environmental issues - ‘Place Shaping’

Local Development Framework

• Core Strategy– Adopted on 24 February 2010 this is the principal document in

the LDF.  It contains the Council’s overall ambitions and priorities for the District and will be used to decide what the District should be like in 2026.

– 14,000 new homes with a target to complete a minimum of 10,100 homes by 2026.

• Site Allocations Document– The Site Allocations Document is in conformity with the Core

Strategy. It is used to identify site specific allocations and designation in Dover, Deal, Sandwich and the rural area that will be required to deliver the vision set out in the Core Strategy.

homes in rural areas• First call for sites in 2008 produced 80 sites• Further call in June 2010 increased to 120 sites

• Interim Consultation ends 23 Dec 2010• Consultation in November 2011• Adoption in December 2012

Considerations• Is the location suitable for development?• Will it expand or distort the village confines?• Could the village absorb the proposed homes?

– Schools, Roads, Services, Transport, Work, Leisure, Health

• Is there good access?• What would be the level of affordable housing?• What would the impact on the landscape be?• Would a lower number of homes be acceptable?• If no development took place, would the village

remain sustainable?
