WALLPAPER, espec-ially textured paper,can hide a mult-itude of sins.

While you maynot be able to live with it any more,removing it is a risky businessbecause once you do, the walls (andceilings) may need replastering.

Not generally a job for DIYers (ifyou fancy having a go, B&Q does aPatch Plastering & Introduction toSkimming class – see www.diy.com/youcandoit), replastering will giveyou a good finish, although you’llneed to fill and sand the walls oncethe plaster has dried (it usuallygoes pale pink when it has) to makethem as perfect as possible.

Employing a plasterer needn’t beexpensive, but it is quite a messyjob and even newly replasteredwalls can develop hairline cracks

within weeks, which you’ll need tofill, or cover with lining paper.

Lining paper comes in variousthicknesses, with the thickestdesigned for walls in the worst stateof repair.

It’s quite common to hang liningpaper horizontally, especially paste-the-wall ones, which are the easiestto use. With these, you simply applywallpaper paste to the wall with abrush or roller and then hang the

paper. You don’t have to wait for thepaste to soak in to the paper andyou don’t have to grapple withsoggy lengths of paper.

Lining paper can be used to makeless-than-perfect walls look better ifyou don’t want to have themreplastered, but lumps and bumpswill be noticeable if light fallsacross them – lamps are one of theworst offenders.

Got a wall that’s spongy andmoves slightly when you press it?The plaster is blown, meaning it’sno longer adhered properly.

The blown area will ideally needto be replastered, although you maybe able to just use lining paper tokeep the plaster in place, as long asyou don’t put any weight on it, suchas tiles or shelves.

If you don’t mind the fact thatyour walls have seen better days,great. This look often suits periodproperties, especially cottages, andshabby-chic homes.

The best way to enhance unevenwalls is to use a chalky or flat-mattemulsion.

Paint with any kind of sheen,such as silk emulsion, willemphasise the flaws, so avoid at allcosts.

IN ASCRAPE:Removingold paperfrom interiorwalls

TO REMOVE polystyrene ceiling tiles, make sure youhave a stepladder tall enough to enable you to reach theceiling without overstretching, as this is dangerous.

The ladder should be on a flat, stable surface and yourfloor covering should be protected from falling debris,unless you’re planning to replace it.

You’ll need a wallpaper-stripping knife to remove thepolystyrene tiles, but be careful not to damage the ceilingunderneath, especially if the knife’s blade is sharp, becauseplaster can be soft and prone to gouges.

Once you’ve removed the tiles, you’re left with theproblem of the adhesive they were fixed with - use ahot-air gun to soften it before scraping it off. Tryscrubbing off any remaining adhesive with an abrasivesponge dipped in solvent thinner.

Be careful when using the hot air gun, as, again, youdon’t want to damage the ceiling - or yourself. Play safeby wearing protective gloves and goggles, and rememberto ventilate the room.

It’s also a good idea to wear a shower cap to protectyour hair from the debris. If you’re struggling to removethe adhesive or the ceiling’s damaged, you’ll need to skimit or get a plasterer to do it.

Some 35% voted for thepopular flower, followed bydaffodils and lilies at 16% andsnowdrops at 10%.

Leading gardening writerand broadcaster Matt Biggs,who counts Rosa ’WilliamLobb’ among his favourites,says: “Despite its traditionalappeal, this quintessentialEnglish garden flower iscurrently proving its worth incontemporary designs and iscertain to remain ourfavourite for years to come.

“Climbers, ramblers,groundcover or hedging -there is a fabulous rose forevery site.”

While they may not alwaysbe the easiest plants and

growers still endeavour toperfect disease-resistantvarieties which will fight offblack spot and mildew, thereare so many varieties nowthat you don’t have to confinethem to dedicated beds butcan grow them effectively inborders, alongside shrubswith attractive leaves, uptrellises and in pots.

While historically roseshave liked rich, slightly acidsoil with a generous additionof organic matter plus regularfeeds, some, such as Gallica,Alba and Rugosa roses, aretough and tolerant of poor,dry soils.

Nearly all roses need aminimum of four hours’direct sunshine a day duringthe growing season to do welland they prefer firm soil in anopen situation with plenty ofair circulation, but not in anexcessively windy spot.

While the Chelsea Flower Show will bethe hub of horticultural excellence for justone week, one designer aims to inspiregardeners to create year-round interest

VISITORS to thisyear’s RHSChelsea FlowerShow will nodoubt see spring

flowers in bloom long aftertheir natural floweringperiod, while late summerperennials and otherflowering plants will bebrought forward in artificialconditions to ensure they areflowering for the event.

But Arne Maynard, gardendesigner of the Laurent-Perrier Bicentenary Gardenat this year’s show, says hisaim is to create a usable‘gardeners’ garden’ thatworks through all seasons.

It’s his second garden forChelsea – the first won Bestin Show in 2000 incollaboration with PietOudolf – and Maynardcomments: “The garden isdesigned to be aninspirational yet achievablerealisation of enduringelegance – something thatcan be grown and enjoyed ina real situation. It will bearfruit and provide flowersthroughout the year, witheach element having its timeto shine.”

Low-level topiary andpleached copper beech treesprovide structure andbeautiful colour all yearround, as the copper beechleaves turn a stunning goldencolour over winter.

Topiary box act as

’sentinels’ or markers in thegarden, drawing the eye toparticular points of interest,while a specimen pear treecreates grandeur and willbear fruit in autumn.

Rich, deep burgundy, softpinks and pale lilacs make upthe colour scheme and plantswhich add a romantic veilduring the summer monthsinclude roses, poppies(Papaver somniferum’Double Black’ and P. ’DoubleLilac’ are particular gems),as well as salvias, geraniumsand dianthus.

“Creating a garden withyear-round interest, for mostgardeners, is a gradualprocess,” he says.

“It takes time to gatherplants that work well in thedifferent aspects of a gardenand to work out successfulplant combinations.

“There are no rulesgoverning how you createyear-round effect, but thereare a few things you can doto ensure your garden isconstantly evolving.”

He offers the following tipsto create a garden withyear-round interest.● Understand your garden.Look at its aspect, soil typeand consider the effect youare hoping to create. Yourchoice, whether it be a neat,clipped look, or a billowy,natural feel, will affect yourchoice of plants.● Visit a local nursery or

garden centre every monthfor ideas. Look for coloursthat will suit a particulararea of your garden andinclude flowers and foliage.Look for unusual texturesand differing heights. Checkthe labels to see what heightand breadth the plant islikely to reach in maturity asthis will determine whereyou place it in the bed.● Look for plants that seemto thrive in neighbours’gardens and for those thatappear naturalised inhedgerows or fields. Theseare the building blocks foryour planting scheme andare sure to do well in yoursoil.● Don’t be afraid of trees.Even in small gardens, awell-placed tree can seteverything else off. “I thinkall gardens should have atleast one fruit tree, whichcan be trained or pruned tokeep the shape neat,”Maynard says. He loves usingtopiary in his designs andstresses that a well-chosentree can add either acontemporary feel or bring atouch of tradition to agarden.● Try to keep your plantingscheme tight. HOUSE sellers in Liverpool arebucking the nationwide trend bydiscounting their asking prices,according to a study .

Despite would-be vendors acrossEngland less likely to have droppedtheir asking prices than they werethree months ago, sellers inLiverpool are knocking 9.2%(£14,031) off their original prices onaverage.

Around 34% of propertiescurrently for sale have beenreduced in price since they wereput on the market, down from 37%when a previous study was carriedout in February.

The typical sum knocked off theoriginal asking price has also fallenby more than £500 over the sameperiod, taking average reductions to£19,012 or 7.5%.

But people selling houses inLiverpool have gone further, withthe average discount being 9.2%, or£14,031, of their original prices.

The biggest percentage discountsare being offered by sellers inNewcastle, according to the surveyby property website Zoopla, withaverage reductions of 11.1%, or£22,151.

Rotherham was found to have thehighest proportion of discountedproperties for sale, with 43.9% ofsellers having cut their askingprices at least once. The averagediscount there is 8.6% (£12,898).

Most sellers are holding firmdespite the recent withdrawal of astamp duty concession for first-timebuyers and stamp duty hikes at thetop end of the market, which bothprompted concerns that sellerswould be forced to slash theirprices.

Nicholas Leeming, businessdevelopment director forZoopla.co.uk, said: “The changes tothe stamp duty rules significantlyincreased the cost of buying formany and there were concerns this

would quash demand and forcesellers to make bigger cuts in theirasking prices.

“However, it appears demand hasremained strong enough for

average discounts to actually fall.”Lenders and estate agents

reported a rush from first-timebuyers to complete deals before thedeadline for the stamp duty

concession on properties worthunder £250,000, which ended inMarch. They raised concerns thatthis would cause a bunching up ofsales, followed by a dip.

A 7% stamp duty rate on homesworth more than £2 million wasrecently imposed in the Budget,which also caused fears that thiswould bring further disruption toan already fragile market.

The smallest asking-pricereductions in percentage terms arein Reading, at 5.9% (£19,181).

Meanwhile, Blackpool has thelowest proportion of asking-pricereductions at just 26.1%, withaverage discounts at 7.3% (£9,736).

Despite the smaller discountsbeing offered by sellers,transactions are expected to remainlow this year generally as themarket remains tough andfragmented. The figures werecalculated from properties listed forsale on Zoopla.co.uk.

THE news that 95%mortgages are back meanshome buyers need a muchsmaller deposit than some ofthe hefty sums previously
