A lot of you will be leaving for summer residences or extended vacations to visit family or simply to travel to

a bucket list destination and escape the warm temperatures we experience in

this part of the country. So, I wanted to provide a few helpful tips for while you are gone that may be beneficial to you.

First and foremost is security. If you plan to leave for an extended period of time, I suggest you make arrangements that may help to protect your property. A few of the things you can do are to make sure your lot is lit after dark especially if you back up to the golf course or a perimeter wall. A helpful neighbor or timers work well for this. A lighted lot indicates someone may be there. Ask someone to check your property regularly to keep periodicals from piling up on your driveway and walk around your lot to ensure there are no major irrigations leaks as this can add up and cost you money in water or dead plants upon returning home. Putting down a pre-emergent will help to deter the growth of weeds on your lot that will also cause it to look like no one is there or maintaining the lot. Of course, hiring someone to maintain the lot while you are away is a good option too. Asking a trusted friend to check your home regularly is also a good idea just to be sure that everything is okay. They can check

to make sure that everything is as it should be and give you the peace of mind necessary to enjoy your time away even more.

Additionally, late fees have been incurred recently by some residents for overdue payment of assessments because the post office has stopped forwarding bulk mail (about 10 months ago) and some residents did not realize this. Since they did not inform the HOA office or FirstService Residential of a temporary address where they wanted their mail to be sent and in some cases outstayed the time limit of how long the post office will forward mail upon request, they did not receive their reminder courtesy statement.

If you plan to leave for a while and want to receive HOA related mail including your invoice/statement for assessments, it is imperative that you contact the HOA or the management company offices at (480) 551-4300 and formally notify them of your address change. If you do this online, take a screen shot for backup. If you do this by phone, you should also document the change and keep a record of who you spoke with, the date notified and any other information you feel may pertain. You cannot count on the post office to forward your mail and payment is due on the due date whether you receive an invoice or not. Not receiving an invoice typically will not cause relief from charges due to late payment or not paying at all, once incurred.

It is my intent to do everything I can to help you avoid any potential problems of any kind while you are gone. Even when you are away, this is home and you are valued residents that we cannot wait to see again. Happy travels and we’ll see you soon.

Jim Williams deserves a standing ovation for his dedication and countless hours of service to our community for the past 3+ years as Board President and his service on numerous committees. Corte Bella enjoys many value added benefits and initiatives because of his leadership, determination and vision, which will be carried forward.

Having served as Director, Assistant Treasurer and Treasurer since 2014, I have a much greater understanding of community issues, the pulse of the community regarding strategic needs and the cost of related services. Well prepared to meet any challenge as your President and the time commitment required, I look forward to working with our General Manager, Mike Arrington, other Board members, volunteer served committees and the entire Corte Bella community to forward our goals. Critical thinking, teamwork and brainstorming by all are crucial.

Thank you for the confidence and trust you have placed in all of us. We will do everything possible to assure that it is well placed. Enjoy the summer and if you are leaving us until the fall, travel safe. Our next Board meeting will be held on May 25th at 6:00 pm. I want to personally encourage you to attend. Your input is important, needed, welcomed and vital to our continued success.

You have all heard me say often and repeatedly that the Corte Bella staff represents the “best of the best” in their respective fields. As further evidenced, it is my great pleasure to announce that Jodell Dodge, Corte Bella Spa and Fitness Manager, was recently awarded the FirstService Arizona, Inc. “Leadership Award.” This award represents recognition of those who excel in leadership among employees serving over 260 communities in Arizona.

To those of you who are familiar with Jodell, this is not a surprise. Her tireless efforts to improve facilities and serve our residents has been invaluable to the Corte Bella Spa and Fitness Center operations. The positive effect that she has had on the facility

usage and bottom line has also been impressive. Last but not least, she has led her peers by setting an amazing example of commitment to them, her position and the community. I am proud to be a teammate. Please take the opportunity to congratulate her on this accomplishment and the dedication she continues to show to our Corte Bella community.

Summer is on its way and that means celebrations galore! Whether it’s Memorial Day, Fourth of July, or family and friends stopping by, this poached pear salad is a crowd pleaser.

Summer Celebrations

Executive Chef Dan Haywood, Anacapa Restaurant

2 cups sugar2 cups red wine4 cups water½ tsp ground cinnamon 1 star anise2 pinches allspice

1 orange, halved4 small pears

Small non-reactive 3 quart sauce panSmall piece parchment paper

1 pt fresh raspberries¼ cup raspberry vinegar (or red wine vinegar)¼ cup balsamic vinegar1 tsp fresh thyme, chopped½ tsp garlic2 Tbsp brown sugar1 ½ cups salad oilSalt and pepper to taste

• In a blender or with a blender stick, combine all ingredients except oil.

• Blend until smooth. Turn blender on low speed and then remove lid.

• Add oil in a thin stream until fully incorporated. Add salt and pepper to taste.

• Strain through fine mesh sieve to remove seeds. Refrigerate. Can be made up to 3 days ahead.

2 cups water2 cups sugar1 oz. honey3 cups whole pecans1 tsp chili powder½ cup sugar1/2 tsp salt

1. Combine salt, chili powder, and 1 cup sugar in a medium bowl.

2. In a saucepan, combine 4 cups sugar, water and honey. 3. Bring to a simmer and add pecans. Cook for 2 minutes. 4. Strain pecans and shake dry. 5. Using a strainer, dip the pecans in a 350 degree fryer

and cook for 3-4 minutes or until they start to get slightly golden, but just a shade.

6. Remove from oil and shake off excess. Add to bowl with seasonings.

7. Toss to coat well. Lay out on a sheet pan to cool. Once cool they should be very crisp. Seal in an airtight container and store up to 2 weeks

• Add all ingredients into sauce pan.• Peel pears, placing them into the poaching liquid whole. • Place parchment on top of water and place small plate that

fits in the pot on top to weigh down the pears so they are submerged completely

• On low heat, bring the poaching liquid to a simmer slowly. • Let simmer slowly for 20 minutes. • Remove weight and take a pear out of the liquid. Using a

small knife, pierce the pear to the core. If it is tender all the way through, they are done.

• If there is still a lot of firmness, continue poaching until tender, another 10-15 minutes.

• Remove from heat and let stand for 15-20 minutes. Refrigerate pears in their liquid over night.

• Remove pears from liquid and cut in halves. Using a knife or melon baller, remove core.

• Slice into fans and set in refrigerator for use on the salad.

Results of OperationsFor the three month period ending March 31, 2016 we realized a net operating surplus of $32,300. This was $22,600 favorable compared to a budgeted surplus of $9,700. Following is a brief discussion of departmental results and significant variances compared to budget:

Assessments (including paint & granite income) – $643,500 revenue, met budget

Administration – $147,400 deficit, $25,300 favorable – Favorable: Collection cost reimbursements, late fee income, depreciation and unspent contingency. Unfavorable: Bad debt due to a change in our process to determine estimated expense.

Facilities – $283,400 total expense, $2,100 favorable – Favorable: Gas associated with warm temperatures, building maintenance/repair and carpet cleaning. Unfavorable: Janitorial supplies and water and sewer related to high temperatures and lack of rain. Salary and wage for overtime to support higher than expected level of activity.

Guardhouse – $39,000 total expense, $4,500 favorable – Favorable: Gate repairs.

HOA Events – $5,500 surplus, $4,600 favorable – Favorable: Ticket sales (concerts) and food/beverage expense. Unfavorable: Entertainment expense due to additional concerts.

Landscape – $178,100 total expense, $33,100 unfavorable – Unfavorable: Granite replacement was $38,000 unfavorable due to a Board decision to move forward replacing granite in an adjacent area originally scheduled for 2017. This remedied a problem area and was also was more cost effective to accomplish at one time.

Restaurant – $58,000 surplus, $11,800 favorable – Favorable: Anacapa food, wine and liquor related to strong volume. Banquet

food and front-of-house salary and wages were also favorable. Unfavorable: HOA Event revenue, promotional discounts, room rentals, kitchen salary and wages (volume related) and employee benefits.

Spa – $10,400 surplus, $2,800 favorable – Favorable: Contracted costs related to lower than expected massage and esthetician services. Unfavorable: Massage and esthetician revenue.

Capital Projects – $12,700 surplus, $7,500 unfavorable. No projects were budgeted or executed in the first quarter of 2016. Unfavorable: Reserve fund fees associated with the re-sale of homes by residents.

SummaryThree month 2016 financial operating results were very positive, with a favorable operating variance of $22,600. The negative cost impact of moving up some granite replacement work into 2016 was more than offset by favorable results in all departments except Landscaping.

Reserves grew by $39,900 due to budget timing for street asphalt repairs and pool furniture. Strength equipment was added to the Fitness Center at a cost of $37,500. The Capital Project Fund balance also grew by $12,700 as we added transfer fees from home re-sales to fund the account, while not executing any projects in the period.

Our cash position is sufficient to meet our operating needs. From an investment standpoint, we continue to maintain our conservative investment strategy to minimize risk and ensure liquidity, while seeking yield improvement opportunities. In January, to generate higher interest income, a second preferred stock ETF (PGX) was purchased, funds were added to PFF and a 3 year standard CD yielding 1.50% was also purchased. In addition, a $100,000 structured S&P linked CD with a seven year maturity was acquired.

More than eighty children between the ages of 0 to 9 years gathered with their parents, grandparents and other relatives to enjoy a Corte Bella spring tradition – an Easter Egg hunt on Easter Sunday! The Easter bunny’s helpers here in Corte Bella prepared some 700 eggs for the hunt; each one filled with a sweet surprise. In addition, after the egg hunt

every child selected a specially prepared Easter basket prize or something from the many different toys displayed on the prize tables.

Many thanks to the Corte Bella Event volunteers who stuffed eggs, prepared the three separate egg hunt areas and helped with the prizes. A special thank you to Ray and Muriel Valle (left). They have chaired this event over the past three years and we

greatly appreciate their dedicated service to the Easter bunny and to the children who have enjoyed this event throughout the years.

When you mix great weather, a wonderful group of volunteers and a fun holiday venue, it’s sure to be a success. Thanks for being the Easter bunny’s representative in Corte Bella time and time again, Ray and Muriel, the Easter bunny is very pleased.

COMMUNITY

Corte Bella Adventurers will soon be entering our summer hiatus. Rich and Jan Lowe were gracious enough to host our second annual end of season social. Rich’s hamburgers and all the potluck dishes were very tasty. It was such a great way to say goodbye to our seasonal friends as we already look forward to their return in the fall.

Although we still have our spring kayak event, most hiking and cycling events will slow through the summer heat. For us year round residents, the hiking we do will be up north in the Sedona Red Rock region or further north in the Flagstaff area. These areas offer an escape from the heat, provide spectacular beauty, and draw visitors from all parts of the globe. There are hikes which take us through pine forests, Aspen groves, or canyons of diverse geology with memorable beauty.

If you would like to see places the Pink Jeep tours can’t get you to, join us for next season. There is just something universal with

hikers; they are a friendly bunch, will welcome you, and most of all, just have that love for being outside and taking in what nature offers.

1956 Chevy Bel AirCorte Bella remains a thriving active adult community with clubs and interest groups of every stripe and persuasion. And this month we are happy to announce the inception of yet another club – the Corte Bella Car Club. As a generation, we grew up admiring the distinctively graceful lines of the automobiles that the Big 5 automakers put out in the 1950s and 1960s. We were enraptured with the sound and speed of the hot rods and street racing machines like the Shelby Cobra, the Jaguar XKE, and the Chevy Corvette, that were coming onto the automotive scene at that time.

As the 1970s approached we were treated to a steady diet of muscle cars that any of us would have been proud to own. Some of us probably did own one or two of them over our lifetimes. Who can forget the Chevy Camaros, the Dodge Chargers, and the GTOs of that bygone era? And who can forget the music that personified that culture-- The Beach Boys (409), Jan and Dean (Dead Man’s Curve), The Rip Chords (Hey Little Cobra), and Ronnie and the Daytonas (Little GTO).

Most of us are now a little older and a little wiser, but we still have that love affair with the great American automobile. Classic Car Clubs have sprung up across the length and breadth of America. And now we have our very own in Corte Bella!

The Corte Bella Car Club hopes to provide a venue for car enthusiasts to get together to admire these machines, take them out for a spin under the beautiful Arizona skies, swap stories about them, and just enjoy one another’s company. You don’t have to own a classic to join. Membership is, however, limited to Corte Bella residents.

On April 2nd and 3rd, Luke Air Force Base proudly presented to the Arizona Community the “75 Years of Airpower” airshow. One hundred residents and guests from Corte Bella enjoyed the show with exciting aerial acts, an array of static displays from both the past and present, and a chance to interact with the Airmen at Luke who carry out the mission of “Training the World’s Greatest F-35 and F-16 Pilots.”

The Corte Bella Vets organized the trip and arranged a “Corporate Chalet” (big tent) for the group. A light breakfast, a Mediterranean themed lunch which seemed “never ending,” and afternoon snacks were included in the $75 per person ticket price. Soft drinks, tea, lemonade, and water were included. We also had a cash bar for anyone who wanted a Bloody Mary, a mixed drink, beer, or wine. By renting the Chalet, those who chose to drive their own cars got special reserved

parking passes that eliminated the long lines to get into the show. Others chose to “leave the driving to us” and rode a 58 passenger bus rented for the occasion.

The show was a huge success and everyone enjoyed talking to the Airmen and members of the Commemorative Air Force (based

in Mesa) who provided the aircraft from the past including Chinese A-6’s (painted for the Tora, Tora, Tora show), B-17s, P-40, A-26, and many others. The Thunderbirds put on an exciting display of aerial acrobatics and teamwork.

The more modern aircraft included the F-16, F-35, and A-10 fighters, the B-1 bomber, and C-130, C-141, and C-5A cargo planes. The Air Force and Navy active duty and National Guard/Reserve units were represented along with the Civil Air Patrol.

Although none of us qualified, there were plenty of kid’s games/activities and military recruiters from all services ready to answer questions and sign up potential volunteers.

Corte Bella is a very active community, with a relatively healthy property turnover rate. People who have been here for a while decide to leave for whatever reason and new folks move in. It is the normal ebb and flow of a vibrant community.

When Corte Bella was built, Pulte held many “all hands” functions in the parking lots of the “Village Square” area, (aka the Fitness Center and the Anacapa restaurant). So it was very easy for everyone to get to know his or her neighbors and to interact socially with one another.

As the community grew it became a bit more difficult to keep track of people and where they lived. You can appreciate that fact if you’ve ever tried to find someone’s home in Corte Bella without excellent, explicit written directions it can be challenging. Let’s face it, Pulte created a maze of streets and roads that would have confounded Theseus even with the help of Ariadne’s skein of thread. Pulte then further compounded the problem by using the same name for multiple roads. Very clever! Fortunately, the Corte Bella website is here to help you navigate the Corte Bella maze.

The website has an interactive web page called the Resident Directory. It is located on a drop down menu under the Stay Connected major menu tab.

This webpage has many useful features. It provides a non-case-sensitive search tool for looking up names and addresses, it provides e-mail addresses and telephone numbers for residents who choose to make that information public, and it provides a

Bits ‘n’ Bytes – The Resident Directory map to help you find your way to that party at so-and-so’s house that you’ve never been to before. Let’s take these features one at a time.

Directory Search: This is the primary function of the directory. You simply type in a name, (first or last, capitalization not required), or just a string of letters if you’re not sure of the spelling of a name. Then click on the Search button and the program will display all entries with that string of letters. All addresses are in the public domain on the restricted portion of the website. They will automatically appear on the entry for each resident.

Contact Information: Telephone numbers and e-mail addresses are included ONLY for users who choose to make them public, (again, on the restricted portion of the website, meaning you need a user account and a password to view this information). You can make this choice in your Profile.

Map & Directions Function: We have recently added a new feature to the Resident Directory. It works very much like MapQuest or Google Earth/Google Maps, but without having to input any information. All you need to do is position the computer cursor over the address in an entry and left-click. This will bring up a small scalable map with the address clearly marked on it.

Position the computer cursor over the location pin to bring up a window that includes a link for Directions. Click on this link to find directions to the desired address. It’s really that easy.

Monday night on April 11th was a perfect, cool spring evening for about 100 guests to gather for an annual event in Corte Bella – the Volunteer Recognition Night.

This year’s theme “Pick of the Crop – Corte Bella Volunteers” was carried out not only in the Santa Barbara room but all through the buffet line featuring fresh produce direct from Arizona farms in Yuma and surrounding areas. Blue ribbons, colorful bandanas, hay bales, mason jars with spring flowers and berry baskets with fruit on the centerpieces set the mood at each table. An original poem by Corte Bella resident Jerry Tinsley placed on the

tables also provided a special thank you to each invited guest. The dress code for the evening was “country – farmer best” and almost everyone showed up wearing jeans, western shirts, boots, bandanas and fancy hats.

Chef Day Haywood and his Anacapa staff outdid themselves with an amazing buffet dinner of fresh salads, grilled Arizona beef strip loin, grilled chicken breast, grilled stuffed Portobello mushrooms and a baked potato bar with all the fixings! The raspberry and peach crisp for dessert was served with ice cream.

Comments overheard seemed to all say the same thing, “Amazing buffet! Best food ever!”

Phenomenal décor and recognition

HOA Board President, Michael McVeigh, thanked the volunteers for their service to our community and HOA General Manager, Mike Arrington, recognized the various committees and groups working for Corte Bella. Mike presented a review of accomplishments and achievements for those volunteer groups over the past year before giving his heartfelt appreciation to all the many residents who have worked to make Corte Bella a wonderful place to live.

Thank you to the HOA Board of Directors for funding this memorable event.

When my oldest brother’s wife passed away in 2008 his life was turned upside down. Over the next few years he physically and emotionally deteriorated. In the spring of 2014 he accepted much needed help by moving into a regular apartment where he has 24/7 assisted living provided by an agency. My biggest challenge still remains that Bruce lives in Staten Island, NY.

When I visit Bruce I stay at a Hilton. Over the years I’ve gotten to know some of the staff there and they’ve gotten to know me. One of my favorites is a server who works the breakfast shift. Mary Anne is the sweetest and most accommodating server I’ve ever known. And she remembers that I start my day with a special blend of coffee and Espresso. Over the years we’ve talked in generalities, until recently she shared with me that she has three grown sons one of whom has muscular dystrophy and lives in a special home. She also said that in addition to her Hilton job she’s a hair stylist at a salon. She added that if there is anything she could do for my brother just give her a call. With that she handed me her personal cell number.

Due to my brother’s ever changing health not to mention the winter weather in NY, his life must be planned out. A hair stylist comes to his home. Finding her was a challenge and so far we’ve been lucky scheduling. Until prior to Easter when I called and was told she was on vacation. Here was Bruce with plans to be driven into the city for a special event yet had waited too long to get spiffed up. A hairy predicament. Where would I find another hair stylist willing to come to an unknown home, work on a person with health issues, and on such short notice? Then it hit

me. Call “Espresso Angel Mary Anne!” This “capped crusader” came to our rescue arriving the next day with cutting shears and a beard trimmer to transform Bruce into one handsome dude. Luck and so much more was on our side all thanks to a very special person—Mary Anne.

For over ten years Vets for Vets (AZ) has helped veterans in need by providing good quality furniture. Their mission is to provide assistance to formerly homeless veterans who are trying to re-enter society. During their 10 year span they have assisted over 1,200 families. This year alone they have assisted 78 families and the number continues to grow.

Tennis is a competitive sport which is divided into skill levels for fair play. The United States Tennis Association adopted the National Tennis Rating System in the early 1980s which divided players into 10 categories from 1.0 (first time beginners) to 10.0 (Wimbledon and other Grand Slam Tournament Champions). The result of these ratings is that most avid tennis players fall into the middle categories of 3.0, 3.5 and 4.0 skill levels. Players from 4.5 to 5.5 are top-skilled amateurs; 6.0 and above players are professionals. Tennis players may self-rate themselves, but the ratings are then adjusted by computer when results of USTA competitive matches are reported.

The West Valley Senior Women’s Tennis League sponsors competition at the 3.0, 3.5 and 4.0 levels. Corte Bella has had teams in each league for eight or nine years. Teams often wear matching outfits and dream up team names. Matches with other West Valley retirement communities are quite competitive though friendly.

The Corte Bella Las Raquettes 3.0 team had a rebuilding year during the 2015-2016 season. After winning the league championship in 2014 and 2015, several players were promoted to the 3.5 team-- where they continued their winning ways! It was also a year for injuries and rehab for 3.0 players, but they look forward to returning to a championship level in the fall. Players interested in joining the 3.0 tennis team in October should contact Mary Jane Schneider at [email protected].

CONGRATuLATIONS to the 3.5 ladies team, the Corte Bellas, captained by Linda Sivikoff and Robin Culley, for finishing as league co-winners with Trilogy, both compiling 20 - 10 records. After many years of valiant effort, this is the first league championship for the Corte Bellas. Many matches ended with third set victories, making endurance in the Arizona sun a key factor. The Corte Bellas also played a post-season round robin where they compiled a 10 - 5 record. Congratulations to these winning ladies.

Corte Bella 4.0 (and above) players have formed a combined team with neighboring Trilogy for the past few years and once again finished near the top of league standings in third place. They were often cited for their sportsmanship on the court and cheering from the sidelines. This league features long points and tough sets from very competitive players. Lene Harrier co-captained the team with Kathy Pezold from Trilogy. Corte Bella players in addition to Lene are Ann Paulson, Diane Baumgartner and Mary Nasca.

• Through the spring we continued our monthly clinics for new and novice players; they have been a great way to introduce folks to the game and provide a chance to meet people. We’ll start up again in the fall.

• An experienced instructor gave a clinic at our courts for advanced players.

• We held a tournament especially for our novice players so they could get a feel for the process.

Some of our club members take off for the summer months, but a lot of folks are still around. Starting in June we will coordinate with other communities in the area and get together to play either on our courts or at other venues.

Effective May 1, club member play time is now Monday - Saturday mornings from 7:00 - 10:00 a.m. There is also a good size crowd on Sunday mornings, and in the evenings - it is very comfortable once the sun goes down.
