F irst home buyers and downsizers alike headed to Thornton in Penrith last weekend to get in

and buy their slice of city living in Sydney’s west.

Thornton apartment and retail precinct features 500-plus apart-ments and a 5,500sqm commer-cial precinct adjacent to Penrith train station.

The commercial and retail precinct includes cafés, restau-rants, a gymnasium, a supermar-ket, hotel and medical centre.

All of the 191 apartments on sale were sold out by 2pm on Saturday. The $101 million worth of residential stock included two nine-storey buildings and one fi ve-storey building designed by award-winning architects DKo.

The apartments ranged from $395,000 for one-bedroom to a top priced three-bedroom apart-ment for $712,000.

Mark Hovey, Executive Director, First Point Projects said there were plenty of buyers from the local market, with over 35 per cent being fi rst home buyers, with the remainder a mix of downsizers, investors and upgraders.

“We had strong interest from fi rst home buyers as expected because the pricing is below the stamp duty threshold and attracts the fi rst home buyers grant,” he said.

“We had around 450 registra-tions and 1600 enquiries in a matter of weeks. It refl ects the changing way people will live in

Sydney’s west and we are pleased to be bringing unprecedented residential apartment living to the Penrith city centre.”

First home buyer Nicolas Fameli, 22, from Glenmore Park bought a two-bedroom apartment for $534,000.

Mr Fameli, who plans to move into his apartment, said Thornton presented good value.

“There is a real transformation going on in Penrith,” he said.

“Thornton is local to everything. It will be a new central hub right in the middle of Penrith city.”

For Ian and Sally Kirk, who purchased a two-bedroom apart-ment for $575,000, Thornton was a convenient, low-maintenance retirement option.

“For the fi rst time in our lives we’ll be able to get places without having to drive,” Mr Kirk said.

Avoiding the ‘quick fi x’ renovation

W hen renovating, do you spend more money to save in the future, or

spend less and save it now?Consumer demand for high

performance homes that use smart, energy effi cient design and technology and sustainable, envi-ronmentally friendly products is increasing.

However, is it more valu-able to invest in high performing features, or stick to improving the basics and aesthetics?

of Viridian’s Home Comfort said homeowners miss out on long term benefi ts when they opt for a quick fi x.

“Renovators need to look beyond the obvious options such as painting walls and installing solar panels and consider changes that impact the long term comfort, value and performance of their property,” he said.

“Australians looking to trans-form their properties into high performing homes need to consider changes that off er long term benefi ts.”

Mr Black said once considered ‘unaff ordable’, energy effi cient products are now more commonly available, pushing prices down and making high performance homes more attainable.

“For example, ordinary windows are an energy leak so upgrading to performance windows can off er far reaching benefi ts that enhance the quality, appearance and energy effi ciency of your home,” he said.

“Investing in windows that off er improved insulation over ordinary windows also means

homeowners can enjoy larger areas of glass, helping bring more natural light into their home with-out leaking energy.”

However, Michael Ball from MBR in Penrith said that many renovate homes on a tight budget, and often not for themselves, but a tenant.

“You have to keep in mind you’re not going to change your windows to energy saving unless you’re going to live there for years,” he said.

He said most people renovate bathrooms and kitchens fi rst.

NSW is leading the way

NSW Fair Trading Commis-sioner Rod Stowe is warning promoters of property invest-ment schemes to operate legally or face sanctions. Australian Consumer Law regulators from around Australia have worked together to examine the prac-tices of a number of promoters. Mr Stowe said a common theme was consumers being misled about the fi nancial benefi ts of buying into a particular scheme. “Regulators across Australia have initiated court action to stop promoters who promise fi nancial benefi ts they cannot deliver on or who fail to tell people about their cooling-off rights to get out of a service they were pressured into buying at a ‘free’ seminar,” he said. Regulators closely examined the activities of traders between 2013 and 2015. 20 traders received legal notices requiring them to substantiate claims made in advertisements and at their seminars.

Sydney homebuyers will be hit with higher stamp duty bills now

that average house prices have hit the $1 million mark, accord-ing the Property Council. In NSW, stamp duty rates increase from 4.5 per cent to 5.5 per cent for the value of homes above $1 million. “Sydney homebuy-ers are enduring the double whammy of rampaging property prices and higher stamp duty bills,” NSW Executive Director Glenn Byres said. “We know the average stamp duty bill in Sydney has increased by 750 per cent over the last 20 years – and is poised to accelerate further with rising house prices. All homes

over $1 million will be burdened with the extra cost of fi nding a minimum of $40,000 in stamp duty. It is a bad tax for homebuy-ers, a bad tax for the economy and governments need to axe it.”

The City of Canada Bay has announced the fi rst retail opportunity in its new Rhodes Community and Restaurant precinct located at 30 Shoreline Drive, Rhodes. “The buoyant housing market has played a significant role in elevating NSW up the rankings, but rapid price growth has intensified affordability pressures.”

Western Australia has dropped to second place for residential building after a long reign at the top, and is now only narrowly ahead of Victoria sitting in third.

A fresh look

W hether it’s in the bathroom or kitchen, adding new tiling is an

easy way to update a room. It’s also a simple job that can be tack-led by those who enjoy DIY work.

If you’re keen to get tiling then Masters Home Improvement have a step by step guide to ensure you get the best fi nish.

Start by using a spirit level to fi nd the lowest point on your fl oor or bench, then mark and measure the height of one tile and two grout spacers.

To form a guide, nail a tempo-rary wooden baton to the wall corresponding the top edge with your mark.

This will allow you to lay the tiles evenly.

To see how the tiles will be

arranged place a row of tiles along your baton to get an idea of how it will look before you start tiling.

Now you have your pattern sorted, mark the position of the tiles on the wall and then use your spirit level to draw a vertical line extending upwards. This way you will ensure your tiles are in a

After the preparations you can get started by using a notch trowel to evenly spread pre-mixed tile adhesive onto a clean wall.

The grout should be mixed to a smooth paste consistency before you begin.

When you’re ready to start use a squeegee to work the mixture into the gaps and then use a wet sponge to wipe away any excess grout.
