Happy Holidays to each of you! Many of you have recently returned from your summer

hiatus, or have been vacationing, or visiting with friends and family. Quite a bit has transpired at Corte Bella and I thought it worthwhile to update you.

Summer (June to August):We approved the 2014 formal audit and the 2016 Budget

Guidance.

A second opinion streets evaluation was completed and a “town hall” was held to present study results, along with a proposed alternative pavement management approach. An additional Q&A was held and the “new” approach remains under study.

Fall (September to November):The 2016 Budget presented to the community was approved. There was no increase of operations or reserve assessments (we all like when that happens!).

A contract to complete remaining recommendations from the 2015 Traffic Engineering Study was approved (included crosswalks, sidewalk connector and traffic signs).

A dog park proposal was again (fifth time in the last two years) reviewed and discussed. The Board, after acknowledging wide and consistent resident and HOA concerns, and the lack of adequate space, unanimously agreed to “Prohibit a dog park in any form on Corte Bella property.” Several residents are now working with nearby communities on a proposal for future outside development consideration.

The Anacapa, Social Building and Breezeway shade and roof enhancement concept proposals were approved to better utilize, improve revenue and increase community usage. A bid package is in work by the GM and B&GC.

The contract for the next phase of granite installation will start next year. This phase includes Common Area #7 (next to Nogales, Junipero, and Gaviota Drives; and Caleta Ct.).

Recent or In-progress:The Long Term Planning Committee (LTPC) has picked up where SCP left off and continues their effort to plan the community’s future by building on our vision, mission and previously defined goals and objectives.

The Anacapa wedding fountain and pool furniture (lounges) will be replaced in 2016. Bid packages should be released in December and procurement contracts in January 2016.

EPCOR filing of their wastewater consolidation proposal has been delayed until April/May. Our Government Affairs Committee (GAC) is pursuing wastewater/water rate and street light concerns, is working with RUCO, ACC and other communities, and will keep Corte Bella updated on status.

ARC will update the plant list in December (includes removing Sissoo tree) and revise the Design Guidelines in early 2016.

Anacapa is performing well: Six consecutive months of excellent reports from the Mystery Diner program, sustained diner satisfaction, and continued increase in the number of diners means success for this key community amenity.

The community Website Administrator (Dave Wright) is continuing a several month long project to reorganize HOA records – this as part of an effort by the Board to develop a Corporate Records Policy.

These are some of the more significant items. There is a lot more activity that goes on then we can cover here; all of these actions taken together spell Community Progress. More detail on any item is available on the community web, or can be requested from the HOA.

Tantalizing Your Tastebuds for the Holidays

with White Wine Nage

Poached Bass with Cucumber, Tomato and Basil

with White Wine Nage

For Nage:2 cups dry white wine1 cup water ¼ cup chopped carrots¼ cup chopped white onions¼ cup chopped shallots¼ cup chopped celery with leaves2 cloves crushed garlic2 Tbsp lemon juice2 whole cloves1 bay leaf1 sprig parsley1 tsp Kosher saltPinch of white pepper

Tomato Salad Preparation3 medium ripe tomatoes¼ cup Extra virgin olive oil½ cup basil leaves, julienned2 Tbsp lemon juice1 garlic clove, minced

Fish Preparation1 large cucumber, peeled, seeded, julienned4 4oz -5oz. portions Sea Bass 2” thick (salmon or any bass can be substituted)

Method• Bring all ingredients for the stock, except salt and pepper, to a simmer in a

large sauce pan. • Cover and continue to simmer for 15 minutes. Strain through a fine sieve.

Reserve.• Boil a medium pot of water, cut an x in the bottom of each tomato shallow

enough to just pierce the skin. Remove the core. Submerge the tomatoes in the boiling water for 15-20 seconds. Transfer with tongs to a bowl of ice and chill quickly. Remove from ice when cooled and peel off skin. Cut in quarters and trim out seeds. Julienne the tomatoes and set in medium bowl. Add olive oil, basil leaves, lemon juice, and garlic. Set aside and refrigerate.

• Place half the cucumber in a large skillet and lay the fish portions on top. Cover with remaining cucumber. Add stock to skillet and cover. Bring to a simmer and cook for 8-10 minutes until the fish is cooked through.

• Gently remove the fish from the skillet and divide between four dinner bowls. Top with cucumber and Tomato Salad. Add a small amount of Nage over the top and serve immediately.

Results of OperationsFor the nine month period ending September 30, 2015, excluding reserve contributions, we realized a net operating surplus of $63,200. This was $132,700 favorable compared to the budgeted deficit of $69,400. The September financials were approved by the Finance Committee on October 22nd and were presented to the Board at the November 23rd meeting. Following is a brief discussion of departmental results and significant variances compared to budget:

Administration – $ 1,419,300 net surplus, $31,200 favorable – Favorable: Salary and wage and related employment costs were lower due to delays in filling a new position and a vacancy in the HOA office. Collection cost reimbursements for delinquent accounts were aggressively pursued and were partially offset by higher legal expense. Printing and postage costs were also lower than budget. Unfavorable: Higher than budget costs were experienced for computer support, office and meeting expense, and equipment rental.

Facilities – $896,800 total expense, $16,200 favorable – Favorable: Water and sewer costs were $33,000 below budget due partially to ample rain, but primarily to improved water management efforts. Employee benefit costs were lower than expected and Trane HVAC costs were also under budget. Unfavorable: Gas,

telephone, fountain decalcification timing, equipment and sign maintenance cost for the new CB signage.

Guardhouse – $129,000 total expense, $9,400 favorable – Favorable: Gate repairs and administrative costs for forms and supplies were significantly lower than budget.

HOA Events – $2,500 surplus, $3,800 favorable – Favorable: Food and beverage expenses were significantly reduced, partially due to a reduction in ticket sales. Additional equipment or other items to enhance resident events were budgeted but not spent. Unfavorable: Decoration expenses exceeded budget.

Landscape – $282,900 total expense, met budget – Favorable: Irrigation repair and plant replacement (budget timing) were lower than budget. Unfavorable: The tree pruning program was expanded beyond budget levels.

Restaurant – $23,600 surplus, $28,500 favorable – Favorable: Food, liquor and wine revenues, as well as room rentals in the social hall were significantly better due to volume. Unfavorable: Unbudgeted promotional discounts associated with the half price happy hour appetizers in Q1 and discount pricing for residents were major cost factors. Salary and wage and related expenses for both the front of house and kitchen were higher primarily to support the increased level of activity but also due to difficulty in adjusting to seasonal activity.

Financial Summary – Nine Months Ended September 30, 2015

Diane and I have heard comments from a number of residents about the additional stop signs at the front and rear gates. They do not understand why the signs were installed and want to know what, if any, benefit the signs provide. The signs were installed as part of the HOA’s efforts to reduce vehicle tailgating.

So what is tailgating? Tailgating occurs when the second vehicle in line comes through the gate on the first vehicles’ gate pass signal. Why do we care about tailgating? Unsuccessful tailgaters can potentially damage their vehicle and more importantly they may damage Corte Bella community property. Tailgating can also sometimes cause the barrier arm to stick in the upright position. While this is not a big issue if the gate has time to close, it does provide an opportunity for someone other than a resident to enter Corte Bella unchecked.

Obviously the addition of the stop signs will not prevent vehicles intent on circumventing the correct entry process from doing so. However, based on feedback from the HOA and the Securitas team the sign at the front gate has significantly reduced tailgating and barrier arm damage because the sign helps create a gap between each vehicle and allows the barrier arm to cycle for each vehicle. This reduction is also thanks to all of our residents who are stopping at the first sign when there is another vehicle in front of them. The sign at the rear gate has just recently been installed so it will be a matter of time before we see whether or not it will be as successful.

Hopefully this sheds a little more light on one of the many things our HOA team is doing to address various issues and make what I think is a great community even better.

Spa – $15,600 surplus, $5,400 unfavorable – Favorable: Facials revenue exceeded budget. Unfavorable: Massage and electrolysis revenues were below budget.

Fitness – $123,600 deficit, $6,200 favorable – Favorable: Personal training revenues net of expenses exceeded budget. Operating supply costs were lower. Unfavorable: Salary and wages exceeded budget.

Paint Maintenance and Granite Replacement – $34,500 surplus, $42,500 favorable. Favorable: Painting expense was lower than budget, even with an expanded scope. Granite was $39,000 lower than budget due to timing.

Reserve FundsRepair / Replacement and Street funds – The September 30 fund balance of $2,799,000 increased $267,300 from the December 31, 2014 ending balance. Favorable: The favorable variances were primarily due to planned projects that did not take place, including spa heaters ($5.6K), pool deck recoat ($19K), asphalt seal ($76K) and fire alarm control panel ($3K). Fountain repairs were also lower than plan. Unfavorable: Conversely, most of the unfavorable variances were due to unbudgeted projects including common area WIFI replacement and upgrade (4K), HVAC compressor replacement ($5K), and gate controller loop replacement ($3K).

Capital projects – The September 30 fund balance of $267,200 increased $13,100 from the December 31, 2014 ending balance. Favorable: Reserve fund fees from home re-sales, used to fund capital improvements, were $20,200 above plan. Favorable results were also associated with budgeted projects that have been delayed or cancelled, including architect study ($10K) of space requirements and new reverse osmosis equipment (12.5K). Unfavorable: Unbudgeted projects completed included the golf utility cart ($10K) and guard house podium ($17.5K). The audio-visual project was ($3K) over budget.

SummaryOverall, nine month financial operating results were very positive. The favorable operating variance of $132,700 was largely attributable to delays in hiring board approved positions, dramatically reduced water and sewer charges, budget timing on granite replacement and increased focus on collections.

Our Reserves are starting to rebuild after the major projects last year for street repair and restaurant remodeling. Based on our reserve analysis and the related contribution rates, total reserve funds appear adequate to meet future repair and replacement requirements contingent on future requirement associated with street repairs. The Capital Improvement Fund also continues to grow as we add transfer fees from home re-sales to fund the account.

Our cash position is sufficient to meet our operating needs. From an investment standpoint, we continue to maintain our conservative investment strategy to minimize risk and ensure liquidity, while seeking yield improvement opportunities. We added a preferred stock ETF in June to generate dividend income and plan on proposing additional alternate investment scenarios

to the Board to enhance returns, with minimum risk.

COMMUNITY

When it comes to keeping residents informed about upcoming events, the Corte Bella website goes above and beyond the expected. The website maintains five calendars, (Community, Anacapa, Clubs/Special Interest Groups, Fitness Center

and Spa, and HOA), to help users stay informed about everything happening in Corte Bella. You can access the calendars from the Stay Connected tab on the main menu bar, just below the streaming announcement bar.

These calendars are versatile and easy to use tools. Like most web-based calendars, they offer an assortment of view options in addition to providing easy navigation between current, past, and future months. The current month is the default view. Event descriptions are truncated in the monthly view due to space constrictions. Left-click on any event to view the detailed description and any accompanying flyers. For your convenience, each calendar includes a Printable Version feature that allows a user to generate a paper copy for quick, easy reference.

The Community Calendar is the basic catch-all calendar. It contains events from all others except the Fitness Center and Spa calendar. The Community Calendar is the one to use if you’re interested in Committee meeting dates and times or HOA Board Workshop and General meeting dates and times. The default view lists all events, but can easily be filtered by using the Select an

event type box, a function that is available on all the calendars.

As its name suggests, the Anacapa Calendar is dedicated to the Anacapa restaurant. In addition to providing a list of events it also provides a reservation phone number and hyper-links to the Anacapa’s lunch and dinner menus. As a bonus feature, the Select an event type box includes an option for HOA events, many of which are hosted by the Anacapa Restaurant.

The Clubs/Interest Groups Calendar is available to all clubs and special interest groups within the community. At present, however, the CB Veterans Club is the only club or interest group using this tool to provide meeting dates and times. The web team strongly urges all clubs and interest groups to take advantage of this tool by providing information via email to [email protected] for posting.

The Corte Bella Fitness Center offers many programs and classes throughout the year to help residents get into and maintain good physical and mental condition. The Fitness Center and Spa Calendar provides a quick reference for all these activities. The Printable version option is especially useful for this calendar since it contains so much information.

If you’re looking for fun things to do, then the HOA Calendar is for you. It lists the many community events taking place throughout the year. These include all entertainment shows and monthly trips to Wild Horse Pass casino.

Please take advantage of these useful calendar tools. And please help us keep them current and meaningful for everyone.

Holiday Humor: Stressed is Desserts Spelled BackwardDo you get overwhelmed at the thought of making a Christmas or Hanukkah dinner? In our home we celebrate both! Last year I bought a 25 pound turkey— schlepped it home. Frozen, it felt like it weighed 50 pounds. Took two weeks to defrost and then once I stuffed it, it didn’t fit into the pan or the oven. Last week, a friend called to ask for my famous crab dip recipe. She sounded stressed: How long will it take to make? My response: Well, how long will it take you to drive to Fry’s, walk over to the refrigerated section, take the container off the shelf, drive home, and arrange it on a platter with some Ritz crackers? We’ll call this recipe Put’n on the Ritz. Her blood pressure dropped 50 points.

We’ve gotten to the point in our life that our favorite four-letter word should be E-A-S-Y. Our motto: Martha Stewart Doesn’t Live Here Anymore. Ideally, it would be great if we could do it all (like we used to.) And for those that want to do it all, I applaud you, I want to meet you because I’ve got a naked Christmas tree that needs decorating! My concern is for those who continue to carry on a tradition of “I must do it all, because this is what is expected of me.” Here’s my Dr. Phil question: “How’s that workin fer ya?” Could resentment be overshadowing the joy of the season and turning you into Mr. or Ms. Scrooge?

I speak from personal experience when I say that once an overwhelming feeling of holiday stress hits, too many a host or hostess has found consolation in drowning his/her sorrows in the spiked Egg Nog punch bowl. Folks, let me tell you this is not a pretty picture. It’s no Kodak moment. And don’t let the Costco taster ladies try to sway your taste buds with samples of Fat-free Egg Nog. Egg Beaters should not make Egg Nog!

What if you found a few short-cuts, utilized time saving tips, and relied on outside resources, family and friends to get more involved and be supportive? Imagine how much energy you’d save and happier you be!

Before you start planning your holiday activities ask yourself what is absolutely necessary, what can wait, what can be delegated or hired out? Lightening up and letting go is often widely welcomed by loved ones, who are often stressed out attempting to keep up with others. You’ll more likely be congratulated than condemned for establishing a new holiday tradition. Remember, you’re not slacking off; you’re cutting yourself some much needed slack. 2. Think Costco! You can order just about any prepared food there for the holidays. Take advantage of foods that remotely resemble homemade. Repackage, reheat, rearrange on a fancy platter with lots of parsley.

3. Get your “ask in gear.” Why make the whole meal from soup to nuts? Ask everyone to bring a dish. The same person who you assign mashed potatoes can also bring soda. Pile on the responsibilities like gravy on mashed potatoes.

4. Ask for even more help: Ask a few people to come early and a few to stay late. Give the late shift his/her own pair of monogrammed Playtex Living Gloves.

5. Leftovers and Tupperware: Don’t let them over take your fridge. People don’t eat the way they used to. Make less food. Your waistline will thank you.

6. Fine china and crystal: Forgetaboutit! Set the table or buffet with paper and plastic. Find great seasonal designs that fit any budget from AJ’s to Big Lots.

7. Cleaning: Entertain around sundown, dim the lights, light candles and no one will notice the “dust bunnies.” If entertaining during day light hours, use a blow dryer to dust. It works!

8. Holiday shopping: Decide on a theme and give the same “type” of gift to all. Music CDs and/or movie tickets satisfy any age group. And for the person who has everything give a one-size-fits-all gift card.

9. Barter: Perhaps you are great in the garden and your friend is a diva at decorating a room or an outfit. Exchange a gift of time and talent.

10. White Elephant gift exchange: Ask guests to bring either a wrapped or unwrapped “pre-owned” gift. Talk about easy, painless and fun!

11. Treat Yourself: While you are seeing to everyone else’s needs make sure to remember how special you are with a: best seller book, facial, massage, mani/pedi, tickets to a concert and/or play. How about making some time to meet with a loved one or friend to share coffee, conversation and lots of laughs!

Corte Bella Vets Focus on SafetyThe North County Fire & Medical District and Maricopa County Posse made separate presentations to the Corte Bella Vets at the regular October meeting highlighting capabilities and services available to all.

North County Fire & Medical District - Holli Bishop introduced us to programs offered by their agency and encouraged us to consider volunteering with the organization. Anyone interested in helping neighbors change batteries in their smoke alarm/carbon monoxide detectors, facilitating training sessions, or helping with various programs provided by the district please don’t hesitate in calling their office at 623-544-5400. Corte Bella resident, Nancy Wendler, also assisted with the presentation. Highlights included:• When you are uncertain of whether a health issue is

critical or not, be sure to call 911 which will guarantee a quick response.

• Courses are offered in CPR, Automated External Defibrillator (AED), fall prevention and first aid.

• An Emergency Lockbox can be acquired and installed at your home for $50 by applying at the office at 18818 N. Spanish Garden Drive, SCW, AZ. If you have moved into a home with a lock box, be sure to call them so the key can be verified to your home.

• Cluster service calls for efficiency.• Car seat loaner availability.• Home safety assessments will be done for interested

residents in addition to battery changes on your smoke and carbon monoxide detectors, which have a life of 6 to 8 years before replacements are required.

Maricopa County Posse – Jack Poeske, Corte Bella Veteran (Marine Corps), wearing his Maricopa County Posse uniform provided an overview of what he and his fellow volunteers do for the Sun City West area. Corte Bella is not currently covered on a regular schedule by the Posse. Using three “V”’s to describe their mission to be:• Visible• Vigilant• Vital

They are the eyes and ears of the community and provide a force multiplier for the Maricopa County Sheriff Office (MCSO). Volunteers are tasked with buying their own equipment, uniforms and attending extensive training with NO reimbursement of costs. They put in 2,500 – 3,000 hours per year. The Posse offers two-hour courtesy rides so residents can better understand a typical shift. Jack brought humor and several real life stories about his Posse experience.

Corte Bella is an active adult community and many residents take advantage of the Fitness Center and the exercise equipment. For those who do use this amenity, get ready for some exciting improvements coming in late 2015. Recently, the HOA Board of Directors approved several equipment purchases that will greatly enhance the Fitness Center’s ability to assist residents interested in improving or maintaining their physical fitness.

Most of the Free Motion strength equipment in place was purchased in 2004. It has become apparent that many of these strength machines require rather detailed knowledge of form and function in order to prevent potential injury and actually gain benefit from their use. These are not as useful, safe or beneficial as they should be for our community’s age group. In December, 10 Free Motion strength equipment pieces will be replaced with 11 different Hammer Strength and Life Fitness equipment

apparatuses. After much research into other comparable facilities this new equipment was selected to upgrade and modernize our Fitness Center. Many fitness experts believe this equipment “moves the way the body moves and rewards hard work with results.”

Additionally, the Fitness Center will begin offering Spinning (or Indoor Cycling) classes with the purchase of 8 spin bikes. One bike will be placed in the main fitness room while the others will be used for classes and stored when not in use. Indoor cycling improves leg and core strength and reduces blood pressure; helps with weight loss, improves sleep, lowers stress, promotes relaxation; and (with regular classes) increases metabolism. Classes will be given three times a week and the cost per class will be $4. A spin class allows you to stay in your comfort zone and you are in control. During the 45 to 50 minute class, you will go on a bike ride to music while performing five core movements; seated flat, seated climb, standing flat, standing climb and jumps. The different positions/drills target different muscles. This kind of activity can be very good for those with arthritis as the pressure is kept off the knees and feet.

Michele Colvin, a Spinning Master instructor from the United Kingdom, listed the following 10 reasons to take up spinning/indoor cycling: 1) Burn calories (average person will burn 500 calories per class) 2) Improve cardiovascular health 3) Progress at own pace 4) Experience how time flies by during exercise 5) Enjoy effective, low impact workout without trauma to knees or feet 6) Achieve toned, shapely legs 7) Lower your body’s workout break point (improve endurance) 8) Have a great abdominal workout 9) Have group fun 10) Build mental strength.

Golfing PinehurstFor several years Jeff Lane of Corte Bella has coordinated the Mercedes-Benz of Arrowhead golf tournament, a benefit for Camp Soaring Eagle, which provides medically safe camping programs to children aged six through 15 who have serious illnesses. The organization also provides support to the families of the campers. In 2014, its volunteers spent 12,236 hours serving ten different illness groups and 1,542 campers.

This year’s local tournament raised $22,000 for the charity. In previous years, Jeff had staged the tournament at the Corte Bella Golf Club. This year he gave the Trilogy Golf Club a shot at hosting it on May 16.

Larry Leighton and Stoney Amerine made up one team. Larry said, “We had a good round, but never figured our nine-under would take honors.” Stoney had family conflicts and left before the awards. Larry stayed for lunch and the presentations, but Jeff did not post scores. Everyone was in the dark until Jeff announced, “And the winners, at nine-under . . . .” Larry called Stoney, who yelled, “No way!”

Yes, way! And in mid-October, for the second leg of the Mercedes-Benz Dealer Championship Golf Program, along with wives Kay and Susan, they were off to Pinehurst, NC.

Larry said “It was really hard to believe we had won something as fabulous as this, particularly given my personal golfing skills.” He went on to say, “The whole experience was absolutely first rate. Mercedes handled all of the round-trip airfare and made all of the reservations. We had four fabulous nights in the Pinehurst Resort Hotel complete with breakfast and two outstanding gala evening events, a reception on the first night and an awards banquet on the last night. Everything, except our wives’ airfare, was included.”

They even offered cars for the use of the participants and guests during their stays—Mercedes-Benzes, naturally. Nike presented each player a welcome-gift pack to get them through the practice round and two rounds of competition. And the evening events featured top quality entertainment, including comedian Tom Cotter. Nestled in the Carolina back country, surrounded by Charlotte, Raleigh, and Fayetteville (Ft. Bragg), the history of golf at Pinehurst is palpable. “I was in awe of the history,” Stoney said.

When they had breakfast, a big picture of Palmer and Nicklaus having breakfast was there with them. Everyone loved the gravy—as in “biscuits and.” Not to mention savoring the fried okra, shrimp and grits, and barbeque with the vinegar-based sauce. (Try Clyde Cooper’s next time you’re in the Raleigh-Durham area.)

And “The Southern hospitality was great, just like where I grew up,” (San Antonio), Stoney said. Now, just to keep you from hoping beyond hope, I’ll let you know that Stoney and Larry did not win, place, or show in this regional tournament. But they finished in the middle of the pack and thoroughly enjoyed playing at one of the most prestigious golf destinations in the country.

Now they have golf experiences to recount forever, including Larry’s three-skip drive across the water on a par 5. And he went on to make a respectable bogey on the hole.

Larry’s golf GPS must have been in awe of the golf surroundings too because he said, “There we were, surrounded by eight courses, but the GPS never could find Pinehurst.” Those teams who did win will get to play in Augusta, GA, at the West Lake Country Club, with hotel accommodations, and an invitation to the Mercedes-Benz Masters Experience event functions and hospitality at the 2016 Masters.

You can read about the Mercedes-Benz Dealer Championships online. They are a charity event where the dealers host local tournaments and get to pick the charity to benefit. The M-B Arrowhead dealership has chosen Camp Soaring Eagle, which provides year round, medically supervised camping programs to children with chronic and life threatening illnesses and to their families.

They conduct six camping programs: Illness Specific Camping Weekends, Illness Specific Family Retreats, Sibling Camper Weekends, Summer Camp Program, Camp Outreach and Veterans’ Children Weekends.

Jeff has a connection with Camp Soaring Eagle: his daughter, Tiffany, handles their marketing and communications. And her first connection with them came when one of Jeff’s M-B customers said she was looking for a graphics designer for the charity.

Then at our meeting to bring this article together, Jeff learned that Stoney is a world-class archer who can help with Camp Soaring Eagle’s archery camps. And Stoney has many connections in the sporting world who can help the camp get equipment for display and use. What you can learn through the connections you have when you take time to talk and to listen!

Jeff said the thing he loved about having Larry and Stoney win was just watching them enjoy themselves. “These guys had the best time of anyone from any tournament.” Jeff says that he will be holding the local M-B tournament at Corte Bella again next year.

And Larry pointed out that the Corte Bella Vets organization will be holding another golf tournament for military-oriented charities on January 30, 2016. Last year, at their first event, they raised $16,000. This year they already have commitments for $30,000 and hope to exceed 128 participants and reach $40,000 for their charities.

So, if you’re a golfer and enjoy being around people having a good time, think about participating in one or both of those tournaments in 2016. Not only will you be donating to charities doing good things in your community, but you might also make some connections of your own. You could even win a trip to a great golfing destination, or even better, you might just have a golfing good time.

Like any successful coach or quarterback, it is the team players with whom they surround themselves that make the difference. I have been fortunate to have a great team player on the CBTC Board for the last three years, Vicki Faaborg. This will be Vicki’s last year as a CBTC Board member. Vicki has been instrumental in spreading the word about the tennis club here in Corte Bella and the West Valley. As the “Member-At-Large,” Vicki has written the articles for CBTC that appear each month in the Corte Bella Times, along with other duties as needed. She has always been there for the Board and all the club’s members whenever called upon. Thank you.

Born and raised in Nebraska, Vicki grew up on a farm that raised row crops and feeder cattle. Of course, she still proudly wears the red and white of the Nebraska Cornhuskers during college football season. Volunteering is nothing new to Vicki. After spending many years as a volunteer and board member for the Scotts Bluff (NE) County YMCA, she received the honor of Volunteer of the Year in 2003. Vicki also has that entrepreneurial spirit. In 1995, she started her own medical transcription business and ran it for eleven years.

In 2006, Vicki and her husband of 22 years, Loren, moved to Corte Bella. Vicki went to work with Loren in his new medical office in Sun City. Vicki and Loren together have seven children and 21 grandchildren! They are spread across the U.S. in Maine, Nebraska, Colorado, California and Oregon.

Vicki started playing tennis and taking lessons in the 1970’s. However, after starting a family, she didn’t play for over 20 years. The itch to get back to the sport she loves started again four years ago when she joined the Corte Bella ladies 3.0 team, “Las Racquettes.” She was captain of the team for two years, even though she couldn’t play regularly due to tendonitis. It wasn’t until two years ago, when a doctor helped to keep the tendonitis under control that Vicki got her tennis game back in full stride. In addition to playing in Corte Bella, she joined some USTA teams

in Surprise and is now rated a 3.5 player. Always striving to be a better player, Vicki takes private and team tennis lessons on a consistent basis.

Vicki and Loren, who is an avid golfer, have definitely found their place here in Corte Bella. “We have many friends in Corte Bella. We enjoy the happy hours at the Anacapa as well as the restaurant. We seem to be busy almost every weekend with either socializing with friends or traveling.”

When asked about the sport of tennis, Vicki stated the following, “Tennis has helped me immensely. It’s great to play with all the other players at Corte Bella. It keeps up my cardio as an alternative to other boring cardio exercises. Tennis gives me the same workout, and it’s a ton of fun! Tennis also boosts my confidence when I am “on.” I love playing the net, poaching, and hitting angle shots.” I have played against Vicki, and trust me; I don’t look forward to when she is at the net.

Since her retirement in 2011, Vicki has been nothing less than active. Her interests, outside of tennis, include reading, photography, crafts, traveling, working out, and hiking. Vicki is planning to do the rim-to-rim hike of the Grand Canyon in 2016. Most recently, Vicki accompanied a relative who is a biologist for the State of Nevada in a “Bear Capture” of a wayward 600 pound bear! Now that’s an adventure.

When asked about any “Words of Wisdom” about the game of tennis, she smiled and simply said, “ My advice to anyone in Corte Bella new to tennis is to just get out there! Everyone is so friendly. Just get a racquet and drop in on Monday, Wednesday, or Friday, and you will be welcomed.”

Vicki, thanks again, and keep on enjoying life!

Happy holidays to each of you from the Corte Bella Golf Club! With our golf season in full swing, I wanted to share some perspectives and observations with you.

I am often asked about membership and what percentage of our community are golf club members and I am always greeted with astonishment when I inform them that only 17 percent of our residents are members.

When I first started at the golf course I had that same reaction, however over time I have come to understand that the universal lure of a golf course property is the fact that it’s green, lush and can be mood transforming. It is hard to beat the serenity and stunning scenery created by manicured greens, trees and lakes.

After countless hours talking with residents, members and past members still living in Corte Bella, it was evident that the primary reason is cost. Not necessarily a surprise as we all watch our money (if only it grew on trees my mom used to say) but trying to evaluate what a good value proposition is becomes a difficult task given the many ways people go about assessing it.

Bottom line is nothing is a good value if you don’t take advantage of it. As an example, think about your television cable bill. How many channels do you pay for versus actually use? Do you pay for a land line phone while using your cell phone as your primary phone? The same could be said for gym memberships, sports memberships, museum memberships and even coupons that aren’t used.

The one reason I don’t fully understand is the claim that it is cheaper to leave the community, drive somewhere else and pay another facility’s greens fee. When you consider the time, travel costs and becoming a random tee time ticket for very close to what we charge, it doesn’t seem like a strong value and it doesn’t support the community where you bought and own a home.

The answer is, and always has been, to calculate the expenses including travel time and extra costs for going elsewhere. The value proposition is best demonstrated with a snapshot example of a Corte Bella golf member playing 3 and 5 days a week.

round all year long

• A Couple playing 3 times a week pays $20.25 per round all year long

• A Single member playing 5 times a week pays $20.70 per round all year long

• A Couple playing 5 times per week pays $12.15 per round all year long

round during the season

With Corte Bella non-member tee time reservation rates during off season ranging from the mid $20.00 range to almost $50.00 per round, and in-season rates topping $95.00 you can see why membership presents a strong value proposition.

The surrounding golf courses do not offer rates this low year round and don’t offer discounted member and family guest rates. When you play outside of Corte Bella, you also miss the fun and camaraderie afforded by league play, couples tournaments and club socials.

It’s all in how you utilize the membership that will add up to the value you deserve, while supporting your community. Besides we can all agree this course is a few notches above the surrounding courses.
