to £10m and flats from £500,000 to £4m.

Chelsea Town is the most popular with overseas buyers, including those from Saudi Arabian, African, Russia and China. Chelsea’s current total population is 158,300 and 6.53 per cent of these are Americans, the largest population outside the US. Lets be confidentThe Association of Residential Lettings Agents (ARLA) has launched as an accreditation provider for the London Rental Standard (LRS), a voluntary set of minimum standards supported by London Mayor Boris Johnson.

ARLA managing director David Cox said: “The LRS is a new approach to help tenants rent with confidence. We fully support this step towards a more regulated industry in London and urge all agents to get involved with the LRS as together we can build a better, stronger private rented sector.”

Key designs at Sorting OfficeThe Sorting Office on New Oxford Street will become a key location on the London Design Festival map for four days when Design Junction opens on 18 September.

More than 180 brands will showcase their work at the four-day event to transform the vast industrial space into a hub of cutting-edge design, spectacular installations and live production demonstrations.

Chelsea Town: most popular with overseas buyers

Place Invaders to show top designer homesLondon Live, the new TV entertainment channel for London, has commissioned a factual entertainment series called Place Invaders on the London property market.

Produced by Ricochet, Place Invaders promises to showcase multi-million pound luxury properties in the capital, provide insight into the reality of renting, and uncover smart ways to live in the metropolis for less.

Radio 1 and 1xtra DJ, hip hop artist and property developer Charlie Sloth will be visiting 40 properties – from £1m to £37m – to reveal London’s top designer homes, innovative interiors and most desired gadgets. “Some of the properties you will see in this series will blow your mind!” he said.

With top tips and market insight from experts including estate agents and developers, Place Invaders will also show what life is like for Generation Rent - the twenty and thirty-somethings forced to rent long-term because they can’t afford to buy a London home.

The first programme in the series goes out on Wednesday 10 September at 8pm. More information at www.londonlive.co.uk.

Sales and rent reversalThe lettings market in prime central London is continuing its recovery, particularly in the higher price brackets, according to latest statistics from Knight Frank.

Tom Bill, the company’s head of London Residential Research, said that to some degree, a reversal of fortune has taken place between the sales and lettings markets. “Growth is slowing in the sales market as the general election and an interest rate rise approach,” he said.

“The overwhelming mood in the sales market is one of uncertainty, which is leading buyers to become renters and vendors to become landlords, particularly in the prime and super-prime markets where growth in the sales market has slowed to a greater extent.”

The current arrangement at the 9640 sq ft property in Hill Street is as two large duplex apartments, a triplex on the top three floors, a small staff studio and a one-bed flat with an ornate drawing room.

Two-bed Flat Two on the ground and lower ground floors has an elegant drawing room, vaulted kitchen, courtyard garden, and a small indoor swimming pool. Flat Three on the first and second floors, also with two bedrooms, has high ceilings and a private roof terrace.

Flat Four – with three bedrooms including a master suite – on the top three floors contains a large drawing room, kitchen leading to a roof terrace, study or fourth bedroom, and eaves storage.

This versatile Mayfair home would suit a range of uses from rental investment, families looking for numerous apartments in the same building, or a buyer searching for one impressive family house.

Supermodel Kate Moss famously walked this staircase in her stilettos in a racy advertising campaign for lingerie company Agent Provocateur. Controversial short movies portraying The Four Dreams of Miss X were filmed by director Mike Figgis here at this historic – and notorious – Marylebone mansion.

Grade II* listed, 33 Portland Place played a leading role as the London clinic of Australian speech therapist Lionel Logue in the Oscar-winning movie The King’s Speech, providing a backdrop to scenes with Colin Firth, Helena Bonham Carter and Geoffrey Rush. Amy Winehouse’s Rehab video was also filmed here.

Genuine royals, heads of state and other dignitaries have visited the address in its time including Sir Winston Churchill in 1913 and Queen Mary two years later, when it was the home of businessman Baron Blyth of the Gilbey’s gin dynasty.

Since 1998 the six-storey mansion has been owned by convicted fraudster Edward ‘Fast Eddie’ Davenport, who bought it for £50,000 from the Sierra Leone government. He is now forced to sell to repay some of his ill-gotten gains.

Built in 1776, the 19,800 sq ft property offers 21 bedrooms, 13 bathrooms, nine receptions and a leisure suite with nightclub room, gym and spa. A hydraulic wall separates the dining room from the music room, and an adjoining mews house has planning consent for a single-storey roof extension.

Christian Lock-Necrews, head of Knight Frank Marylebone, said: “People all too often talk about ‘rare opportunities’ in the property market. Ultimately the impact is then lost when the term really is appropriate - and with the sale of 33 Portland Place I can confidently say this time it applies.”

“This truly is a one-off home with the excellent width, ceiling heights and volume it has to offer”Nicola Ridley, Savills Chelsea

Radical restoration opens up spacesIan Hogarth of Fulham-based Hogarth Architects designed this superb contemporary apartment with an emphasis on light, function and clarity of lines.

The project involved the radical refurbishment and reunion of basement and ground floor living space at a property in Gledhow Gardens, set in a South Kensington conservation area.

“This design for a family dwelling includes extensive structural works to open up the internal spaces, enhancing the quality of light into the basement area, and allowing clear views to the communal garden at ground floor level,” says Hogarth. “A central void links all floors via a luxurious acrylic stone staircase.”

On the ground floor, the main reception room has south-facing views across the communal gardens. The hallway leads to an open plan kitchen and living room with Gaggenau appliances and French windows that open out into the gardens. The ground floor also contains a study, and there are four generous bedroom suites on the lower ground floor.

The 3160 sq ft property offers high-tech fixtures and fittings such as Lutron lighting, underfloor heating, Cat 6 cabling, and integrated 3D HD televisions and DVD. Rooms feature Dinesen Douglas Fir wide-plank flooring and the bathrooms are finished in Strato Marmara marble and Tadelakt plaster.

Among other modern specifications are American laundry equipment, a heat recovery ventilation system, Vesta laser smoke detector, monitored alarm and steam room. Nearest tube stations are Gloucester Road and South Kensington.

For King and Kingdom: London’s finest terraceBuilt between 1840 and 1852 by developers William King and William Kingdom, the grand and imposing Westbourne Terrace in Bayswater was once described as the finest street in London.

John Constable, eldest son of the celebrated English landscape painter of the same name, moved into the first house to be completed at No 17. Developer Kingdom later took the keys to No 32, and other eminent former residents at this prestigious address include novelist Aldous Huxley at No 155.

Westbourne Terrace is a long and elegant tree-lined avenue that runs northwards from Bayswater Road and Hyde Park to Bishop’s Bridge Road. Lancaster Gate tube station is at the southern end, and also nearby is Paddington Station and the Heathrow Express (15 minutes to Terminals 1 and 3).

Currently for sale on Westbourne Terrace is a three-bedroom lateral apartment that extends across the first floors of two Grade II listed, stucco-

fronted buildings. With total inside space of 1555 sq ft, the property has high ceilings and original features such as marble fireplaces, intricate cornicing and deep skirting boards.

A large hallway leads into the bright reception room, which has two floor-to-ceiling French windows that open out onto a front terrace that runs along the width of the apartment. The dining room contains an impressive period ceiling from the days of builders King and Kingdom.

The kitchen offers integrated appliances and access to a small rear balcony, and the master bedroom contains built-in wardrobes, an en suite bathroom and French windows to the terrace. Parking is first-come-first-served by private permit.

Living naturallyNatural materials are used throughout this architect-designed, open plan house in Fulham to create the impression of ‘outside-in’ living.

On the ground floor, a large open plan kitchen and family room leads on to a dining room and reception area. The main flooring is American black walnut, with a French limestone intersection at the entrance.

The newly fitted Poggenpohl kitchen has Gaggenau appliances and the laundry is conveniently hidden in the utility room, which also provides storage space. Upstairs, the master bedroom has an en suite bathroom and

plenty of cupboard space. The other three bedrooms have built-in storage, and there’s an open plan study on the landing.

Parallel with the Thames and Fulham Palace Road, Woodlawn Road runs through the so-called Alphabet Streets from Bishop’s Park. The 2540 sq ft house is a mile from Putney Bridge tube station, and not much further from Parsons Green or Fulham Broadway.

Play house refurbA three-bedroom mews house in Bayswater has been reconfigured and refurbished by Play Associates, a team of young architects and interior designers based in the West End.

Bespoke joinery and striking architectural additions include three giant skylights, a triple-height lightwell and a sweeping open staircase, creating a light and bright property still in keeping with a traditional mews house.

The open plan ground floor has a fully fitted kitchen with marble worktops and designated areas for dining and lounging. A top floor study features a glass floor and ceiling.

The lower ground floor has been designed to feature a large Shaker-style kitchen containing limestone flooring, Aga cooker and an integral breakfast room looking out at the mature 134ft garden.

French windows open out onto a terrace with stone steps up to the lawn bordered by mature trees and shrubs. The garden has outdoor lighting, an irrigation system, summerhouse and shed.

Steps from the breakfast room take you into the coach house garage and annexe, and the lower ground floor also offers a family room, utility room, larder, storeroom and wine cellar.

Offering total inside space of almost 5500 sq ft – plus the wine cellar – the property retains many of its original

period features such as high ceilings, cornices and elegant ceiling roses.

At the front of the house, a carriage driveway provides off-street parking for several cars. Stone steps lead to a decorative porch and the front door opens into a large entrance hall with high corniced ceiling.

Doors lead into a double drawing room with grand proportions and original fireplace, and French windows at the rear lead out into the garden. The raised ground floor also has a red-walled dining room, and a study with French windows to a balcony overlooking the garden. This way to the gardenA large skylight draws natural light into the contemporary kitchen and breakfast room of this five-bedroom house in Streatham. Two sets of floor-to-ceiling glass doors open out onto the rear patio and into the garden.

The imposing period property in Lewin Road offers four floors of living and entertaining space, finished to high standards, with modern fixtures and fittings throughout. Accommodation is light and bright and there are impressive wood floors too.

On the ground floor, a bay-fronted reception room features parquet flooring together with an ornamental fireplace and ornate ceiling rose. The space flows through to the fully fitted kitchen complete with integrated appliances and an island unit.

At the front on the first floor is the master bedroom with a walk-in wardrobe and en suite bathroom. The 2734 sq ft home also has three more bathrooms (one en suite) on the two upper floors, and a utility room on the lower ground floor.

Set back from the road behind a 25ft front garden, the house is midway between Streatham Common and Streatham overground stations and only a short walk from the green open spaces of Streatham Common.

The Common – venue for the annual Kite Day – offers superb views and features areas of woodland, wild flower meadows, a picnic area, and the small and enchanting Rookery formal garden. Part of the Common has been declared a Local Nature Reserve since it contains a large expanse of ‘acid grassland’, vital for nature conservation.

Wandsworth restorationSupervised by English Heritage, a five-year restoration programme has been completed at Wandsworth House, a fascinating Grade II-star listed Georgian home that dates back to 1680.

This historic six to seven-bedroom house on East Hill, close to Wandsworth Town mainline station, features a delightful landscaped walled garden with brick pathways leading through ornamental trees and shrubs to restful seating areas.

You approach the original main entrance through a mature front garden enclosed by ornate railings and original wrought-iron gate. A gated side driveway provides another route into the house from the rear garden, and there’s off-street parking for several cars.

The front door opens into a deep and wide entrance hall with a galleried staircase, original wood panelling and wide oak floorboards. On one side of the front hall is a formal dining room and on the other an elegant sitting room: both have large open fireplaces, original beams, built-in shelves and cupboards and the original windows. A breakfast bar in the fitted kitchen overlooks the rear garden.

Flexible living space on the lower ground floor is set up as a study, potential seventh bedroom, bathroom and wine vault. A separate entrance from the front garden means the space would be perfect for a nanny or granny flat.

On the upper floors are six double bedrooms, four bath or shower rooms and a dressing room. Generous landings with original-style windows create a light and open feel throughout the home.

Aspirational semi stands in conservation areaRusholme Road conservation area in residential East Putney is a showcase of distinctive late-Victorian and early-Edwardian architecture, featuring high-prestige homes built for the aspiring middle classes of the day.

At the heart of the conservation area is a triangular green with some fine mature trees, contributing to the quietly residential air with open space and greenery creating a suburban feel.

West Hill links westward to Putney Heath and eastward to Wandsworth town centre. Lytton Grove connects with Putney Hill, leading to Putney town centre. Historical records show that development in the area – previously known as the Clock House Estate – began in 1895 and was largely completed by 1906.

Currently for sale on Rusholme Road itself is an imposing five to six-bedroom Edwardian semi that offers more than 3000 sq ft on four floors. The property provides an opportunity to refurbish and extend the flexible living space to suit your own tastes and needs.

The ground floor contains a reception room, kitchen, dining room and a conservatory leading to a 70ft mature rear garden and patio. The lower ground floor has a family room and cellar, and a first floor study and library could be converted into a sixth bedroom. The front garden could be used for off-street parking space.

Rusholme Road is handy for East Putney tube station as well as the shops, bars and restaurants of Upper Richmond Road. It is also walking distance from Putney mainline station.

Prime exhibitA house built for the Great Exhibition is now a prime property showcase in Wandsworth, says Cheryl Markosky

A barometer using leeches, the Koh-i-Noor diamond, the world’s first voting machine and Samuel Colt’s prototype for his Navy Colt revolver were all displayed at the Great Exhibition of 1851 in Hyde Park.

Prince Albert, the visionary behind this spectacle, would also have lent his approval to Elsynge Road, built the same year for the exhibition on the borders of Wandsworth and Battersea.

How fitting, then, that developer Huxley Land has converted a rundown, mish-mash of bedsits formerly run by a charity back into the original pair of proud-looking houses. One half of the duo – a six-bedroom, five-storey, detached edifice – is now for sale.

David Huxley points out that although planning can be a thorny issue on some projects, he met no opposition. Wandsworth Council and the neighbours were delighted to see the dilapidated bedsits turned back into ‘proper’ houses.

After taking possession of the property last year, Huxley knew there was a lot of work ahead to return it to its former glory as smart Neville Gill House (trumpeted on a plaque at the front), once housing the neighbourhood’s churchwarden. “It was neglected, the garden was overrun and the 1950s extension was

awful,” he explains. Thanks to Huxley and his team – including business

partner and designer Alison Bertram, planning consultancy Iceni Projects and Helen Turkington Interiors – the Elsynge Road house is a tribute to all things Victorian and modern.

Huxley held onto and restored 19th century features whenever possible, from the handmade sash windows and new cornicing to white-washed oak flooring and second-hand yellow brick on the back extension that’s totally in keeping with the period.

As we’re now dwelling in the 21st century, he’s also sensibly installed a brand-new, handmade Bryan Turner kitchen and CAT 5 and 6 cabling. “The house is wired within an inch of its life for AV, sound and wi-fi, but we don’t fit projectors and other pieces of technology as such. Some buyers want everything going, while others want the bare minimum, so this offers choice.”

Huxley is particularly pleased with the ground floor layout, with a snug and TV room at the front and a roomy kitchen and dining room at the back leading out through French doors onto the south-facing garden, which was a big task to level off, remodel and re-turf.

“I also think the second floor master bedroom suite

with its own roof terrace where you can sit and sip your coffee is very special.”

Selling agent Emma Seaton from Savills loves “the hand-built kitchen (I’m glad it’s not high-gloss, like so many others these days) and large study that would be the perfect space for a psychiatrist to counsel his clients.”

Seaton adds that the property’s ideal for a family. “They could even buy some or all of the furniture from the London Furnishing Company if they wanted.”

Do you really think that all estate agents are the same?Well actually you are probably right, more or less. Even though some big estate agent chains insist that they are more caring, or more passionate or more local!

At Sheraton Law we get great results, and have done so for over the 30 years that we have been dealing with properties around Clapham, Battersea, Balham and Brixton.

We really do believe in courtesy and integrity coupled with a tailored personal service; so why not choose a truly local agent who is caring and passionate about what they do but doesn’t have an expensive commission fuelled corporate culture.

New homes updateSpecial report by John East, director of Land and New Homes for Kinleigh Folkard & Hayward

House sales activity across London over the last 12 months has given companies who provide financial backing for land acquisitions and the construction of new homes more confidence, which has in turn whetted their appetite for lending again.

As a result, we’ve seen increased competition in this specific

lending arena, which can only be good for the market, encouraging housebuilders to continue to build more new homes.

Although the London sales market has calmed and returned to more normal conditions over recent months, demand for new homes remains strong and developments being launched over the next month or so outside Zone 1 will receive positive interest from homeowners and investors alike.

Off-plan sales continue to play an active role in the new homes market, enabling many developers to press forward with their construction. In particular, we’ve seen many new developments offering off-plan buying south of the river. One Palace Road, a collection of 17 one and two-bedroom new-build apartments in Streatham, will complete in July 2015, and has seen good off-plan sales interest.

Another popular development nearby, Nicholls Mews (pictured), comprises eight completely refurbished townhouses in a gated development on Streatham High Street, priced from £465,000. Streatham is proving popular among buyers who appreciate its good transport links and choice of properties available.

The successful Grade II listed conversion scheme at Baylis Old School in Kennington has now sold 60 per cent of all apartments, 25 per cent of those resulting from off-plan sales, and most buyers are either local residents or owner occupiers who appreciate the area’s community feel. This scheme has been particularly popular as it offers great transport links to the City and a wealth of communal space often not found this close to the river.

Demand for houses remains as strong as ever in a marketplace dominated by flats. A good example is a development in Denmark Hill, where a large Regency house has been expertly and sympathetically divided into two five-bedroom houses superbly restored to provide spacious living accommodation, priced from £1,650,000.

Optical vision A new collection of 84 homes at Grainger’s Macaulay Walk development, Clapham Old Town’s latest premium residential address, includes heritage conversion apartments and houses retaining many of the site’s original features.

Next to Clapham Common on the site of the former Ross Optical Works, dating back to 1891, the one and two-bedroom apartments and houses have been designed by Assael Architecture and prime residential interior specialists MMM Architects.

The houses have an ‘upside down’ layout, with bedroom and bathroom spaces on the ground floor, kitchen, living and dining area on the first floor, and a loft-style space on the second floor.

All homes have large oak doors with bespoke bronze handles reflecting the site’s industrial heritage, marble countertops in the bathrooms, premium lighting and rich wood flooring. Iron joists and wooden beams have

been renovated to protect the building’s history.

With a background as in-house architects for the Manhattan Loft Corporation, MMM has helped proliferate the loft phenomenon in the UK, and has transferred the ethos of open, modernist architecture into the interior design of Macaulay Walk.

Three-bedroom Premier apartments in the Admiralty Building offer generous inside space and spectacular river views from private balconies or terraces. The Penthouse has 2800 sq ft of inside space plus another 1100 sq ft outside on wraparound terraces.

Kingston Riverside’s 210 contemporary homes are spread across two towers – Trafalgar and Admiralty – linked by a rooftop garden for residents only.

Wimbledon’s finestOne of Wimbledon’s finest houses, a Grade II listed Victorian mansion that stands in almost two acres of beautiful and secluded landscaped grounds, is soon to become available.

This spectacular country home in London is surrounded by both formal and woodland gardens complete with floodlit tennis court, heated outdoor swimming pool and direct access to over 20 acres of protected metropolitan open land – perfect for the family to explore without straying too far.

Built in the 1860s, the house was derelict when the current owners acquired it in 1995. Under the direction of the Edward Hill Partnership, they carried out an extensive programme of meticulous restoration while retaining and enhancing its distinctive Victorian character and charm.

Cornices, mouldings and windows

were sympathetically reinstated and interiors were designed in traditional style with contemporary appeal. Open fireplaces were restored together with some fine antique marble mantelpieces.

A grand reception hall with imposing wide oak staircase leads to ground floor accommodation including two elegant formal receptions, fully equipped kitchen and family room, and Victorian-style conservatory.

The first floor includes a staff flat with a kitchen, bathroom and separate ground floor access, and the top floor features a huge studio room that could be used as a fitness suite, billiard room, home cinema or more bedrooms.

For several years the semi-detached property at Sunnydale Villas has been yielding a useful income from holiday letting. Its rooms have large windows and flagstone flooring and the kitchen and breakfast room has a stable door to a rear courtyard.

Three floors of living space include four bedrooms, a sitting room, dining room, conservatory and two bathrooms (one en suite). Dating back to the mid-19th century, the property has parking for two or three cars.

Scandinavian styleAs a boy, James Inglis-Jones spent his summers fishing in the fjords of Norway. Now married with three children, he still enjoys fishing in clear river waters surrounded by dense green forests, but in his own garden in Devon.

The riverside location of Denham Lodge, which dates back to the 19th century, calls to mind a Scandinavian scene. From the terrace, all you can see are swathes of pine trees and the fast-rushing River Tavy rushing past from a weir via rapids and pools. The property includes 150 metres of river with private fishing rights, allowing the family to catch their own supper.

Surrounding landscape is scattered with tracks for mountain bikes and hikes. Like an alpine landscape, the terrain has steep slopes. When the Inglis-Joneses

constructed a riverside shepherd’s hut – used as a children’s den and study for James and looking like something from the set of Heidi – they had to do so in situ as it would have been impossible to transport materials down the steep slope.

The house interiors are similarly Scandi-inspired: the family gutted the property and imported floorboards from Denmark during remodelling, extending and modernising since 2007. Now the family are off to Exeter to be closer to the children’s new schools.

Dorset House of the Year winnerThis luxury retreat awarded Dorset’s House of the Year in the 2009 Daily Mail UK Property Awards combines cutting-edge design with state-of-the-art technology to create a bungalow for the 21st century.

The Poole house’s 1200 sq ft open plan living room and kitchen – with breakfast bar – is bigger than some three-bed apartments. You also have the choice of using a second, adjoining chef’s kitchen whenever you’re entertaining in the main living room.

Living space is set around a full-height glazed atrium walkway featuring an indoor garden and solar roof panels in the middle of the building, which opens into a gym and 26ft chlorine-free heated swimming pool.

There are three luxury en suite bedrooms in the main house plus another bedroom with its own kitchen in a detached annexe. The home in Western Avenue in exclusive Branksome Park is less than a mile from the beach, midway between Poole and Bournemouth.

Bright and totally secluded living space is arranged on a single floor and all the main rooms have access to landscaped gardens watered by a full irrigation system. Superb interior finishes use natural stone, hardwood, ceramic tiles and resin floors.

A forced heat exchange system provides constant fresh air with heat retained before extraction, and the property contains zoned underfloor gas heating. High-tech mod cons also include home automation and

entertainment systems, programmable lighting throughout, and CCTV security.

Total inside space is 5520 sq ft including integral double garage in the main house, and another 550 sq ft in the guest suite.

Secret garden gateA secret wrought-iron gate in the rear garden of a detached family house in South Norfolk leads to a private footbridge and fenced-off stream.

Less than 10 miles from Norwich, the six to seven-bedroom home in the village of Saxlingham Nethergate features a two-thirds-width conservatory that opens out onto a wide paved terrace at the top of the lawn.

A large reception with feature fireplace has large windows and double doors into the conservatory, and the bespoke kitchen diner set on traditional stone flooring features a range of country-style cupboards, granite worktops, and space for a range cooker.

Great Train Robbery police met hereThe tiny hamlet of Ledburn in Buckinghamshire rose to national fame in 1963 as the scene of the Great Train Robbery, when the Glasgow to London mail train was attacked at Bridego Railway Bridge.

A gang of 15 men escaped with £2.6m and during the immediate investigation into the robbery the police based themselves at the nearby Hare & Hounds pub, which is now for sale with planning permission to convert it into a single family home.

Dating back to the Victorian era, the property is said to have been originally built as accommodation for the

grooms and trainers of the Mentmore Estate before it was later transformed into a hostelry.

Living space includes four bedrooms and three receptions on a plot of around half an acre. Another planning application is due to be submitted to replace the existing single-storey structure at the side with a two-storey extension, adding a master bedroom suite.

Seven acres and a cinemaBuilt six years in an idyllic semi-rural Essex setting, Brent Hall is a contemporary country house that blends traditional brick and tile-hung elevations with sleek interiors incorporating a basement cinema, full-size games room and a wine room.

There are five en suite double bedrooms including an air-conditioned master suite with dressing room and vaulted ceiling. The property in Little Warley, near Brentwood, stands behind a gated entrance with a sweeping tree-lined driveway.

Set in park-like grounds of almost seven acres, the house overlooks Warley Park golf course and delivers far-reaching panoramic views towards the Thames estuary. Adjoining the house is a triple garage and a large gymnasium and link room, offering potential for more living space.

Thomas Hardy lived next doorGreenwood in Higher Bockhampton, Dorset, stands next door to Hardy’s Cottage, cob-and-thatch birthplace of 19th century author Thomas Hardy.

Hardy’s home was built in 1840 by his grandfather and has changed little since the family left. Hardy wrote several of his early short stories, poems and novels here including Under the Greenwood Tree and Far from the Madding Crowd. The property is now run by the National Trust.

Neighbouring Greenwood, originally two cottages, was built in around 1880. Standing on a one-acre plot,

it features local Broadmayne brick elevations under a slate roof and backs onto Thorncombe Woods.

Two floors of living space in the main five-bedroom house include a sitting room, dining room, kitchen and breakfast room, and conservatory. A self-contained ground floor annexe has recently been modernised.

Model farmhouseLower Washbourne Barton is a Grade II listed, early 17th century, stone-built property in a charming rural setting surrounded by South Devon countryside.

The former farmhouse was remodelled at various stages during the 18th and 19th centuries and the work includes the addition of a service wing in the 1830s. A self-contained one-bed annexe was once the kitchen, dairy and back stairs to the servants’ rooms.

A courtyard leads to the east wing, currently a games room, and a two-storey detached barn formerly used as stabling offers the potential for development. Gardens extend to 1.78 acres.

RENTALS

DT Lettings Lowdown.indd 1 20/08/2014 09:49

Page 123: LPR Central Sept 14

Special report by Monika Scott, lettings director of Savills KensingtonBefore becoming a buy-to-let investor there are a number of important factors you need to consider, the first being how important to you is income compared to long-term capital gain.

Achieving both a good rental yield and capital growth is an elusive combination and it is crucial buy-to-let investors are aware of this from the outset. As a rule, higher-yielding properties are typically at the lower end of the housing market: as rents increase, the number of potential tenants narrows and yields begin to fall away.

In contrast, for capital growth, values at the lower end of the market generally do not rise as rapidly as higher priced properties in desirable areas.

Investors must also take into account what sort of property lets most easily in their chosen location. The biggest challenge is the potential void period: the time when a property is untenanted during any given year. It is imperative to leave a cushion for at least some empty periods, for changeovers between tenants, and to cover costs if applicant demand temporarily slows down.

For investors looking to minimise these periods, it is well worth seeking the advice of a lettings professional as early as possible in the process. They will be able to steer you towards an area where you are likely to achieve the best results.

Seasoned lettings professionals are well placed to guide you through the buy-to-let process, from the location of your property to its style, the services tenants are looking for, competition from other landlords, and how best to present the property once you have purchased it.

Savills Research also offers comprehensive five-year forecasts that help indicate potential future returns on your investment.

As bright as dayIncreasing numbers of floor-to-ceiling glass walls, skylights and retractable glass roofs are being incorporated into luxury London homes, flooding their contemporary living spaces with natural light and helping to bring the outside inside.

Three properties currently to let in Belgravia are immersed with natural light thanks to creative architectural design. A 3230 sq ft contemporary five-bedroom house in South Eaton Place has multiple skylights in the main reception room, and also offers a 25ft west-facing garden and a first floor terrace.

In Bloomfield Terrace, close to Sloane Square, a new-build three-bedroom townhouse features a glass-
