AThe key to buying in a booming market is being organised and focused to ensure that you have all

of your ducks in a row before embarking on the process. If you are buying property as an investment, its viability will

be governed far more by the projected capital growth over the next five to ten years than the immediate rental return, which will typically be only circa three per cent gross in prime central London.

It is also worth looking ahead to what could potentially impinge on the enjoyment of that property going forward. Research upcoming infrastructure developments and planning permissions granted in the area, as well as any changes you might want to make to your proposed purchase, so as not to be disappointed further down the line.

In a booming market, demand outstrips supply and as a result vendors can pick and choose their buyers. The power balance shifts and consequently buyers need to make themselves look as attractive as possible. You must research your market and be ready to pounce when the right property comes along, otherwise you risk losing out.

Indeed, it is not just finance that will play a part in this type of market. Other factors such as whether or not there is a chain, how quickly you can reach completion, and personal and emotional ties will all help influence the vendors’ decision.

It is also important to remember that the value in a property is not just the purchase price but also the enjoyment you get out from living in it. It is vital to buy for the right reasons. It is unlikely that a buyer will find a property that fits their needs 100 per cent, so it is important to know exactly which characteristics you must have, and which you will compromise on, so that when the right property comes along you really do recognise it.

Everyone thinks they know the tricks (even if they do not always employ them) for selling a property. Thing is, all the Cire Trudon scented candles in the world will not help a home to sell if it has fundamental flaws.

Chief among the flaws is overpricing. In this market, even the most blighted of properties will sell if it is priced accordingly, but too many vendors think that if they ask that little bit more, some unsuspecting buyer might actually pay it. Tsk tsk, this is the biggest mistake a vendor can make.

The key to a successful property marketing campaign is to generate interest and get buyers through the door, so sellers should put the property on at a realistic price. In the current market, it is likely to instigate a bidding war and I have even seen properties sell for 50 per cent over the asking price using this strategy.

It may sound simple, but give the place a lick of paint and make sure the property is immaculately tidy. If the tenant is going to put buyers off, wait until the tenancy ends before putting the property on the market. I would also strongly suggest getting hardwood floors professionally cleaned and waxed, and replacing any carpets. It gives the property an instant facelift for relatively little money.

If it is a flat, ensure the communal areas are freshly decorated. That old saying about never getting a second chance to make a first impression is true, and if the communal areas need redecorating, start hassling the residents’ committee long before the property is put on the market. If they are un-persuadable, it might be worth covering the cost of decorating the hallway yourself.

Another money loser for flat owners is failing to extend the lease. Yes it’s a hassle but, believe me, a buyer will negotiate for more off the sale price than it would cost to extend. If you do not have the funds to extend the lease, you should at least reach the point where a figure to do so has been agreed with the freeholder.

A short lease is also going to narrow the field of potential buyers. Indeed, many lenders will not be interested in providing a mortgage on a property with less than about 40 years remaining on the lease.

Just because it is a seller’s market does not mean sellers should be complacent. Anything priced correctly will sell but your home is probably your biggest asset. Don’t leave money on the table.

Good furnishings ensure a property photographs well, an important first step in the marketing process, says Simon Godson at WA Ellis. “The way a home is dressed is vital. A well thought-out, furnished property will attract attention before an unfurnished one.”

Godson notes some of his clients spend considerable time setting the scene by lighting fragranced candles (normally Jo Malone or Diptyque), and placing fresh flowers (in clean water). “Cushions will be puffed up and cashmere or fur throws put in place,” he adds.

While dead plants can be forgiven in the bitter winter, bright flowers and healthy gardens make a huge difference when the sun is out, suggests Dean Moriarty of Savills Brook Green.

“Buyers can usually see past scruffy sofas or scratched tables that they know aren’t there to stay, but they find it harder to overcome poor paintwork and dodgy doors,” he cautions. “First impressions certainly count, so make sure rubbish is hidden and the exterior of the property is as appealing as possible.”

Nicholas Spencer from Henry & James, Chelsea Green, points out sellers might be home-blind and used to ‘stuff’ lying around, but viewers are not.

He advises: “Take out, store or sell anything inherited, over-sized or out of keeping with the rest of the decor (usually the same piece). Anything too personal, jovial, or ‘inappropriate’: hide it and don’t just stuff it in the wardrobe. There’s nothing more likely to turn off a buyer than something dead, buzzing, or from a bygone era. If you wouldn’t let a new girlfriend see it, it’s best not to let a potential buyer see it either.”

Pay attention to simple things, such as making sure all the light bulbs work, suggests Joseph Divito from Foxtons Pimlico and Westminster. His top three must-do’s, if you’re spending money on anything, are: place clutter in storage, paint walls with neutral colours, and fit new carpets if yours are old and threadbare.

Make your front entrance magnificent, declares Robert Oatley of Chesterton Humberts Westminster and Pimlico. “If you have a grotty front door, replace it with a new one – if anything, for security reasons – and make sure it complements the house and surrounding properties.”

And front door plants can make a property hugely inviting. “Bay trees or boxed pyramids are popular and inexpensive, costing from about £10 at your local garden centre,” Oatley adds.

As we approach the end of the first quarter of 2014, the market in

prime central London (PCL) continues to exhibit many of the patterns we saw last year.

The recent news that inflation has fallen below the government’s target of 2 per cent will serve to keep interest rates low for the foreseeable future and certainly until the end of this year. Indeed Martin Weale of the Bank of England Monetary Policy Committee suggested at the end of February that interest rates were unlikely to rise until the spring of 2015.

This, coupled with the usual drivers for investment in PCL – such as first class education, an established and regulated ‘safe haven’ property market, diverse culture and a relatively weak pound (although this is changing) – will continue to motivate international and domestic purchasers alike.

The market during 2013 in PCL rose by 7.5 per cent, according to Land Registry statistics. However, this was an average taken over the entire market. When drilling down and analysing the performance over different price bands, there are clear areas of the market outperforming others.

Year on year (February 2012 to February 2013) the market in PCL rose by 14.4 per cent below £1m, 11.2 per cent from £1m to £2m, 6.5 per cent £2m to £5m, 4 per cent £5m to £10m, and 3.4 per cent above £10m. The main reasons for this disparity in the performance of different markets are the tax changes that come into effect on investments in excess of £2m.

We predict that this is a trend that will continue for the remainder of 2014. If anything, it may become more pronounced as we approach the end of the year and get closer to the General Election in May 2015, which will bring with it the inevitable discussions around a proposed mansion tax.

While the outlook for price growth in PCL is generally positive, one thing that

may have an impact is the strengthening of the pound. Over the past year, the pound has strengthened by circa 8.4 per cent against the US dollar, which is making it more expensive not only for the US but for all countries with currencies pegged against the dollar (such as many in the Middle East) to buy in the UK. If this continues, we may see demand from certain regions wane somewhat.

Those looking to invest in PCL property should be aware that levels of competition are higher now than they have been for some time. The imbalance in supply and demand is now 24 per cent higher than 12 months ago. In other words, there are more people competing for a smaller number of properties.

This, therefore, means that it is more important than ever for purchasers to have everything in place in order to ensure they are able to transact quickly. This is particularly pertinent in the property market below £2m, which is incredibly competitive, and we have seen the majority of sensibly priced stock so far in 2014 achieve asking price or above.

Once a sale has been agreed, it is worth seriously considering putting an exclusivity period in place. In a market where gazumping is particularly prevalent, this will perhaps deter the vendor from considering any other bids and interest.

Preparing for the rate rise

Predictions for next spring ‘about right’, reports Duncan FarmerIt now seems highly likely that the Bank of England will raise interest rates next spring – a year from now – because wages

are rising at or slightly faster than inflation. One member of the Bank’s Monetary Policy Committee, which sets rates, came up with the April date in a television interview and Mark Carney, the Bank’s governor, agreed the date was ‘about right’.

The wholesale money markets, which are a good indicator of future interest rates, suggest that rates will not rise by much. In fact, the idea of rates returning to their most recent highs of five per cent is thought unlikely by all but the most pessimistic commentators.

The fact that wages are rising at two per cent means that most people in work will be able to afford an increase in their monthly mortgage payments, but over the next 12 months there is plenty borrowers can do to soften the blow of higher payments.

The fixed-rate mortgage market remains buoyant and competitive, and as our best buy tables show, there are plenty of loans available now to which borrowers could switch and, almost certainly in the short term, reduce their payments, and certainly in the long term avoid the worry of rising rates.

However, the fixed-rate mortgage market is confused with some lenders raising their rates even though swap rates, the rate at which borrowers lend to each other, are falling. This is particularly obvious in the five-year market. Ray Boulger, of broker John Charcol believes this is because increased demand from borrowers is putting stress on lenders’ admin departments, and their response has been to make some products less attractive – for now at least.

“Therefore the short-term message for anyone wanting a five-year fix is not to hang around – rates are only going one way in the short term - but it would not be wise to chase rates up very far,” says Boulger, who singles out Hinckley & Rugby Building Society’s five-year fixed rate loan with a rate of 3.55 per cent for loans of up to 80 per cent.

Making regular or one-off lump-sum payments off your existing loan is also a great way to reduce the burden of higher rates. Whatever can you pay off your outstanding loan now will leave lower balance on which higher rates could be applied next year. Making regular overpayments will also get you into the habit of meeting higher monthly repayments. Most lenders allow repayments up to a certain percentage of the loan without penalty.

Fixed rates are still cheap relative to where they were several years ago, but from here on there is only one way for pricing to go – and that’s up. Flood banks supportBanks have come in for almost incessant criticism over the past seven years, but now perhaps they deserve some plaudits.

After the floods, which left thousands of homeowners and businesses in dire need, many banks and building societies have been doing their bit to help. HSBC, Lloyds, Nationwide, RBS/NatWest and Santander have introduced a range of measures for clients affected by the flooding.

These include payment holidays on loans and mortgages, extensions to overdrafts or loans, and fast-track applications to help people pay for emergency repairs while they wait for insurers to meet their claims.

Borrowing more to climb on the ladderFirst-time buyers have been driving the mortgage market forward in the past year, according to the Council of Mortgage Lenders, but they have been borrowing more to get on the housing ladder.

Figures from the council show that they borrowed 3.3 times their annual salary on average in 2013 compared with 3.26 in 2012.

The number of loans made to first-time buyers was up by 23 per cent in 2013 compared with 2012, but on average these borrowers still needed to find a 20 per cent deposit. The total number of loans to first-time buyers reached 268,800, which was 44 per cent of all home loans advanced for house purchases in 2013, and was the highest proportion since the turn of the new millennium. However, the total amount of money borrowed by homeowners last year was still less than half of that seen at the peak of the housing boom in 2007.

SMALL FEARSA group of UK lenders is increasing rates on mortgages for borrowers with small deposits because of increasing funding costs and fears of rising interest rates.

Yorkshire Building Society Group and Aldermore have raised rates on 95 per cent loan-to-value mortgages, which it launched last November, undercutting most of the big lenders. Its rates have risen by 0.2 per cent, which follows an earlier rise of 0.1 per cent.

Global city warsLondon is currently the world’s top city for the ultra-wealthy, but New York is poised to take its crown by 2023, according to a new report.

Knight Frank’s Wealth Report, an annual analysis of wealth flows and property investment around the world, shows that by 2024 three of the top five most important cities for ultra-high-net-worth individuals (UHWNIs) will be in Asia.

New York will overtake London at the top, followed by Hong Kong in third place, Singapore fourth, and Shanghai replacing Geneva in fifth.

Over the last year, the global response to the financial crisis continued to boost property markets in many parts of the world. Liam Bailey, Knight Frank’s head of residential research, said: “History, location and their long-established wealth mean that London and New York’s positions look unassailable, at least for now. “Across London the forecast for lettings is optimistic, with a 2.5 per cent rise expected in 2014, growing to a price increase of 20.4 per cent by 2018,” said Louise.

“Interest from international tenants is rife across all price bands, with Western Europeans and North Americans in particular attracted to the area’s grandeur and charm.”

Our core market, largely driven by strong corporate demand for properties sub-£1000 per week, has tripled, pushing us further east into areas such as Victoria and Westminster – locations that are going through an exciting transition, reports Tom Smith (pictured), lettings partner for Knight Frank Belgravia.

We’ve managed to do this while maintaining market share locally. Our management business goes from strength to strength, largely due to our overseas investor landlords. We now have 48 per cent more managed properties currently occupied than in the same period last year.

Most pleasing, though, is the number of new deals completed. Adding to our team has resulted in a 35 per cent increase in new deals for the year, with some great trophy instructions such as Lygon Place and Chester

Square and a marked increase in viewing activity for houses at the top end of the market.

Special report by Harriet Sendall, Kaye & Carey lettings managerIn central London, larger properties of four or more bedrooms at weekly rents of more than £2500 have experienced longer voids and rents are down by as much as 10 per cent. Smaller properties

of one to three beds have seen rents flat and I expect this to remain the same in 2014. So with further rising capital values forecast, yields will shrink even further with prime central London yields the lowest.

Demand for renting over buying a property in London remains high and is likely to remain so throughout 2014. This is due to the lack of housing supply coupled with high demand from corporate tenants, international students and locals who cannot afford to buy.

A recent survey revealed that renting is more affordable for Londoners than buying a home in all but one of the London boroughs. In 23 out of 32 boroughs, renting is at least 10 per cent cheaper than buying due to the increase in house prices, particularly in central London. As a result, we expect rental demand to remain high this year.

The trend towards renting is also a lifestyle choice for many who prefer not to be tied to a long-term

mortgage as their career is suited to a more flexible type of accommodation. We are also seeing tenants taking longer tenancies or renewing tenancies as they seek more certainty in a competitive market. We expect this to continue as both tenants and landlords opt for greater stability.

We see potential for rental increases on the better-presented properties as earnings start to grow and the economy picks up in the coming months. The Office of National Statistics reports that in the last year, London’s population has increased by 104,000, further increasing rental demand and exacerbating the shortage of supply. We also anticipate that some overseas landlords – mindful of the capital gains tax changes set for April 2015 – might capitalise their investment and now sell.

Investment in London property by overseas investors remains very high, with overseas buyers accounting for over 70 per cent of our sales in the prime London postcodes.

Our overall view for 2014 is that the positive outlook for the economy will mean renewed confidence, especially in the City, leading to increased demand from tenants and possibly a modest rise in rents. The London rental market should continue its positive upward course.
