Project summary
The redevelopment of the Moberly and Jubilee Leisure Centres is part of the Active Queen’s Park project, that will bring a major improvement and increase in the amount of sports and leisure facilities in the Queen’s Park area.
Jubilee Phase 1 – Completed September 2017• Comprised 28 Apartments/Maisonettes
Moberly Leisure Centre development – Completed in January 2019• Leisure Centre opened in June 2018 (circa 80,000 sq. ft.)
• 56 Apartments and 15 Townhouses
Jubilee Phase 2 – Due for completion autumn 2022• The new Jubilee Leisure Centre will be a multi-use three-court
sports hall and community suite
• 56 new homes, 19 of which will be made available by the council at below market rents

The scheme - Phase 2
Westminster City Council, in partnership with developers EcoWorld International, is building 56 new homes, 19 of these affordable, and providing a new leisure centre. Overall the development will consist of:
• 56 homes - 11 one-bedroom apartments, 25 two-bedroom apartments and 20 three-bedroom houses.
• 19 of these homes will be purchased by Westminster City Council to provide at below-market rents. Of the 19, four will be one-bedroom and 15 will be two-bedroom homes
• These 19 homes will be built above the new Jubilee Leisure Centre comprising a multi-use three-court sports hall and community suite.

REMOVAL OF SLAB AND FOUNDATIONS30 March – 20 April• All concrete ground slabs and
foundations holding up the existing building will be removed by breaking down into smaller pieces and stockpiled ready for crushing on site.
PREPARING MATERIAL FOR REUSE6 – 26 April•All hardcore and concrete will be crushed on site so that it can be reused for the construction of the new build.
•This process will reduce the number of lorries having to enter and exit the site to take waste away.

BACKFILLING WITH 6F220 April – 27 April•The crushed material which has been reduced in size to approx. 75mm and under is then certificated as a product known as 6F2, which can then be used as a base material to form paths, roads, piling mats etc.

Programme to remove existing buildings - February to April 2020
Site working hoursSite working hours will be between 08.00 and 17.30 on Monday-Friday and 08.00 and 13.00 on Saturday. To avoid peak time congestion, deliveries will not take place between 8.30 to 9.30am and 2.45 to 3.45pm weekdays. Vehicles will not stop on Caird Street/Lancefield Street.

The demolition sequence is used to define the order and direction in which the buildings will be demolished.
The yellow arrows in the adjacent diagram illustrate the direction in which each building will be demolished. For example, demolition of building A will commence at the north end, completing at the south, and building B will be demolished from the east to west side.
While the demolished remains of buildings A and B are being processed and sorted into stock piles ready for removal or reuse, demolition of building C will commence.
Whilst demolition arisings from building C are being processed, excess waste generated from buildings A and B will be removed from site via the primary site entrance.
