AFrom my experience, a good conveyancing solicitor is a good conveyancing solicitor. It doesn’t matter where they are

located or what firm they are at. Solicitors, just like estate agents, are either fully on the

case or not, and if not, a successful sale or purchase can be thrown into jeopardy. That said, the most suitable solicitor to instruct does, of course, depend on your particular requirements.

If you have a relatively complex tax structure that is relevant to the transaction, ensure the solicitors have the capacity for this. If you are intending a share purchase agreement rather than a more straightforward property transaction, ensure the solicitors have the ability to deal with the corporate element in-house.

Most importantly, be aware of the potential for personality clashes or point-scoring between solicitors during a sale or purchase. It happens all the time, but not with a solicitor and agent who are both fully on the case.

While a relatively ‘out of town’ solicitor can certainly be as good as any prime central London solicitor, there are nuances to both leasehold and freehold properties that can sometimes be more easily dealt with by a solicitor who deals with these day in and day out.

For example, with a Grosvenor lease or even a freehold on the Grosvenor estate, you would be wise to check experience and instruct a solicitor who is well versed.

Whatever you decide, do not go cheap under any circumstances. As a buyer, you may not pay for it now, but you most certainly will when you come to sell as any mistakes will quickly come to the surface.

It’s not a bad idea to consider a recommendation from your estate agent. You should be able gain an impression of a solicitor’s reputation this way and the local agent tends to know who is doing what and how well.

Residential property sales across West London outperformed the West End during 2014 due to an upturn from domestic buyers in locations including Kensington and Chelsea, according to estate agent Russell Simpson.

Analysing figures from Lonres, combined with local market intelligence and Russell Simpson findings, the agency reports that over 50 per cent of total sales of ultra-prime London residential property in the top 5 per cent price bracket were achieved in the West London areas of Chelsea, Kensington, South Kensington and Notting Hill. This compares with 25 per cent across the West End: Knightsbridge, Mayfair and Belgravia.

Chelsea was the strongest performer, achieving 18 per cent of total sales in prime central London, representing just under £234m worth of property. Overall, more than £1.57bn was spent in the ultra-prime London property market, making up 27 per cent of all sales in the wider London market across 2014.

Knightsbridge achieved the highest pounds-per-square-foot values at £3100 per sq ft. However, the West End district only comprised a smaller proportion of the overall ultra-prime London property market, achieving just 14 per cent of total sales.

Kensington, South Kensington and Notting Hill/Holland Park made up the remainder of the top five districts,

achieving 12, 11 and 7.5 per cent of total sales respectively. Mayfair saw only 7 per cent of super-prime property sales in 2014, Belgravia 4 per cent of market share, with the West London district of West Brompton taking 3.5 per cent of the market.

Jake Russell, Russell Simpson director, said: “Domestic buyers were resurgent in the ultra-prime property market in 2014. We saw an upturn of 45 per cent in the number of domestic buyers in West London, predominantly purchasing family homes, second properties and first homes for adolescent children.

“We believe the upturn in sales is due to a higher proportion of large family homes available in Kensington and Chelsea, favoured by domestic buyers, compared to the West End, which has a higher proportion of flats and smaller apartments, which tend to attract more overseas buyers looking for pied-a-terres and homes for dependants.”

Minimum price paid for an ultra-prime property in the top 5 per cent price bracket across central London was £6,515,000, up by £54,000 from 2013. Six of the top ten most expensive London addresses are in West London. Top performer Kensington Palace Gardens in W8 commands average property values of £42m, up 12.11 per cent in 2014. Average at runner-up The Boltons (pictured) in SW10 is £26m, up by 13.64 per cent.

Few British families live in central London. While New Yorkers think nothing of living in apartments and houses with young children right in the middle of downtown, Londoners often take flight to the suburbs or countryside once children come along.

Although the countryside obviously has its appeal, moving out is not a necessity. There are some incredible schools and parks in central London but living centrally also fits with modern lifestyles.

When families move out of London, one parent usually ends up having to downshift their career, often entering a separate social sphere centred around the school gates while the main breadwinner endures a long daily commute on a crowded train into London. The breadwinner is lucky to see the children at all during the working week.

While central London can’t offer a back garden suitable for swing sets or barbecues, it has lots of other advantages. Take many of the larger apartments being built around Victoria. Not only are they close to St James’s Park and Westminster School, but the apartments are set up to accommodate modern lifestyles. A concierge is on hand 24/7 to take in parcels, send out dry cleaning and arrange household repairs. Once inside the building, children are safe and secure.

More than anything, central London living means families get to spend more time together. Neither parent has to leave for work before dawn, kids aren’t forced to go to the breakfast club before school, and both parents are home in time for bedtime stories, possibly even to have dinner together as a family.

Staying in central London is also a prudent financial move. As any property analyst will tell you, London house prices accelerate far and beyond those in the countryside. By the time the kids have grown up and left home, that central London apartment will have appreciated far more than the country vicarage. The parents will have a considerable amount of equity in their home and possibly be in a position to help their adult children onto the property ladder if they downsize.

Moving out to the country is a lifestyle choice and, for some, it makes sense to do this while the children are young. It’s not an imperative, though. The children I meet who live in London tend to be highly educated, cultured and independent. They haven’t spent their formative years being ferried around in a car but are self-sufficient adults in the making. I can’t help but wonder if New Yorkers are onto something.

Downsizing need not be a nightmare, says Jenny Knight

Mother’s Day is coming up (Sunday 15 March) and amid the celebrations, families whose mothers are in their

sixties and seventies may find the word ‘downsizing’ pops into their minds.

When to move to somewhere smaller and more convenient is a dilemma. One thing is sure: the move should be made as easy as possible, with the first priority a quick and painless sale. Our experts offer other sure-fire advice to get the offers coming in thick and fast.

Richard Gutteridge, from Savills, says: “One of the key issues is timing: don’t launch at half term or the beginning of the summer holidays. Find an agent you trust and take his advice. Maybe try a soft launch before you go in for newspaper advertising and full marketing. Use an agent who already has buyers on the books because these are likely to be the best buyers since they are already looking for properties.

“If you are selling a family home dress it as one, which means if you are using one bedroom as a store room you should turn it back into a bedroom, so people can see how the house works. The key rooms are master bedrooms, sitting rooms and kitchen family rooms. Make sure the rooms are aired, and maybe light a candle or have the carpet cleaned. Leave the agent to show the house, so buyers can ask truthful questions without feeling pressurised.”

For Andrew Ellinas of Sandfords, preparation is vital to sell quickly and without fuss. “Get your home looking as good as possible and don’t overprice. Having a property clean and tidy both inside and outside works. Fix anything that is broken, de-clutter, keep pets hidden and ensure the property looks like someone can move straight in.”

George Franks of Douglas & Gordon adds: “Frank communication with the agent is crucial. There is a misconception that if you’re honest about a need to move swiftly, the agent will exploit your position. In reality, it enables them to match you with a buyer who can move in a similar time frame. And many people will pay a premium to move quickly.

“What downsizers frequently forget is that their buyer is often moving from a smaller house, so it’s not uncommon for agents to orchestrate a house swap, with the upsizer paying the difference in property value.”

In the past, Westminster had long been under-appreciated as a go-to area to live in London. Despite the loyalty of

residents, with some in the older mansion blocks staying for decades, and the fantastic history here, the value of this area has historically been a little overlooked.

Westminster is arguably one of the best connected areas in London, with easy access to anywhere: the royal parks, West End theatres or the City, and Gatwick airport is just 30 minutes away on the Gatwick Express from Victoria.

As Westminster undergoes an incredibly exciting building boom, with a mixture of new residential buildings and wonderful shops and restaurants clamouring to secure premises, it is hardly surprising that people are now taking notice of the area and looking to invest quickly.

One of the residential developments by Land Securities, Kingsgate House on Victoria Street, completes this summer with fantastic flats ranging from one-beds to duplex penthouses. The higher floors overlook St James’s Park and Buckingham Palace with views to the north, and on the south side are beautiful, stereotypical, chimney pot London views. This will be one of the first of the current major developments locally to complete and interest has already been significant.

Victoria Street is now halfway through its

development scheme, with work starting in 2012 and scheduled to finish in 2018, and already we have seen lifestyle and quality of living enhanced. Jimmy Choo will have its London headquarters here, and two new buildings at 62 Buckingham Gate – one offices and the other residential flats – are modern and impressive.

These initial developments have significantly widened the area’s demographic, with new types of buyers considering Victoria and Westminster for the first time. It is becoming a popular destination for young professionals buying their first home and using the area as a springboard to the rest of London.

We are also seeing far more international buyers, who benefit from the practicality of being able to connect easily with airports and major railway stations. Old and new residents alike are excited about this area and the improvements being made.

Excellent new shops and restaurants will be enhanced by the exciting additions of Jamie Oliver’s new premises on Victoria Street and the new Restaurant Quarter at Nova, and a new Curzon cinema opened recently.

Westminster is unrecognisable from five years ago. We expect demand to increase and property values are certainly growing as a result. If you’re looking, my advice is to buy something here soon before everyone else does.

Olympic frenzyQueues of buyers show strength of demand, reports Duncan FarmerThe sight of buyers queuing in sub-zero temperatures to get their hands on a £370,000 one-bedroom flat in a new

development next to the Olympic Park in Greenwich has confounded analysts who said that property prices in the capital would fall by more than 3 per cent this year.

In fact, it shows the strength of demand for homes in the capital from both local and overseas buyers. According to reports from the queue, potential purchasers included young people who work in London and were attracted by the transport links, older people living outside the city who wanted a pied-a-terre, and a Hong Kong restaurateur looking for his first buy-to-let flat.

There may be problems in the higher reaches of the property ladder, notably caused by the threat of a mansion tax on homes worth more than £2 million should Labour win the election in May, and the state of the Russian economy making it a little bit harder for wealthy but not super-wealthy Russians to buy here, but at the lower levels the market is buoyant.

Mortgages are cheap and appear to be getting cheaper, the outlook for jobs and

wages is brighter, and as projects such as Crossrail near completion the outer edges of London become more accessible. Younger buyers relying on the Bank of Mum and Dad for a deposit can be confident that their parents have the cash, either from equity in the family home or, from April, cashing in part of a pension.

The dark cloud on the horizon comes from the situation in Greece and it remains to be seen whether its rebellion against austerity which, ironically was beginning to work in the form of increased growth and lower unemployment as the polls opened, will spread to larger southern European states such as Spain, Italy and France. If that happens, the outlook for most of Europe will be bleak.

In the meantime, Londoners with jobs and good prospects will take advantage of record low interest rates, which show no sign of rising, in order to take their first step on the property ladder. For those in the second and third-time buyer bracket that will soon filter through to them, maintaining the growth the capital has seen.

The added benefit it has, at a time when foreign buyers may be struggling to buy at the top end, is to fuel growth from the bottom up, which is how the market should work.

Movers and shakersThe number of people who moved house last year rose by 8 per cent to 365,400, according to the Lloyds Bank Homemovers Review. Movers said that rising prices had given them more equity in their previous home, thus allowing them to take the next step.

The figure was the biggest rise since 2010, but still less than half the number who moved in 2004 (886,700). The number of first-time buyers has risen far quicker than homemovers over the past few years and as a result, the number of second and third-time buyers fell as a proportion of all new purchasers with a mortgage from 71 per cent in 2004 to 54 per cent in 2014.

Remortgages fall, borrowers stickThe level of remortgaging fell last November, according to latest available figures, which some experts are blaming on the time of a year and the stricter lending rules brought in last April as a result of the Mortgage Market Review.

Those rules have now been in force for almost a year and, as they bed in and lenders and brokers become accustomed to them, either this can no longer be used as an excuse or there are other factors at play.

One important aspect is that many borrowers will have spent the past couple of years switching their loan to the cheapest deal and others have looked into their crystal ball and seen that interest rates show no sign of rising. They have therefore decided to stick with their lender’s standard variable rate.

Top shop valueChanges in the way Londoners shop and a rise in new boutique mixed-use developments are transforming the supply, desirability and asset value of Mayfair and West End homes located above shops, finds new research from Mayfair and West End property specialist Wetherell.

Across prime central London, flats above shops were traditionally not viewed as desirable places to live, reports Wetherell, with flats above shops in Mayfair worth 10 per cent less than regular adjacent homes.

Now new boutique developments being built across the West End offer apartments above luxury retail boutiques, smart signature restaurants and chic cafes. There are currently 447 new homes in the development pipeline in Mayfair, and almost half will be built above retail outlets, luxury brands and top restaurants.

These boutique developments typically contain 25 apartments. Examples include Clarges Mayfair on Piccadilly, providing 34 ultra-prime apartments; a scheme of 32 apartments above a restaurant at 60 Curzon Street; and 42 flats above a retail project on Old Burlington Street.

This new generation of flats above shops will sell at a 10 to 20 per cent price premium, says Wetherell, and the premium can be as high as 100 per cent if the flat is super-prime quality above a famous luxury brand. More information at wetherell.co.uk.

Chief officer and new homes bossMarsh & Parsons has strengthened its management team by appointing retail high-flyer Helen Sachdev to the role of chief operating officer.

Helen joins the estate agency from Barclays, where she worked for eight years, most recently as managing director of UK Strategy, Mergers and Acquisitions. Before that, she oversaw the bank’s network strategy and operations and was responsible for the rebranding overhaul of its 1700-branch estate.

Before joining Barclays, Helen spent five years as Planning and Design Director at Tesco, and previously spent more than 10 years with Sainsbury’s. She sits on the UK board of the Chartered Institute of Management Accountants.

Much of Mayfair and St James’s was built in the 18th Century to provide exclusive luxury townhouses for the wealthy, establishing the area as London’s premier address. However, the Second World War dented its desirability as a residential district, with businesses moving to Mayfair as other areas of London were destroyed.

Over time, as post-war temporary office permissions expired, properties have been converted back to residential use. In addition, the instability of international markets has seen an injection of wealthy international purchasers wishing to invest in the safety of prime central London property. These combined have created the biggest surge in commercial-to-residential conversions since the 1920s.

The strength of residential property values in the West End has increased the opportunity for developers to cash in on the demand for large voluminous houses. Currently, around 85 per cent of all construction in Mayfair is run by developers, who hope to meet the demand set by the influx of international purchasers.

This is highlighted by the marked acceleration in the share of £10m-plus properties sold in the last 12 months, with Mayfair alone accounting for 31 per cent of all central London sales in the three months to August 2014.

Buyers from neighbouring Kensington and Knightsbridge are registering their interest, with London based applicants increasing by 65 per cent in Mayfair and St James’s over the past 12 months. Converting buildings into houses is seen as good value for money as residential values are consistently outstripping their commercial counterparts.

The regeneration of locations such as Dover Street, Clarges and Albemarle Street is cementing Mayfair back into its prime residential position.

MEWS VIEWOliver Lurot, head of Savills Mews Department, reportsMews houses have so much to offer to buyers in London, and it’s not surprising that they are so popular. Many people are attracted to the quiet, pretty cobbled streets and the traditional mews façades.

Mews have the benefit of being almost entirely residential and often very discreet, with only your fellow residents driving or walking past your

door, and thus they present small pockets of serenity in otherwise buzzing, vibrant areas. There is generally a great community spirit on these streets: neighbours are closer

together with front doors opening directly onto the street, and residents have a strong sense of pride in where they live.

While typically thought of as much smaller houses, as some of course are, mews houses do come in all shapes and sizes and it is not unusual to step into a Tardis-like property that looks compact from the outside but surprises upon entering. We are currently selling a house on Elvaston Mews, for example, which covers more 3650 sq ft and certainly belies first impressions.

The market in London for mews houses is experiencing a consistent upward curve. Looking at 20 mews streets in central London, the average values have comfortably doubled in the last 10 years.

So these houses not only promise a lovely home, but a solid investment on the London property ladder.

Chateau style atCambridge Gate

Developed in 1877 in the style of a grand French chateau, Grade II listed Cambridge Gate is one of the largest residential buildings overlooking Regent’s Park.

From Seventies styleto the modern dayWhat was cutting edge in the Seventies doesn’t cut it nowadays, reports Jenny KnightWith mullet haircuts for men, The Professionals on the television and avocado or pink bathroom suites, the Seventies was a groovy time.

But fashions move on and nowadays Artex-textured ceilings and lava lamps are as passé as the crinoline. So 11 years ago when Ramsey and Liz Shubbar moved into their three-storey Seventies townhouse in Putney, changes were needed.

Ramsey says: “Being significantly dated and without the period features of the more common period stock in Putney, the house was not love at first sight for us. However, it had potential to become a light, contemporary and highly functional home.

“It offered large open spaces with little wasted on hallways and landings. Above all, it was filled with natural light. It was ideally situated on a quiet cul-de-sac, a few minutes walk from the river and the high street. We had just got engaged and had the desire to take on a project and create our first home together.”

The original layout was strange by today’s standards. The kitchen and living room were on the first floor. The ground floor had a deep garage taking up a lot of what

could have been living space with a spare bedroom looking out onto the garden and a shower room.

The Shubbars set about turning the house into an ideal modern home in two stages several years apart. First they improved the frontage by exchanging plastic panelling for wood cladding, fitting a wider front door, painting the brickwork and changing the old wooden pull-up garage door for and electrically operated one. Inside, the textured ceilings were replaced by flat plasterboard, the windows modernised and the Seventies bathroom neutralised.

In 2010 they set about a major redesign to turn the kitchen and dining room on the middle floor into a master bedroom suite and to open up the ground floor to install a state-of-the-art kitchen and family room with access to the garden. To create extra space, the shower room and its internal walls were removed and the garage shortened.

A sleek Rational kitchen was fitted with top-of-the-range Miele appliances. New Solarlux bi-fold doors that completely fold back were fitted to the new kitchen to make the garden another room and to allow the dining

Charles Weller, head of Palace Gates Lettings, meets Jenny KnightFrom a childhood in India dealing with the perils of elephants, snakes and rhinos, Charles Weller now deals with the less exotic demands of life as a letting agent in south London, heading up Palace Gate.

Nowadays the emergencies he deals with range from tenants with lost keys to landlords anxious to get their new acquisition let as soon as possible.

Charles was born in India in the Assam area of north-east India, where his father was a tea planter. From the age of seven or eight, Charles and his two sisters went to boarding schools in England, flying to Calcutta and then onto Heathrow as unaccompanied minors, looked after by the BOAC stewardess. The children returned to India for the holidays twice a year.

Charles says: “That area of India is lovely and very green. It was a great place to grow up, but not seeing our parents for months at a time made me very independent at an early age.”

He took his A-levels at Milton Abbey School in Dorset before moving to London to share a flat in Balham with his sister and to try his hand at various careers, ranging from running a wine bar to selling pubs and restaurants.

“I started work in a wine bar in the City and became manager of a wine bar near Liverpool Street. I really enjoyed it: having lock-ins with friends was great fun and the job taught me a lot about customer service.”

Next he worked for a wine importer and then managed a restaurant in Nightingale Lane, Wandsworth. The experience of selling wine bars, restaurants and pubs in his next job led to a sales job with Barnard Marcus in Clapham, and from there to Kinleigh Folkard & Hayward, where he was asked to open a new lettings office for them.

He says: “In those days, lettings were a secondary thing, but now agents realise it supplies a steady income stream and that when sales drop down the lettings

market is always there. I’ve enjoyed lettings ever since.”The move to Palace Gate came in August 1996.

At the time it was a small company with an office in Wakehurst Road, Wandsworth, dealing with only about 50 landlords. Over time the business expanded, building up a network of four offices in South West London covering Battersea, Balham, Clapham, Clapham Junction, Earlsfield, Tooting and Wandsworth.

In the 18 years since Charles joined Palace Gate much has changed. He and his wife now own the majority of the company and it has expanded to manage about 600 properties.

He says: “We bought out three other estate agents and integrated the businesses, which gave us a boost. It has always been my belief that lettings are service orientated: looking after landlords to provide them with a really good service and also seeing that tenants are well looked after. We have had many new landlords come back to us from being tenants, saying that they remember that we treated them fairly.

“If you are paid to manage a property, your job is to make sure all repairs and maintenance work are done for the best possible price, with a balance between good work and price. I don’t think you should charge a percentage for every bit of work done. It is morally wrong to be charging like that.

“I’ve been told by contractors that some agents tell them to increase their bills by 10 to 20 per cent and pass on the extra to the agent. The result is that tenants dispute the bills and they are not paid rapidly. I like to go home and sleep with a clear conscience, after dealing with people fairly and correctly. I’m not here to make money on the side and I don’t like the practice.”

New homes updateSpecial report by James Hemsley of Landmark Estates South West London has become one of the world’s hottest property markets and, as a result, a number of property companies are looking to make the most of development opportunities, particularly along the river.

Special report by Tom Smith, head of Lettings at Knight Frank BelgraviaThe idea of renting out your property is once again back in fashion thanks to the cooling-off of the prime central London sales market. This is just one of the reasons our Knight Frank Belgravia lettings office is on

for a record year, already 35 per cent up on our 2013/2014 final figures.

For the last few years or so, property owners have thought better of making their properties available to rent, with rental yields not being overly attractive and sales values healthily climbing.

Although yields are only gradually on the rise – they are, however, at their highest level for 17 months rising to 2.94 per cent – political uncertainty surrounding the sales market, combined with stronger corporate demand, has meant that activity has moved from sales to the rental market as buyers and sellers await the outcome of May’s general election and more clarity on the likelihood of further property taxation.

With prime property owners placing greater emphasis on rentals once more, supply issues are being addressed with an injection of much-needed, good quality stock. Ebury Square, Belgravia’s newest exclusive development, is the perfect example.

The scheme offers tenants a private residents’ gym, spa facilities, secure underground parking and 24-hour concierge. All apartments come with air-conditioning, integrated Crestron control, and Gaggenau and Miele appliances as standard.
