S t Marys development is reaching new heights, as the fi rst tower crane is brought in to construct

the area’s fi rst high rise building.The new six storey block of units

to be completed in 12 months will hold 52 apartments, and devel-oper Charlie Daher from Devcon Partners said it’s the start of a new era for St Marys.

“It’s the fi rst tower crane that’s been erected in St Marys so I think it’s a good era for St Marys and we hope to see many more,” he said.

“All 52 units have already been sold off the plan... previously we’ve struggled to sell units off the plan in the Penrith district, so it goes to show things are chang-ing.”

risePenrith and St Marys are the most undervalued areas in Sydney, and said more developments like this are on the horizon.

“When you look at all the infra-structure it off ers like the train line, the employment opportuni-ties and the price units are selling for – you can’t beat it,” he said.

“We’ve purchased the two blocks adjoining this develop-ment and that’s another that will consist of eight levels and a further 54 units.”

Vince Turner has owned Raine and Horne St Marys for 42 years and said this is the biggest project he has been involved with in the St Marys area. “We have been involved with a few over the years, and we are happy to see developments like this,” he said.

“It’s a sign of the growth. The beauty of this is that the majority of units are sold by local agents, and to me, local is good.”

Mayor Ross Fowler said the new development is a positive indica-tion of where the Penrith area is heading for both investors and the wider community.

“It’s a statement that the Penrith Local Government Area is on the way to bigger and better things,” he said.

“You get more people in the community with these develop-ments and you create a better night life and reactivate the street.”

These 52 units are comple-mented by a recent development application for 250 units in Penrith.

Roadshow visits Penrith as agents get an overview of current propertytrends

Investors lead the way in busy market

R eal estate agents from the Nepean area and surrounding suburbs were given the chance

to hear from Senior Economist for the Domain Group, Andrew Wilson, about his views on the current property market at this year’s ‘Real Estate Roadshow’.

“The biggest questions every-one seems to ask at the moment is if we are in a bubble and is this sustainable,” he said.

Held at Penrith Panthers last Thursday, Mr Wilson addressed the concerns people have about

the increasing prices in the Sydney property market.

“The biggest growth areas are currently the western Suburbs, like Penrith, where aff ordability is still there, the area is just getting stronger,” he said.

According to the Domain Group’s fi gures, around 60 per cent of the current Sydney market are investors, either from here or overseas, who are potentially driving the prices up.

However, Mr Wilson says that’s not the only cause for the infl ating house prices.

“Other aspects that are well-known for driving prices up, of course, are the low interest rates that are the lowest we have seen them in many, many years,” he said.

“We also look at the low unem-ployment rates contributing to the fact people can somewhat aff ord to buy a house now, the incomes of those people, the population growth in the area as well as the confi dence people now have when it comes to buying a property.”

The way in which the Domain

Group attempt to predict the current trend in the market is by constantly watching the auctions around the state, which is the advice Mr Wilson gives to buyers wanting to make it in the market.

“The problem seems to be for most of us that we have a lack of depth of understanding the hous-ing market, for the most part,” he said.

“My advice is to keep an eye on the auction rates as that’s what we often go by to help us predict where the Sydney market is head-ing.”

The landmark Aspire Tower development in Parramatta is another step closer after the NSW Government approved building height limits being removed for the site. The decision follows a request from Parramatta City Council, and will support the creation of the new tower which is expected to reach 306m in height and contain up to 90 storeys. Planning Minister Rob Stokes said the decision will help make the Aspire Tower a reality. “It will herald the creation of a

modern architectural skyline, defi ning Parramatta’s role as Western Sydney’s capital,” Mr Stokes said. The decision removes building height limits for the site of the proposed Aspire Tower at 160-182 Church Street, Parramatta.

The Ulladulla Shopping Centre, anchored by an IGA and in the City of Shoalhaven, has been sold for $6.975 million refl ecting a yield of 8 per cent. The property, located at 116-118 Princes Highway, Ulladulla was sold by Steven Lerche of Savills and Michael Gilbert of Burgess

Aqualand Australia has acquired the prime waterfront site as well as the adjoining Channel Seven headquarters on Pirrama Road in a deal valued in the order of $180 million. “We were very pleased with the overwhelming response to the marketing campaign and are delighted that Aqualand was the successful party,” Citta Prop-erty Group’s Stephen McMillan said.

New data has found the vast majority of Australians are “worried” about their fi nancial situation. According to Mortgage Choice’s 2015 Money Survey, 53.6% of Australians indicated that they were either “very worried” or “concerned” about their fi nances - slightly up on this time last year.

Already over US$7.8 billion has transacted in the first four months of 2015 (data excludes residential dwellings).

Knight Frank’s Dominic Ong, Senior Director of Asian Markets, Capital Markets, said 2015 is shaping up to be a record year for Chinese investment.
